In the final quarter of 2013, figures from the South West saw an increase of almost 20% in residential property being offered for auction. Here at Stags, the ‘Forthcoming Auctions’ section of our website is now our second most popular page, which confirms the growing popularity of this method of buying and selling homes. I am sure there is more than one reason for this trend. Auction buyers have become more astute and better organised, carrying out lots of research, often internet-based before buying a property. In the past buyers would often tell me that they feared they would “get carried away” with the auction process and end up overpaying for a property. These days, they are more savvy, with a better understanding of a property’s true worth. This awareness of what they should pay, having taken proper advice, helps them stay within sensible financial boundaries. There has also been a rise in the number of property developers, would-be property developers, and buyers who are restoring a property to let as an investment. This process has been highlighted by popular TV programmes such as the long-running Homes Under The Hammer. While, invariably, the subjects on these television shows tend to be “happy” stories, these types of programmes do help to demystify the auction process. Another, more mundane, reason that more homes are being sold at auctions these days will be simply due to the general rise of transactions of property sales throughout the whole of the UK. Since the recession, transaction levels of all aspects of the property market have been low but are now recovering.

Lee Flay of Stags reveals why auctions are becoming increasingly popular Another strong trend is for sellers to see the auction method as an efficient way of disposing of property. Many are realising that auctions are an effective way to achieve the best market price. However, some sellers were often previously also daunted by the process and some still are. So it is important for an agent to support their clients throughout the process of selling at auction. Here at Stags we recently sold a property at auction in the village of Bradninch, near Exeter. Called Kensham House, this handsome eightbedroomed Georgian house had been flood damaged in 2012, so it was difficult to know the property’s true value and to find genuine buyers for it. The auction method enabled the vendor to find a committed buyer and to establish the correct market price. In fact, the property sold prior to auction as the vendor had received an acceptable offer, off an auction guide price of £350,000. Another advantage of auctions is that they offer a definite conclusion to the house sale process. The property market has been slow over the past few years and it has been more difficult to sell properties. Some sellers have taken the auction route to achieve a result. The relatively simple process of an auction means that the legal paperwork is produced upfront and buyers have an oppor-

tunity to carry out due diligence before they bid at auction. At the fall of the hammer the contract is binding, effectively an exchange of contracts. Completion is normally achieved within 28 days, so a property can be sold within a month. At Stags, we have always encouraged and utilised the auction method, and have a good deal of experience in this field. To potential buyers I would say it is a great way of buying the property of your dreams. Don’t forget, it is you who is in the driving seat. Just be sure to do your homework and set a price limit on your bidding. To sellers, my advice is that auctions are a great way of selling a property and achieving the market price. In the Westcountry we have seen several collective property auctions, with large numbers of properties all sold on one occasion. Some of these are very effective but I believe the larger the auction, the more danger that properties can get lost in the process and, perhaps, not achieve the best price or remain unsold. There needs to be a set marketing campaign for each individual property, with focussed online and offline advertising. I would also advise attending as many auctions as possible, to see auctioneers in action and to check out their results. Get all this right and auctions can, surprisingly often, be the answer.

Home truths by Paula Nicholls Interior design expert There is probably a Cornish bylaw which legally prohibits me from saying this, but I like Devon. There I’ve said it, “I like Devon”. I’m out and proud. It is a particularly varied county. Its landscape changes from rugged Dartmoor and the rolling redearthed hills around Crediton where my brother has his butcher’s shop, then up to the Atlantic-battered north coast and down to the “alternative” enclaves such as Totnes in the south. all in all, Devon’s edges seem softer and its people a little less pugnacious than in my beloved Cornwall. We Cornish are out on a limb and independence, even separatism dominates. I run my own business to feed my innate taste for doing things my way. Devon is unique too, but is also maybe a bit more joined-up to the

world beyond. Also, and this is a secret so don’t tell any one, but I am a bit Devon myself. I think of myself as a Cornish girl, but I’ve got two great grandparents, from different sides, who were Devon folk, farmers and masons – well we’re all a fantastic mix of counties and countries. I’m not saying I’d go as far as putting my cream on a scone before the jam or pour milk on my pasty. I’ve seen people do that in Plymouth when I was young and had to get behind the curtain and hide from the horror. But I have accepted my Devonian side as a delightful addition to my Kernewek persona and will embrace my Devonian cousins with genuine fondness. With this in mind, once again I crossed the Tamar last weekend, this time to Plymouth, to be exact. Husband and I stayed with our friends on

the edge of Stonehouse, with its stunning Georgian streets built to provide homes for the Royal Navy’s admirals and captains. For me this is one of the best areas of Plymouth, enlivened by the redeveloped Royal William Yard and full of living history and landmarks. Sitting on a secret isthmus right next to the centre of the city, it is surrounded by the sea that creeps inland

in creeks and baby inlets. The Royal William Yard is the city’s new upmarket playground for the youthful and monied. Its life began as the victualling depot for the Royal Navy, built from 1826-1835 it housed grand residences for officers and provided for the more prosaic needs of the navy. Its buildings, once staffed by 250 men, are now home to the likes of Hugh Fearnley-Whitting-

stall and other eateries that make me feel that I should enter through the back door and not risk looking at the maître d’ for fear that I will offend his eye. We popped in to visit one of our favourite customers (and one of the city’s best interiors shops) Hyde Park Interiors. Along with standard antiques, they reprint and reupholster furniture, specialising in Annie Sloan paint (pictured) and techniques. Their newly-launched Create Studio offers the chance to enhance your interior design skills. The key to letting Sarah Stark reveals the importance of interior design when a holiday home is intended for the letting market The Westcountry is blessed with wonderful countryside, a temperate climate and a beautiful, varied coastline with great beaches. Historically, it has always attracted visitors and is, unsurprisingly, still one of the UK’s most popular holiday destinations. These days the region also plays host to an enorwmous number of second-home owners. Second homes tend to fall into two categories – those that are kept for the exclusive use of family and friends and those that are let out to provide an income. Of course, there are some that fall into both camps. Either way, these homes are a big investment so getting the interior right is important. Generally, second-home owners are wanting a “home from home” that is welcoming and comfortable all year; somewhere to unwind, relax and have fun. When it comes to designing the interior of a holiday home that is going to be used only by family and friends, the sky is the limit and you can design the interior however you want. On the other hand, if the property is going to be let successfully, there are other parties to consider: the letting agency, the changeover team and of course the paying visitors themselves. Furnishings have got to be practical, comfortable and attractive as well as complying with safety regulations. Neutral-coloured sofas and carpets in dirt-resistant shades are a good idea but you can have fun with accessories, throws, cushions and rugs to add colour and character. It is always tempting to cover walls with pictures and photographs. However, art is very much in the eye of the beholder. What you like, another person may positively dislike. It may be wiser to play safe and decorate the walls with fun or practical objects. An ordnance survey map of the area covers a lot of wall and is extremely useful, especially for guests who are new to the area. A large statement clock, mirrors, a barometer, a pin board or black board and attractive key racks are also good ideas.

‘Floating’ shelves too are good for covering wall space and can be used to display things such as model boats, a small selection of good books, reference books relevant to the area and some classic DVDs for those rainy days When it comes to choosing crockery and glasses, as tempting as it may be to let your heart rule your choice, it is important to remember that things will get broken and will need to be replaced. Choose plain, robust items that are not top of the range. Pick a popular make with easily-available replacements, too, and buy some spares in advance. A lockable space in your property is vital, especially if it is going to be used by family, friends and paying visitors.

Q. I am thinking of upgrading our rural holiday let by installing a hot tub. Are they popular and do you think this would be a good investment? – RPM, Sidmouth A. Gill Nicholls, property manager for Helpful Holidays, says: Many holidaymakers love hot tubs, particularly when positioned to take advantage of a stunning view. They attract bookings, both for romantic little cottages for couples and larger houses for families and groups of friends. There is a huge range of hot tubs available, varying from a few

hundred pounds to several thousand, with equally variable running costs. An outdoor installation will have higher running costs than an indoor one but does have more appeal, especially if surrounded by beautiful scenery. When purchasing, be very aware of the kWh use which will give an indication of running costs (expect £20-£80 per month, depending on size). Many hot-tub companies offer a maintenance service which can cost around £250 to £300 per annum. Rigorous maintenance is essential from a health and safety point of view and you’ll need to check that your public liability and building/ contents insurance is adequate. But a hot tub will give your holiday home the edge over similar properties, which means more bookings and greater income.

Q. I’m moving in with my boyfriend and we are thinking of renting out my apartment as a holiday let, as it is near some good surfing beaches. Do I need to still pay the council tax on it? – LEM, Bude A. Gaby Wakley, property manager for Helpful Holidays, says: If you intend to let your property out for more than 140 days (which is a requirement of Furnished Holiday Letting Status) then you will be liable for payment of business rates levied by your local authority, rather than council tax. Business rates are calculated on the rateable value of the property and there will be more information on your local authority’s website. Some local authorities also provide 100% relief on business rates for properties with a rateable value of £6,000 or less (doubled from the usual rate of 50%). It would be a good idea to consult an accountant on this, who will know your individual financial circumstances. Indeed, the Almshouse Association records that almshouses have existed for more than 1,000 years. But even today, some 30,000 almshouses dwellings provide accommodation across the UK. Exeter Municipal Charities is an organisation that was founded more than 900 years ago to provide housing assistance to those in need. The almshouses that it manages are scattered across the Exeter area, many of them in beautiful historic buildings. A new project of the charity has been to build 12 modern almshouses for Exeter in Culverland Road. A local architect, Russ Palmer, designed the new buildings. “They were built on the site of 12 almshouses built in the 1930s, which were cramped, with inadequate access and poor sound insulation,” says Russ. “Our new designs have large bay

Following his death, he bequeathed his almshouses and land to the Chamber of Exeter. Over the centuries, almshouses funded by his legacy were built and

re-built, and land was rented to provide almspeople with money. Some properties were auctioned off and in 1936 proceeds from some of the sales allowed 12 almshouses to be built in Exeter’s Culverland Road. These have now been demolished and replaced with the new modern almshouses, pictured above.
