The detached and semi-detached houses and two apartments are set in landscaped gardens. Construction work is due to be completed in summer 2015. Jay Thorne, from Harrison Lavers and Potbury’s, the selling agents for Blue Cedar Homes, said: “This development has attracted some early reservations and a great deal of interest. People love its proximity to the shops and the sea front.”

Prospective owners viewed a show home built by Somerset property developer, Summerfield, at its Taunton development this week, with a discount for local buyers. The first phase of The Brambles includes 26 homes, with 20 of them being sold at 80% of the market rate via Summerfield’s My Home initiative. The scheme is open to local people, with prices from £126,000. The development also includes six properties that are ‘affordable by design,’ from £110,000. Richard Nicol, divisional sales director for Summerfield, said: “There has been high demand in the area for affordable, well-designed homes that help homeowners keep living costs down.”

A modern development of 14 flats, duplexes and a three-bedroom house in St Austell has sold prior to auction for about a third more than its guide price of £700,000 to £750,000. Hillside Court, at Higher Bugle, Bugle, St Austell, was among 30 lots listed to go under the hammer with land and property auctioneers Clive Emson at the St Mellion International Resort near Saltash. Receivers instructed the sale of the substantial, modern detached residential development. Auctioneer Graham Barton said: “There was strong interest in this modern development even before the auction. It was sold for a figure well on its way towards £1 million.”

Perkins with a team of three in the Cowes Classic. The twin-engine diesel powered craft was built in 1969 for The Round Britain Race. Aworld champion in 1979, the boat went on show at The National Powerboat Museum at Basildon until it closed and Nick acquired her.

Heard the buzz We know bees, hoverflies and other beneficial insects provide a welcome sight for gardeners in spring and summer, pollinating our flowers and helping us to reap rich harvests. But these valued species also need plenty of protection in the winter to ensure they return in years to come. RHS senior entomologist Andrew Salisbury says: “Pollinators and other invertebrates need sheltered places to spend the cold winter months. “By being a little less tidy, particularly around the base of hedges and in garden borders, creating bug hotels and log piles, we can provide much needed overwintering sites, giving pollinators a head start in the spring.” The two organisations have produced a winter survival guide for the UK’s 1,500 species of pollinating insects. People with outside spaces are urged to: Make an insect hotel or overwintering habitat Insect hotels provide shelter and overwintering habitats for many pollinators. WAG week is featuring a ‘build a bug hotel’ competition to encourage gardeners, schools and community groups to get building and share photographs of their projects to inspire others to get involved. The hollow stems of perennial plants provide shelter for overwintering insects. Let your lawn grow Leave a long patch over the winter, before cutting it back, resuming mowing in early spring and it’ll help many creatures hibernate. Keep it varied Ensure your garden contains a wide range of plants, trees and shrubs that produce pollen and nectar resources throughout the year. Autumn and winter nectar plants to consider include: Spanish traveller’s joy (Clematis cirrhosa), winter-flowering crocus (Crocus species), ivy (Hedera helix), Purpus honeysuckle (Lonicera x purpusii), Michaelmas daisy (Aster), perennial sunflower (Helianthus x laetiflorus), winter aconite (Eranthis hyemalis) and sweet box (Sarcococca confusa). Give weeds a chance Be considerate to dandelions and nettles, which are crucial for many pollinators. A recent study high-

lighted that 24% of European bumblebees are at risk of extinction, and we have already lost 23 bee and flowervisiting wasp species in Britain. Paul Wilkinson, The Wildlife Trusts’ head of living landscape, says: “The provision of nectar-rich flowers combined with equal effort to restore and create ‘home’ habitats – including food plants for caterpillars and undisturbed ground for hibernating bees – is a winning combination. “Although the importance of bees is now widely recognised, let’s also give credit to and raise awareness of our lesser-known pollinators, including the peacock butterfly, hummingbird hawk moth and marmalade hoverfly. “Ultimately, it’s looking after the ‘small stuff ’ which helps to create a healthier bigger picture for wildlife and the natural environment. Collectively, our gardens make up the biggest nature reserve in the UK. Its saviours were John and Jackie Barker, who moved from London in the 1970s in search of a healthy, country life for their young family. “We wanted to be as self-sufficient as possible,” remembers Jackie, who moved to Devon pregnant with their third child. “We had a house cow called Demelza, and sheep and chickens, and we grew our own veg. It was all organic – although they didn’t call it that back then, it was known as wholefood. “The land here is so beautiful – it’s a lovely place to live with a good local community.” John, a builder, began the challenging task of renovating the house, sympathetically restoring and preserving its many original features and creating a much loved and cared for family home. In later building stages, he also converted a cider barn for holiday lets, now providing a useful income stream with tenants. “Preserving the character of the property has always been very important to us,” said Jackie. “You do develop a kind of empathy

Eat out: Locals love the popular Ring of Bells at Cheriton Fitzpaine, which has new owners, and the atmospheric The Lamb pub at Sandford. Days out: Take a lovely stroll on Dartmoor, or head into Exeter for a day’s mooching at Princesshay or the independent shops on Gandy Street, followed by a meal out at family-run Steaks ’n’ Sushi for something different.

The world-famous painter Joseph Turner is reputed to have painted his masterpiece, Sunshine on the Tamar, when staying in a large detached house at Calstock, a village on the wooded Cornish side of the River Tamar, a mile from the National Trust’s Cotehele House. Ask the experts Your holiday let questions answered Q. How can we combat condensation and mould at our seaside holiday cottage? – JP, Dawlish A. Katie Treseder, property manager for Helpful Holidays, says: A holiday home can remain empty for long periods during winter months, resulting in unmonitored temperatures and inadequate ventilation. The principle cause of condensation is excessive humidity, resulting in the formation of black mould which looks unpleasant and can be a health risk. Black mould typically appears on the inside of external walls, around windows, behind furniture and on ceilings. Once formed, it’s difficult to remove. Wiping walls and surfaces with bleach or fungicidal washes as part of routine cleaning during the weekly changeover can be temporarily effective, but it is time consuming and can damage the host material, as well as adding even more moisture. Unless the humidity level is permanently reduced, the mould will keep reappearing. Increasing ventilation to the property will reduce the moisture level. Dehumidifiers can also achieve this, but they are often unattractive, noisy, costly to run and need regular emptying. Fitting a Positive Input Ventilator (PIV) unit at the cottage may be the best remedy.

Q. I’m compiling a description of my newly acquired holiday cottage. What should I include about the surrounding area? RG,Glastonbury A. Christine Phillips, for Helpful Holidays, says: The internet has made it possible to provide lots of information about holiday homes. However, we recommend avoiding an excessively lengthy account. Appealing images and good quality, user-friendly presentation are far more effective. Accurate information about the locality of your cottage is important. Many of your guests will be visiting the Westcountry for the first time, so don’t assume they’ll have heard of the places and attractions with which we’re familiar. Objectively assess your area based on the type of holidaymaker you anticipate your accommodation suiting. If you have a little bolthole for two, it’s likely that the Coast Path, local footpaths, gardens and pubs and

restaurants will be a priority. Provide accurate distances from your cottage to the closest shop and pub and mention towns and villages nearby. Convenient access to railway stations or major trunk roads can be a bonus. Your surrounding natural environment is important: are there paths to walk; tors to climb; views to enjoy; beaches to visit (and are they dog-friendly)? Museums, visitable houses, farm parks, golf courses, cycle trails (and hire), riding stables, and watersports centres are all popular. Include a range of eating establishments nearby, from country pubs to Michelin-starred restaurants.

Q. Is an Aga in our holiday cottage an asset? – MF, Porthleven A. Gaby Wakley, property manager for Helpful Holidays, says: As an Aga owner myself I think they are a wonderful asset to a cottage. Agas provide a warming backdrop to a kitchen or dining room and appeal to holidaymakers seeking the quintessential Westcountry cottage. However, there are some drawbacks to having one in a commercial cottage. They can make a kitchen uncomfortably warm in the summer and are not a very energy efficient method of cooking. Guests who are unfamiliar with the idiosyncratic nature of Agas may feel anxious about them being the only means of cooking, especially if they’re catering for extended family or friends during the holiday. So to extend the booking appeal of your cottage to both Aga lovers and novices we suggest you provide at least an additional conventional hob, preferably an electric or gas cooker and a microwave. Gabrielle Fagan checks out our passion for plaid and the best ways to create a Highland fling Scotland has been making its mark in the headlines lately – and there’s a tartan army on the march in our homes, too. Interior designers are determinedly wooing us over to Highland decor style, with its characteristic plaids, those classic patterns with their criss-crossed horizontal and vertical bands in multiple colours. Most of the leading home collections feature, at the least, a touch of tartan on furniture and accessories.
