The cottage, above, where Paul Simon is said to have written the famous song “Bridge Over Troubled Water” comes up for auction on 19 June. Views of the Exe under Bickleigh Bridge near Tiverton from the Grade II listed property are said to have inspired this hit when Paul Simon and Art Garfunkel stayed here in 1969. However, the waters can still be troubled – and troubling – as the ground floor is prone to occasional flooding. “Occupants have plenty of notice thanks to an automatic notification from The Environment Agency. A picturesque fishing beat on the River Yeo has come up for sale for the first time in 40 years. Half a mile from the village of Lapford, the fishing beat consists of 1,040 yards of double bank fishing, with a guide price of £35,000. The auction market is on the up in the Westcountry, according to the figures from Auction House Devon and Cornwall. The firm’s May auction results reached a new high for the month, with 432 lots listed, up from 262 for the same date last year. This increase of 65% is the second highest monthly figure in the group’s seven year history. Sales, too, were up 12% compared with this time last year, raising a total of £32m, and contributing to a total of 740 sales for the firm’s auctions so far this year. Adam Cook of Auction House Devon and Cornwall says: “The benefit of speed is a growing attraction for both sellers and buyers at property auctions.”

A match made in h There are some combinations that make life feel better – strawberries and cream, roast beef and Yorkshire pudding, gin and tonic... But for me, one of the classic combinations which will always bring a heavenly note to summer is the pairing of clematis and roses. These two plants complement each other colour-wise, with the rich blues and purples of clematis contrasting beautifully with the colour palette of the rose. They also enjoy similar growing conditions, as both need a rich, fertile soil, regular feeding with fertilisers high in potash and nitrogen and plenty of watering during the growing season. Early season clematis, such as alpina and macropetala, with their bushy habits, are naturally suited to training up and masking the bare stems of climbing and rambler roses. Among the favourite combinations in my garden is the David Austin English rose, Rosa ‘Gertrude Jekyll‘, which produces beautiful, blowsy deep pink fragrant blooms in summer and the Clematis ‘Nelly Moser’, a soft pink-and-white candystriped hybrid which twines itself around the rose during the summer months. Clematis can cling gently to other plants by twining leaf stalks around other stems or supports. It will grow “through” a rose, but not strangle it. When choosing a rose and clematis combination, the easiest option is to go for a clematis that flowers on the current season’s growth. These bloom in late summer and autumn and are pruned in late winter to early spring, at the same time as roses. Some large-flowering clematis bloom in late spring and early summer on wood produced the previous year. These can be grown

Hannah Stephenson chooses her favourite combinations through roses but you need to prune them when their first flowers have faded, which you can do while you’re dead-heading the rose. Early-to-midsummer flowering types, including clematis ‘Lasurstern’ and ‘Marie Boisselot‘, benefit from being thinned to five or six shoots before they are tied into a rose.

Climbers are ideal for providing a living curtain of colour Fewer flowers may result but these will be larger and more evenly spaced, resulting in a more balanced display. Effective colour contrasts include pairing the mauve Clematis ‘Prince Charles’ with the soft yellow rose

Create a visual showstopper by training clematis and roses over an arch or pergola

‘The Pilgrim’. This clematis has fairly small blooms and suits the shorter habit of the rose. Clematis ‘Arctic Queen‘, with its bold white flowers can work well with the delicate pink of Rosa ‘Cornelia’. If you have a larger area to cover, such as an archway or pergola, climbers are ideal for providing a living curtain of colour. The white blooms of the Rosa ‘Climbing Iceberg’ combine beautifully with the deep mauve blooms of Clematis ‘Lasurstern’. Train them both over an arch to create both a visual showstopper and a fragrance sensation. Alternatively, Clematis ‘Romantika’ drips with amazing inkypurple flowers and makes a perfect companion for a pale climbing rose. Some combinations work fantastically well in pots, especially on obelisks, which give their growth plenty of support. You’ll need a really large pot, though, because a climbing rose can make a lot of growth. Try matching Rosa ‘Snow Goose‘, a small repeatflowering rambler with fragrant pompom white petals, with Clematis ‘The President‘, which bears deep purple flowers from late spring to early autumn. Like I said, it’s a match made in horticultural heaven.


Gardeners’ diary This week in your garden: ● Ensure floppy plants in herbaceous borders are staked before they grow too tall. ● Water newly-planted bedding plants when the weather is dry, preferably with a sprinkler so that the water really penetrates the soil. ● Keep weeding regularly and checking for pests and diseases. ● Apply a combined weedkiller and fertiliser dressing to the lawn. ● Earth up maincrop potatoes (pictured). ● Plant waterlilies and other aquatics in garden pools.

● Sow broad beans, French beans, parsnips, peas, rocket, spring onions, turnips, leeks and lettuces if weather permits. ● Clean the bulbs of early tulips and daffodils which have had time to die back and store them in shallow trays in a cool shed ready for replanting in October. ● Take basal cuttings from plants, such as lupins and delphiniums, and keep these cuttings safely out of any direct sun. ● After flowering, cut back all of last year's growth of spring-flowering clematis, such as Clematis alpina and macropetala varieties, to 25cm (10in) from its point of origin.

What children want As peak family holiday time approaches, Becky Sheaves talks to Moray Bowater, of Helpful Holidays, about ways to impress child guests This weekend sees the beginning of the school half-term and, for most holiday home owners, a busy time in their letting year. “May half term is a time when lots of families with school age children are keen to book up for a stay in the South West,” says Moray Bowater, general manager of the holiday lettings agency Helpful Holidays. “It is also a time when most holiday lets can charge their peak rates for a stay.” Other popular times for families with children visiting the Westcountry are the Easter holidays, the summer school holidays and the October half-term. So in all, there are about ten weeks in every year when most holiday lets in the Westcountry are taken by families with children. Given that holiday home owners aim for around 25-30 weeks of lettings per year, it is clear that making an effort to attract and entertain children is an important part of a successful holiday home businesses. “If a child says at the end of a stay, ‘That was the best holiday I have ever had,’you can be pretty sure those parents will be keen to come back and book with you again,” Moray explains. But while attracting children makes good business sense, most holiday homes also have to appeal to visitors in term time too. “There is a balance to be struck,” says Moray. “It would not be sensible to decorate your second bedroom with dinosaur wallpaper, for example but there is a lot you can do, often inexpensively, to make your property appealing to children.” Top of the list is an indoor heated swimming pool. “If money were no object, that would be my advice to all holiday home owners,” Moray says. “It is a sure-fire way of attracting families as guests.” However such an outlay, probably upwards of £40,000,is only worth undertaking if it makes good business sense.

One owner whose property has proved popular with families is Victoria Cunningham, who lets out holiday homes on her 250 acre family beef and sheep farm on the edge of Dartmoor at Lydford. As well as the farm’s shared outdoor swimming pool, pictured right, Victoria has added indoor pools to the larger two of her rental properties at Burnville Farm, which each rent out for more than £2,000 a week in May half term. “We also have a shared games room with snooker, skittles and so on,

An indoor swimming pool is a sure-fire way of attracting families as guests which the children use a lot if it is raining,” she says. “And in the gardens we have play houses and sand pits. You do have to keep offering more year by year, as expectations go up and up. “Having said that, I think the thing that keeps families coming back to stay here is that we can offer the children the freedom to run about in the fresh air. They really enjoy a rather old-fashioned sort of farm holiday.” Second to a swimming pool, a games room is a good idea, with table tennis, pool or table football, says

Moray. “But if you don’t have the space, then there is still a lot you can do for your younger guests. Many of our owners provide old-fashioned board games like Monopoly or Cluedo. Even if families don’t play them at home, it can be a fun thing for them to do when on holiday and all together.” The more modern equivalent is an X-Box or similar computer games console, with a good selection of games. “We mention this in the marketing if it is provided, so families can bring their computer games with them,” says Moray.


Ask the experts Your holiday let questions answered Q. I pay council tax on my holiday cottage. Is this right? – SR, Honiton A. Gaby Wakley, property manager for Helpful Holidays, says: Paying council tax on your holiday cottage is correct if it’s just your second home and not rented out commercially. If you make it available for holiday lets for 20 weeks (140 days) or more a year, then it should be registered for business rates rather than council tax. The Valuations Office (call 03000 501501) sets the rateable value and business rates are charged accordingly. You can find details on their website, www.voa.gov.uk. If the rateable value of a property is less than £6,000, Small Business Rate Relief is 100% for many councils, so it may benefit you to register the holiday cottage for business rates. Similarly, Furnished Holiday Letting (FHL) tax relief is available on income generated by properties made available for 30 weeks and let for at least 15 of them. Basic guidance from HM Revenue and Customs can be found at www.hmrc.gov.uk/ helpsheets.

Q. I know holidaymakers appreciate broadband facilities but how do I make sure nothing illegal is downloaded? – FB, Minehead A. Gill Nicholls, property manager for Helpful Holidays, says:

Splashing out on a swimming pool could be a great investment for holiday homeowners Other helpful ideas include providing a playroom, if your property is large enough. “Kit it out with bean bags, games, toys and a second TV, so the children can watch their programmes independently of the adults,� says Moray. If many of these ideas seem somewhat indoor-based, Moray explains the reasoning: “Essentially, on sunny days all you need in the Westcountry is to go straight to the beach with your children. What families want is some way of occupying the kids if it is rainy, which is when parents start to panic.� Some owners might be wary of providing play equipment such as climbing frames but Moray says that as long as such items are well-maintained, they are a good idea. “Ensure they are sturdy, regularly checked and in good repair,� he says.

Farm holidays are another growth area for the family travel market, says Moray. “I truly believe that every child should experience life on a farm on at least one holiday,� he says. “If you can offer children the chance to collect freshly-laid eggs from free-range chickens, then you are creating memories that will last a lifetime.� Another helpful service to offer is a good list of days out for families, Moray explains. “It is all very well for parents to be faced with an array of dozens of leaflets, all proclaiming that their attraction is wonderful,� he says. “What parents really want is for you to pick out, say, five that are really worth visiting. Choose ones that are not too far from your property and have some wet-weather provision, just in case.� When it comes to decorating your

property, it is wise to stick to neutrals that don’t alienate any age of visitor. “But you can make a bedroom attractive to a child, who might be a bit uncertain about sleeping somewhere new, just by providing a little inexpensive toy as a gift perched on the pillow when they first arrive,� says Moray. Likewise, providing toyboxes can be popular with both parents and children, saving the bother of transporting bulky items in the car. So with a little thought and preparation your property could attract families with children to come back year after year, as Victoria Cunningham explains: “We have families visiting now who have been here regularly for 20 years, which is lovely.�

Most people appreciate access to gadgets while on holiday and a lack of broadband facilities can adversely affect your bookings. Unfortunately, no method of restricting web access is guaranteed to prevent illegal or inappropriate use of the internet but there are steps you can take to minimise the risk. While most domestic WiFi routers have web

filtering functionality built in, they can be tricky to configure. Our recommendation is to use an online web filtering service, such as that provided by OpenDNS. This allows you to block access to inappropriate or potentially illegal sites on all devices accessing your WiFi network by simply making a minor change to settings on your router. The OpenDNS FamilyShield service is free. The paid-for, VIP version offers customisable options and the ability to monitor usage for a small annual fee. The OpenDNS site (www.opendns.com) gives simple instructions on how to set up protection for most routers. Speak to your Internet Service Provider to see if it offers a free web filtering or internet protection service. An example is BT Family Protection, which is free for all BT Broadband and Infinity customers. You should also ensure good password security on your WiFi router – change both router and WiFi passwords regularly.

Q. Do you recommend bunk beds for a small bedroom or a single bed with pull-out truckle bed below? – KT, Barnstaple A. Gaby Wakley, property manager for Helpful Holidays, says: Bunk beds have limited appeal, especially to those over the age of 14. A truckle bed (see below) is a useful alternative. It comes with wheels so can easily be rolled in or out as required, and some are available with extending legs to the same height as a standard single bed. Make sure there’s enough space to get into both beds from the side, though. If the room is really tiny, then maintaining it as a single is preferable – guests prefer generous space rather than feeling shoehorned.
