Plans for a new market town for 12,000 people near Plymouth have taken a major step forward. After eight years of planning, building the 5,500-home town called Sherford is expected to start this year. It will be built five miles to the east of Plymouth city centre on a 1,200 acre site. Sherford, to be constructed by Red Tree and a consortium of developers including Taylor Wimpey, Linden Homes and Bovis Homes, has been supported with an investment of up to £32 million from the Homes and Communities Agency.
Sherford spokesman, James Koe, says: “Sherford has been designed around the best qualities of successful towns that have been in the South West for centuries, while ensuring the benefits of current know-how are applied to its delivery.” Sherford will include properties from one-bedroom apartments through to five-bedroom houses. At least 550 of the first 2,750 homes to be built will be affordable housing. Designed as a traditional Devon market town, Sherford will have a town centre with a high
street and market square and three neighbourhood centres. There will be three primary schools, a secondary school, shops, businesses, community park, library, youth centre, health centre, children’s centre and a place of worship. A sports centre will include a swimming pool, and extensive playing fields. When complete, Sherford will have more than 12,000 residents, with retail and commercial areas expected to support at least 5,000 new jobs. For more information visit www.redtreellp.com.

Exeter-based architect Rob Rickey features in a new short film about a state-of-the art training facility to teach builders, plumbers and electricians the very latest energysaving techniques. A YouTube film about an ecohouse built at South West Energy Centre in South Devon features interviews with Rob Rickey and centre director Patrick McNevin. The house, at South Devon College, is the first demonstration facility in the UK to receive the Passivhaus certification. The concept, which originated in Germany, is that homes with excellent thermal performance, airtightness and ventilation can cost as little as £25 a year to heat.

There has been a lot of speculation just recently about what is going to happen to the lettings market, in particular the buy-to-let market, in light of steadily improving property sales market. At Bradleys Estate Agents we oversee the letting of more than 1,000 properties a year in Devon, Cornwall and Somerset. My prediction is that the rental sector is set to remain strong. In fact, buy-to-let could perform even better than before during 2014, despite the Government’s Help to Buy scheme doing its best to kill off the lettings sector by dragging more first-time buyers out of their rented properties. The Help to Buy scheme for new homes has been running for some time now, yet we at Bradleys let nearly 10% more homes in 2013, than the previous year. So no adverse effect is to be seen here, as yet. The extended Help to Buy scheme, which applies to second-hand homes under the value of £600,000, came into full flow at the beginning of this January. This will undoubtedly encourage some first-time buyers to leave the rentals sector. However, a recent Rightmove survey of tenants revealed that only around 15% said their savings were on track to be able to find a sufficient deposit to buy. Even so, the majority of tenants would prefer to buy rather than rent if only they could do so The same report found that 60% of tenants are now so-called “trapped renters” and would like to buy but can’t.

My prediction is that the rental sector is set to remain strong can’t afford to finance. So the reality is that we are not likely to see a significant change in the rental sector market for some time to come. It must be conceded, however, that we are in a period of rental value
adjustment. MoveWithUs, which represents over 1,000 estate agents across the country, issued its rentals index covering the last quarter of 2013, which suggests a £10 monthly reduction in average rents in the South West. Monthly rents are down to an average of £780 per month, from £815 at its peak. This is a downward trend that started early last year across the country (except in London, of course), but not necessarily experienced by all Bradleys offices. Indeed forecasts indicate rental values are now levelling out and may be set to increase again throughout the year. In summary, there is much for buyto-let landlords to look forward to this year. Property values are still competitive enough to provide good rental yields. The Westcountry certainly has great investment opportunities for existing and aspiring landlords. Great material for an exciting career I picked up my son from Penzance train station on Sunday. Standing and waiting that cold day for the boy to come back from a university interview, I was struck that another stage in my life was ending. I was feeling a bit sad as I walked up the platform, marking time until the train arrived. If all goes well, he will be flying the nest this September. I’m sure my heart will break a little. I have only one child. There is no back-up, no other teenager coming up behind. I feel slightly envious, not for his teenage years but the excitement of what lies ahead and the excitement of life to come. I’m 50 later this year and still see life as an adventure. I’m lucky, I love my job creating lovely things for homes and interiors. I’m happiest working for myself, despite the vagaries of cash flow and stock issues.
Home truths by Paula Nicholls Interior design expert I can’t imagine not working. I had a day off last year and decided to do nothing, kick back, read a book, listen to the radio, invest in some ‘me time’. It wasn’t quite the indulgent feast I’d anticipated. Once you’ve watched Homes Under The Hammer it’s essentially downhill from there. I’d eaten my lunch by 10.30am and had started planning my dinner. I bucked up slightly for Bargain Hunt but lost momentum after that. I examined the fridge regularly like a bored teenager. I even contemplated cleaning but fortunately it never got that desperate. In the end I used my leisure hours wisely and I now have some stylish pictures of Maggie the dog in a fairy outfit and my lovely old cats wearing red-spotted bandanas. I’ve had odd moments of unemployment, though. Many years ago, when my son was still a toddler, I returned to Cornwall, a single parent and was unable to find a job. I was doing some odd bits of journalism but had a lot of spare time and my son was a joy to care for, jolly and obliging. I had taken to watching ER and every day found myself in tears over the trauma of another fatality or sad human tale. As much as I found the ministrative attentions of George Clooney engaging, it was too much to bear. This isn’t how I want my life to be, I thought and I volunteered for Meals on Wheels duties. Visiting the old and sometimes infirm was much less depressing than watching the inner life of a
Chicago medical emergency room. Most people wanted a chat, an event to mark the day, to be noticed – exactly what I needed. Their homes were all different and they were mostly extremely house-proud, knick knacks on display, photos of family looking out in to the room. Most lived alone. I found it an antidote to my insular life and could appreciate their joy in a small difference in routine, the pleasure of an apple crumble over bakewell tart. I, like them, was confined by circumstance to a smaller world and I had better make the most of it. It must run in families. My uncle, a retired farmer here in Cornwall, now in his eighties, still does the meals on wheels. I find it amusing that he is at least 20 years older than many under his care but, as he says, he likes to do his bit “for the old dears”. I have been busy putting the finishing touches to my new Betty Boyns homewares catalogue. I’m not great on detail so find it painful to have to proof read and check the minutiae of the text and pricing structure. I never see mistakes, and correct spelling is pot luck at best. I like to associate myself with those with an accurate eye. They rather despair of me – I plead ignorance and compliment them on their superior skills. A little flattery goes a long way. Food of love for I’ve always found soils fascinating. I have discovered over the years that even within the confines of a small garden they can be so diverse. This is because they are derived from a wide range of rock types and organic material. Different mixes of sand, clay and silt particles give soils their different textures. Healthy soils are populated with minute organisms that play an unseen but vital role in breaking down organic matter, releasing nutrients and enhancing soil structure. To get the best out of your soil it really does need to be looked after. It’s not unusual for the winter rains to deplete soils of important nutrients. But this winter the wet weather has had much more impact than I would normally expect. The constant beating of heavy rain causes compaction leading to waterlogging and a shortage of necessary oxygen vital to plant growth. This has a knock-on effect on the beneficial wildlife that live in the soil, such as worms, ground beetles and microorganisms. In the wild nature looks after herself. Nutrients are returned to the soil by decomposing organic material such as leaf litter in woodlands. In gardens the natural soil fertility may not be adequate to maintain healthy growth, particularly if the ground has been previously used for cropping fruit, vegetables or flowers. It will need feeding to support the next crop, and it really is true that you can’t keep taking out without putting something back in. Plants that spend their life permanently in pots are totally dependent on their owners for watering and feeding. General potting composts have nutrients which usually last for six to eight weeks, although Westland Grow-sure All Purpose Compost contains enough slow-release fertiliser for four months. Plants use their roots to search out and take up nutrients from the soil. There are 14 essential mineral elements required by plants. They are divided into two groups, major and minor (or trace) elements. The seven

Each has its own function and all are used in relatively large amounts by plants. Each element that a plant takes from the soil plays an important part
I usually start feeding my garden at the end of February or early March in the life and development of that plant. When there is a shortage of any of the elements growth is likely to be stunted, slow or weak. If you are having problems of this kind, a shortage of one of the major nutrients is more likely than a shortage of the minor nutrients. It’s important that the soil contains the correct amount of nutrients in a form readily available to plants when they are actively growing. There are two ways of replacing lost nutrients. First, by adding organic matter such
as garden compost or well-rotted manure and secondly by adding pre packed fertilisers. As soon as the weather improves, I advise digging in organic farmyard manure as it is a valuable source of nitrogen, phosphorus and potash. Animal manures often contain magnesium and sulphur along with a variety of trace elements. You can use garden compost but it usually delivers lower levels of nutrients. Both however are great for improving soil structure and supporting important life underground. A fertiliser is defined as any material that provides a concentrated source of one or more essential nutrients. Fertilisers can be divided into organic or inorganic. Organic indicates that the material is of animal or plant origin, such as bone meal. Organic fertilisers are considered to be more beneficial for the soil as they help to maintain the microorganism populations in the soil. Inorganic fertilisers have been chemically combined or produced by processing mineral deposits such as superphosphates. At this time of year garden centre shelves are full of products devoted to plant nutrition. It can be quite confusing! Some, known as straight fertilisers, contain one nutrient, and are used to correct specific shortages. Sulphate of Potash, for example, will help to kick plants that are shy into flower. It’s also good for fruit. Compound fertilisers, such as Vitax Q4, contain a complete range of

Show your roses you care on Valentine’s Day by ensuring that they are getting adequate nutrition nutrients for plant growth. Some fertilisers contain extra nutrients and are specially formulated for specific plants, such as roses, rhododendrons and azaleas. Controlled release fertilisers work by releasing nutrients that match the uptake of plants. The fertiliser diffuses slowly, often over several months. They are suitable for most plants. The amounts of individual nutrients will appear on the packaging as a percentage of the contents. It’s always printed in the order of nitrogen, phos-
phorous and potassium and is known as the NPK ratio. I usually start feeding my garden at the end of February or early March. I use Toprose to feed my roses and Vitax Q4 for all my shrubs and fruit bushes. I have many plants growing in containers, some of which have been in the same pot for many years. At the end of February every other year I remove the plants from their pots, I cut off approximately 5cms of root all the way round. I remove some of the remaining compost and repot back into the same size pot, but with
fresh compost and slow release fertiliser. In the in-between year I just remove the top five cms and replace with fresh compost and Miracle Gro slow-release fertiliser. As the weather warms and my pots need watering more frequently I give them diluted Miracle Gro. My advice is always to read the instructions. It’s so easy to overfeed!

There are seven other
chemical elements required by plants in smaller amounts. These are: Iron (Fe), Manganese (Mn), Boron, (B), Copper (Cu), Molybdenum (Mo), Zinc (Zn) and Chlorine (Cl). Rose says: “I won’t bore you with the functions of each one but of this group iron is an essential element in the manufacture of chlorophyll, the green pigment in plants. “This list is by no means complete; there are other elements that I haven’t mentioned as not all plants require them!”
