As a graduate of Cornell University with post-graduate credentials from the University of California–Berkley, he began his career in 1993 at Lois Seiden Real Estate of Westchester County, New York, and was the agency’s top agent each year until it was sold in 1997. He continued his ascent by earning a position as the Number 1 Agent for all of Westchester County at Coldwell Banker Residential Brokerage for five consecutive years (1997-2002). In 2003, he founded Mark J. Seiden Real Estate, Inc., rebranding it as the Mark Seiden Real Estate Team in 2008. Allyson Davidov, Listing Partner Allyson joined The Mark Seiden Real Estate Team in 2005. As Listing Partner for the past 10 years, she has led the seller-representation side of the Team in establishing Mark J. Seiden as a Top 3 Agent in all of Westchester County and has been instrumental in closing over 400 properties. Proficient in the art of selling, negotiating, problem-solving and closing deals, she draws on her experience from the licensing industry (where she worked on licensing the World Wildlife Fund). THE VALUE OF YOUR HOME In a neighborhood of similar homes, why is one worth more than another? That’s a question that’s befuddled buyers and sellers for ages, but the answer is simple. Every home is different. When a home is sold, a willing seller and a willing buyer have just announced to the world the value of that home. From there, other similar homes are benchmarked, but other factors come into play. The most important are:

Location: The closer a home is to jobs, parks, transportation, schools and community services, the more desirable it is. Size: Square footage impacts home values because they’re built using more materials. Larger lot sizes may mean more privacy. Number of bedrooms and baths: Over time, median homes have grown larger. Decades ago, household members shared bedrooms and baths without complaint. But today, families want more privacy. The median home purchased today is a three-bedroom, two-bath home. Features and finishes: Features such as outdoor kitchens and spa baths make a home more luxurious. A home finished with hardwood floors and granite countertops is going to sell for more than a home with carpet and laminate countertops.

Condition: The closer in age a home is to new construction, the more it will retain its value. It’s perceived as more modern, up to date, and perhaps safer. Homes that are not updated or in poor repair sell for less. It’s a good idea for homeowners to keep their homes as updated and in top repair as possible. Curb appeal: From the street, the home looks clean, fresh and inviting. Crisp landscaping with flowers won’t change the size or location, but it certainly adds charm.

When two homes are identical in the same neighborhood, a higher price may come down to something as simple as views, or paint colors or the overall taste of the homeowner. SAMPLE QUESTIONS FOR AN “AGENT INTERVIEW” I’ve been exposed to many interviews and questions over the past 1,500+ seller presentations. So I put together a list of the six most “thought provoking and insightful” questions asked of me. However, there are two questions for you to ponder before you ask the agents your questions . . .

I. Do you think your property will sell for the same price, no matter which real estate agent you select? II. As a seller, how many properties do you feel an agent must sell per year in order for you to feel you have the most experienced and proven representative for strategic pricing analysis, effective marketing and proven negotiation skills? Six per year, 12 per year (that’s only one per month), more? How many sales (success selling real esate) do you feel is minimally acceptable?

Questions for the prospective Agent(s): 1. How many properties did you sell within the past 12 months . . . where you represented the seller? (That agent’s sales only!) S Do not include the office or company sales. S Do not include sales where the agent represented the buyer side only.

2. What are the required, basic legal principles describing how you will represent me? (there are six as required by law by the NY State Department of State and the Hudson Gateway Association of Realtors®) S What information is never confidential, that must be disclosed to every buyer even if the seller demands that the information “not be disclosed?” S What information from a buyer may a seller require, that an agent must disclose? S If you bring a buyer to my home is there a conflict of interest? How does that work? S If someone from your office brings a buyer, is there a conflict? How does that work?

3. If you are not available and I have a question or an issue, who may I contact in your absence that will know every detail of my property and be able to handle all my concerns?

4. What will you do to sell my home at the maximum price? S What marketing do you do besides posting on the mls and your company’s website? S Am I guaranteed any type of virtual media? S If someone passes by your sign on my property, how does a buyer find my home on the internet? S Do you do open houses? How many signs do you put out to attract buyers? S What is the difference between marketing and Social Media marketing?

5. What do you do differently than anyone else I can hire?

6. Do you have any reviews or references that are not on your personal or your company’s websites? How many and where can I find them?
