Estate Agent of the Year Awards – 2012 In December at the Estate Agency of the Year Awards sponsored by the Times and Sunday Times, as well as winning the highly coveted GOLD MEDAL for innovation (see the back page) Martyn Gerrard Estate Agents were again recognised as providing outstanding customer service by being shortlisted in this category. We were also pleased that our revamped website www.martyngerrard.co.uk was shortlisted for the best estate agents’ website in the country. Our website provides an easy to use property search and offers a wealth of information on buying, selling, renting and letting property in North and North West London.

Letting Agent of the Year Awards – 2012
At the Times and Sunday Times Letting Agent of the Year Awards held in May we were proud to win the Silver medal for best medium London letting agent. The awards are judged by the property industry’s leading figures and chaired by Chris Hamer the Property Ombudsman. In their report the judges said,
These annual awards, considered by many to be the Oscars of the property world, are entered by hundreds of estate agents from across the country. The competition is fierce and recognises the commitment Martyn Gerrard Estate Agents have to provide our customers and clients with a reliable, trusted and forward-thinking service. On the 24th October, the Grand Ballroom of the London Hilton, Park Lane was host to the Negotiator Awards 2012, a prestigious event rewarding the top Estate Agents in the UK. It was a spectacular, glamorous and exciting evening attended by over 500 of the UK’s top property people, the most successful Negotiator Awards ever. The host was impressionist and comedian, Jon Culshaw, who compered the evening and presented the awards adding fun and laughs to the proceedings.

Martyn Gerrard were nominated for a number of awards and we had notable successes, picking up a number of prestigious awards including our Head of Lettings Management, Daniel George, winning Rising Star of the year. am pleased to report that following our most successful year since we first opened our doors for business 48 years ago, 2013 has begun extremely well. We registered more buyers in January and February than in any previous year. This may in part be due to an increase in our average market share in 2012 but is also due to renewed confidence in the housing market as indicated by a 21% increase year-onyear in traffic to our website and the Land Registry reporting an 8.3% rise in prices across London. This is good news for those of you who are thinking about moving home, but have been putting off coming to the market because you were concerned that prices may still be below the peak in 2007. We are confident that in our areas of North and North West London, property prices are now generally achieving in excess of the 2007 levels, so please call your local office for a noobligation updated valuation. We may well have the perfect buyer waiting for a property just like yours. The Lettings’ market has continued to perform above expectations; the demand for good quality property has continued and has seen us achieve excellent prices for our landlord clients. This is in no small measure due to our expanding branch network working together to maximise
the coverage a property receives. We continue to provide a transparent and value-for-money service that offers both landlords and tenants unrivalled security and peace of mind. Our marketing reach and impact is something we have been focusing on and I am delighted that our ground-breaking initiatives are having a great effect on the way we sell property and the prices we are achieving. In particular, our HD-quality property videos, designed to promote a property’s most important features. The videos have proved hugely popular with buyers and enhance individual propery’s SEO meaning they are more likely to be found by a buyer searching on the web. I was particularly pleased that we were recognised for leading the way in property marketing by winning the Gold Award for Innovation at the Times and Sunday Times Estate Agent of the Year Awards. We invested a great deal of thought and research into deciding on our new look and I’m pleased that our rebranding towards the end of 2012 has also proved to be such a great success. We have managed to retain the well-known Martyn Gerrard House Logo, but the overall image now better reflects the emphasis we put on providing an unparalleled level and quality of service, that the superior properties across our area deserve.

Established in 1964, the name of Martyn Gerrard has been a constant presence on the streets of North and North West London for the best part of 50 years through our distinctive sales boards and shop fronts. In order to maintain our ever-present look, we occasionally undertake a refresh of our corporate branding, evolving our look so that we are instantly recognisable and capturing the essence of the property business and our times. Opposite are some of our logos and boards – together with our shop fronts you can see throughout the magazine – since the 1960s. In September 2012 we unveiled our inspiring new look which reflects the balance between our traditional values and our innovative ideas. We have taken the bold step of adapting our colours to give a modern contemporary feel while maintaining the familiar look of the Martyn Gerrard house, an enduring emblem for Martyn Gerrard over the last 49 years, which has become a recognised sign of success across North and North West London. n Saturday 22nd September, we celebrated the re-opening of our newly refurbished and expanded office in Muswell Hill with a street party.
The day included loads of activities to entertain the public including an excellent ‘close up’ magician and the Rock Chorus, performing on Muswell Hill Broadway, brought the streets of Muswell Hill to a standstill – in a good way! Since the reopening we are delighted to announce an addition to the Martyn Gerrard family in the appointment of Rowland Slinn as the new Branch Manager at Muswell Hill. Rowland has brought a wealth of experience to the team having worked in property locally for the past ten years. The Independent Jewish Day School in Hendon held a bingo night at the end of January. Martyn Gerrard supplied the bingo cards and a brand new iPad 3 as the main prize. At Christmas we ran an art competition with Courtland School in Mill Hill where the pupils had to draw their dream house. All the prizes were donated by Martyn Gerrard.

we have sponsored . . . LIBRARY OPENING Martyn Gerrard were pleased to step in and help one of our local schools raise much-needed funds to renovate their school library. St Mary’s Primary School in Finchley needed to raise more than £5,000 for the cost of renovating the library. Martyn Gerrard has supported the school for more than 10 years, sponsoring various events including the summer and winter fairs. When we found out the school was struggling to raise the money needed to renovate the library we quickly offered to donate the money to finish the project. The school generously offered to name it ‘The Martyn Gerrard Library’ in honour of the donation.
“We now have a great facility which is much lighter and with new shelving. It’s a total transformation and the children are really going to enjoy using it.” Head Librarian Tanis Towse said

ur in-house chartered surveyor, Saul Gerrard MA, MRICS, Head of Martyn Gerrard Estate Agents Professional Dept, explains that if you want to re-mortgage or successfully market and sell a property, having a short lease could, but shouldn’t, prove a major hurdle. When you decide to sell your flat, your estate agent should ask you about the length of your lease and discuss if this will impact on your ability to get the best price for your property. The length of your remaining lease may cause a problem for potential buyers or more importantly for their mortgage lender. The first step is to check your lease in particular the remaining term and check to see if you are eligible to extend. Remember the lease term starts on the commencement date on the lease, not from the day you purchased your property. Provided you have owned (but not necessarily lived in) the property for more than 2 years you should generally be able to extend, however there are some restrictions, such as the status of the freeholder, so get advice from a chartered surveyor before you go any further.

Whether you go to your freeholder directly or follow the formal process through solicitors, if you wait until you have an offer on your property before you approach them about extending the lease, you will be at the mercy of your freeholder as he will have a much stronger bargaining position. Depending on how amenable your freeholder is and provided the proper steps are followed, the process of extending could take 2-3 months. However, if you fail to follow the proper procedures the process could stretch out for a year or more. Therefore it is important that you start the process sooner rather than later and it is VITAL you take professional advice. The cost of extending your lease will vary from property to property and will depend on a number of factors, not just the length of the unexpired term of the lease. So just because your friend down the road recently extended their lease for £X, it won’t mean the cost of your lease extension will be the same. If you are short of cash or you have owned the property for less than 2 years, this will limit your options, however there are solutions to these issues such as the “Assignment of the right to extend” or “Acquiring a share of freehold”.
