Despite Government spending cuts and other economic factors, I am pleased to report that the property market in our area of North & North West London has started the year in a positive fashion and as we head into the traditionally busy spring time, I believe the housing market will continue at a steady pace. Sales agreed with us so far this year, are up 22% on the same period in 2010. The average price of the property we were instructed on so far this year is close to £500,000 which is over £46,566 higher than the same time last year. What affect the Royal Wedding will have, giving many people a long break after Easter, remains to be seen. But with first time buyers returning to the market and accounting for 26% of the potential buyers registering with us so far this year – 56% up on the same time last year – and the mortgage market beginning to thaw, with more products becoming available and loan to value creeping up, for those looking to sell – this Spring may well be the perfect time. The Letting Market is performing well above expectations. With the level of good quality tenants registering with us and the lack of new property coming onto the market, has seen rents rise, year on year, by 4.5% in some areas and as much as 14% in other areas of North & North West London that we deal with. Buy to let mortgages are becoming more available and we are seeing more enquiries coming from potential landlords coming back into the market to take advantage of the good returns that can be achieved.

As Seen On TV CUSTOMER SERVICE HAS BEEN THE CORNERSTONE OF MARTYN GERRARD ESTATE AGENTS BUSINESS ETHOS SINCE WE OPENED OUR DOORS 47 YEARS AGO. This has been recognized recently as we won the Silver Medal at The Times and Sunday Times sponsored Estate Agents of the Year Awards in 2010 for Best Medium London Estate Agent. This follows us winning the Bronze Medal for Best Customer Service nationally in 2009 and the Silver Medal for Best Medium London Estate Agent in 2008. However we know it’s vital never to rest on your laurels and we are always looking at ways to improve, we were delighted to be approached by Channel 4 to take part in the Mary Portas programme. Mary Portas has considerable experience in retail marketing and customer service. We realised this would be a fantastic opportunity of having someone with her experience from outside our industry to cast a fresh eye over our operations, we knew she would bring some innovative ideas to the table.
What did Mary find and what changes did she suggest? The program-makers had their own agenda and obviously wanted to make a prime time ratings winner. Much of what was discussed between us and Mary over the 4 to 5 weeks of filming was left on the cutting room floor. Mary agreed that the most stressful time generally occurs once a sale is agreed; Our experience and knowledge in guiding a sale or letting through to completion and ironing out any problems is invaluable. She backed up our own findings that our customers were generally very happy with our professionalism and knowledge of the home buying process, as evidenced by an approval rating of over 90% we received from those buying and selling through us. Thus she decided to concentrate her efforts on other areas of our service. She pointed out that as far as estate agents details and what we do on a viewing is concerned 57% of our customers responded that they felt we, and the industry as a whole, could do better. Many estate agents are accused of ‘misinforming’ their customers, or at least forgetting to mention important information about a property. Together with Mary we discovered that customers generally look for an honest and personal approach on property details, with simple individual key points for each property, without the use of clichéd and flowery estate agent language. She felt that it was important to add a personal touch by engaging the owners on what “they love about their home” and also found that buyers wanted more in depth expert knowledge, specifically about each individual property.

How have these ideas been implemented? We have looked at key parts of our service and identified areas in which we can deliver a customer experience that is more tailored to the individual property, whilst tapping into the expertise and local knowledge of our team. We have incorporated what “The Owners Love” about their home within our property details, and also “What we’ve noticed”, to provide a balanced view. This is something we are sure isn’t offered by any other estate agent in the area. Filming of the show only finished in February, and all new property that comes to the market have personalised details sheets, rather than the standard generic, template approach, that all other agents use. At the same time we are updating those properties already on the market. We hope this reflects our commitment to delivering a more honest and open interaction between ourselves, our clients and potential buyers, helping them to draw up a shortlist of properties and closer to their own requirements. We believe this will make it more likely that they will view more property through us, there will be fewer “wasted” viewings, and due to our honest approach, potential purchasers are more likely to make offers on the properties they see with us. We also decided it was essential during a viewing to tap into the wealth of local knowledge and property expertise that our sales team offers. We know that our customers don’t want the ‘hard sell approach’, but we are now more aware that they welcome useful information regarding each specific potential home as well as key amenities, services and events close to the property. This will help them make a more informed decision. Our sales staff are required to take the nationally recognized Technical Award in Residential Sales, which covers the law relating to property sales, best estate agency practise and property construction. This gives them a far greater depth of knowledge and understanding of not only the sale process but also of the property being sold.
And what have been the results of these changes? Firstly, we are delighted to be able to offer a more three-dimensional service to our clients. Following the implementation of these changes, only 17% of our clients thought we could do more to help them, as opposed to 57% before we started the process. That’s a good start, but we want to get that number down even further. This could be perfect timing for anyone considering entering the letting market as a Landlord, as Tenant demand is high and rents are rising. Figures from both the Council of Mortgage Lenders (CML) & the Association of Residential Letting Agents (ARLA) have backed up our findings at Martyn Gerrard Estate Agents. An ARLA survey has shown letting agents across the UK reporting a significant shortage of available rental properties as tenant demand far exceeds supply.

The levels of demand are the highest since the ARLA survey began nearly a decade ago. Ian Potter, Operations Director of ARLA, said: “The market has bounced back in a way that no one could have predicted to levels of demand that have not been seen since the last century”
We are certainly seeing this in the areas of North and North West London that we cover. While the sales market remains strong, the lending criteria set by many mortgage providers has seen a 29% drop in mortgage approvals at the beginning of 2011, which has meant many potential buyers have turned to the rental market to find a suitable home. This demand and limited supply has seen rents rise between 4.5% and 14% across our network of offices. The length of tenancy is also beginning to creep up, where as only a few years ago most tenancies were for 6 month to a year, there are now a growing number of people who are choosing to rent rather than buy. These tenants are looking at longer term security with a 2 year tenancy not uncommon and in some case 3 year contracts are being agreed. Optimism is certainly growing amongst those looking to invest in a buy to let property. The latest figures available from the CML showed that there was a recovery in the buy to let market with £2.3bn advanced to investment landlords in the 3rd quarter of 2010, an increase of 33% on the previous year. GOOD NEWS – The Bank of England holds the base rate at 0.5% and mortgage product numbers and therefore choice for borrowers continues to improve. Lenders are now providing a healthy number and range of mortgage products to the market including 90% and 95% loan to value. The number of deals typically available to intermediaries is now edging towards 6,000 products some 40% more than at the same time twelve months ago. Once again, fixed rates have remained the product of choice for both house buyers and re-mortgage customers with almost two thirds of borrowers electing to fix their mortgage repayments, taking advantage of the relative safety that fixed rates offer and current pricing. Recent weeks have seen a lot of rate changes, some up and some down but overall the price of the average two and five year fixed rate mortgage has risen a little from last month to 4.49% and 5.41% respectively. We should add that these are average rates and for borrowers who have substantial equity and or deposits rates can be obtained significantly below these levels and remain very competitive relative to historic levels. Although the cost of both fixed and tracker rates increased in February the rise in the price of the average two year tracker was only 0.07% between December and February whereas the rise in the price of the average two and five year fixed deal was 0.12% and 0,22% respectively. We have seen a rise in factors that influence the pricing of fixed rate mortgages. Those borrowers looking to re-mortgage, and obtain peace of mind that a fixed rate brings, can still obtain some very competitive products relative to historic levels but our advice is to do it sooner rather than later.
