SIMON’S LOCAL MARKET COMMENT

It’s no exaggeration to state that the events of September 2022 will be studied for generations to come. Not only did we see a new Prime Minister, the third in three years, but also welcomed King Charles III to the throne – following the death of Her Majesty the Queen. These two events are significant enough on their own without considering the choppy economic waters the UK is currently trying to navigate. The Bank of England is struggling to contain inflation, Sterling is at its lowest ever level against the Dollar and the, so called, ‘mini-budget’ has agitated financial markets.

Whilst there is no doubt that we find ourselves in uncertain times, it is always sensible to focus on what we know for sure. Specifically, first-time buyers in the north London area stand to benefit among the most from Kwasi Kwarteng’s stamp duty announcements.

Put simply, a first-time buyer will pay no stamp duty whatsoever on the first £425,000 of a home when the total price is £625,000 or less. This is a real liquid saving of £11,250 compared to the stamp duty rules prior to the 23rd of September 2022.

There is, of course, an ongoing shortage of homes on the market but there are still high-quality properties, priced under £625,000, available to first-time buyers who stand to make this big saving. This activity will stimulate the lower-end of the market and have a knock-on effect to more expensive properties.

Higher interest rates will inevitably put downward pressure on house prices, but the supply/demand imbalance - which underpins prices – is going nowhere soon. We’re speaking to potential buyers all the time and I can categorically tell you that the demand for homes is still outweighing supply. So, if you’re thinking about sellingit’s worth talking to us as quickly as possible. For some time, I have been preaching that securing a long term fixed rate provides the security of knowing what you will have to pay regardless as to changes in interest rates the economy etc. Why not contact Mortgage Mike (page 37) he will be happy to discuss all the options available.

In all my years in the property industry, I have never seen the North London lettings market as hot as it is today. The demand for rental properties is unprecedented particularly against a backdrop of low availability. As an example, we recently had more than 30 viewings on a two-bedroom flat in Finchley Central - in just a day. It went for over the asking price that very same day.

One thing we have seen recently, that is more prevalent than ever; is that more and more tenants are prepared to pay a higher rent, if the property is ‘Managed’ by an ARLA registered professional Agent with a dedicated Property Management team. This is because they can be sure that repairs and maintenance will be done quickly, where they may have found a Landlord less responsive. Our Management service also provides Rent and Legal protection free of charge within our management service.

Mortgage rates are clearly more expensive than they were but, despite this, for once there is good news for landlords. The increased competition for rental properties has an obvious upward effect on rents which is covering

the rise in mortgage rates and, in many cases, it’s even outpacing the rise! With property prices stabilising, now could be a real opportunity for landlords to consider adding to their portfolio in North London, considering the decent yields available.

It’s also worth noting that we’re seeing lettings enquiries from a much wider range of backgrounds compared to the past few years. There have always been those who prefer the flexibility of renting, but we’re also seeing those who’ve recently sold a home or have ruled out buying for a year or two.

For those looking to rent, the reality is that the lettings market has changed over the past year. This is mostly due to successive governments seeking to stigmatise private landlords which, in all honesty, has led to many just selling up. This lack of supply is what we’re seeing on the ground today.

However, all hope is not lost! Searching for a rental property is now a little more like buying a house. As a perspective tenant, it might be worth widening a search area from, say, Muswell Hill to Finchley or even Barnet. It also pays to be focused and ready to move.

But fundamentally, you need to work with a lettings agent that truly understands the wider local area. Being the first to know about properties which might be coming onto the market can be an absolute game changer.

IN THE COMMUNITY

Throughout 2022, we have continued to support and attend all of our local school fairs, talent shows, quiz nights, firework displays and other fundraising events. We are proud to say that Martyn Gerrard has been involved in most of these events for over 10 years and it is great to see these events back as strong as ever.

Not only do Martyn Gerrard donate money, we like to help out at the school and charity events by offering our services for printing material, such as, flyers, posters, programmes and banners.

Equally, we help with the design of most of the artwork as part of our support. We enjoy getting involved and help whenever possible which is why we also provide gazebos, our Mega Bouncy Castle and our brand-new football dartboard, as well as joining in with the fun on the day.

Over the many years we have been supporting these events, we have donated, on average, £75k every year to the schools we sponsor.

We are proud to be a long-standing supporter and Gold Patron of Noah’s Ark Children’s Hospice.

Noah’s Ark cares for some of London’s most unwell babies and children, helping them make the most of every day of their short lives. They support children at the end of their lives to be as comfortable as possible, standing by their families as they face the unimaginable.

We recently visited The Ark, the charity’s incredible home, and were blown away to learn that there are over 2,400 seriously unwell babies and children who could be benefiting from Noah’s Ark’s care. The charity is striving to triple the number

of children and families accessing the support they need. Noah’s Ark is aiming to raise at least £1m in 36 hours to help make this possible.

From Sunday 2nd to Monday 3rd October, we were involved with the ‘From That Moment’ campaign. We will help to form the matched funding pot pledged by a small number of the charity’s benefactors, enabling donations during this period to be doubled.

Food Bank Aid was set up in April 2020 to support food banks in North London experiencing up to a ten-fold surge in demand as a result of the pandemic. They aim to make over 35 bespoke deliveries per week helping over 12,000 people in need each week.

Now Liz Truss is our new Prime Minister, I urge her to think about ways of making the Private Rented Sector more attractive for landlords – if things don’t improve, people will be in real trouble. There simply isn’t the social housing stock to mop up those unable to get into a privately rented home.

DOES THE BANK OF ENGLAND BASE RATE AFFECT MY MORTGAGE?

will not change. However, if you’re coming to the end of your deal within the next 6 month it’s a good idea to start looking for a new deal now.

Tracker mortgages: If you have a tracker mortgage your monthly repayments will rise in line to reflect the base rate increase. Your current lender will contact you notifying you of this change.

Standard variable rate: If you’re on a standard variable rate (SVR) you’ll need to check with your lender what the rate has changed to. Your monthly repayments will be affected by the lender’s decision.

With the increase in the cost of living and the Bank of England base rate rising it’s more important than ever to save where you can. And whether you’re on a fixed or tracker mortgage it’s important to know how the rising base rate could affect your monthly mortgage payments.

What exactly has changed?

The Bank of England base rate has increased 7 times since December 2021, taking it from 1.25% to 2.25%, with experts predicting it will rise again.

How will my mortgage deal be affected by increases to the base rate?

Fixed rate mortgages: The good news is that if you’re on a fixed rate mortgage your monthly mortgage repayments

if you do not keep up repayments on your mortgage. There will be a fee for mortgage advice. The actual amount you pay will depend upon your circumstances. The fee is up to 1% but a typical fee is 0.3% of the amount borrowed.

Going Green

At Martyn Gerrard we believe in helping to reduce our carbon footprint by going green wherever we can. For example we now have a fleet of fully electric company cars and we are working towards minimising the amount of paper we use.

According to the Mayor of London, road transport accounts for around half of the capital’s air pollution. The government has set a target where the sale of petrol and diesel cars will be banned by 2040, whilst also looking to reduce carbon emissions to 0 by 2050. Electric vehicles have a big role to play in reducing transport emissions and being a major factor in cleaning up the air we breathe. Which is why we have our fully electric, freshly wrapped MG mini!

Over the last 12 months we have reduced our paper usage by 20% across all of our offices. This was effectively done by making sure that our direct communications and marketing materials are now sent electronically.

By making this small change, we are aiming to reduce our paper usage by a further 50%.

Going paperless reduces the impact on forests, decreases the amount of waste dumped onto landfills whilst also cutting energy usage and helping to decrease the impact of climate change.
