SIMON’S LOCAL MARKET COMMENT

Many may rightly be tired of the term ‘unprecedented’, but there really is no other word that better reflects 2021 at Martyn Gerrard Estate Agents. It would be an understatement to say we’ve been busy, however for our team it has been incredibly rewarding to help a record number of customers across our 11 North London offices find that perfect new home to buy or rent, and in many cases assisting to sell or let their current property.

We’ve seen countless records broken, some that have stood for over 57 years, across both our sales and lettings departments, and each office in our group has sold or let more property than in nearly every previous year.

As many will know from the frantic media coverage, one of the drivers of this activity was undoubtedly the Stamp Duty holiday granted by the Government for properties up to £500,000. It spurred many to get in motion the move that they’d been thinking of for years. During this period we sold over 750 properties, with a collective saving for our customers of approximately £10.8m.

But it would be foolish to imagine that it’s been purely the Stamp Duty Holiday that has been driving transactions in 2021, as we’ve also been through one of the biggest shifts in work and lifestyle we will likely experience in our lifetime, and this continues to drive appetite across the market. There are those finally getting on the housing ladder after many years of renting (and some helpful Covid enforced saving!), as well as the huge increase in those

looking for properties with outdoor space and home offices, after months working from the kitchen table. Pre2020, flats were commonly the majority of property sold in an area, but in 2020 & 2021 houses that offer more flexible space are now the style of property that Martyn Gerrard are selling the most of.

A suitable home is more important than ever, whatever your working or family situation, and we don’t expect this to wane in 2022. We continue to see a huge number of enquiries at every level of the market, with over 1,000 buyers coming to us each month. 2021 has seen the number of sales agreed within the first 10 days of marketing increase by 38% on 2020 (and a massive 120% compared to 2019). If you’re thinking about putting your home on the market then it is absolutely the time to do it. North and North West London remain very popular places to live, supported by higher than usual equity, which, along with a shortfall in family homes and flats close to transport links, will continue to support market activity, especially with the dearth of New homes supply.

Price growth for houses twice the 5-year average

For landlords and investors, it’s also heart-warming to see the rental market coming back strong, with high numbers of new tenants returning as London opened up. London rental growth has returned to positive territory after 16 months of falls since the pandemic first hit. One of the main restricting factors continues to be the availability of properties to let, which is currently 43% below the five-year average. The last few months have been our busiest yet for new tenancies, showing that buy to let investments continue to be the reliable financial decision they always have been.

You can read elsewhere in this magazine of the latest news on the mortgage market. It is generally believed that interest rates are set to rise over the coming year from the historic low they are currently at. Any rises will be modest but it is well worth looking at fixing your mortgage rate now, so you can be sure of your payments over the coming years.

Turning to housing policy, one of the key issues the Government still need to fix is the shortfall in housing supply. Yet despite their initial support for an overhaul of planning, the line from number 10 is now that the housing crisis has been solved – despite zero change being delivered! In 2022, rather than another shiny bit of policy all the sector really needs is for the Government to follow through, stop with the empty soundbites and deliver practical and logical steps that will help the UK build homes that people can afford. The cycle of broken promises must end, as it is not for our Government to simply decide the housing crisis is over because it suits them.

In the last 4 years we have had no less than two ‘once in a lifetime’ whitepapers on how the Government are going to transform home delivery, and new Housing Minister Gove has undertaken a complete U-turn on the planning reform Boris wholeheartedly committed to earlier this summer. At present, the pressure on our planning system is delaying construction and adding to cost, and this must be alleviated. We continue to see the high demand for new homes across our areas, and at Martyn Gerrard we’re working hard to play our part in increasing quality housing stock for the community, with new build developments such as Higbey Lodge and Lilia Mews.

Our brand-new website has also made searching for that property even smoother, and we’ve had positive feedback across the board. We have introduced a 48-hour head start for people registered with My MG on the website, where they will receive property alerts before they appear on Rightmove & Zoopla. We’ll also keep you updated with the latest market news and news about your local area. It’s certainly been a unique two years, but they have shown us the need for a home that meets your lifestyle and family set up is more important than ever. Mortgage rates are at the lowest they have been for a long time. This is a direct consequence of the Bank of England cutting the bank rate to a record low of just 0.1% - something that’s never been done before. This was introduced to help protect the economy as much as possible from the impact of the pandemic.

Whilst this isn’t set to last for much longer, even if interest rates were to rise again, they are unlikely to be as high as pre-pandemic levels.

Things to consider

Before you decide to go ahead and switch onto a new mortgage deal, it’s worth weighing up a few things first:

1. Check if your new lender is offering a fee-free mortgage (many lenders will write to you near the end of your current mortgage term and offer you a new deal to switch to), or if there is a product fee involved as this could counteract the savings you could have made by remortgaging.

Why should you consider re-mortgaging now?

Many choose to wait until their fixed rate deal is near the end before they look to remortgage. However, while it’s important to remortgage before your fixed rate ends, as you don’t want to fall onto a standard variable rate (SVR) and end up paying even more, you also don’t have to wait until your fixed rate ends before you can think about remortgaging - you can do this at any time.

2. There may be an early repayment charge on your current mortgage that you have to pay off before you can switch to a new deal. Again, this could outweigh the benefits of switching.

3. The lower your loan-to-value (LTV), the more mortgage deals that may be available to you.

4. Make sure you’re mortgage ready. Just because you have a mortgage already, doesn’t mean the same checks won’t be carried out when you apply for another one. Make sure your credit score is healthy as the lender will still perform the same affordability checks.

5. Consider speaking to a mortgage adviser. Our mortgage advisers understand the criteria that lenders are looking for and can compare mortgage deals to help find the right one for you.

So, are you ready to remortgage?

If you’re going to remortgage before your fixed deal comes to an end, just be aware that you may have to pay an early repayment charge. Removing 30 million pounds of plastic debris from the water

Since its launch in 2005, YouTube has continued to grow in popularity. It is however, a common misconception that it is solely for millennials, with videos of screaming gamers! Although, it started as a fun hobby it has now become a powerhouse of original content for the most successful creators. This has led to media stars who can earn enormous income, the flip side is that these new media stars, (as a result of their followers) are particular eco and socially aware.

WHAT IS TEAMSEAS ?

Mr. Beast, one of YouTube’s biggest humanitarians, is back with another ambitious project, this time to save the oceans. TeamSeas, also known as #TeamSeas is a global fundraising campaign set out to raise $30 million in order to remove 30 million pounds of plastic and rubbish from our seas, rivers and beaches by the end of 2021. Whilst also run by former NASA engineer and current YouTuber Mark Rober, the project has partnered up with Ocean Conservancy and The Ocean Clean-up. All donations made around the world to the website are being split between the two organisations. Please help them achieve their goal of rubbish removal by donating!

Fishing equipment is thought to be some of the deadliest ocean rubbish and is difficult to recover. The Ocean Conservancy’s Global Ghost Gear Initiative has been attempting to remove this equipment from our oceans around the world for years, constantly on the search to identify ghost gear graveyards.

With your help TeamSeas will work closely with Ocean Conservancy, and its partners, to remove millions of pounds of plastic and debris from the beaches around the globe.

Local collection

TeamSeas is encouraging you, the public, to help tackle this global issue by fighting side-by-side with them for a cleaner coast.

Removal

Trained experts grapple or float the discovered equipment to the surface, where it will then be hooked onto the boat cranes and lifted out of the ocean.

Recycling

TeamSeas are constantly working with local authorities to make sure fishing equipment is recovered and returned to local fishers.

RIVERS

IDEAS

Our rivers are a major source of ocean plastic pollution, with 1% of rivers accounting for almost 80% of pollution.

REMOVAL

The Ocean Clean-up has developed technologies for river pollution called Interceptors. These have removed 2 million pounds of river debris to date! One of the key technology solutions, The Interceptor is solar powered and can collect any rubbish autonomously.

RESEARCH

Although every river is different, together with local partners, The Ocean Clean-up team will first conduct research in order to determine the most effective way to clean the specific river.

Recycling

Too many children seem to go to school undernourished and unfed, as a result donations to food banks have become all too important. Unfortunately, the need for food banks have become necessary, especially during school holidays. This is just one of the reasons the directors and staff of Martyn Gerrard decided that this is a cause they wished to champion.

Having been committed to helping those less fortunate since our inception in 1964, we believe it is vital to help local charities such as Food Bank Aid, North London Hospice and Noah’s Ark Hospice. Every one of our local branches has now become drop off points for donations to be distributed to 18 food banks across North London.

Any donations of either food or money, no matter how big or small, is encouraged and appreciated. However, most in demand is tinned food, long lasting fruit and veg and toiletries, amongst other items and not so many mice pies, which they get boxes of this time of year! The charity publishes weekly lists of items most in demand onto their social media platforms which is then re-posted onto all our own socials. So please make sure you are following your local branch.

Food Bank Aid was set up in April 2020 to support food banks in North London experiencing up to a ten-fold surge in demand as a result of the pandemic. The charity aims to make over 35 bespoke deliveries per week helping over 12,000 people in need each week.

Managing Director, Simon Gerrard, said “After such a tough year for so many, Food Bank Aid are providing an incredible lifeline across the areas Martyn Gerrard serves. This is why we are proud to announce that we have donated £1,500 for their ‘Festive Fundraiser’ which is on the 9th December. They are in desperate need of donations and we’d like to encourage all those within our local community to visit your nearest branch to donate!”

Jo Rosenblatt, Trustee at Food Bank Aid also added: “We are so grateful to Simon and the whole Martyn Gerrard team for offering up their local community branches to act as donation points for Food Bank Aid. In October we were awarded ‘Gold Winner’ for Sales and ‘Excellent’ in Lettings at the EA Masters. Each year, the EA Masters, supported by Rightmove, assess the UK’s 25,000 estate and letting agency branches. They carry out a “whole of market assessment” of the things that matter most to customers – marketing, service and results. The winners are among an elite group of estate agents that has achieved the performance standards necessary to be listed in the Best Estate Agent Guide 2022.

"There is much more to property management than fixing leaky taps, the legislation surrounding the lettings industry is changing at a fast pace. This is creating a minefield for some landlords that could lead to large fines if they are not compliant. We have put together below a few of the latest changes to give you a snippet on how the property industry is changing."

1. From the 1st October 2021 The Section 21 notice period returned to what it used to be before the pandemic. Despite reports that there has been a 55% drop in evictions from section 21 notices, the government is still being lobbied for the abolishment of the so called no fault eviction.

2. EPC – we expect that from early 2025 the Energy Efficiency rating will need to be a C or better to let out your property. Now is a good time to review how energy efficient your property is and if needed make the relevant upgrades to meet the EPC rating and not pay over the odds when domestic energy assessors are rushed off their feet, as we saw recently with the EICRs and electricians

3. The smoke and carbon monoxide alarm (England) regulations 2015 has been amended. One of the main additions to the regulation is that it is mandatory for a carbon monoxide alarm to be installed in room with a fixed combustion appliance (excluding gas cookers).

4. Electric Vehicle chargers – From 2022 new legislation will require newly built homes in the UK to have electric vehicle charging points. The electric vehicle market is growing rapidly and we recommend installing an electric vehicle charger if you have the ability to do so. This will make your property more attractive to prospective tenants as the number of electric vehicles continue to climb.

5. HMO Licensing – Enfield council have introduced a selective licencing scheme to certain wards in their borough. This will mean that rental properties that are within these wards will require a selective licence (even if let out to a single occupant) and ensure that the property meets the criteria set out by the local government.
