Granted there will always be some pricing variables, including your current neighborhood, what you want to upgrade, and the kinds of building materials you are interested in using. An in-person inspection and detailed analysis from a contractor will help give you a more exact estimate. But, before you move to that step, use this guide to educate yourself on potential costs, both up front and how the renovation might impact your property value.

Kitchen Remodeling Costs Kitchen remodels are generally broken down into minor and major upgrades. You may already have a beautiful kitchen but want to simply modernize a few aspects of it. In this case you are likely looking at a minor upgrade. However, if you are chomping at the bit to remove the current cabinets, install a new backsplash, plumbing, maybe add an island with wet bar sink and other attributes, you are looking at a major kitchen remodel. Here in Pittsburgh, a minor kitchen remodel generally costs around $25,953, with an estimated return on investment of around 73.8%. This minor kitchen remodel is slightly less than the Middle Atlantic average of $27,152, and even less than the national average, which sits at $26,214. If you want a fully renovated upscale kitchen, the cost of an average major upscale kitchen remodel is around $146,617. You can expect around a 56.3% return on investment. The cost of a major kitchen renovation is less than the national average ($149,079) and you are saving even more on the average Middle Atlantic upscale kitchen renovation ($153,023).

Bathroom Remodeling Costs Bathroom remodels see the bulk of attention, not just locally but nationally. However, unlike kitchens many choose to not only remodel a current bathroom but install a new bathroom. Bathroom additions in renovated basements or attics can prove helpful for you as a current homeowner and also increase the resale property of your home. Bathroom additions also make your home more attractive to prospective home buyers as, instead of putting a house on the market with two bathrooms, you can list it with three. An upscale bathroom addition costs, on average, around $101,676 here in Pittsburgh. This is far less than the regional cost of an upscale bathroom addition in the Middle Atlantic, which has an average cost of $110,223. You can expect to see a return on investment of 51.1%.

Bathroom Remodeling Costs An upscale bathroom remodel, on the other hand, does not cost as much as a bathroom addition. With existing plumbing and utility lines already set up, this cuts down on some of the work and materials needed for the remodel. In Pittsburgh you can expect to pay around $75,971 for a bathroom remodel and a 52.4% return on investment. There are other potential home renovations and upgrades that do have more ROI. But upgrades are more than just about increasing property value. They are also about making your home more attractive to a prospective home buyer, and few renovations or additions can do this like bathrooms and kitchens. These are show-stopping renovations that stick with buyers and help elevate your property.

Basement Finishing Costs If you own a home with an unfinished basement you are sitting on household gold. It is the perfect space to add anything from a game room, bedroom, bar, bathroom, or whatever else you might want. It is extra living space without any additions that take away from your outdoor living space. With the variety of basement renovations, it is difficult to offer an exact cost. It highly depends on both the current state of the basement and what you are converting it into. In general, a high-end basement finishing project can run at least $40,000. This does not include the installation of a bathroom or secondary kitchen (for a bar) for example. Whenever dealing with plumbing and new utility installation the cost will always increase. So, if you are considering a high-end basement you should use the $40,000 point as a minimum budget, although the final price will likely be higher.

Home Addition Costs Perhaps you are already happy with the current state of your kitchen or bathroom. Or perhaps there is something more pressing you want to resolve. The installation of an additional room to your home may increase the square footage of your property (if you are adding on), or give you a larger master bedroom or another bathroom, by taking away space from neighboring rooms. Home addition costs will depend on what kind of addon you are looking to make. If you are installing a new room onto the side of your house there will be several price add-ons to consider (as well as more permits required from the city). Expanding the footprint of your property may also require approval from any homeowner's associations you are part of, so keep that in mind. As referenced earlier, a bathroom addition, such as installing a new upscale bathroom in your basement, will come at a price tag of around $101,676. If you are looking at a brand-new master suite addition, it is going to either require expanding your property footprint, or the need to remove walls of neighboring rooms. Whatever the process might be, an upscale master suite addition can cost around $315,305 and give you a net return on investment of around 45.2%.
