Planning Permission Refused, MFC

The Planning Permission is Refused On the 06/01/2011, the deadline for the response of my application in consulted Ralph and Richard at Modece about how and when I should find out by. They showed me the local council website which lists all planning applications. I didn’t realise that all the information I submitted was easily viewable by the public, a great resource for me look at case studies in the future. MFC Cart Lodge Planning application REFUSED! Ralph says I am very relaxed about it and that he would be blowing a fuse by now, He reviews my work and does not agree fully with the planners and goes on to explain the appeals process and possibilities of the free re-submission of an altered design. I’m naturally gutted, but also sadistically looking forward to going through the full process of appeal etc on my first project. 11-12am I start to explore the relevant websites to get an idea of what I have to come. I ask for a case study from Modece to work through and use as a template for my appeal. They give me WADE the first project I worked on here, which has been refused planning and appeal. My work was in helping it get through a resubmission of planning. After looking through countless documents and websites and further discussing with Modece, I realise the situation is not so bleak. I will argue on appeal the reasons why the building is the scale it is, backing it up with precedents and quotations of policies, while also pointing out that under Permitted Development I would be able to build a much larger building without needing their approval. I am relishing the opportunity to put my debating skills to good use, but I presume that the appeal will also be rejected so I am looking to a free re-submission of a simpler design and I’ll also look into the possibility of a Permitted Development design.
