HITTING THE LINKS is a Homerun for Your Health As golfers already know, playing a round is both mentally and physically challenging. Although golf is considered a leisurely sport, it requires coordination, strategy and strength. Read on to be reminded of the many benefits of golf; and the next time anyone raises an eyebrow at your time spent on the course, you can assure them it’s all for a good cause!
PHYSICAL Whenever possible, forgo the cart and play on foot to reap the best physical benefits of golf. Walking a round of 18 holes can be equivalent to a length of three to five miles. Carrying your own clubs will only increase your exercise output even more. It’s estimated that a male golfer burns around 2,500 calories during an 18-hole round and females burn approximately 1,500. That’s a lot! Even if you drive a cart instead of walking, the constant swinging, pivoting, kneeling and crouching throughout the game increases your heart rate which not only reduces the chance of heart disease and decreases levels of “bad” cholesterol, your risk of stroke and diabetes are lessened. Golfing offers just enough physical activity to keep your muscles engaged and blood pumping. With regular physical activity comes better sleep. After a tiring round, you’ll find that you will sleep deeper and longer – which aids in cell regeneration, tissue repair and overall longevity.
MENTAL Hardly enough can be said about the benefits that golf brings for your state-of-mind. Simply being outdoors and in nature can reduce stress and help relieve anxiety. Further, the vitamin D exposure from spending hours in the sun is known to reduce the risk of depression. The cadence of the golf game allows for plenty of socializing between play, which is key for fostering relationships. The social aspect of golf and the interaction of others play a role in elevating your overall mood, even hours after your game is finished. In fact, the pleasure that comes from socializing and the exercise itself releases endorphins, helping to make you feel happy and relaxed. The mental faculty involved with strategizing for your game, as well as the necessary hand-eye coordination you need, keeps your brain activity high which is known to boost your mind’s logical functioning and can stave off dementia or Alzheimer’s. So, go ahead and get on out there. You’ll get your blood pumping and your endorphins kicking. Maybe we’ll see you on the links!

Buying Real Estate for Your College Student’s Housing Paying for college tuition is expensive enough, let alone the exorbitant costs for campus housing. If you have a student living in a tiny dorm room, or even in private off-campus housing, the idea of owning your student’s property and forgoing renting might be worth looking into. There are many reasons to consider buying a property. Potential financial savings, possible tax savings, equity build-up from debt reduction on an amortized loan, and potential appreciation are the most obvious. If your child is attending school in an area that is appreciating nicely (such as Metro Phoenix), it may be a good investment simply for future appreciation alone. It’s wise to understand the market in which you’re buying the property. If you plan to sell after four or five years, you’ll want to know that it will have appreciated enough by then to offset the costs of buying and selling. Depending on how you use the home, you may enjoy a respectable tax write-off on the property. If used as a second home (rather than as a rental property), most taxpayers can deduct the mortgage interest just like you do on your primary residence. Of course, you’ll want to consult with your tax accountant to determine the specific tax code for your personal situation.

& NOTEWORTHY UandImprovedFoundation.org
The U & Improved Leadership Foundation (U&ILF) empowers teens to face challenges and opportunities with confidence and gives them the tools to make decisions that positively impact their lives, the lives of their families and their communities. Its teen leadership program, U the Teen Leader, is a multi-day intensive training class that challenges students to discover who they are and to become strong, confident, compassionate leaders in school, sports and life. The foundation’s mission is three-fold: 1. Raise funds through community partnerships and private donations. 2. Identify teenagers who would benefit from leadership development training but lack funds for tuition. 3. Award scholarships to these deserving teens to cover the tuition and grant them the opportunity to graduate from this rewarding leadership development program.
If you and the student decide to include roommates that pay rent, it could help cover the mortgage and possibly even provide some monthly income. Just be sure to have a clear plan in place for handling roommate issues, your landlord responsibilities and your student’s responsibilities. With apartment rents rising in many cities from year-to-year, it would be a relief to have your student’s housing expenses fixed. Owning also helps with stability for your student. They won’t need to look for new housing each year or find a place to store their furniture and belongings over the summers. Before you buy, you should have a post-graduation strategy in place. You could sell it, keep it as income-producing for other students to rent, use it yourself if you’d like to keep it as a second home or retire there, or exchange it for housing for your next college-bound student – whatever city they L may go to.

My guess is you spend a considerable amount of time in or around your kitchen on a daily basis. Whether you’re cooking, cleaning or rearranging, it’s a room that requires your attention. Your kitchen is so powerful it can even change your mood. If you’ve had the urge to upgrade, personalize or modernize it, here are some creative kitchen upgrades that’ll have you falling back in love with the most essential room in your home.
Spruce Up Cabinets with Glass Door Inserts
The U & Improved Leadership Foundation empowers teens to face challenges and opportunities with confidence HOW CAN YOU HELP? Donate: Through tax deductible private donations and corporate grants to offer scholarships for the program, you can positively impact a young person’s life in more ways than you may ever know. Nominate: If you know of a teen, aged 14-18, that would be a worthy recipient of a scholarship; you’re invited to submit their application for program eligibility.
Cabinet refacing is a brilliant way to transform your kitchen's look without going to the trouble and considerable expense of a complete renovation. I like the idea of installing glass door inserts to add an element of surprise to your kitchen. There are plenty of possibilities besides plain clear glass including etched, fluted, crackled and colored or patterned glass. Don’t be afraid to show off your new cabinets with a little interior cabinet lighting.
