HELPING OTHERS THIS HOLIDAY SEASON list... o d o ay t Holid ing -shopp eals m e r -prepa rap -gift w rties a p y a -holid eer! t n u l o -v “There is no better exercise for your heart than to reach down and lift someone up.” – Bernard Meltzer The holidays are upon us, and with them come the stresses of getting it all done – shopping, cooking, entertaining, gifting… the to-do lists this time of year may seem overwhelming. What most of us really want during the holidays are the feelings of closeness and connection to family and friends. That’s why volunteering in our community during this busy holiday season can bring so much satisfaction. There are many organizations that depend on volunteers to help provide their services to the community. Here are a few that are ideal for service from individuals, families, or a group from school or work. We hope to inspire you to find joy in the giving of your time!
The Society of St. Vincent de Paul feeds, clothes, houses and heals thousands of less fortunate individuals through its many programs. Volunteers are a critical component of their organization and there are opportunities for people of all ages (even young children). You can volunteer to work in the kitchen for meal prep helping to make more than 3,500 meals a day. The food warehouse needs assistance sorting, cleaning and ensuring that donated food meets quality-control standards. The dining rooms need volunteers to set-up, serve, and bus tables. There are also opportunities to volunteer in the medical and dental clinics, the thrift stores or at the housing shelter. St. Mary’s Food Bank Alliance works to feed those in need. Volunteers can help with packing emergency food boxes (45,000 boxes are distributed every month), distributing the boxes, handing out donated turkeys the days before Thanksgiving, and prepping meals for kids in our community that may not otherwise be fed at home. While the food bank is closed on Christmas Day, there is a large need for post-holiday help to sort and pack all the food that will be donated during the holiday season. With the help of volunteers, The Salvation Army provides thousands of meals in their dining rooms and delivers thousands more to homebound individuals during the holidays. There are also many other opportunities for volunteers during the holiday season such as hosting a Christmas Angel Tree, serving as a redkettle bell ringer or distributing toys donated from the toy drive. How ever you decide to give, we’re positive it’ll be one of the more memorable aspects of your holiday season. Happy holidays to you and yours!

THE SELLER’S RESPONSIBILITIES
during escrow
After a buyer and seller have an executed contract to purchase property, the sale of the home goes into escrow. The escrow process is the time in between acceptance of contract, to when the home officially changes ownership to the buyer. As you can imagine, there are a lot of moving parts during this escrow period. The escrow (or title) agent will begin preparing title reports and the property deed. They’ll send out copies of the CC&Rs, work with buyers and sellers on securing a loan or paying off a loan, prepare the settlement statement and closing documents, review the file for a termite report, and more. The buyer parties will be busy during this time obtaining financing, ordering the home’s appraisal, ordering a home inspection, acquiring homeowner’s insurance, and more. Sellers are generally responsible for preparing various forms and statements and making their home accessible when needed. The seller needs to be immediately available and responsive as issues arise, as the purchase contract will have timelines and deadlines in place for how quickly something must be completed. The seller will have decisions to make such as if the home appraisal comes in lower than the purchase price, or how to handle unexpected repairs or other issues found in the inspection. The forms a seller will be expected to complete include the Seller’s Property Disclosure Statement in which the seller discloses any issues, claims, damage, repairs or improvements to the property that they are aware of. Sellers will also need to meet any contingencies in the contract such as providing copies of the permits for work done on the home or remedying problems that may come up during the home inspection. Depending on what the title search brings up, a seller may also need to clear any liens placed upon the property. Near the end of the escrow period, there will be a final walk-through whereupon the buyer parties will visit the property and confirm it is in the expected condition according to the contract. The seller will need to have completed any negotiated repairs, moved out, and left the property clean. Our seller clients receive top-notch advice and support from us during the escrow process, eliminating a lot of stress and anxiety. Contact us to find out how our systems and solutions make surviving the escrow process easy! Lucky@RussLyon.com or 602.320.8415 L

6 STYLISH IDEAS FOR YOUR THANKSGIVING TABLE
restaurant focused on Setting a beautiful table for your Thanksgiving guests doesn’t have to be intimidating. Sometimes, it’s all in the simplicity of basic design principles partnered with unexpected special touches that are the most impressive. Each individual setting will look professionally designed when you incorporate layers of varying materials and textures. Start with a placemat, then layer on a charger, the dinner plate, and a cloth napkin. On top of the napkin add a small accent plate such as a dessert plate and place a festive favor on top for your guests to take home.
2. Repurpose
Sometimes the most inspired tables are created with materials you have on hand. Use a plaid flannel throw as an accent over your tablecloth or make a centerpiece using branches and foliage from your yard. You can even use vintage juice glasses as candle votives. Use your imagination!
3. Delight the senses
There is something so incredibly comforting about traditional fall scents. The rich aromas we’ve come to associate with the season can add another layer to your
tablescape. Try using clove-studded oranges or cored apples filled with cinnamon sticks as part of your centerpiece.
4. Keep it on the down-low
Go ahead and create a beautifully dramatic centerpiece, just be cognizant of its height on the table. There’s truly nothing more annoying than a centerpiece that obstructs the views and blocks conversation among the diners. Instead, create layers of height by mixing short votives with mid-height florals and other low-profile design elements.
5. Choose & repeat
Decide what style of table design you’ll have. Rustic farmhouse? Natural elements? Glittery and elegant? Then stick to the theme and repeat your concepts. For instance, you may choose to use burlap fabric in ribbon accents, for a placemat, and as part of the centerpiece design.
6. Organic elegance
With the harvest season in mind, it’s the perfect time of year to highlight nature’s bounty. Try using nature-inspired place cards for your guests such as mini pumpkins or dried corn cobs adorned with a name tag. Write your guests’ names in pretty script with a metallic marker on an actual dried leaf or use rosemary and thyme sprigs bundled with ribbon and topped with their name written on rustic wood.
