Along with her husband Matt and daughter Laura, Lisa Lucky has pioneered an innovative path to achievement. “Golf is a long-storied sport, and we have one of the most iconic holes in the sport – the legendary 16th hole,” says Chance Cozby, Thunderbird member and the 2019 Tournament Chairman. “We’ve created an atmosphere that our players and fans have embraced as something unique and special. People from all over the world come to Scottsdale to experience it. Somewhat like attending the Super Bowl, catching a game at Fenway Park or experiencing a race at Talladega; our very own Open is on bucket lists around the world.” The 2019 tournament, held January 28-February 3 at TPC Scottsdale, will mark the 84th playing of the event.

One of the members of the newly formed Thunderbirds was golf aficionado Bob Goldwater, Sr. He began campaigning his fellow Thunderbird members to revitalize the Phoenix Open and sponsor the event. It took a lot of prodding by Goldwater at the time, as his fellow Thunderbirds weren’t as enthusiastic about the event and it was left to Goldwater to organize and run the 1939 tournament. He sold the tickets, recruited volunteers and set up the course; earning him the affectionate moniker “The Father of The Phoenix Open.” When the tournament did return in 1939, it was played at the Phoenix Country Club (still located at Thomas Road and Seventh Street). The winner that year was a young man named Byron Nelson, who took home $700 for first place – quite a modest sum compared to the tournament’s 2018 winner Gary Woodland’s earnings of $1,242,000 from the total purse of $6,900,000. Since 1939, the tournament has been played every year except 1943 when wartime travel restrictions were in place. The first years of the event were played at the Phoenix Country Club in Phoenix and later at Arizona Country Club, but has found its home at TPC Scottsdale since 1987. Today, the Open and 44

The Thunderbirds are somewhat synonymous, as the civic organization has implemented the tournament since Goldwater, Sr. nearly single-handedly resurrected it in 1939.
A Lasting Legacy
Within a few steps onto the tournament grounds, spectators are likely to catch a glimpse of a proud Thunderbird. Wearing their traditional attire of a navy-blue velour tunic and large silver pendant, members of The Thunderbirds organization work tirelessly all year as hosts of the Open. The business and civic leader volunteers that make up The Thunderbirds not only run the Open but proceeds from the event fund their Valley-based philanthropic activities that benefit not only young athletes but children’s charities and more. donated to numerous non-profit organizations right here in Maricopa County; such as the Special Olympics, the Boys and Girls Clubs, Valley of the Sun United Way, YMCA, Phoenix Children’s Hospital and more. In fact, a staggering $130+ million has been awarded with The Thunderbirds’ proceeds from the Open. “The Tournament is a huge win-win-win,” Cozby states. “The spectators have a great time, the players enjoy their TOUR stop in the Valley, and the proceeds from the Open allow The Thunderbirds to make an enormous impact on our local community.”
A Victory for Arizona
With over 719,000 spectators in attendance for the 2018 tournament, it goes without saying that the economic impact of this annual event is a boon for Arizona. An economic impact study on the 2017 tournament by the Arizona State University W.P. Carey School of Business and the L. William Seidman Research Institute found that the 2017 Waste Management Phoenix Open had pumped $389.3 million into the state’s economy. This included the expenditures of visitors who identified the Open as the key factor in visiting Arizona, media from outside Arizona who covered the event, the “organizational spending” by The Thunderbirds, media and event production companies, businesses involved in operations, plus the indirect and induced multiplier effects. “The economic impact for the Waste Management Phoenix Open rivals other mega-events that are drawn to the Valley periodically,” says Dr. Michael Mokwa, Associate Director of the Sports Law and Business Program at ASU’s W.P. “Frank Lloyd Wright said it best by saying, ‘The design of a home should be part of the site, not on the site.’ This means you should touch the site lightly so that the structure looks as if it belongs or that it has grown out of the site naturally. You really have to look at the site and let it tell you where the house should sit and how it should flow – if it becomes too difficult or you find yourself forcing things to fit, then maybe the home shouldn’t be on that site. When clients bring us in early enough while they are searching for lots, we can evaluate whether the requirements they have set for their home is the right fit for the lot they are looking to buy.”

“I always call it ‘simple elegance.’ The design does not have to have swags and velvet to accomplish an elegant feeling. You should feel happy and anticipate returning to it after a long day at work or when returning from a trip.”

“Every environment has its unique building needs. Building here in the Valley, energy control is of vital importance. One of the best ways to manage the cost of air conditioning in addition to using a high-quality AC unit, proper insulation, and thermally protected windows; is something as simple as shading. We use overhangs to shade windows, and trees to shade the hot side of a house. With our great three-season climate, we can enjoy the outdoors more than most other parts of the country, so we can build opening window walls and large overhanging patios.”

Statement lighting fixtures can transform a room. What’s your advice on choosing the right piece? “Bigger is better. I like to play with scale when it comes to lighting. Lighting is an ideal opportunity to create drama in a space, and a fixture that’s larger than what you’d typically see can add an unexpected touch and be a wow-factor. Considering function – always consider how a fixture will direct light. Do you need the light to shine down to assist with tasks, or all around for general illumination? Would you like to highlight the ceiling? If so, consider a fixture that directs light upwards as well. Glare can be a big problem with some fixtures, so make sure you use the right bulbs, and always use a dimmer switch.”

Surviving the Escrow Process For anyone that has bought or sold real estate before, they know firsthand that the escrow process can be the most nerve-racking element of the entire transaction. But it certainly doesn’t have to be. In the simplest of terms, escrow is a process that provides for a fair and equitable transfer of real estate property from one party to another. To facilitate that goal, escrow provides the means for depositing – with a neutral third party, the escrow officer – the funds, documentation and instructions necessary to complete the sale. Because most real estate transactions involve large sums of money and what may seem like endless amounts of documents, the escrow process is filled with minute details, step-by-step procedures and many opportunities for challenges. Whether you are the buyer or seller, your understanding and cooperation in the process can make a remarkable impact on how smoothly the escrow process goes. Respond quickly to all correspondence. Once escrow is opened, you will be receiving multiple packets and forms that need your attention. Reply immediately. Because escrow often needs to follow a sequence of events, the hold-up of a particular item can unwittingly delay many other important items along with it.

Be available. Besides ensuring that you will be available on the actual Close of Escrow day, it’s critical to be reachable throughout the entire process. Avoid going on vacation or taking on other time-consuming projects.
Be proactive. If you are the seller, inform the escrow officer well in advance if there property from one are any liens or judgments encumbering the property. If you are the buyer, inform party to another. your lender about any changes to employment, income, debt ratios or credit rating that may have occurred during the escrow process. Buyers also should have your homeowners’ insurance policy all set up and ready to take effect as soon as you close escrow. Start this process early, as some homes may have insurability issues or require special coverage that could cause delay. Prepare the proper funds. Follow your escrow officer’s instructions regarding the acceptable form of monies. Don’t arrive with a personal check, as the processing of a personal check can take five to 10 days. Generally, a cashier’s check or wire transfer of funds is required to close on time. Be informed. If you have secured a loan for the purchase of the property, understand all pertinent loan documentation ahead of time. The day that escrow is scheduled to close is not the time to be raising concerns about your loan program or interest rate. COULD A 1031 EXCHANGE WORK FOR YOU? If you own investment property and are planning to sell and purchase something different, you’ll want to consider if a 1031 Exchange might be your best strategy for maximum monetary benefit. The IRC Section 1031 tax code allows for an investor to sell a property and then reinvest the proceeds into a new property or properties, and to defer all of the capital gains taxes. This gives you the ability to keep all of the property’s equity for re-investment which can be a powerful strategy to facilitate significant portfolio growth and offer an increased return on your investment. A 1031 Exchange must be properly structured for it to be valid. There are some rules of the transaction that must be followed, and an accurate understanding of the process is important. We will refer you to a required qualified intermediary (QI) who serves as a 1031 Exchange facilitator and will advise and guide you through the specific selling and buying process. For a property to qualify, it must have been held for productive use in trade, business or investment. Likewise, the property you’ll be exchanging it for must be considered “like-kind.” Some people confuse this concept and think that they must exchange properties that have the same use. That’s not the case. It simply means you can exchange real property held for investment with any other real property held for investment. So, for instance, you could exchange raw land for a commercial site, an office building for apartments, or single-family rentals for retail. What is not allowed in an exchange is property held for personal use, or property held primarily for sale such as developed lots or fix-andflips. Second homes and vacation homes might qualify if they meet the requirements; such as you’ve personally used the property for 14 days or less of every calendar year that you’ve owned it. When you are exchanging, you must exchange into property of equal or higher value. However, you may exchange one property for several, or vice versa. You can exchange property from other states. So, if you own an office complex in Minnesota for instance, you can exchange it for income-producing rental properties in Arizona. Exchanges must meet a predetermined timeline as well. You must identify which property or properties you’ll be buying within 45 days from the close of escrow on the property you’re selling, and you must close on the new property or properties within 180 days. We’ve helped many clients sell and buy while using the 1031 Exchange to their advantage. The home doesn’t show well Remember, you only have one chance to make a first impression – and the same goes for your home! Within 20-30 seconds, potential buyers decide if they like the home or not. Dirty, cluttered and dark homes are unappealing, as are homes that have smoking odors or pet odors. We can advise you on how to improve your home from top-to-bottom so that it presents its best when it’s time to sell. 2. The home is overpriced Overpricing is the most common reason homes don’t sell. Often sellers allow emotions to cloud their business sense and feel that their home is worth more than it is because they’ve invested so much love and care into it. The truth is that buyers, not sellers, determine the value of a home. You can set your price unrealistically high, but it often sets in motion a process that can eat up equity quickly and leave your home lingering on the market at the expense of appearing “shopworn.” Instead, rely on our market expertise to skillfully price your home. 3. The home is outdated Here in North Scottsdale, there are plenty of homes for potential buyers to choose from. One of the most prevalent comments we hear is that a home is outdated and needs cosmetic or structural improvements – and today’s buyers just don’t want to hassle with that. We know what buyers are looking for in a home and can advise you on updates and décor that will maximize your profits. 4. The listing agent is ineffective Some agents will dazzle their clients with unrealistic pricing expectations just to get the listing. However, their bad advice can cost plenty in wasted time, money and stress. Some agents will be unresponsive to interest from other agents. (They’d rather find the buyer themselves, so they don’t have to split the commission.) If the listing agent isn’t marketing the property properly, it is likely to get lost in the shuffle. Selling? Capture That Curb Appeal! Curb Appeal – we’ve all heard of that term before. When potential buyers are touring homes for sale, most automatically dismiss homes that are otherwise structurally sound, priced appropriately and in an excellent location if the home is cluttered, worn or unkept. It’s simply human nature. Research shows that most buyers will decide whether they like your home or not within the first 20-30 seconds. That’s just as they’re walking to the front door! So, take care that your home stands out and looks its best right from the curbside view. First and foremost, make sure your house numbers are accessible and easy to read. A fresh coat of exterior paint goes a long way in your home’s presentation. If you aren’t able to repaint, a good power wash can help it sparkle. Have all windows (and
screens) professionally cleaned. Does the doorbell work and sound pleasant? Does the mailbox need to be replaced? Trim bushes and trees. Rake gravel, plant flowers and make sure all walkways are cleared of debris. Power wash tire marks off the driveway and scrub any hard water stains off exterior surfaces such as flagstone. Put away hoses, gently relocate bird nests and remove any pet waste (even if you don’t have a pet, you must always check that neighborhood dogs haven’t left a deposit). One of the more expensive (but usually worth it) tips is to completely refinish and re-stain your wooden front door. It’s amazing the toll that the elements take on a door and there is almost nothing more inviting than a rich, glossy front door to greet potential buyers. Further, consider
replacing or simply just polishing the front door hardware and purchase a fresh wreath and a brand-new doormat to top it all off. Many Valley homes have the garage as a large part of the home’s front view. Often the garage doors take up 30-40% of the street view of the home. So, it goes without saying that the garage doors should be freshly painted, stained or power washed as well. Additionally, you may want to invest in sparkling new coach lights, or at least thoroughly clean the fixtures and the bulbs as well. A little bit of work ahead of time will make your home’s sale easier. And that’s just the view from the street! Considering selling? M A R K E T U P DAT E 2018 HAS BEEN A GOOD YEAR for the number of units sold in North Scottsdale. Since January 1st of 2018 to the date of this report, we’ve seen 1,751 single-family properties sell which is a 19 percent year-over-year increase from last year. Both the economy and stock market have been doing well and this has spurred confidence in buyers to move forward with their purchase. However, buyers aren't buying like they did in 2005. Today's buyers are very cautious and want to make sure they are not overpaying

So, who is buying and who is selling? Out-of-state buyers looking for a second or third home continue to be our number-one buyer. The majority of them are coming from California. Approximately 50 percent of the buyers we work with are looking for a combination of a country club community and a home in close proximity to their club of choice. In North Scottsdale, we have so many excellent choices for these buyers. Most of the country clubs have been going through exciting renovations with more of an emphasis on fitness, health, and wellness components for their members in addition to golf. (See the article on page 16 and the graphic on page 86 of this issue for details on the different country club communities available in North Scottsdale and give us a call so we can guide you through the selection process.) New-build homes are continuing to sell well. Everyone loves new, but there is a premium to pay for it. Of course, the best lots and homesites in Scottsdale are in established neighborhoods. So, if you don't mind doing some remodeling, the resale market is a great alternative and can be a very smart investment. As for sellers, we are seeing homeowners looking to downsize, or “rightsize.” Rightsizing is the process of moving to a new location with perhaps similar square footage to one's current home but a totally different lifestyle. Most often, it's someone leaving a single-family detached home with expansive outdoor areas and moving to a high-rise such as the new Icon at Silverleaf or Optima near Scottsdale Quarter. These homeowners have typically been in their homes for 10 to 15 years and find they no longer need as much space and want less upkeep. As we look towards 2019, I’m anticipating the North Scottsdale real estate market to continue its robust sales. However, the fewer amount of homes for sale should begin to make a more meaningful impact on rising home values. The price to own has increased year-over-year due to rising home prices and rising interest rates. Although it may affect some buyers’ ability to purchase, the strong economic performance – low unemployment and increased portfolio wealth – should more than compensate.
