CULTIVATING CULTURE OF WELLNESS THE GROVE EXPANDS REACH WITH ELKHORN LOCATION In just under five years The Grove Juicery + Wellness Café has expanded its offerings with a vast lineup of plant-based products, a subscription service, and a host of events and partnership opportunities. Its latest achievement has come in the form of a new space in Elkhorn. Indicators of growth are not limited to brick and mortar as the Omaha-born business makes a big splash in the wellness products marketplace — though owner and founder Meghann Schense noted that expanding into multiple locations was always “part of the plan.” “I am always thinking about the best way to grow our business through all our channels,” she said, referring to its online presence, wholesale programs and partnerships. In fact, this strategic front came as a silver lining when the business had to make a shift in 2020. “Pivoting and surviving COVID is one of the biggest challenges we have faced to date; we were just over a year in business when COVID hit,” she recalled. “I really had to put my head down, restructure and restrategize, again and again, to make sure we would be able to come

out on the other side.” While this did delay The Grove’s growth trajectory, it allowed for “a focus on creating multiple sales channels, ultimately making us a stronger business.” In all, the business’s lineup is vast. It spans an array of juices and wellness shots, plant-based milks, a range of wellness and detox cleanses, coffees and teas, power smoothies and plant-based superfood bowls, bites and toasts. Numerous add-ons have specific functions, such as superfood and adaptogen blends to support immunity and stress relief, skin health, and improved energy and endurance. Ultimately, changes driven by crisis also led to what would become The Grove’s second location. “During COVID, one way we pivoted — like a lot of restaurant businesses — was into delivery,” she explained. “We found ourselves out in west Omaha, Gretna and Elkhorn daily delivering orders. So, when it came time to look for our second brick-and-mortar, it seemed like a no-brainer to come out west.”

MEGHANN SCHENSE, FOUNDER, THE GROVE JUICERY + WELLNESS CAFÉ While she said finding the right location “took some time,” it ultimately landed at 18101 Chicago St. in the West Dodge Hills development. “It was important to me to somewhat anchor both ends of this sprawling city,” she said. The location, which opened in November, has been warmly received. “Downtown we are surrounded by local food businesses, whereas out west we see a lot more chains,” she said. “People with their livelihoods here are so happy to have more local, healthier, fresher food options close by.”

“This is definitely one of our busiest times of year,” she stated. “I personally love the fresh start of a New Year and the possibilities that come with a clear perspective.” She referred to an abundance of promotions, specials and CONTINUED

Fresh Start Meets History

And, while its flagship, Grove Downtown, may not be the new kid on the block, Schense said it will always have a special place in her heart. “Growing our small business in a 100-year-old building, in a developing neighborhood, I was well aware we were a destination spot,” she said. “So, creating an inviting, inspiring space that has become so loved and enjoyed by customers in Omaha and beyond is a wonderful feeling.” Schense said they plan to grow the space at 2401 Farnam St. — and its community — for years to come. For the near term, the team is focusing on the New Year.

The Grove also offers personalized events for celebrations and company meetings alike, and wholesale program and partnership opportunities. “We love partnering with local businesses,” Schense said. “Companies have brought us in to do tastings, create custom labels and juices for special events, cater employee and customer appreciation days, and have added our products into their cafeterias for healthier food options for employees.” More than anything, Schense said she has learned this feat is truly a “labor of love.” “Because owning and operating a restaurant, or two, is not easy,” she said. “I am so proud of the food we make every day.” She said the team has worked hard over the years to do “what we do best,” while noting that they refined and developed juices and plant-powered menus that distinguish not just locally but on a national level. “Every ingredient and recipe has been carefully crafted and designed to optimize individual health and the health of our community, allowing us to function at our highest level,” she said. “The power of good health, at the end of every day, is our most valuable possession.”

The commercial real estate industry, notably office space, had a rocky 2023 due to the rise of inflation and interest rates. As professionals from retail to warehousing look for better things ahead – the question is, how long is the wait? Regi Powell, commercial sales director with PJ Morgan Real Estate, echoed a refrain familiar to many in the industry with one word, “challenging.” “In 2024, I think there will be challenges for investors who paid top dollar for a property at a low interest rate and now face a loan adjustment,” Powell said. “This should create some opportunities not seen for a while in the market. I expect most of this to come in the multi-family sector.” The prevailing sentiment runs along similar lines: high interest rates have had multiple detrimental effects on the CRE market as owners struggled to finance projects, causing shortages in some

Yet just as prevalent is the optimism within the CRE industry that the worst is behind them. “The market believes there will be improved interest rates, which should help the CRE market,” Powell said. “It will also help the sales prices on a property be more in line with projected incomes. Multi-family will see extra supply in available rental units in the short term and this should slow rent growth, which has outpaced most of the country over the last year or two. Retail and industrial will be playing catch-up on the supply side.”

“Also, interest rate increases slowed otherwise interested buyers, although rates have come down some which is great. Lower interest rates are a cause for optimism. Problematic is the concern from many regarding the economy and high inflation that would continue to slow the commercial real estate industry, although I personally believe it will get better.” Jared Froehlich, commercial real estate advisor with NAI FMA Realty in Lincoln, broke down the office market situation further, saying lower-graded properties are likely to experience a particularly rough year. “Class B and Class C office space will continue to be a problem across the country,” he said. “These property types have been struggling and will likely continue to struggle to attract tenants. Companies needing office space are seeking out the nice, new Class A office with the best amenities. “Furthermore, many office users have downsized their office needs and as those lease expirations have been coming up, we are seeing office relocations. Over the past few years, we’ve seen a trend where office users are moving away from the downtown markets and are moving toward suburban markets. We’ll likely continue to see that trend.”

Short on Space

Kristi Andersen, vice president with CBRE, said within the leading CRE sectors – retail and industrial – the market is suffering from a lack of new space, again, hampered by financing of development. “Retail and industrial markets will continue to be tight and premium space will be hard to find as new retail construction is not keeping up with the demand,” she said. “The industrial vacancy rate remains below 2%, but there are currently nine additional CONTINUED

industrial properties totaling over 1.5 million square feet under construction and expected to deliver in 2024. “On the retail front, consumers are demanding more ‘eatertainment’ options and local developers are delivering. New putt-putt golf, pickleball and other concepts have recently entered the market, with more coming.” Anderson said the challenges in the local market are relative, however, and overall Omaha is doing much better than other parts of the country. “If we compare Omaha to other commercial real estate markets, I would give us an A,” she said. “We continue to outperform most other parts of the country and remain resilient.”

Give and Take

The situation leads many building owners to think and act differently in positioning their properties to attract and retain tenants. “Class A office owners are betterpositioned due to the lack of new construction in that sector,” said Chris Mensinger, senior vice president with Colliers. “Class B office buildings with large floorplates typically used as call centers have historically been a strong market in Omaha. Many of these users now have lower square footage needs since the movement towards hybrid work environments. “Owners of these buildings in the past had been concerned

about demising floors for small users. The owners who have been willing to do so have had more deals in the last year as we see smaller users locking in that rental rate. I think that trend will continue in 2024.” Landlords are also looking to tenants to do more to help offset the costs of enhanced amenities or other concessions. “While tenants’ needs may have changed over the last few years — figuring out their square footage, a change in floorplan

Reason for Optimism

Between the pent-up demand and economic markers nationally, the planets in commercial real estate appear ready to align. “The main reason for optimism is what I’d call a new normal being established,” said Alex Epstein, executive vice president of

Health care can’t be dynamic without creative solutions. No one knows the better than Midlands organizations. New and innovative ways of delivering care are Kara Tomlinson’s bread and butter – in fact, they’re present in her title as Nebraska Medicine’s executive director of system care delivery and innovation. “We are shifting our focus towards a health care landscape that is forward-thinking, patient-centered and resilient by creating an Innovation Design Unit (IDU),” Tomlinson said. Designed to “reimagine health care from the ground up,” Tomlinson described IDU as an active, inpatient care environment to design, test and scale new models of care, innovative technology and facility design. When asked about innovative solutions in the works over the past year, Tomlinson referred to virtual nursing to address the projected shortfall of 5,435 nurses by 2025 (via Nebraska for Nursing stats). “Virtual nursing provides additional opportunities for nurses who are considering leaving the bedside, retiring, or those considering leaving the profession by employing them as virtual resources,” she said. Several patients are monitored remotely, while support and expertise are also provided to the bedside nurse. “Anticipated outcomes include higher nurse job satisfaction

and improved morale, reduced fatigue, improved workforce engagement and improved patient satisfaction,” Tomlinson noted. She referenced major related investments in tech and hardware; a platform integrated with high-def cameras and audio for twoway communication and Zoom capabilities that enable viewing of detailed info. Advanced features include predictive modeling to anticipate potential risks. Nebraska Medicine Government Affairs Director Tiffany Seibert Joekel looks at health care workforce challenges through the lens of state and federal legislation. “Enhanced access to care through telehealth during the pandemic has substantially changed the way care is delivered, and legislation to increase access to telehealth care will continue to change the health care system,” she noted. “There will be a continued focus on reimbursement policies to ensure financial stability for health care providers, as well as a focus on the value and quality of care.”

Caring for Complete Needs

Physicians, nurses and clinicians have also been stretched due to the “triple threat” of influenza, RSV and COVID, according to CHI Health President Dr. Cary Ward.

Ward also said CHI Health is expanding telehealth services for several areas of specialization. “When done correctly, it is a big patient-satisfier with no reduction in the quality of care,” he added. Resources are being added to its transfer center to ease the process, while Ward noted the organization is actively exploring cost-reduction measures; for instance, performing services as appropriate at ambulatory surgery centers. Building upon its time-tested AI programs, Ward described how a new “patient no-show model” analyzes patients’ appointment histories. “If we can predict that, we can contact them ahead of time to maybe identify a barrier of why they might not show up to an appointment,” he said. Last but certainly not least, Ward referenced how telehealth is reducing the stigma around mental health by allowing patients to receive care from the comfort of home or anywhere they use a device. Additionally, CHI is actively placing mental health experts in primary care clinics as an integrated approach to reduce emergency room visits and expand collaboration. Joel Tremblay, president of Medical Solutions, said the staffing company is at the intersection of health care and staffing/talent needs. “The pandemic, paired with the increasing health care staffing shortage, has led many health care systems to seek more holistic staffing solutions, rather than quick-fix options,” Tremblay said. In response to the shift, his firm has evolved to provide “total talent management solutions” in addition to travel staffing services – a feat accomplished by combining services with strategy and technology, offering organizations what he called “more channels of talent, better insights and more control.” He also noted how artificial intelligence-powered algorithms have “significantly improved” both the accuracy and speed of diagnoses, which helps providers to care more precisely and efficiently. Tremblay, too, referred to virtual nursing as a significant innovation over the past year. “These platforms not only alleviate the burden on in-person health care services, but also facilitate continuous care and support for patients, especially those managing chronic conditions,” he said. A critical lesson of the pandemic, Tremblay said health care is also prioritizing mental health services. He referred to investments in resources such as counseling services, peer support networks, and stress management programming.

“We are constantly assessing the effectiveness of our staffing strategies and adjust our practices and offerings to align with changing health care needs,“ Pittman said. “We understand that what may have worked well just a few years ago may no longer be effective.” She noted how employee referrals are the health system’s No. 1 source of new hires. As the health care landscape has evolved, Nebraska Medicine Vice President of People Operations Katie Beach said Nebraska Medicine has expanded relationships with university partners and leveraged new job-seeker platforms and outreach to former employees. “In addition, we offer a variety of sponsorship programs to support staff and external career changers to help them gain the necessary education and credentials to pursue a career in health care,” Beach said. She also referenced partnerships with high school academies and community alliances to engage with young adolescents as well as career changers. “These partnerships are also critical to breaking down perceived barriers of access to health care career opportunities,” Beach said. Retention efforts span leadership development and work culture, to professional growth and competitive rewards. Ward said its Midwest Internal Travel Program and regional float pool have converted many travel nurses and staff into CHI Health employees, with staff still traveling only within their footprint. And, as of January 2024, nurses in its Virtual Integrated Nursing program with charge management experience can remote video into CHI Health Lakeside, CHI Health CUMC-Bergan Mercy and CHI Health Immanuel to assist bedside nurses with admissions, day-to-day operations, rounding and discharge. As the cost of college/medical training feeds into staff shortages, CHI Health offers reimbursement programs and partners with nursing schools on scholarships in exchange for work commitment. Ward noted how its partnership with the Latino Center of the Midlands Siembra Salud program exposes Latino and Hispanic students to shadowing and internship opportunities in the field. “Students who are interested in taking the next step can apply for the CNA career ladder program,” Ward said. “Through

this program, CHI Health will pay for tuition and fees, including textbooks, scrubs and other expenses, as well as state certification fees in exchange for a minimum of one year of employment.” Medical Solutions is investing in technology like ciro, a platform with customized tools such as ciro clinician – supporting professionals’ ability to keep up with day-to-day assignments. In 2024 and beyond, Tremblay said it will use generative AI in its technology to improve efficiencies and create smoother processes. He furthermore indicated onboarding processes assist with hiccups that clinicians may encounter, while also noting how recruiters engage with clinicians to offer guidance, support, and ensure a positive experience. “Our clinical operations department … provide invaluable advice and expertise on recruitment, retention and pipeline development strategies,” he added. He emphasized the staffing shortage was present before COVID19 reached its peak, conditions presented during it increased burnout, early retirements, and exits to other industries. “The pandemic intensified a shortage that already existed, but other factors contribute to the availability of health care workers; for example, the time it takes to educate and train professionals such as nurses, physicians and specialists affects availability,” Tremblay said.

Improved health and lower insurance claims are certainly some of the more obvious benefits of wellness programs, but a higher return on investment can come with a more satisfied workforce. In order to improve morale, the employer needs to go all-in. “The thing we find is it’s important for employees to see there is a buy-in from their employer, that their employer is invested in their wellness,” said Kris Huie, director of business services with YMCA of Greater Omaha. “Especially with a place like the YMCA, where we are more than just a gym, we are a family, community organization. When a company offers a specific benefit like the Y, they give the employee a place they can take their entire family and provide a community to go to outside of work.” Huie said companies with successful programs tend to share

certain characteristics, such as internal wellness committees. “Wellness committees, either large or small, help put together ideas and plan activities,” she said. “It doesn’t have to be a big, huge production. A company that I spoke with the other day put together different challenges, tracking how much people are walking throughout the month or tracking how many times employees get outside and get active. It can be simple or it can be something a little bit more complex like hosting a challenge between work groups which is all about having some fun and some competition.”

We can then provide those resources, that education, that support to engage the employees and we also incentivize them as well.” Kahnk suggested any company of any size that launches a wellness program should strive to be a partner in their employees’ health and wellness as much as possible. “We don’t want to be telling our employees ‘Here’s things that you have to change,’ or ‘These are goals you have to set,’” she said. “We do assessments to show them where they’re at and then steer them toward resources, whether it’s a tobacco cessation program or weight loss resources or mental well-being. We also have those fun components such as step challenges; most people thrive on community and that’s friendly competition.” William “Buddy” Goodenkauf, occupational health and wellness manager with Fit For Work offered through Madonna Rehabilitation Hospitals, said a new wellness program doesn’t have to be complicated or follow one certain model to make a difference in workers’ lives. “Anytime you start looking at wellness, it’s important to look at wellness with a holistic approach,” he said. “Most people look at it as just fitness and nutrition and they get caught up in chasing gym memberships or how to eat healthy ignoring that a lot of wellness comes from sleep habits. At Madonna, our specialists provide education on economic wellness, sleep, and stress management in addition to fitness and nutrition.” Goodenkauf added that while there are long-term payoffs to a wellness program, management can’t assess it like other investments. “From a CEO perspective, it’s hard to look at it just from ROI because there’s usually an investment up front,” he said. “The investment pays off in savings through health insurance, less sick time taken in PTO. I think that’s what’s important for C-suite executives to look at, the downstream effects on employees.”

Don’t Overlook the Obvious

Lori Thomas, director of workplace culture and wellbeing with The Wellbeing Partners, recommended beginners start small and expand over time. She said there are plenty of simple things that companies tend to overlook when considering wellness. “First and foremost, look at environmental wellness,” she said. “Think of the work environment – is there clean air? Is there lighting? Is it noisy or too cold? Do they have all the proper equipment they need? That’s an area so many businesses don’t associate with wellness when really it’s such a huge part of it.” Thomas also suggested looking for opportunities to marry wellness with other employee activities, getting extra mileage out of time and money invested, such as supporting a nonprofit by participating in a fundraising walk. “The companies that do this best are ones that integrate it into the core of what their organization is and does and it doesn’t

Knaub brings more than twenty years of technology leadership to WoodmenLife working in multiple capacities for other Omaha-based companies.
