WHO’S WHO IN LOCAL BUSINESSES

Daniel J. Ferris, CEBS

SENIOR VICE PRESIDENT, FNIC EMPLOYEE BENEFITS

HOMETOWN: OMAHA, NEBRASKA

Trade your expectations for appreciation and the world changes instantly. - TONY ROBBINS

What’s your Personal Motto? Be kind to everyone, you never know when you will see them again (respect will get you far now and in the future). What was your first job? Peony Park swimming pool, 1974. It was $1 an hour but what a place to work for a teenager! Biggest career break: Starting the Employee Benefits Division for Grace Mayer Insurance Agency and being part of the ownership team who grew the agency and sold to Gallagher. A Mentor who has helped the most in my career is: Friend and mentor Jeff Layman of Fallon NFP in Atlanta. Demonstrates the ability to deliver to clients, work hard and reap the rewards that follow. What is something you believed early in your career that you don’t believe now? Employer based health care is a dying industry. There will always be some form of employer-based health care as our federal

budget will never afford what Americans really desire. What career advice would you give to your younger self? Eyes wide open, listen more than you speak. Watch people, especially those you admire and find out what makes them successful. What got you interested in your current field of work? Ironically, my No. 1 goal in 1984 was to find a job that would move me out of the comforts of my hometown in Omaha and offer experiences in other parts of the country. I quickly learned the employee benefits industry was diverse, emerging, and full of opportunities. I was asked where I wanted to start my career, my choice was the cool climates of Portland, or Seattle (but they sent me to Atlanta). Looking ahead, what are the greatest challenges you face? The cost of health care is an enormous challenge for all Americans. The solutions require innovation and a willingness to change by everyone. Encouraging employees to accept new ideas and adapt

to a changing health care system is a challenge but rewarding. What have been some of the most memorable/ unusual projects you’ve been involved in? Insuring the reporters of CNN during the gulf wars in Baghdad and El Salvador. If you could instantly acquire one skill, what would it be? Master the world of big data, information, and the cloud, leading to better work life and personal efficiencies. Favorite cause or charity and why? Rotary International Student Exchange. Bringing international students to Omaha to exchange ideas and experiences with the students and families in our community.

COMMUNITY RALLIES AROUND LOCAL BUSINESSES BY BROOKE STRICKLAND | PHOTOGRAPHY BY DEBRA KAPLAN NANCY WILLIAMS, CO-FOUNDER, PRESIDENT & CEO, NO MORE EMPTY POTS

There’s nothing like the state of Nebraska. Residents say its hometown feel is something that can’t be found anywhere else in the world. Its wide-

open spaces, genuinely friendly folks, supportive business landscape, and lower cost of living are just some of the reasons why people love living and working here.

The History

In March of 1867, Nebraska was officially added to the Union as the 37th state. Homesteaders began settling into

the state around that time and because of its incredibly rich farmland, people of all kinds began building their lives and businesses here. The unique combination of entrepreneurship and modernization in Nebraska is something that continues to remain steady. Today, Nebraska has distinguished itself as a leading grain-producer, with a variety of bountiful crops like corn and wheat, and the manufacturing industry has also become diverse. Pharmaceutical companies, meat-packing centers, technology companies, auto accessory producers, and other companies have been able to build successful businesses here throughout the years. At the same time, small businesses are thriving, too. Marketing firms, creative agencies, local mom-and-pop retail shops, and everything in between are all part of Nebraska’s charm.

Event Vesta, shared that the communities in Nebraska have played a crucial part in his company’s growth and he believes that they wouldn’t have been able to replicate that sense of support anywhere else. “Entrepreneurship and innovation have been in Nebraska’s spirit from the beginning, starting with people moving here in pursuit of a better life, through the pioneers of business, technology, and medicine that we see shaping our community — and the world — every day,” Prystai said. “I would say that there is no better place to start a business than Nebraska because of the community support you see for local businesses, the amount of hardworking people, and the ability to stretch your limited resources extremely far here.” “Nebraska is incredibly supportive of its entrepreneurs,” said Colin Nabity, CEO and co-founder of Breeze. “Companies and entrepreneurs support each other and root for one another. We’re all proud to be representing Nebraska, and we all keep it as an integral part of our respective identities.” Even as the business community continues to face uncertainty due to the pandemic, business owners believe that the community’s care and support of businesses big and small is what allows for a continually thriving community. Katie Lakin, owner of Little Mango Boutique and co-founder of A Local Collective, which helps connect small business owners through networking, education, and events, explained that their goal is to amplify the voices of small shops around Nebraska. “Overall, we are in a scary time with perhaps more uncertainty than ever before,”

she said. “However, one thing we’ve seen is the people of Nebraska rally around small businesses during the past few years. “In our communities and throughout the state, small businesses seem to be well received, many people want to shop small before choosing some of the bigger box businesses. Nebraskans are very resilient and seem to pivot well when taking into account the status of our state and nation.”

Nebraska’s Opportunities Abound

No More Empty Pots, an organization which was founded by four friends in Omaha who wanted to help provide more support for urban agriculture in addition to opening a commercial kitchen for shared use, has been able to make an intergenerational community impact since opening 13 years ago. So far, it has helped connect groups and individuals through advocacy and action, ultimately addressing regional food security and economic resilience of communities in the state. “Nebraska is full of opportunity,” said Nancy Williams, co-founder, president and CEO, of the organization. “It has opportunities to grow, learn and progress as many Midwestern cities. There is a combination of intersecting resources that has the potential to catalyze transformation in unfathomable ways. “Businesses engaged in and ushering in this kind of change have the potential to amplify innovative and creative solutions. Nebraska is unique in the vast number of Page 7 • February 25, 2022

resources and opportunities available to fully realize the potential of the people and sustainable, replicable and viable solutions.”

Nebraska’s Business Landscape

Nebraska is made up of more than 77,000 miles and while much of that is spread out, the communities within that space are tight-knit and proudly unite in support of one

another. This is not just true for individuals and families, but it’s especially true when it comes to businesses and organizations that have put down roots in the state. Nabity said Omaha is home to a lot of insurance talent. For Nabity, it made sense to build and scale the company — an insurance technology business headquartered in Omaha’s Aksarben neighborhood — here before taking it national.

“While we are a hybrid team with great employees from coast to coast, most of our employees are based right in Nebraska,” he shared. “An important part of our mission is to keep the best talent right here in the state of Nebraska.” While some industries in the state are having difficulty — mainly due to the pandemic in the last few years — the current climate for business owners is generally healthy and quite strong. “The current climate is very good for business owners in Nebraska in certain sectors. There are some industries that are struggling. And there are some that have ample opportunities and not enough workers or businesses to handle the demand. Find the need that you can uniquely serve profitably, devise a plan and get after it,” Williams said. Dave Lakin, CEO of VirtuActive agreed, saying the climate for businesses in the state right now is very strong. “Most peers I know that own businesses are all experiencing growth at this time,” he said. “Growth, especially rapid growth, presents its own challenges, but they are positive ones and is a reflection of the overall climate in Nebraska.” Dave Lakin, whose company drafts and designs new construction homes, remodels, additions, and basement finishes using 3D software, believes part of the reason for Nebraska’s growth and successful businesses in the area is due to the state’s lower cost of living. Another positive benefit, he noted, is that it has also been named a popular place to raise families. “One of the greatest parts about being in Nebraska is the cost of living. I think that the affordable cost of living, excluding property taxes, has had a large part in helping VirtuActive grow so quickly these last few years. Many people have moved from the coasts to the Midwest, with Nebraska being one of the most popular states to relocate to,” he said.

Page 8 • February 25, 2022

“Fortunately, this has only led to growth within our industry. The affordability of living, the cost of building space in Nebraska versus the coasts, and the Midwest work ethic and values of the people are why, I believe, more and more companies are having success here and expanding or relocating here. You tend to get the ‘best of both worlds’ in Nebraska — stay in the cities for a faster paced lifestyle or move out west for a slower, small-town experience. Which is what makes Nebraska such a great place for our company, we can help people no matter where they are, design their dream home.”

Uniting Aspiring Business Owners

There’s no doubt about it: taking the leap to open a business or launch a product or idea that you have been sitting on is scary no matter what state you live in. Business ownership is complex and requires dedication, passion, and an unwavering commitment to weather whatever storm comes your way. But, in Nebraska, new business owners or entrepreneurs have access to a community of people that are there to support them. While it may not be realistic for people to shop small all the time, the ‘shop local’ trend is something that many Nebraskans have committed to for the most part. This is good news for people looking to build a successful business. Jill Dudzinski, owner of Hello Ruby and co-founder of A Local Collective, Recommended that Nebraskans continue to make a conscious effort to support their local businesses not only with dollars, but with their words. “We encourage people to use the 80/ 20 rule,” she explained. “Try to be cognizant about your spending and try to focus 20% of your spending on small businesses. That’s it. When we are more intentional with how we spend our dollars and make sure to support local, small businesses, we can make a difference.

BUSINESS JOURNAL When we recognize, honor and engage our unique talentsMIDLANDS and strengths… we demonstrate that even though Nebraska may not be for everyone, it is a special place that Nebraskans call home.

- NANCY WILLIAMS, CO-FOUNDER, PRESIDENT AND CEO, NO MORE EMPTY POTS

“Also, remember that supporting small business doesn’t always have to cost anything – sharing a business by word of mouth is huge. Or when you’re scrolling social media, take a quick second to engage with the small businesses you follow — likes, comments, shares — they cost nothing, but they help small businesses more than you know.” For aspiring entrepreneurs or business owners who are considering opening a company, Williams said, “If you have vision and can visualize it, are clear about your ‘why’ for doing it, have the numbers to support it and a champion to help you build it, then go for it. The only thing that you have to lose is time in actually getting to the real problem that you are here to solve.” Nabity made it simple: “I would say go for it! Nebraska is a great place to launch a business. And if you do go for it, become involved with the Nebraska-business community, because there are so many helpful people and resources out there that are willing to help you grow.” Prystai reiterated the importance of surrounding yourself with a supportive community of like-minded people that want to see you succeed. “There’s nowhere else in the world where you can meet with the founder of a $1 billion valuation company for coffee, and the CEO of a Fortune 500 for lunch, and a fellow entrepreneur for dinner and all of them are willing to selflessly help you because they believe in supporting our community,” he said. “I’ve been in other startup ecosystems and never seen anything like that before.”

There’s No Place Like Home

The beauty of Nebraska is unmatched and for many people, it is a place that they love calling home. The people that make up this wonderful place will continue to be the driving force behind Nebraska establishing itself as a place of connectivity and economic growth. “Small business ownership is hard. It can be scary, because often you are on your own or have a very small team and it’s a financial commitment that takes a lot of time to build your business,” Dudsinski said. “But if you believe in what you can provide, you absolutely have to take the risk. The risk most often outweighs the reward. “But be smart and realistic about it — it’s going to take time, it’s going to be hard, but it’s also so rewarding and fun when you’re doing something you love. Have a business plan, make sure to understand the state and federal requirements for starting a business, find business confidantes (even if it’s not in the same field) that you can bounce ideas off of, and involve yourself in your community — personally and in business.” “Nebraska’s demographic is changing, as is most of this country,” Williams said. “When we recognize, honor and engage our unique talents and strengths for our collective good, we demonstrate that even though Nebraska may not be for everyone, it is a special place that Nebraskans call home. Nebraska still represents potential.”

INVEST EARLY, BUILD FOR THE LONG HAUL

FINANCIAL ADVISOR, MOREY & QUINN WEALTH PARTNERS

Although some investors seek out “get rich quick” investments, the best way to build wealth continues to be investing for the long haul. Katie Bruno, financial advisor with Morey & Quinn Wealth Partners, said she is seeing a trend toward the incorporation of cryptocurrencies and crypto assets into investor portfolios. “There are more than 75,000 different cryptocurrencies on the market,” she said. “We’ve seen these assets grow at a rapid pace in recent years. “I think a lot of retail investors are

looking for exposure to cryptocurrencies, but they really do not understand what they own. Because of this, I think there is a substantial amount of risk in the digital currency market, and we will likely see more regulation and government policy around cryptocurrency.” The financial industry is seeing a movement toward greater use of technology — like artificial intelligence and robo-advisers — in delivering service to clients, according to Brian Moreland, senior vice president of marketing and sales for Core Bank’s private client group.

A robo-adviser is a technology platform where individuals sign onto a system and fill out a questionnaire. Based on the outcome of the questionnaire, the robo-adviser recommends stocks to invest in and suggests an allocation that is appropriate for the investor. “I think it’s important that we employ technology but more from a service standpoint,” Moreland said. “Our clients are looking for us to provide them with advice, and that’s difficult to do when you rely solely on technology. I think there’s a balance on what we call high-touch and

high-tech. We can’t really understand our clients and help solve their issues without one-on-one conversations with them.”

New Regulations

The infrastructure bill passed in November 2021 included a set of new reporting requirements for cryptocurrency transactions. The anti-money laundering requirement to report transactions in excess of $10,000 to the IRS was amended to include digital assets. This will take effect on Jan. 1, 2023. Starting in 2022, cryptocurrency

investors are required to report their taxable transactions involving digital assets to the federal government on their 2021 tax return. The bill included a tax reporting provision that goes into effect in 2024, requiring cryptocurrency brokers to report cryptocurrency gains in a 1099 form. “Another piece of legislation that’s out there regarding cryptocurrencies, but has not been passed, is to impose wash-sale rules on currencies and digital assets,” Bruno said. “The Wash-Sale Rule states that if an investment is sold at a loss and then repurchased within 30 days, the initial loss cannot be claimed for tax purposes. This means that you cannot buy back the same cryptocurrency after selling at a loss.” New IRA regulations went into effect on Feb. 1, which require transfers out of a retirement plan or from one IRA to another IRA to have certain disclosures and processes involved in determining fees and how they benefit the client. “I think the focus is for firms that don’t provide advice under a fiduciary capacity,” Moreland said. “For [some] organizations it could be a substantial difference in the way they conduct business. From our standpoint [as fiduciaries] it is more inconvenient for the customer and more paperwork involved to transfer client assets over.”

to work, the more time they have for compound interest to work in their favor and the more they can expect to have later down the road. “The easiest way to start investing is to participate in a retirement plan,” Bruno said. “Many employers offer a retirement savings plan and several of them will

provide a match to your contributions. Whatever the match is, it amounts to free money added to your retirement savings, so it’s best not to leave it on the table.” Moreland said, “We encourage people to have six months of expenses socked away for liquidity purposes, but in the current inflationary position and with

Building Wealth

The first step the average person can take to build wealth is to manage and control their debt. “Managing your debt starts with rewiring how you manage your money and everyday spending and being selective about how you use credit,” Bruno said. Build savings, not only for short-term goals, but for long-term investing. Treat savings like a bill by automating and having money go to a separate account every month. “The best way to make sure that you actually save is to set that money aside before you even have a chance to spend it,” Bruno said. “No matter how much you save, look for ways to increase your savings over time.” Investing can be one of the most powerful ways to build wealth for the long term. and plan to invest over 15, 20, or even 40 years. “If you stick with it and are appropriately diversified and allocated, you’ll come out ahead, and you’ll beat inflation,” Moreland said. Although it may be tempting to go for the quick buck through bitcoin or the latest trading methods, it’s best to invest for the long haul. It’s also important to be properly diversified, have an allocation

that’s comfortable, and avoid becoming emotional when buying or selling. “When the market’s down and everything seems to be coming apart from a financial perspective, it’s not a time to get panicked and sell your assets,” Moreland said. “Work with an adviser, understand your long-term goals, and rebalance according to what the market gives you based on what’s on sale.”

Careers

To help students prepare for a career in finance, Metropolitan Community College offers the CFP-Board Certified Financial Planning Program and the AFCPE Approved Financial Counseling Program, according to Applied Finance Institute Program Director Ashley Peters. “Among the certifications in the finance industry, the CFP and the AFC are the gold standard,” she said. “We offer a Financial Counseling Career Certificate and a Financial Planning Certificate of Achievement. Most students believe both programs are essential to building knowledge and skills in finance and want to ensure the best possible experience for their clients.” Most students complete both programs simultaneously over the course of one

to two years. Upon graduation they will have opportunities to work for nonprofit organizations, broker dealers, banks, credit unions, or even open their own financial planning and counseling firms. The University of Nebraska at Omaha has three different majors in the area of general finance, according to David Volkman, chair of the department of finance, banking and real estate in the College of Business Administration. UNO’s undergraduate major in investment science and portfolio management, a four-year degree, offers a number of classes that will help students embark on careers in financial consulting. “We have a class that helps them prepare for their SEI exam,” Volkman said. “When students come out, they’re prepared to sit for the SEI exam. We also have a chartered financial

analyst course that will help students prepare for their CFA (chartered financial analyst) exams, the premier designation for investment managers.” UNO also has a course called Principles in Investing that gives students the foundation of learning about investment, such as how to value and analyze a stock,

SMALL business SARAH RASBY, CO-OWNER, SUB GURU (PHOTO COURTESY OF SUB GURU)

Revolutionizing Fitness Studios SUB GURU HELPS STRUGGLING STUDIOS WITH APP As Sarah Rasby juggled being co-owner of a yoga studio, yoga instructor, and the mother of two children, the little “hacks” that helped her save time amid competing demands would eventually blossom into Sub Guru, an app-based business that is changing the way studios manage their operations. “One of the major issues that always needed my instant attention was the instructor’s sub situation process,” Sarah Rasby recalled. “Yoga instructors needed subs often because so many of them teach part time. One evening, I had the idea to streamline the instructor substitution process through an app.” Sarah Rasby said she surveyed boutique fitness studio owners and instructors. From these personal conversations, she discovered the sub process was a “real problem for studios.” “So, I put a business plan together, partnered with a local developer, and found a seed funding grant,” she said. “I also orchestrated a group of colleagues and friends who had their own startup companies and leaned on them for advice.” Today, as CEO, Rasby runs the business with fellow co-founder, COO and sister-in-law, Andra Rasby, who also happens to be a former Division 1 athlete and certified yoga instructor.

“Sub Guru is innovative,” Andra Rasby said. “Nowadays there is an app for everything you do in life — from ordering groceries, to logging miles — you can find what you need right on your phone. Sarah and I could not find an easy solution to streamline finding coverage within the fitness industry. “Platforms we found were for big companies that cost a lot monthly and were not specific to the boutique studio owner.” The platform they created is designed to save both time and stress, as well as money. “Studio management and instructors can easily open the app on their phones, find the class they need covered and submit the request,” she added. “Sub Guru then notifies the internal qualified instructors and management approves.” In fact, Andra Rasby noted that some clients are saving 10 to 15 hours each week while using Sub Guru. Furthermore, she characterized Sub Guru’s platform as much more advanced than earlier tools used by the industry. “Many studios use text messaging, emails, phone calls and Google forms, which aren’t always organized, nor do they reduce human error,” Andra Rasby explained.

Yoga instructors needed subs often because so many of them teach part time. One evening, I had the idea to streamline the instructor substitution process through an app. - SARAH RASBY, CO-OWNER, SUB GURU

“With Sub Guru,” she continued, “instructors are held accountable for starting the process, while management stays informed. Staff can chat in-app and once a sub is approved, the studio schedule is automatically updated.” Chat also represents its newest feature, launched a couple of months ago. “[Chat] has been a great addition to SG,” Andra Rasby said. “Now, staff can chat about their classes with their subs, and they can add a link like a playlist if they need to. This eliminates the outside text messaging and keeps all conversations within the app.” When asked about potential changes on the horizon, the owners said that they are researching other industries that Sub Guru could work within and that could leverage the ease of the app. At the time of this writing, the Lincoln-born business boasted fitness studio and gym owner clients with one or more locations. “At first, we knew the need for Sub Guru would be focused on the momand-pop studios,” Andra Rasby said. “But, as we grew and as the industry has grown, we have seen Sub Guru is needed in all types of studios/gyms – from big franchises to one-location studios/gyms.”

Needed Now More Than Ever The concept is rife to resonate in these pandemic times. Andra Rasby recalled how, as a startup, they had “a lot of momentum” in January 2020. “Then, boom, all your clients pause their subscriptions,” she said.

Grant money, courtesy of the Lincoln Partnership for Economic Development’s Launch LNK program, helped keep Sub Guru afloat, and allowed them to add features. Andra Rasby also said they were able to hire a second contract developer due to these monies. “I don’t think we would have made it out without LaunchLNK,” she said. After following @Startuplnk on social media, they decided to apply for the $25,000 grant and mentorship opportunity. Andra Rasby indicated that their story resonates with others. “We are very passionate and genuine women,” Andra Rasby said. “We did our due diligence when creating our company.” And, Sarah Rasby noted, their biggest mission is to support fellow female entrepreneurs and business owners. “We know that it has been tough on our clients,” she said. “We have watched fitness professionals and entrepreneurs have to let go of their business and shift to finding new ideas to get by. It has become a day-byday process.” She added that they are continuously thinking of ways to support thousands of studios and instructors most affected by COVID-19, as well as working on a project to help the most vulnerable populations affected by the virus. “It is extremely expensive to source an honest development company to build a software platform life for Sub Guru,” she said. “We hit many points where we were not sure where the money would come, but we kept the faith and never gave up.”

ADAMS GROWS CAREER IN REAL ESTATE, CONSTRUCTION

We always feel pressure to make sure that we’re performing to the best of our ability. - MARANDA ADAMS, EXECUTIVE VICE PRESIDENT, BLAIR FREEMAN GROUP

As a woman of color in two heavily male-dominated industries, Maranda Adams is a unicorn in every sense of the word. But ever since moving to Omaha from her native Texas in 2017, the MBJ 40 Under 40 honoree has been changing the face of real estate and construction in the city. “There’s not a lot of women in the industry. There are definitely not a lot of women of color in the industry,” she said. “So, when there was an opportunity to start our construction company it was a no-brainer. It was like, ‘This is what we need to be doing. We need to be here, representing this space.’” Adams’ company – Blair Freeman Group – is about as unique in the industry as can be: the only Class A Contractor in Nebraska that’s fully woman- and minority-owned. Even the name of the company, which Adams launched with college friend Ashley Kuhn, is a sly nod to girl power, being a combination of the duo’s maiden names. But, when it comes to getting business done, the only thing that separates Adams from her competitors is her work ethic and drive to succeed. “Blair Freeman came about from a challenging [construction] project that my husband and I had. It was a snow cone shop. It was a commercial project,” Adams said. “That one gave us headaches and challenges that we had to figure out and had to navigate. “It was a project that we felt didn’t need to be as challenging as it did. We felt that there were things that could have been done differently, that there could have been help navigating the process, just so many things that a lot of projects run into.”

Texas Born Adams grew up in Houston where her career started in banking and finance. In 2010, she started a real estate investment company with her husband, Titus, and seven years later the couple moved back to his hometown, Omaha, after being stranded by Hurricane Harvey.

“Our original intention was to move, start a local snow cone business, be here for the summers, enjoy our Omaha family and then go back to nice warm Houston,” she said. “The whole time we were here for the summer, friends and family were like, ‘Stay, stay, stay!’ We were like, ‘Nope. It’s going to get cold here soon. We’ve got to go.’ The day we were to leave, Hurricane Harvey hit.” “We are firm believers that God was like, ‘This is your season to be in Omaha. Just wait for what I have in store for you.’”

Investing in Others That faith was rewarded with a massive project out of the gate for Blair Freeman, and the company hasn’t looked back since. Each day, the company is committed not only to building structures, but building lives as well. “As an entrepreneur you always feel pressure, right? You’re not only supporting your family, but you have employees, you have people who are depending on you. You have so many things,” she said. “We always feel pressure to make sure that we’re performing to the best of our ability, knowing we have a great team of people surrounding us. “So now one of the biggest things we do is we build people’s capacity. We don’t have any intention of anybody coming to work with us and not growing, learning or building their own capacity. That’s one of the biggest things, because somebody did that for us. Somebody took the opportunity to teach and to build us up. We think that it’s only fair to reach back and make sure that our employees are afforded that same opportunity.”

Developing Available Land

INCREASING INVESTMENT, CREATING JOBS, AND GROWING TAX BASE Cohort Announced The availability of land is essential for a community in order to have productive economic development efforts that promotes commercial and industrial growth. The Council Bluffs Area Chamber of Commerce partners with the Council Bluffs Industrial Foundation to help locate and develop land for industrial use. The Council Bluffs Industrial Foundation (CBIF) is a private, nonprofit organization formed in 1954 with the main purpose of developing suitable land for industry in Council Bluffs. The mission of the Council Bluffs Industrial Foundation is to promote the industrial growth of the city of Council Bluffs through the development and refurbishment of land for sale to businesses. Since 1954, the CBIF has developed and sold almost $18 million worth of land to businesses through their efforts to promote industrial growth in Council Bluffs. The CB Industrial Foundation currently owns the South Point Business Park located at South 19th Street and Highway 275. Previous development includes Manawa Business Park located at South 15th and Highway 275. The Council Bluffs Industrial Foundation is overseen by a board of directors consisting of 10 volunteer community members and managed by the Council Bluffs Area Chamber of Commerce. Ron Tekippe currently serves as the chair for the Council Bluff Industrial Foundation. He is also the Chair of the Board for HGM Associates. “Having served on the Council Bluffs Industrial Foundation board for many years, I am honored to have been a part of so much growth and development within our community”, says Ron Tekippe. “It is imperative that these efforts to promote industrial land development continue so that we can grow the tax base of our community, cultivate new investment, and create new job opportunities.” This month (February 2022), the Council Bluffs Industrial Foundation hosted their annual meeting. During this meeting, the board highlighted their accomplishments throughout the past year including the following: • Finalized sale of ground to Mid-American Energy for a new substation. This will benefit additional land for current and future development by meeting electrical infrastructure demands. • Finalized sale and construction of new Dayton Freight distribution center located in South Pointe Business Park.

BROWNFIELDS PROGRAM

The City of Council Bluffs administers the Brownfields Program with funding from an EPA Community-Wide Brownfields Assessment Grant. The funding allows the City to inventory, characterize, assess, and conduct cleanup and reuse planning activities on brownfield sites. A brownfield is a real property for which the expansion, redevelopment, or reuse is complicated by the environmental contamination that is either real or perceived. Warehouses and factories are often abandoned and left uninhabited because the property is a brownfield. An example of a brownfield in Council Bluffs is the former Reliance Battery Manufacturing Company at 813 22nd Avenue. The City is in the

process of cleaning up the site with the intent to convert the property to residential. The building has been demolished, and the City has applied for additional grants to remove and replace the soil. The EPA estimates that there are more than 450,000 brownfields in the country. Since its inception in 1995, EPA’s Brownfields Program has grown into a proven, results-oriented program that has changed the way communities address and manage brownfields. Cleaning up and reinvesting in brownfields increases the local tax base, facilitates job growth, utilizes existing infrastructure, and improves and protects the environment. The City of Council Bluffs has selected Impact7G, Inc. to serve as the qualified environmental professional for the Brownfields Program. Impact7G will conduct Environmental Site Assessments on eligible

properties in Council Bluffs. Beginning with a visual assessment, Impact7G will visit sites to look for indications of potential contamination. If hazards are identified, testing will follow in the second phase of the assessment. Environmental Site Assessments serve as a planning tool for reclaiming the underutilized sites. Information regarding the Brownfields Program activities, public meetings, and community events can be found at councilbluffs-ia.gov/ brownfields. Anyone with a property that might be a good fit for the Brownfields Program can contact Dessie Redmond, Housing & Economic Development Planner, at dredmond@councilbluffs-ia.gov or by phone at 712-890-5352.

MIDLANDS BUSINESS JOURNAL

FOXYSUSHI heads to SEDONA!

MEMBER INNOVATES DRIVE-THROUGH SUSHI RESTAURANT CONCEPT Sushi and a drive-through?! FOXY SUSHI is a new kind of sushi place, and, as far as we know, the first sushi restaurant in the country with a drive-through! Offering the made-to-order goodness of sushi with a simplified menu and affordable prices, FOXY SUSHI’s goal is to make a splash in the fast-casual dining space that better accommodates our fast-paced lifestyles with healthy and delicious food. FOXY plans to make sushi more accessible AND more affordable at multiple locations in the Midwest with the intention of expansion to a national audience. FOXY does not compete with posh sushi bars and their encyclopedia-sized menus, even though our staff and owners are – and long have been – enthusiastic patrons of these establishments. FOXY SUSHI does, however, cater to aficionados and novices alike! Our customers are choosy diners and busy families … • People who don’t always have time for the fine-dining experience, • People who want to enjoy the items on our simpler menu: quality sushi rolls, salads, and other Japanese inspired creations, and • People who want to enjoy all of these things more often! Simple, Service, Innovation, Respect, and Community are the core values at FOXY SUSHI. We are honored to dedicate Mondays and Tuesdays currently as our “give-back” days to our community, donating 10% of our sales to relief efforts, local initiatives, schools, and churches. I have been a member of EO Nebraska going on six years. EO has helped me become a better business owner through access to unique experience sharing with peers, to systems and resources, and to learning events for both team members and me. Development of clear mission, vision, and values for our company is a best

practice encouraged by EO. Embracing those values has made a significant impact on how my team and I engage, communicate, and manage. What most excites my partner Kevin and me, along with our fantastic team at FOXY, including Tom, Sarah, Chad, Josette, Daisy, Fallon, Susie, AND many more great people, is the opportunity that FOXY SUSHI is creating within the food service industry at a time when, unfortunately, too many restaurants have had to make the tough decision to close their doors. FOXY is working hard to innovate processes, to do something a little differently with sushi and with our teams, to contribute to the community, and to make a mark with safe restaurant practices that keep people working, keep families putting food on the table, and create tremendous growth opportunity. FOXY is poised to employ hundreds locally and, with a little more time and hard work, thousands of people across the country. It all starts with a visit to FOXY SUSHI’s dining room or a roll through the drive-through off 180th & Dodge in Broadmoor Hills. Many thanks to our valued customers and warm invitations to new ones. We will keep you posted about the next location, and we hope to see you soon and often! EO EVENTS TOP NOTCH, LIKE OUR MEMBERS ENTREPRENEURS HOST INCREDIBLE EVENTS! Have you heard the saying, “work hard and play hard?” This is especially true if you are a member of EO Nebraska. The social events put on are just as excellent as the learning events. This year’s holiday bash was held at the Joslyn Art Museum in the Fountain Room. The night included transportation and rooms at the Cottonwood Hotel, incredible food, endless drinks, stunning decor, and a surprise program by a unique Kansas City dance group. The Event Firm put on quite the show and paid incredible attention to the details!

Special guest Bill Champion spoke as the first ever member of the EO Nebraska Chapter. Other founding members including, Paul Hogan, Chris Mangan, Dan Hemphill and John Lund also attended and were recognized. The night ended with an after-hours at the infamous Red Lion Lounge in the Blackstone Neighborhood! What an event, can’t wait to see what is in store for next year!

The following are some guidelines to consider when posting legal notices with the Midlands Business Journal: 1. Submit a written notice in either Microsoft Word or as a PDF document to the Legal Department at legals@ mbj.com. For trade names, submit a copy of approved (bar code in upper right hand corner) Application For Registration of Trade Name from the Secretary of State to the same email address. Please include your billing address and the desired duration you’d like your notice to run (trade names run for only one week). As a publisher and not a legal advisor we print notices exactly as they are submitted and therefor only comp reruns when the notice was rejected or messed up due to a MBJ error. All companies submitting notices are responsible for ensuring the content fits with the State’s requirements and are responsible for the cost of republishing the notice if it is rejected due to misinformation or missing information 2. You will receive a confirmation and price quote. Legal notices, except for trade names, are charged per line. The flat fee for a trade name is $50. Payment options are cash or check. 3. Deadline is noon on Tuesday for a notice to start publishing that Friday. 4. All costs include fees to file the notice with the Secretary of State and/or any appropriate courts. 5. You will receive a paid invoice copy the first week it runs.
