CHAMBER’S MELLO IS EXACTLY WHERE HE WANTS TO BE

More than six months into his Greater Omaha Chamber President and CEO job, Gretna, Nebraska native Heath Mello steers a forward-looking course after the chamber hit rough waters during Veta Jeffery’s brief time at the helm in 2022-2023.

Amidst dramatic staff turnover, Jeffery resigned 11 months into her tenure. Retired OPPD head Tim Burke came on as interim CEO to stabilize things. Mello, who began his chamber duties Aug. 2, is leveraging his history as a state senator (South Omaha District 5) who chaired the Appropriations Committee and as a Metropolitan Community College and University of Nebraska system external relations professional.

“I’m really more focused on what the future holds more than anything else,” he said. “My short tenure has been centered around prioritizing the chamber’s time, energy and resources on

our mission to champion a thriving business community and to create more prosperity.”

He said the chamber’s three strategic priorities are:

•Regional economic development

•Strengthening the business climate through public policy and advocacy

•Serving its 3,000-plus members

This son of a factory worker and house cleaner carries “values of hard work and responsibility” instilled by his parents. The firstgeneration college grad studied political science at the University of Nebraska-Lincoln and worked as a senior aide to then-U.S. Senator Ben Nelson.

“My family always supported me in seeking a life and career I could see a lot of impact in,” he said.

He first won election to the legislature as a 28-year-old idealist,

and he said he still “brings an unbridled sense of optimism” to whatever he does.

“My parents always said never stop believing tomorrow can be better than today. It’s fundamental to who I am,” he said. “It’s the internal motivation that gets you to work harder, dream bigger, and think about the best of what can come. That perspective aligns with the chamber and the work we do. We never stop thinking tomorrow is going to be better than today.”

Even before accepting the post, he was familiar with chamber workings having chaired the Greater Omaha Chamber’s Education Policy Council and serving on the state chamber’s board of directors. As a state senator and lobbyist, he engaged with both organizations on several issues.

Mello said he was content at UNL as vice president of external relations but the prospect of the chamber’s deep placemaking reach swayed him.

“The chamber makes significant impact across the region in terms of the economic development projects it helps make happen and the engagement it brings with policymakers and the philanthropic community. It is a catalyst to drive dramatic impact and change and it brings people together to do that,” he said.

“It was the right time to come back and pour myself into the next generation of what the economic growth of this city and region will look like and what can be done to drive the future economy.”

Mello said he is still mending fences following turmoil.

“I’ve had to spend a lot of time building new relationships and repairing old relationships,” he said. “Anytime a new executive comes in there’s relationships you carry into that role and new relationships that need to be developed. I’ve been fortunate to carry in great relationships from my time as a state senator. I’ve brought relationships in the business community from my experience at the University of Nebraska.”

A key relationship he’s cemented is with Omaha Mayor Jean Stothert, whom he lost to in a 2017 bid to unseat her. He counts her, her cabinet and the city council as staunch allies.

“It’s been an action-packed six months in building trust with existing and new partners,” Mello said. “Building and maintaining trust has always been something very core to how I operate. It’s how I believe the chamber operates. Not just externally with our members, stakeholders, and investors, but also internally with our chamber team. I’ve always viewed myself as a player-coach with organizations and teams I’ve led.’

He leads a multi-pronged chamber effort.

“Our work is unique because we serve as the regional economic development organization for six counties in Nebraska and two

counties in Iowa,” he said. “Those responsibilities matter now more than ever in light of global economic forces forever changing how our economy operates.”

The trend of working remotely that began with the pandemic has helped speed employer-workforce globalization.

Bullish about the area’s economic strength, he points to “monumental, game-changing projects” the chamber’s played roles in making happen, including:

•Riverfront development

•New Mutual of Omaha headquarters

•Streetcar system

•Airport terminal expansion

•Union Omaha sports complex

•Builders District and Millwork Commons

•Crossroads redevelopment

•Heartwood Preserve and Avenue One

A strategic initiative aims to add 30,000 urban core residents and the increased living-commercial density that comes with such a shift. Achieving that goal will require a huge influx of mixed housing units, including affordable units, that don’t currently exist.

When it comes to such projects, Mello said, the chamber’s role may be as advocate, connector, catalyst, facilitator, convener or some combination. He’s tasked with getting folks on the same page.

“Different partners may come at projects from divergent perspectives. My job is to emphasize the greater good for the city and the economy and to find a way to get people to yes,” he said. “I think my past work as an elected official helps diffuse the tension that can get different parties crosswise with each other. Because I’ve been on both sides, I’m able to help facilitate those dialogues. That’s very rewarding.”

In this fluid, tech-driven era, he said, “We must be able to help advance the business community’s interests but also their information, knowledge, influence in this changing global economy and help members identify, learn and explore how change is impacting them and the Greater Omaha region.

“We have to compete in a more competitive environment nationally, even globally, for economic development opportunities, which means we have to be more innovative and aggressive in promoting the area and what future economic strategy looks like.”

While he said Omaha has certain built-in advantages like low cost of living and sustained gross domestic product growth, it faces issues.

“Some want the chamber to only talk about positive things,” Mello said. “We can lose focus on big economic drivers that

Nebraska’s brain drain is one problem.

“We’re going to have to become more innovative in how we address our long-term talent and workforce challenge,” he said. “States like us are losing our best and our brightest. Addressing

the talent workforce issue is something the chamber’s going to lean in on.”

He wants to support organizations doing the work in that space and to connect them with more partners.

Lack of diversity is another problem.

“Our future economic growth is tied partially to retaining and attracting the ever-growing diverse workforce,” he said. “Communities that fail to adapt and to create a more welcoming environment for a diverse employee base do that at their own peril.

“This is an issue the chamber identified years ago when survey data showed Omaha losing Black and Latino young professionals. Our CODE (Commitment to Opportunity, Diversity, Equity) initiative leans into what we can do to galvanize members and employers around creating inclusive space and culture that shows we’re committed to diversity and making sure diverse voices have a say in what’s happening. It’s about competition. If we want to compete with other fast-growing economies and communities in the region, we have to ensure Omaha is viewed as the most welcoming Midwest city.”

Mello recognizes the chamber’s work and city’s potential are only as big as our imagination.

“People here have such big expectations and take pride in what they want to see happen for this community,” he said. “It kind of captures what we do.

“We’re engaging companies on economic development opportunities for them to expand or relocate, we’re working with elected officials on public policy and drafting legislation, we’re getting funding for certain public projects, we’re connecting businesses to new networks, and we’re providing leadership development training and programming. All of that is important. But it’s the ethos of the community that drives action.”

He relates to locals out to prove Omaha’s no flyover dead-end but a destination place to raise a family and start a business, saying, “Communities are envious of the strong position we find ourselves in,” adding that visitors and transplants find more here than they expect. A collective aspirational spirit is Omaha’s superpower.

“We keep grinding, pushing, driving to be the best we can be. Why I took this job is this sense of wanting something bolder, bigger, better, more visionary that the chamber, our members, partners and residents share. It’s what drew me to this opportunity.”

Career Exploration

BOY SCOUTS TEAMS UP WITH CHAMBER FOR EXPLORING PROGRAM

In January, The Boy Scouts Mid-America Council joined forces with the Greater Omaha Chamber for its Exploring program, a career mentoring program for high school students. Through this partnership, students can explore their career interests through partnerships with Omaha businesses.

By providing hands-on experience, participating companies are helping aid a talent pipeline.

“The greatest benefit of providing early career exploration to our youth in our community is twofold, one to help them explore and identify multiple career paths before heading to college, and second to give them first-hand insight into career opportunities that await them here in their own backyard,” said Chris Mehaffey, CEO and scout executive at the Boy Scouts MidAmerica Council.

Companies that participate in the program are contributing to a long-term investment in the local economy.

“The top concern we hear from Omaha businesses is the availability of skilled workforce along with the need to retain our young talent for future growth,” said Heath Mello, president & CEO of the Greater Omaha Chamber. “The Exploring program is a unique opportunity for companies to engage and educate young participants on the opportunities that exist in Omaha, while potentially identifying future talent for their organization.”

Current spring programs underway include CHI Health, Creighton Pharmacy, Durham School of Architecture Engineering & Construction, Clarkson College, Bailey Lauerman and Tri-County Fire Corps.

Transforming Travel in Omaha A LOOK AT EPPLEY AIRFIELD’S $950 MILLION TERMINAL PROJECT

The Omaha Airport Authority broke ground on its $950 million terminal expansion and renovation project on Feb. 20.

During the groundbreaking ceremony, several Nebraska dignitaries were in attendance including: Senator Pete Ricketts, Governor Jim Pillen, Omaha Mayor Jean Stothert, Eric Keen, chairman of the HDR board of directors, Eric Butler, Omaha Airport Authority board chair, Dave Roth, Omaha Airport Authority CEO, John Lund, OAA board member, Kris Karnes, OAA board member, Congressman Don Bacon and Senator Deb Fischer.

The Build OMA Terminal Modernization Program at Eppley Airfield is projected to nearly double the size of the terminal. OAA reported that passenger travel has surpassed pre-pandemic levels, with passenger counts 11% higher in 2023 compared to 2022. Tasking Holder Construction with the renovation and construction, the project will feature a unified concourse with a centralized Transportation Security Administration (TSA) checkpoint, larger gate boarding areas, gates capable of international flights, expanded restaurants and retail, an expanded baggage claim area, and increased accessibility. The total amount of space will increase from 375,000 square feet to 646,000 square feet.

“Passengers will find a more streamlined experience, with ticketing adjacent to the TSA checkpoint and a single concourse design for a more intuitive traveler flow,” said OAA Chief Executive Officer Dave Roth, in a press release.

In addition to the expansion project, work has already started on a $65 million all-weather canopy for the terminal drive. With construction underway, passengers should anticipate the full project to be completed in 2028.

Don’t let retirement planning misconceptions sabotage your financial security in your golden years. Deciphering the myths from facts can help in creating a stable plan. Here are five misconceptions that can hinder savings goals.

1: Living solely off Social Security money.

Nick Shannon, founder of Prestige Wealth, said that many people tend to underestimate the amount of savings they need for their desired retirement.

“The Social Security program is meant to only cover about 40% of an individual’s pre-retirement income,” he said. “For individuals making over $168,600 or more – this replacement percentage is even lower. Retirement savings are a vehicle meant to supplement

your Social Security benefits.”

Trisha Beccard, financial portfolio advisor and assistant vice president with TS Prosperity Group said it is possible – and necessary – to come up with a unique strategy that works for your specific situation.

“For those who overestimate Social Security benefits, it might be a good idea to find a financial planner who specializes in holistic, retirement planning,” she said. “They could help design a strategy that will best meet your needs and maximize retirement savings. It’s important to also have that planner willing and able to meet with you regularly (at minimum, annually) so you can prepare for your future proactively instead of reactively and adapt as needed.”

2: Not taking full advantage of 401(K) match.

Eric Rickert, financial advisor for Shunkwiler Financial, said that if your employer offers a 401(K) or other retirement matching plan, it is important to utilize that as much as possible. Doing so will help you stay more confident through your retirement years, even when unexpected shifts in the market happen.

“Underestimating inflation and how it can cause a strain on your savings in retirement is a major mistake,” he said. “If inflation averages 3 to 3.5% per year, the cost of everything will double in 20 years, which in turn goes into underestimating how long you will live. We are having to plan for 25 to 30-year retirements now instead of in the past 15 to 20 years.”

3: Not saving because money is tight.

addition to working on paying down high-interest debts, there are other ways to get on track to think long-term, too.

“I suggest sitting down, creating a budget, and then determining where spending can be reduced or cut to increase retirement savings,” Beccard said. “For assistance with budget creation, there are great resources online or in some cases, at a local bank or credit union.”

Shannon echoed the need to start somewhere – no matter how small that is.

“I like to say that cash flow is king in retirement,” he said. “By prioritizing retirement savings within a cash flow analysis, even a relatively small, consistent amount can significantly improve an individual’s ability to live a comfortable retirement.”

Gaining more understanding of the stock market can help when building a strategy.

“Markets are near or at all-time highs and if there is a dip in the market, then as you are putting money into your retirement plans or investments, you will be purchasing more shares,” Rickert said. “If you don’t know much about investing, use your resources at your employer or reach out to a financial adviser for guidance.”

4: There is still plenty of time to save.

Retirement might be a long way off, so you might not think it’s time to prioritize saving for that time of your life. Or for some

people, they think that they’ll just work forever. Both methods of thinking could be detrimental to your future. There are often life circumstances that will force you to stop work – health concerns, family obligations, etc. In these cases, you may find yourself stuck with little to no income and no plan to fall back on.

“When it comes to saving for retirement, the toughest concept for individuals to grasp is delayed gratification,” Shannon said. “When an individual is saving for an event that is 20, 30, or even 40 years down the road – it can be hard to stay disciplined.

“Saving money is essentially a sacrifice. I take pride in educating my clients about how making these sacrifices now can give them so many more options down the road. Some of those options may be retiring early, spending more in retirement, or leaving a legacy for family or charity.”

5: Relying on an inheritance.

Inheritances can significantly boost your retirement savings, but relying completely on that inheritance is very risky.

“It should not be a major part of the retirement plan,” Shannon said. “If an aging parent or relative has major health issues, legal issues, or simply runs out of money – an inheritance can simply vanish. The Bottom Line

Even with all the right information in hand, retirement planning can be confusing. There are a lot of details to be aware of and it requires a mindset that is patient, proactive, and determined.

One of the best ways to get you on the path toward a solid financial future is by finding and regularly meeting with a financial adviser that you trust. This person can look at the inner workings of your finances and talk to you about how you can make your personal retirement goals come true. Together, you can come up with a plan that works for you and helps you live the life you want as you get older.

“Unless you’re on the cusp of retirement or at retirement, you’re in it for the long game,” Beccard said. “As long as you have a welldiversified, balanced, and managed portfolio, continue making your contributions and stay the course.”

Godfather s Pizza is still around today “ ree, four years ago, I m coming th ough Fremont and I m not paying attention to my speed. I get pulled over, eisen said. “I get my license and registration, get my window down. e policeman says, ‘I want to see your license e o cer then ecognized his last name and asked if he knew Willy eisen, eisen said. “I said, ‘I know Willy p etty well, eisen said, chuckling at the memory and adding that it dawned on the o cer who William eisen was at that point. “He goes, You gotta be kidding me. Well, I m going to tell you something. I wo ked at Godfather s in Fremont for three and a half years … I delivered pizzas when I was in high school ’ he said, ‘Can I share one thing with you? Best job I ever had ’”

When Willy eisen launched Godfather s Pizza in 1973, Midlands Business Journal s inaugural 40 Under 40 awards were still 29 years away e publication itself wasn even established until 1975. But if 40 Under 40 had existed 50 years ago, Willy eisen surely would have been one of the rst nominees. Now 78, he gets a kick out of the suggestion that this year awards should be re-designated as “40 Under 40 … and One under 80” to accommodate him, adding that he s always been able to dish out — and take — a joke. “I throw a ew ” he said. And, yeah, you gotta take em ” he said. He s always been serious about the hard work behind his success, however, and eisen was well under 40 when he rst delved into entrepreneurship As a 20-something still working full-time

KAPLAN eisen said that although it s only spared him f om a speeding ticket once, he s still often recognized around town and at virtually every event he attends. He hears stories from many former Godfather s employees with fond memories of working at one of the locations as a teen, and from past patrons who reminisce about the atmosphere and, of course, the pizza. People still remember details like the re llable soft drink jug, evocative of a classic Coke glass, from a p omotion that was a limited-time o er but it just kept going ” Past Godfather s Pizza scholarship winners have thanked eisen for the opportunity that made a di e ence ” eisen has even been amused by the number of people over the years confessing that they believed the longstanding godfather’ character in Godfather s television commercials (played by actors J. William Koll originally and Dale O’Brien presently) was him. eisen also shares plenty of
even know what the word entrepreneur’ meant, it wasn t even in the vocabulary ” he said. “Entrepreneurs see things clearly that other people just don t see ” Luck plays a part, too, he said. eisen, who was born in Chicago but grew up in Clinton, Iowa, originally intended to make his fortune in California after graduating from high school and trying — and leaving — college. During what started as eisen s relocation trip to the West Coast, the transmission in his 1961 Ford Falcon failed on the Mormon Bridge. An Omaha friend came to the rescue and the young mans family o ered eisen a place to stay temporarily in exchange for some work around the house. eisen quickly found a job and his own place, and chose to make his home in Omaha. He s been here ever since. Post-Godfather s, eisen has had a number of other successful business ventures. He’s also been active in the community including serving multiple stints on the board of the Omaha Airport Authority and playing a key ole in establishing services of several airlines. He has served on the boards of directors or advisory boards for Creighton University, University of Nebraska s Center for Innovation, Entrepreneurship & Franchising, Metropolitan Entertainment Convention Authority (MECA), Omaha Convention and Visitors Bureau, and the Business Ethics Alliance. eisen has also received numerous accolades such as an honorary doctorate degree from University of Nebraska at Omaha and a Better Business Bureau Award of Distinction as well as induction into the Nebraska Business & Commerce Hall of Fame, Greater Omaha Chamber Business Hall of Fame, and Omaha Restaurant Association Hospitality Hall of Fame. eisen said he s also still a bell-ringer for the annual Salvation Army holiday campaign, continues to regularly speak to student groups as he s done for decades, and is even quick to help secu e food donations for special causes. A Family Tradition CREDIT INFORMATION SYSTEMS THRIVES ON INNOVATION, TENACITY

If Heather Russell-Schroeder ever harbored any illusions about the difficulties of being a woman in a man’s industry, they all came crashing down at a meeting attended by a contingent of representatives of her peer companies.

“One of our vendors was having a think tank and invited us to come and give ideas, ‘Shark Tank’ style,” she said. “Each table had to come up with a new pitch or product or data or whatever. I didn’t just sit back and let the men run it. I was like, ‘What about this?’ One of the older gentlemen at the table said, out loud, to me, ‘She really does have some ideas.’”

Russell-Schroeder tells the story with a tight smile, but the third-generation leader of Credit Information Systems’ tone reveals that however diminished, there’s something in the statement that still stings.

“That was when I was just starting out, but I knew even then that you need to speak up and share your ideas and ask your questions,” she said, her tone brightening. “Don’t be afraid to share your ideas and don’t allow other people’s impression of you, whether you’re a woman or a minority or whatever, don’t let

other people’s biases let you think less of yourself.”

An Unlikely Path

To listen to Russell-Schroeder today — and to see how the family firm she’s led since 2008 and co-owned since 2009 has thrived — is a voice fortified by the confidence of having competed and excelled in a sometimes cutthroat business. To have known her before 2000 might have sounded much different.

“Honestly, I thought one of my older sisters was going to be here because she had worked here since before and after high school,” she said. “When she ultimately had a life change where she decided she wanted to go work for a nonprofit, I still didn’t think it was going to be me sitting here. I thought one of my other sisters’ husbands, who worked at the office at that time, was going to jump into that spot. But that didn’t work out.”

Russell-Schroeder was so sure her path lay elsewhere, she earned a master’s degree in deaf education following graduation from Duchesne Academy of the Sacred Heart in 1989. She taught for two years in Crete Public Schools until her

position was eliminated due to a lack of deaf students. She came home to the firm intending to work part-time and never left, taking over as her father battled and died of brain cancer.

Trial by Fire

Almost immediately, she said, she faced an existential issue that threw her into the deep end of leading the company, which provides various types of screenings and background checks to lenders, everything from loan applicants to new hires.

“The biggest evolution in our company happened right when my dad was passing away,” she said. “The Dodd-Frank Act passed and we needed to have separation between the people who are ordering appraisals and the people who are completing the appraisals. So, we became an appraisal management company.”

Under Russell-Schroeder’s direction a new division emerged, Star Appraisal Management, which played the necessary middleman between clients and the appraisers they had previously come to trust. The move not only kept the company moving forward but also set the template for Russell-Schroeder’s skill at leading through challenges and change. She’s applied these skills regularly throughout her time at the helm, most recently in the development and introduction of new employment and tenant screening products.

“We had offered the employment credit reports for a long time but we didn’t ever have the criminal background or drug screenings so we struck a partnership with somebody who had deep knowledge in that space,” she said. “Screening and background checks are a very, very different world compliance-wise and it varies state to state and even sometimes city to city. It was not something that I felt confident that we could just do, but it was something our clients had expressed interest in.

“With anything in business, when you’re servicing clients you have to see what their needs are and then find the solution to meet them.”

Relationships are Everything

With years of experience under her belt, Russell-Schroeder can also point to numerous individuals who she has had a hand in developing, including her peer CEOs. She said her previous life as a teacher comes in quite handy when it comes to building relationships.

“I have a lot of good friendships with a lot of my peers in this industry. We call it ‘coopertition’ — we are in competition but we are all going for the good of the industry. When different legislative or different things come out, we like to make sure that we are all doing things correctly,” she said.

“Life is nothing but teaching, truly. If you’re in any type of leadership, you’re always teaching and learning.”
