GOOD LIFE startups PROVEN VENTURES LAUNCHES A DIFFERENT KIND OF VC Erica Wassinger knows startups. From keeping founder’s hours, to butterflies when delivering a pitch, to the joys of a truly symbiotic relationship between entrepreneur and investor, she’s helped small businesses flicker to life and gain traction in a way that’s been both career and vocation. Now Wassinger – in partnership with her longtime sidekick Nathan Preheim, also a longtime entrepreneur of note – is putting that storehouse of experience to work for startups through a new entity, Proven Ventures. In collaboration with Burlington Capital, the organization manages a $10 million venture capital fund helping companies in a way that’s wholly different and, as Wassinger explains it, entirely Nebraskan. “What I love about this fund is we don’t take the traditional playbook from Silicon Valley or elsewhere,” she said. “Just because something works there doesn’t mean it works here. What does work here is focusing a lot more on founders, getting capital, providing a cavalry and helping founders retain control and optionality.” Serving what Wassinger calls the “barn-raisers, casserole-makers and harvest helpers” ethos that defines the Nebraska entrepreneur,

Proven Ventures provides more than money. Entrepreneurs also have access to various kinds of expertise to help them broaden their overall skill set. And most of all, Preheim said, they get a venture partner who understands not all ventures can or were intended to take over the world, but just as nobly to support an employee base or sustain a community. “We’re a little bit different that way,” Preheim said. “We are what we call a refactored approach to venture investing for Nebraska founders and Nebraska funders. What that means is our customers are bootstrappers. These are companies really looking to operate in the black, be profitable from Day One. It’s less about a home run and more about let’s get on base, let’s build a sustainable business that starts here, grows here and stays here. “Second, I always say we don’t invest, we partner. I think that’s a significant difference. We work in service to founders. We talk about something called cavalry, which are the men and women who have invested in our fund. These investors don’t want to just write a passive check. They want to roll their sleeves up a little bit and actually help.

The VC Boom

The duo’s philosophy and insights were honed during their previous venture, The Startup Collaborative, where they would assist 900 business owners in refining business ideas, preparing pitches, focusing business plans and uncovering sources of capital. It was a bold and unprecedented venture in service to the state’s entrepreneurs. “We realized there wasn’t a lack of good entrepreneurs in Nebraska, but there was a challenge because there weren’t people who had done it before and there wasn’t sort of a natural muscle memory,” Wassinger said. “We set out with that vision of radically improving the odds of startup success in Nebraska. We wanted to increase the quality and quantity of startups born and bred in our home state. “The Startup Collaborative was really objective in nature; we loved every idea until the market told us not to. It was built on customers. It was built on cash-flowing businesses. It was built on a sort of pragmatic approach to thoughtfully and methodically starting a business. It lent itself to a new form of investing.” Proven Ventures comes into being during a unique phase of venture capital history. Per the 2021 U.S. VC Valuations Report published by PitchBook, venture capital categories had a banner year in 2021 as investment occurred at an unprecedented pace. Last year, a record number of angel and seed financings happened and, unlike previous eras where such investment was curtailed by startups’ lack of revenue, such deals were punctuated by unprecedented deal size and valuation. With larger investors plowing money into seed opportunities, companies have grown faster at earlier stages. The median seed size grew nearly 50%, while the median seed valuation increased 34.3%. This introduced investment diversity into the market as the quartile spread of seed valuations grew to $10 million in 2021 from a spread nearly half that just five years earlier. Investors were similarly lathered over early-stage opportunities, with median early-stage pre-money valuation reaching $45 million in 2021, a gain of 50% year over year. Valuations also spiked, at 2.8 times the median and an average of nearly 5 times between rounds.

Also significant was the emergence of a “founder’s market” which enabled entrepreneurs to win considerably friendlier terms in 2021, a trend that saw investors overall claiming smaller shares of companies for their investment dollar. The report suggested wider participation of nontraditional VC investors played a significant role in all of these overarching trends. Nontraditional investor deals soared past the 5,000 mark for the first time and total investment in 2021 was about double that of 2020.

Improving the Ecosystem

Entering into this new ecosystem, Proven Ventures mirrors the nontraditional thinking at work, particularly when it comes to percent of ownership. Simply put, the organization purchases equity or convertible rights to equity as well as rights to payments set at a percentage of future monthly revenue. As revenue is paid back to Proven Ventures, equity is dynamically returned back to the founders. The payments come with a return cap, typically around three times. Company officials note the strategy of revenue as repayment works to the founder’s advantage by ensuring alignment to consistent, stable revenue growth. While Proven Ventures does retain a small amount of originally purchased equity, allowing them to participate if there is an outsized exit later, the end result is founders receive the financial infusion they need, yet still come out with a company to hand down or simply avoid having it be sold out from under them. “The thing we kept hearing from both Nebraska investors and Nebraska founders was there is plenty of capital here, it just doesn’t do more than provide money,” Wassinger said. “That shaped the way we invest, such as following a formula that allows founders to buy us out over time. They are always the majority shareholder, so they know they won’t get forced into the sale of their business if they don’t want it. “We’re not going to be on the other side of the table saying, ‘We’ve held our shares for eight years. Now you have to have an acquisition because we need out.’” It’s one thing for an entity like Proven Ventures to want to structure something so differently, it’s entirely another for its financial backing to agree with the approach. Yet, that is exactly what Wassinger and Preheim enjoy with Burlington Capital and its individual fund contributors who from the get-go have been as willing to provide guidance as they have been to kick in dollars.

“In December of 2020, we came in and said, ‘We think there is a different way to do venture capital and we think the way Nebraska needs venture capital is very different than what might be working in Silicon Valley,’” Wassinger said. “And, by the way, we think you guys would be great partners in this. Do you want to do that as investors? [Burlington Capital] said we do, but we want to be general partners not just investors in this, because we’re not good at being passive. “Our investors are raising their hands to work with founders too. A few weeks ago, some of our investors led a summit on public speaking and presentation training skills. At the end of January, some of our investors led a broad HR summit which starts with what are your company’s values? What do you stand for? How are you going to hire around that? That’s what we mean when we say we’re providing a cavalry. We are in a really privileged position to get the benefit of our fund investors’ minds, experiences and capacity.”

Room for All

Another differentiating aspect of Proven Ventures is the high degree of diversity represented in its leadership and in the makeup of the founders of companies in its portfolio. “It feels like capital providers are still primarily older white guys,” Preheim said. “With Proven Ventures, three of our five general partners, the ones who effectively have check-writing authority, are women. That’s a major point of differentiation when 60% of the check writers in your fund are women. It’s like a women-run fund and as a result, we are partial to deploying capital to women if we can, and people of color. Not only is it the right thing to do, but the data shows these segments return capital back to investors quicker.” Pam Finn, president of business development for Burlington Capital, knows what it means to be on the short end of financing requests. A successful entrepreneur with more than three decades’ experience as owner of an international design and manufacturing company, she remembers well the era when she felt she wasn’t taken seriously by the powers that be. She said while these barriers still exist, being able to help the local market evolve for today’s entrepreneurs is one of the great perks of her role working with Proven Ventures. “I remember having to go to several banks to get my first loan for

inventory when I had a lot of orders from big companies,” she said. “Being young, I just thought, ‘Well everybody has to see five banks before they finally find somebody that will talk to them.’ That was just the way it was for pretty much all the women entrepreneurs that I was networking with at the time. “In today’s world, and I don’t know why it is, it’s still very difficult for women and people of color to go to a traditional bank. Even in true venture capital, you see the number of companies being invested in by venture firms are run predominantly by white, young men. That’s not saying that we won’t give capital if a young white guy comes in here. We absolutely would if the metrics fit in what we’re looking for. But we also want to give every opportunity to people of color, minorities and women.” Asked what brought Burlington Capital to the party, Finn said in addition to the unique strategy they were presented with, officials were most impressed by Wassinger and Preheim themselves. “When I started meeting with Erica and Nathan, you could just see the passion that the two of them have for helping startups and helping entrepreneurs,” she said. “It takes a special person to do that kind of work, someone with a lot of patience, a lot of energy and enthusiasm. There’s days those entrepreneurs really need a pep talk and there’s days you want to share the excitement with them. You go up and down. “It’s an emotional rollercoaster in the startup world. I’ve lived it. They’ve lived it. You can tell, there’s just such a great energy on the team and I think that’s pretty rare to find.” For their part, both Preheim and Wassinger say the fund is operating on the cusp of something really unique in the local startup community. “I think Nebraska is well-placed for the future,” Wassinger said. “What I’m really excited about, speaking really candidly, is we’re only one of five or fewer funds in the country with the same financial mechanisms. When I think about that in Nebraska, I think that sets up a lot of founders to build incredible, scalable and sustainable businesses where they’re not worried about somebody buying or acquiring that business and then all those jobs leave our market. “That’s a story we’re all too familiar with and the way our financing works, our return isn’t contingent on that moment. We like to say we are always sitting at round tables with founders. We’re not opposite them, we’re on the same team.”

After 12 years as a pastry chef for a catering company and a couple years in the planning, Chelsie Schroeder finally took the life-altering step in 2019 to open her own business, The Bubbly Tart. In many ways, the timing couldn’t have been worse, given what we now know lurked right around the corner in 2020. But entering 2022, Schroeder’s venture is running on all cylinders having grown from doing just weddings-to-order to the food hall at The Switch in Blackstone to her own store at 3020 Leavenworth St. a little more than a year ago. It wasn’t easy but it looks that way, thanks to resources and support the Fairbury native found in the local entrepreneur ecosystem. “Omaha is definitely an A-plus,” she said. “Seriously, I probably couldn’t have done this in any other city.”

Foremost among the resources Schroeder took advantage of was Kitchen Council, a unique regional effort serving food entrepreneurs. In Schroder’s case, that meant providing a commercial kitchen where she could fill orders until securing her own equipment and production space at her retail location. “They were really great,” Schroeder said. “They have a lot of connections. If you needed a loan or something, Kitchen Council would know who to connect you to, give you their email, make the introduction. They were there to help you, which they did help me quite a bit. It’s a very supportive community.”

Pandemic Fuels Startups

In one of the most curious twists of fate, the very virus that brought the

world to a halt two years ago has proven to be high octane for the engine of entrepreneurship in America. After years on the wane, startup activity is on the rise over the past couple of years as people have decided the best buttress against professional uncertainty is to take the reins and steer their own futures. As the Peterson Institute for International Economics noted early in 2021, business startups rose from 3.5 million ventures in 2019 to 4.4 million in 2020, an increase of 24%. The trend proved to have legs — in January 2021 alone there were about 500,000 new startups and, as the U.S. Census Bureau noted, startups in November 2021 were up 44% over 2019 numbers. Of course, desire and opportunity aren’t the only things that make a successful

venture. Education and mentorship are equally — if not more — important, leading newcomers through a maze of operational and legal details, especially in an industry such as food products. That’s where Kitchen Council comes in. “If you have food products and you want to get that into the hands of customers, from a regulation standpoint, you’re going to need to acquire some sort of food permit in order to make that product and sell it,” said Holly Benson Muller, managing director. “That’s a great example of where Kitchen Council steps in and helps that novice entrepreneur learn what is your business model, what is your product, what are you producing, how are you making that and what are the food safety ramifications involved in that? “We help them navigate that process because starting a food business is

daunting and then the regulations piece of it is even more daunting. We help them understand this from a birds-eye view of what you need to be considering if you’re going to start a business and then here is the road map and here is where to start.” The idea for Kitchen Council started percolating about six years ago when various business entities, including the Iowa West Foundation and Greater Omaha Chamber, looked at the growth of farmers markets and the individual cottage industries represented there. Kitchen Council’s commercial equipment and production space, as well as onboard advisory and educational programming helps some of those ventures take the next step. “We work with upwards of 15 to 20 resident members per year,” Benson Muller said. “Those are members who are actually licensed and working out of our kitchen facility. But we are also working with 100plus regional entrepreneurs, on average, who are just reaching out to Kitchen Council for general support or knowledge or being pointed in the right direction.” At the time it was founded, Kitchen Council was relatively unique in the local market, but as other food entrepreneurship programs have grown up around it, Benson Muller said the resulting continuum of resources has been impressive. “Kitchen Council is not the ‘it’ program that is solving all of those problems. We’re a resource provider fitting into that entrepreneurial roadmap and part of our job is connecting with those other existing resource providers, making sure we’re all working together to lift up these local entrepreneurs,” she said.

in the complex and expensive world of converting discovery into a viable product. Charles Litton, UNeMed communications manager, said the types of discoveries and inventions the office deals in are primarily medical in nature (although there has been some diversification in recent years) and vary from medical devices that improve on existing technology to building blocks that require additional development. “Someone might discover there’s a particular protein involved with pancreatic cancer, for example,” Litton said. “That’s scientifically very interesting, but there’s not really anything you can do with it. “What we typically do is approach people in the industry and say, ‘Hey, we’ve got this thing. Does this sound like something you’d be interested in?’ They take a look at it and then they decide whether or not they’re going to enter into a partnership with our inventor.” Litton said in the absence of UNeMed, many medical discoveries wouldn’t advance past the laboratory, given the high cost of bringing it to market. “The federal government funds discovery. It’s private industry that funds development,” he said. “Therefore, the first step isn’t necessarily to get it protected. The first step might be to see if

anybody is interested. It might be another billion dollars before a discovery becomes an actual treatment or cure. The National Institutes of Health isn’t going to fund that follow-up development.” Among UNeMed’s success stories is Virtual Incision Corp., a medical technology company founded by faculty at both the University of Nebraska-Lincoln and UNMC. Virtual Incision’s product reduces the invasiveness of bowel resection surgery through the use of a laparoscopic surgical platform. The company, which conducted the successful first-in-human use of its surgical device in 2016, located its headquarters at Nebraska Innovation Campus in Lincoln. “Nebraska Innovation Campus has been honored to engage in the growth of Virtual Incision,” said Kate Engel, the organization’s director of strategic

partnerships and communication. “Locating on Nebraska Innovation Campus provides the Virtual Incision team with access to a host of unique amenities, access to our Nebraska Innovation Studio makerspace and access to university talent and resources.” Nebraska Innovation Campus differs from other university-based or -affiliated incubators in that it is open to private entrepreneurs as well as shepherding inventions and discovery from within the university ranks. “Nebraska Innovation Campus is an asset and resource to strong university, local and statewide startup ecosystems,” Engel said. “Resources at Nebraska Innovation Campus help translate university research into products and services that assist people in Nebraska and beyond. “NIC resources also support startups

Strength In Numbers

Aside from the plethora of facilities and resources Nebraska Innovation Campus, UNeMed and Kitchen Council provide their constituents, attracting sufficient funding remains a thorny issue for entrepreneurs, putting Nebraska behind the curve compared with other states. However, said Jade Jensen, CEO of Appsky, even though there’s much work to be done in this area, there are plenty of examples of how things are beginning to improve. “The most progress I’ve seen in the community as far as resources for entrepreneurs has been in pre-seed funding, the stage of funding to get a viable project off the ground,” she said. “A few years ago, there were not as many pre-seed funding opportunities for startups for product development. Now there are more investors and organizations interested in providing funding resources for early-stage startups. “I think later-stage funding in Nebraska

still has a long way to go. The number of Nebraska-based businesses seeking and receiving funding to that level is far less common than what you may see elsewhere.” Part of what’s advancing the startup community in Nebraska is the ready access to fellow entrepreneurs as a source of information, guidance and support. One Million Cups, of which Jensen is a co-organizer, is one such group in Omaha. “One Million Cups, a weekly entrepreneurship meetup, was helpful in introducing us to other startups, some who have become clients, as well as other resources and people in the startup ecosystem,” she said. “You know the saying, ‘It takes a village to raise a child.’ The same thing is true of a business. There have been many lessons we’ve learned over the five years since starting Appsky. As a business owner, the sooner you recognize your strengths and weaknesses, the better. You can’t do it all, no matter how much you want to.” Shelley Elson-Roza, co-founder of Heirloom Fine Foods, has a unique perspective on the Omaha startup ecosystem. She and her husband, Anthony Roza, launched their venture in Chicago in 2015 before moving back home to Omaha five years ago. “I don’t know that I would phrase it necessarily from the perspective of how does one community do ‘better’ than the other,” she said. “I think the thing that is important in general as an entrepreneur is to take the time to get to know your market. “There are plenty of resources in Omaha for entrepreneurs. You just have to know

While effective for pain relief, the benefit of dexamethasone is unfortunately short-lived, usually lasting only a few days. However, when formulated with Dr. Wang’s ProGel, dexamethasone has the potential to remain active much longer, potentially providing relief for months. The hydrogel allows a slow release of the payload—dexamethasone, in this case—while being retained at the injection site. In addition to providing a more sustained and stable local release of medication, the hydrogel also has the benefit of limiting potential harmful side effects, including weight gain, increased blood sugar, insomnia and osteoporosis. Ensign Pharmaceutical recently secured nearly $2 million in federal research grant funding, which will support pre-clinical studies needed to approach regulatory approval. Ensign won the 2020 Business Innovation Live Pitch competition in Phoenix during the Orthopaedic Research Society’s annual meeting. “When we grew to need bigger space, the biggest hurdle was the time it took for us to find the location we wanted for our forever home. That was a two-year process of looking for real estate and then building out that space, during which time we moved to Kitchen Council. It was great to be able to grow the business out of there while we were undergoing that process. “We also appreciated all the time in the incubator kitchens because we really got to hone our menus and our concept. We needed the time to perfect our craft before being ready for prime time and now that we’ve been in our space for a couple years, we’re really ready to hit the ground running.”

of what investors expect to happen in the future,” Hunt explained. “On occasion, reality does not line up with expectations, which may cause the stock prices to eventually adjust to a level more in line with the new reality.” During the pandemic’s wild markets, he continued, it seemed stocks went up because sufficiently big groups agreed to buy them. So, some investors new to the market thought “investing” was trying to catch the next wave of investor sentiment. “In recent days, we have seen this play out to reveal that those stocks which ran up to extreme highs due to this enthusiasm of a mob, have since seen a major correction back down to prices that reflect the reality of their actual circumstances,” Hunt said. Citing Schwab Center for Financial Research insights dating back to 1926 (available at Schwab.com), Hunt noted that successful investing is an outcome of not

trying to time the market. Instead, success is associated with accumulating time invested in the market. “Short-term investment prices may vary wildly due to investor expectations,” Hunt said. “Over the long term, as reality reveals itself, investment volatility tends to smooth out and performance becomes more stable. “Selling on a hunch that the market is at a high point may sometimes be accurate, but the real trick comes in determining when to get back into the market.” Hunt has seen investors “sell,” but fail to “buy back in” due to fear or because the market has run way up and “it must be high again.” “Trying to time the market is a trap,” Hunt summed up. Foster Group Lead Investor-Business Development Ross Polking spoke to the “herd mentality” that exists among new investors – an overwhelming pressure to “pick the hot

stock.” For others, the misconception exists that returns are somehow “static.” “People will enter the market stating they are looking for a certain percentage return per year,” he said. “The only way to lock into a particular return every year is to purchase a product, not invest in equities. The stock market is consistently inconsistent.” Additionally, investors may believe money is lost if the portfolio’s value drops. “This only happens if an investor sells those declining assets at a loss,” Polking stated. “Patience is a critical virtue when investing.” Similarly, investors must consider data and academic evidence. “Pictures are especially powerful,” he said. “When you look at history and showcase the success of globally diversified, long-term market performance versus an active management approach, the numbers can be fairly convincing.”

Polking said Foster Group leans on how the best portfolios are those that investors stick with for the long term, regardless of market volatility. “Planning before portfolio construction allows us to best determine what the investments need to do,” he said. “Without any planning-based goals providing context to portfolio construction, there will be consistent angst to do more and chase returns.”

Chief Portfolio Strategist Sean A. Lynch of Harrison Financial Services said individuals worry they are “too late” or “too early” to invest. The former tendency reflects the belief that, “With equity markets near all-

time highs, how can the stock market go higher? If I missed out, I don’t want to jump now.” The latter tendency reflects cash flow, “How much should I invest and how do I get started?” “The biggest step a new investor can take is the first step,” he said. “Open an account and systematically invest a portion of money that shouldn’t impact your lifestyle.” Furthermore, just because equity markets are near “all-time highs,” Lynch said it’s important for new and seasoned investors to review their portfolios and ensure they aren’t taking on more risk than desired in certain investment areas. Stay invested according to one’s long-term plan. “Over the past year, we have experienced COVID, inflation hitting a 40-year high, the recent Ukrainian invasion and uncertainty

around the Fed,” he said. “It is OK to have some liquidity, but the key is to stay invested. Making changes within your asset allocation and risk parameters should be reviewed on a consistent basis with your investment provider.” Lynch indicated many investors have gotten better at resisting the temptation to time the market. But, he said, some investors hold too much cash, believing a correction is imminent or they like the safety that cash brings. “We work with clients to make sure they have a comfortable amount of liquidity (cash) available, but for some clients that ‘sleep well at night,’ cash is a much larger percentage of assets than others,” he said. “Higher inflation in 2021 and 2022 is resulting in many of these clients looking to

deploy some of their cash. A 7.5% inflation rate quickly devalues cash investments.” Citing a social media post the firm published this year, Lynch emphasized what matters isn’t what the market does. But what you do in response. “In times of panic, that is hopefully where all the previous work done on your financial and investment plan leads to comfort,” he said. “We expect markets to be much more volatile in 2022 with the backdrop of higher inflation and the prospect for the Fed to raise interest rates.” While tactical moves may be made around volatility, he added if the proper portfolio for the client’s plan has been built, they are not likely to panic or make irrational moves.

“Some investors also have a narrow view of what is the market,” he said. “Investors may have concentration risk, which historically would reflect too much of a single stock. In today’s world, investors may have too much of a certain part of the equity market — too much in growth stocks, too much in tech stocks, too much in crypto.” So, Lynch said, when investors are concentrated in a certain area and that area falls it usually results in panicked, irrational decisions. Bringing the conversation around, EverGreen Capital Management Senior Vice President and Wealth Manager Earl J. Johnson indicated new investors tend to compare investing to gambling, likely due to the risks involved; however, new investors tend to miss that “investing usually involves taking a stake or buying shares in a company.” “As a shareholder, an investor is looking to benefit in the success of a company by way of the company’s ability to be profitable on behalf of all of its investors,” he said. “All investments (unlike gambling) do not have to be speculative in nature as companies offer financial reports that attempt to reveal the overall financial health and prospects for a company to be profitable.” Johnson further characterized attempting to “time the market” as “acting on emotion.” He said it’s very hard to subvert that tendency. “Many investors who invest with the prospect to make money on a short-term basis will watch the market and usually worry about the natural short-term fluctuation of their investments,” he explained. “This ‘emotional rollercoaster’ typically promotes a desire to act with the intention to make money or save money. “Ignoring the basic tenets of ‘buy low and sell high,’ many investors get caught in a vicious cycle that finds themselves on the wrong side of buying low and selling high, as they tend to lean toward selling Page 14 • March 18, 2022­

when investments fall, and buying when investments are doing well.”

Embrace Best Practices

Hunt of Hiley Hunt Wealth Management referred to investors having a clearly-defined plan to stay the course when markets fall, which typically means working with advisers to create a portfolio that uses investments with different correlations to each other. “So, when, not if, markets fall, not all the investments are falling to the same degree,” he said. “I call this investment plan our ‘playbook’ … when the market falls, I can remind our clients of the playbook and our plan for this exact circumstance.” He stated it is essential to develop the playbook in “normal times,” when everyone is clear-eyed and rational. He also described the present time as “interesting.” “Traditional investments, such as bonds, no longer perform the way that they did in the past due to the current interest rate environment,” he said. “This has led investors and their advisers on a search for new options for lower volatility, but higher potential performance investments.” In turn, Hunt referred to the rise of “hedged equity” or “known outcome” alternative investment products. “Companies like JP Morgan have offered this solution for years,” he said. “But new players are emerging in the space such as innovator [exchange-traded funds]. These companies and many more are developing interesting potential solutions to the lowyield bond environment.” Since he described the underlying elements of these investments as “quite complex,” folks should engage with respective advisers to learn more. Foster Group’s Polking emphasizes that cash and emergency funds must be in “ample supply” before anything else. “Beyond that, there’s no immediate reason to go outside of what’s perceived as

‘normal,’ – normal and boring work really well,” he said. And, if one does go outside of such boundaries, understand risk and reward are related. “Costs tend to increase with alternative investing approaches,” he said. “Do not put more at risk than you are willing to lose.” Real investments were characterized as intriguing; Polking noted exposure to income-generating hard assets can be a “fantastic diversifier.” “But, again, [they] can add substantial risk if not done in a calculated way,” he said. “One consideration is to delve into real estate investment trusts. These investment vehicles provide exposure to this asset class without concentrated risks nor property management responsibilities.” Going forward, Polking said legislative changes, including those related to Roth conversions or backdoor Roth contributions, remain up-in-the-air and potentially on the chopping block. “401(k) savings limits have been increased for 2022,” he said. “Investors who have been maximizing their contributions in the past need to be sure they increase their deferral amounts this year.” Harrison Financial’s Lynch, too, referred to “real assets,” which include real estate and commodities. “At current market conditions, we are positioning a portion of clients assets in broad-based commodities across agricultural, industrial, and precious metal commodities,” he said. “We believe this gives our clients better diversification and total return possibilities rather than doing a pure play in a single commodity like silver or gold.”

At the federal level, Lynch also highlighted the rise in contribution levels for most qualified retirement vehicles (i.e., 401(k)s and IRAs). “This does not happen every year and this year’s increases were large,” he said. “Investors should take advantage of the higher limits. Estate tax and gift tax exemptions were also increased.” EverGreen Capital Management’s Johnson suggested adopting an investment philosophy that sets parameters for performance. Rebalance investments once those objectives are reached to, as he puts it, “mitigate the anxiety that comes with timing the markets.” Account for risk tolerance, investment timeline and taxes when buying and selling. On the horizon, Johnson added, the most impactful changes are likely Secure 2.0 – the follow-up to the Securing a Strong Retirement Act of 2021 – notably characterized by the increase in required minimum distribution (RMD) age. “The age will increase from the current age of 72 to age 75 in 2032,” he said. “In addition to the increase in age to 75 in calendar years after 2031, the act also exempts RMDS for account holders with balances of $100, 000 or less.” He said the act features many enhancements; for instance, tax credits for employers with employer-sponsored retirement plans, provisions for employers to offer incentives to employees who participate in company retirement plans, and reduced “service period requirements,” which allow for long-term, part-time employees to participate. “It allows for an increase to catch-

up provisions to $10,000 (in 2023 for some participants), in addition to expanded opportunities for automatic plan enrollment, which will help with

the problem of retirement savings as, according to most statistics, less than half of Americans have retirement savings accounts,” Johnson said.

homes and commercial buildings are also increasing. Despite rising costs, the real estate market is hot in Lincoln.

Residential Market

TJ Gibbons, assistant managing broker for Nebraska Realty, shared that the seller’s market in Lincoln is very strong. “What we noticed in Lincoln was that COVID almost ‘boosted’ the seller’s market in a sense,” he said. “What I mean by that is, that since people were put in positions to stay at home, they started to really notice the things they didn’t like about their home – whether it be functional obsolescence or simply not having enough space for their family. “So, they decided they needed to make some sort of change and with interest rates as good as they were, selling their home and buying a new one was a popular option. Last January we saw about an 11% increase in average closed price in all home types from the previous year. Prices are still on the rise, and they look to continue for the near future. Unless rates hit irrationally high percentages, the market will continue to be a strong seller’s market.” Because of the current selling landscape, sellers have the advantage. But with that, it is important to remember that if you are considering listing your home for sale, you will need to be ready to act quickly to make your next move. Once a home hits the market, sellers are experiencing multiple offers right away, and that means they need to have a game plan on where to go. With low inventory, sellers need to be prepared to jump into the competitive buyer’s market with confidence. Tyler Bebout, owner of Modern Real Estate, said, “The residential real estate trend is to list your home and you have all the power. With the lack of homes for sale, the sellers control the market. As

agents, we must go in with a plan and a strategic way to get the very best for our sellers, while making sure we can live up to every offer we receive. A rate increase will hopefully correct the supply and demand we are seeing.” The ‘hot’ market that we are experiencing in the area poses some challenges, not only for prospective homeowners looking to purchase a property, but for agents, too. “Buyer’s agents are up against sometimes upwards of 10 or 20 competing offers,” explained Gibbons. “It’s really crazy to watch this unfold at really all price ranges. “For listing agents, one struggle is trying to keep all the competing offers in order, which could be seen as a great problem to have. The rising interest rates are almost increasing the number of buyers out there and creating more of a frenzy because people are wanting to secure their new home at as low of an interest rate as possible before it’s ‘too late.’” Looking ahead, Gibbons is hopeful that people will continue to want to put down roots in Lincoln. “I think with the growth of Lincoln and the way the market has trended and projects at this particular point, I see this being another year of the seller with prices still gradually going up across the board,” he said. Bebout noted that the outlook for 2022 will likely maintain the same trajectory for home sellers. He also encouraged buyers to do their research to find an agent that knows the area and has the gusto needed to walk them through the incredibly competitive home search and buying process. “Buyers will need to be with an agent who can supply them with the right facts and information to show them on how to

When making, more than likely the biggest financial decision in one’s life, you should not be using a mediocre agent. Go with what the professionals here in the current market and environment are saying. Your cousin Bob in Ohio does not have a pulse on what is going on here in Nebraska – sorry Bob.”

Commercial Market

Despite the huge ups and downs that the pandemic has thrown at businesses around Nebraska – and the country – the commercial real estate market in Lincoln has remained strong. Jared Froehlich, commercial advisor for NAI FMA Realty explained, “The Lincoln commercial real estate market never really skipped a beat. Vacancy rates didn’t move much, lease rates didn’t decrease, and purchase prices went up. We have continued to see commercial real estate performing well overall. Some trends we’ve seen include interest rate increases, high levels of inflation, high cost of construction, and major construction delays. We’ve been seeing a greater demand and a limited supply for south Lincoln commercial real estate.” He noted that while there has been some downtown office space that has been vacant or viewed as ‘shadow space’ (leased or owned, but not occupied), industrial space has been in high demand. “Industrial vacancy rates are at an all-time low making warehouses nearly impossible to find,” Froehlich said. “The industrial and multi-family

asset classes have continued their upward trajectory and have the best performance of all assets.” Robin Eschliman, president of Eschliman Commercial Real Estate, echoed the statement that ‘shadow space’ in the downtown area is something that commercial real estate professionals are grappling with. They estimate that 40 to 60% of the spaces are rented to corporations, but not currently in use. “This has had a negative impact on restaurants and retailers dependent on downtown workers and is very concerning longer term,” she said. Ted Eschliman, VP of leasing and sales at the company, agreed that office and retail spaces have struggled, but he is hopeful that things will begin bouncing back. “Office and retail [commercial space] has been lethargic, but we have been seeing a rebound in the latter,” he said. “Office is doing some soul-searching now with the success of telecommuting, home officing and a need for proper ventilation and space. Large officing is suffering, but small, co-share is thriving. There remains a human need for face to face and interaction, and while it will never completely go away, employees can do exponentially more with technology and video.” Ted Eschliman also reported that industrial markets are growing. “The industrial market is vibrant – anything to do with trades, like building and distribution, is experiencing rapid growth,” he said. Robin Eschliman noted that those who are looking to sell warehouses are in a good position to get buyers quickly.

“Sellers of some product types, such as warehouses, can expect fairly quick turnaround on a sale, so if they are occupiers who plan to move to another location, they should have the new location in place before putting their building on the market,” she said. However, commercial agents explain that construction is one of the main things that is impacting the companies looking to build commercial space right now. “High construction costs due to price increases in materials and supply shortages are making building formidable for many,” Ted Eschliman said. “This puts pressure on the availability of secondgeneration property, and inventory scarcity becomes a greater challenge. Still, the economy is good, and businesses locally remain strong.” But, if a business is planning on remodeling a space or building a new commercial building, patience is key. “Construction prices have ultimately driven building values for many years, and with inflation it is even more so now,” Robin Eschliman said. “Construction costs are the number one reason most transactions stall. Delays are common, and construction timelines are longer.” Froehlich reiterated that while the outlook for 2022 commercial real estate remains hopeful in the way of growth, the construction costs are bound to throw a curveball – not just locally in Lincoln, but the entire state as well. “The high cost of construction along with the supply chain delays has also contributed to the lower supply of existing product,” he said. “These trends can be found throughout all of Nebraska.”

Robin Eschliman also noted that as interest rates continue to rise, this could pose a different scenario for commercial agents: less building sales and more leases. “Interest rate hikes may cool inflation but are certain to have a negative impact,” she stated. “Most commercial real estate agents have experienced record sales because of attractive interest rates and packages offered by the Small Business Administration as an incentive to invest during the pandemic. However, one effect of higher interest rates is that business owners are more likely to enter into leases, and this will be good for landlords.”

Tips for Buyers and Sellers

There are two resonating themes in the real estate industry right now: teamwork and patience. Buyers, sellers, and agents, in both the commercial and residential side of the business, will need to continue to persevere through the challenging waters of high demand and limited supply. Working together to find the right property is something that will make the process easier. “It sounds self-serving, but don’t go it alone,” Ted Eschliman said. “Use a professional. A Realtor will know what dangers lurk in bad deals … communication is crucial in any transaction, and both parties are served when goals of buyer/seller, tenant/ landlord are clear and transparent.” Gibbons noted for sellers, keep it simple: now is the time to sell. And for buyers, be ready to put your best offer out

there and be open to being creative. “Find yourself a Realtor that you trust to work their tails off on your behalf and give you the honest counsel you need throughout the process,” he stated. “You also need to be prepared to throw your best possible offer at any house you really want. You may want to consider looking at homes that are in a lower price range that could maybe use a little TLC so you

have more buying power and you have the ability to create some sweat equity in the long haul. For sellers … find yourself a realtor that you mesh well with and one that you know will have your best interest at heart and will negotiate for the best on your behalf.” It is normal to feel overwhelmed when considering jumping into the ever-changing waters of real estate –

especially if it is something that you have never done before. That’s why surrounding yourself with a team that you trust is important. Find a professional that will answer your questions and advocate for you. The key is remembering that people are the backbone of the real estate industry and investing time in cultivating relationships between agents, buyers, and sellers is one of the most important steps

UNO’S ATKINS FINDS PATHS FOR STUDENTS

Rebecca Atkins knows what it’s like to have one dream end and have to pivot to the next. The Omaha native was well into her undergrad studies in veterinary medicine when she developed a cat allergy. Treating small animals was now off the table and having focused so intently on that very thing, she was left without a Plan B. “I really didn’t have an interest in treating large animals,” she said with a chuckle. “Everyone said do horses or cows, but I’m a city girl. “I had a professional faculty adviser in the college, a veterinarian, and he had really a frank conversation with me. He said, ‘Do you want to give yourself an allergy shot every day before you go to work?’ He asked me about my other interests and what I was doing. While I was in undergrad, I was what was called a university ambassador for UNL. I worked with the admissions office giving tours and going to recruitment events. He mentioned he’d heard that I was really good at that work and he thought I’d be really good at that professionally. When I was about to graduate, they offered me a full-time job as an admissions counselor. That’s how I got my start.”

A Natural Fit Turns out the animal world’s loss was higher education’s gain. Even though she’d never considered the line of work, Atkins quickly found her new role helping students navigate their college choices to be immensely satisfying. “I ended up really enjoying it,” she said of becoming a career adviser. “I love working with students, so I stuck with it and eventually got into academic advising and career advising.” Atkins was particularly helpful to students who, like herself, had come into college expecting to do one thing with their lives and who would end up through various circumstances having to change direction. “I used my story a lot as an example of how you can think you’re going to school for one thing, but you might end up doing something else,” she said. “I could always see the relief in their faces when they heard a story like that. It’s like, OK, it’s not the end of the world; you’ll still build up

skills, still get your degree and then we’ll figure out where you’re going to go from there.” About four years ago, Atkins joined University of Nebraska at Omaha’s College of Business Administration and became an integral part of the department’s ongoing diversity, equity and inclusion efforts, including being named co-chair of the College of Business Administration inaugural DEI task force. “In the College of Business, to no surprise, there are smaller numbers of Hispanic, Latinx students, Black/African American students, Native Americans and women,” she said. “Our program is open to all students and we’re really hoping to connect with students who are firstgeneration, from low-income backgrounds or who have underrepresented identities in the college.”

The Next Generation In that spirit, she’s reaching the next generation of college students as the department’s CBA Prep Academy director. “The CBA Prep Academy is a brand-new, pre-college program working with K-12 students to expose them to college and the world of business at a young age,” she said. “My hope is, by the time they reach college decision-making age, they will remember their experience with UNO and with the CBA and hopefully they choose us.” Besides her veterinary degree, Atkins has a Master of Public Administration from Bellevue University. In addition to her work and a full slate of community activities, she was named the first Latina chair of the YP Council and made presentations to two national conferences: National Academic Advising Association and PRESENTING SPONSOR National Association of Colleges and Employers.
