I often reflect on that experience, working and learning about the different trades and understanding enough of the customers’ problems to come up with a creative solution. What career advice would you give to your younger self? Pay more attention to the process instead of focusing on the outcome. You’re going to succeed and fail a lot, it’s what you learn along the way that’s important. What got you interested in your current field of work? Legos, Knex, and Lincoln Logs. Following instructions to build the product as it was designed, then deconstructing and building something new with the pieces each kit provided. What do you find appealing about your job? Having the ability to help a variety of clients solve complex challenges and create unique experiences.
Looking ahead, what are the greatest challenges you face? The unpredictability of future project constraints and outside influences. On the other hand, it also makes things exciting and forces you to be innovative.
What’s your favorite way to spend a day off? On a golf course. I really enjoy golfing new courses and being outside, so if the weather is nice, that’s where you’ll find me (most likely with a drink in hand).
What have been some of the most memorable/ unusual projects you’ve been involved in? Los Angeles Memorial Coliseum renovation. The renovation included a tower that seamlessly inserts over 300,000 square feet of premium space into the existing bowl, retaining its official National Historic Landmark status while also honoring the significance of the Coliseum to the culture of Los Angeles and the United States.
If you could instantly acquire one skill, what would it be? Speak a different language fluently. Someday I hope to make it to many different countries to experience and immerse myself in the unique cultures. What are your most ambitious goals for the future? To continue to be innovative and discover the ‘next best thing’ in the design profession.
What do you feel passionate about beyond your work? My yard. No matter how much you deny caring about your yard, you always want it to look better than your neighbors’. It’s the biggest competition nobody talks about.

As the construction industry enters its prime season, professionals in the field say the remainder of 2022 is destined to be very active as companies manage a number of projects in the area, all the while keeping up with trends and navigating new challenges.

While sustainable design is not a new trend, the pandemic has brought to life a new definition — beyond renewable energy, recyclable materials, and zero emissions — that includes the

social aspects of sustainable practice, specifically the importance of mental and physical health and well-being. At DLR Group, Design Leader Beau Johnson said the firm is seeing a significant shift across all market sectors as clients and future occupants look to address this growing consciousness. “It’s essential that architects and designers respond to this growing demand by enhancing the user experience within the physical environments we’re creating,” Johnson said. Attracting talent is another huge trend, according to Ben Reicks, project director at JE Dunn, who said buildings

are being designed to specifically meet employees’ needs in order to help combat the workforce shortage and attract younger generations. “There’s a new priority on high-end amenities including expansive workout facilities, bars/lounges, garden terraces, and free or reduced-cost dining facilities,” Reicks said. Additionally, Reicks said companies are being forced to adapt to the hybrid office model that gained popularity during the pandemic. Many are implementing hoteling office spaces that employees reserve online one to three days a week.

“This increases space efficiency by eliminating designated offices that would be empty half the week,” Reicks said. “Both trends are intended to entice individuals to come to the office and generate or renew a strong company culture.” Locally in Omaha, the industry is also experiencing the impact of global supply chain disruptions. Adam Simpson, project manager at Darland Construction, said the company has worked with its subcontractors, design teams, and other industry partners to adjust product selections based on material

availability. Being proactive and planning for these disruptions to the process has been key to maintaining schedules and keeping projects on budget. “Constant feedback to the design teams is required to keep them knowledgeable about trends we are seeing from suppliers and manufacturers,” Simpson said. “We have had great responses from the architects and engineers collaborating on alternatives and still maintaining the functionality, aesthetics, and quality that the owner and design team require in the building.” The overall industry is also seeing volatility unseen in recent times. Kevin Welker, senior vice president at Kiewit Building Group, said inflation, current commodity and labor conditions demand accurate designs that account for both material availability and procurement time paired with pricing within project budgets. eliminate the surprises that delay projects and break budgets, Welker said. Additional trends in designs have been focused on efficient building systems and value-added product selections, which lead to more predictable procurement, said Ron Weis, vice president of pre-construction at Lueder Construction. “The areas that the industry and Lueder are focused on are the technology that enhances efficiencies,” Weis said. “Our VDC program maximizes construction through 4D scheduling and pre-construction coordination with our design and trade partners. We also use drones, 3D cameras, and layout equipment to coordinate and document construction activity accurately.”
Undoubtedly, the traditional work model that was once standard has shifted post pandemic, which has led to a number of new trends. Travis Justice, director of business development and marketing at MCL Construction, said features like improved mechanical systems, the return of individual offices, and the demand for high quality sustainable and reusable materials are being made to accommodate to the changing times.

employees work, leading to the workfrom-home movement. However, Johnson said many companies are heading back to the office in some capacity. Specifically in Omaha, the leasing of office space is trending in an upward direction. After being remote, companies and their employees are realizing the importance of social interactions within the workplace. “We’re responding by reassessing the role of the office and creating flexible environments that include those desired social spaces, serendipitous interactions, and new modalities of working,” Johnson said. Reicks said Omaha has recently seen record-breaking growth, and that will continue into 2022 and beyond. Ridge and recently broke ground on a CHI Health Clinic in Elkhorn. Simpson said transportation and distribution have remained strong throughout the pandemic, and the company is also wrapping up Warehouse IV at R&R Commerce Park, a more than onemillion-square-foot industrial park in Sarpy County. “We’ve seen community gathering spaces looking to remodel or expand, as well,” Simpson said. “After two years of social distancing, people are anxious to get back to those spaces. From Omaha Performing Art’s new Steelhouse venue to the Riverfront Revitalization/Gene Leahy Mall, to Kiewit Luminarium, to the new Douglas County Justice Center to the Joslyn Museum addition, Omaha is showing its strength as an excellent place to do business. “A good barometer of a growing and healthy city is active construction in the downtown area,” Welker said.
“Greater Omaha is definitely healthy and growing.” Omaha is also seeing a lot of multi-family projects, primarily in the midtown and downtown areas. Another market sector that is seeing activity is warehousing and industrial office and storage/maintenance buildings, Weis said. “Owners also realize the benefits of adding a construction manager to
a project at the conceptual design phases,” Weis said. “This has allowed the owner, design team, and Lueder to vet through MEP systems [mechanical, electrical and plumbing], value-added items, alternate product selections, and coordinate all scopes of work from the inception of design.” Additionally, the education and health care markets didn’t slow down much
during the pandemic, and Justice said activity is happening in the corporate office and retail markets as businesses return to a new normal.

While navigating elongated lead times and increasing costs, DLR Group design teams are working with construction partners to assess – and sometimes reassess – design and product choices while maintaining project goals and minimizing impacts to the overall schedule. “We are in constant communication with our clients and contractors to ensure the entire team is aligned in the collective direction forward,” Johnson said. Along with material shortages and inflation, the availability of skilled craft is another challenge that is faced daily. To ensure material is onsite when needed and to reduce risk of inflationary increases, Reicks said JE Dunn works with owners, trade partners, and design teams to develop early procurement strategies. “It’s a balancing act in which we rely on our internal economists and trade partners to make decisions to lock in pricing or wait for a peak to drop,” Reicks said. “Overall, it’s the

tradespeople who make a project successful. We are fortunate in the Midwest to have the hardest working craft individuals who continue to rise to the challenge.” While not a bad problem to have, the sheer volume of construction work in Omaha over the last five years has certainly made skilled-labor a challenge. “The last two years have shown us how to adapt to change and prepare for challenges we had no idea would even exist,” Simpson said. “A lot of my work is in health care construction so we have to be ready to shift focus just as quickly as our clients on the frontlines.” Because of the scarcity of a skilled labor pool to draw from continues to be a big challenge, Welker said this requires an accurate and detailed lookahead at schedules to communicate field work activities that may take longer or require work around contingency plans. Tackling challenges is all part of the job, according to Weis, who said Lueder has found ways to alleviate issues. When it comes to limited skilled workers, Weis said Lueder continues to listen to the needs of its carpenters in order to retain talent. The company is also hiring and training constantly in an effort to grow its team. Technology adoption is also a hurdle, and Weis said Lueder has a VDC Manager, Matt Bowers, who has pushed the company and the industry to make needed changes. “For the past several years, we have changed the way we do work and how we can positively impact our projects through technology, and we have seen
significant progress through our efforts,” Weis said. “Technology is constantly changing; we are committed to being the industry leaders.” In order to maximize the value in a project and to get what is desired, Justice said it’s important to partner with an architect and contractor at the same time. “We have tracked material escalation over the past two years and have a proven plan to help our clients maximize their purchases and buying power during construction,” Justice said. One thing is for sure, even as trends shift and challenges arise, the Omaha construction community continues to pave the way for growth in Omaha.

CURRENT STATE OF JOBS AND EDUCATION IN CONSTRUCTION Although the pandemic certainly exposed the vulnerabilities of global supply chains, fortunately, construction projects did not slow down. Currently, builders are having difficulty predicting when materials are going to arrive and the industry is still seeing pandemic-induced supply shortages, affecting key materials such as lumber, paint, aluminum, steel and cement. The home building industry continues to experience a shortage of skilled labor to complete jobs. Lack of skilled construction labor is a crucial limiting factor for expanding home construction and improving housing inventory and affordability. When it comes to continuing education, MOBA provides classes on a regular basis. Most recently, MOBA hosted an Economic Housing Forecast event that featured an Economist from the Federal Reserve Bank and founder of the nationwide Market Graphics Research Group to address Omaha’s housing market. Industry experts say the heavy-highway construction industry is as positive as ever, especially as the Infrastructure Investment and Jobs Act will help fund a large amount of highway, bridge, airport, and water works projects in Nebraska over the next five to seven years. Because of this increase in funds and projects, even more open jobs in the construction industry will be created. Construction careers offer high wages, no college debt and on-thejob training. MELINDA SORENSON, INTERIM CEO & DIRECTOR OF WORKPLACE WELLBEING, THE WELLBEING PARTNERS
As Director of Workplace Wellness of Wellbeing Partners — and currently, as its interim CEO — Melinda Sorenson works every day to improve the health of the community one workplace and one employee at a time. “I lead our workplace team, and our role is to translate all of the work that we’re doing in the community within the workplace,” she said. “We work really closely with employers to recognize that what we’re doing in the community, such as social determinants of health and mental health, translates into how the workplace can interact with this and engage their own workforce in these initiatives.” Sorenson has only been with the organization for about a year, but in that time, she’s helped Wellbeing Partners make tremendous strides. And just in time, too, considering the spike in need surrounding health issues coming out of the darkest days of the pandemic, particularly concerning mental health.
Ending Stigma Those struggling with mental health can be inactive and turn to substance abuse. “We’re kind of shaping those conversations around all of the different implications of not addressing mental health,” she said. “But, as a workplace conversation [mental health is] a whole different thing, because a lot of workplaces are just at different levels of readiness for talking about mental health. “There’s a lot of liability that comes with that. There’s a lot of cost, especially if you’re reevaluating benefits and things like that.” Some of Sorenson’s advancements through her role include leading an organizational design and culture assessment for a local university and producing strategic plans for adoption among senior leaders to build wellness into the institution at all levels. She also spearheaded a new initiative called Vivacity to implement a social determinants of health employer survey and data mapping to guide Pottawattamie County’s response to employee wellness needs. This effort identifies key health issues such as access to early childhood care, access to healthy
food and access to physical activity. This data is being implemented throughout the HR department supporting the county’s 400 employees. “We’ve been surveying people for the past year trying to figure out what they need,” she said. “We’re figuring out how to integrate what they’re suggesting with what they already have and then taking time to say, ‘Is what we have working, or should we try something else?’”
Challenges Remain Sorenson said the focus on mental health is likely to be a primary driver of Wellbeing Partners well into the future. “We’re definitely keeping our North Star as mental health and even mental health as a subset of social determinants of health,” she said. “Having these conversations at work comes with its own set of challenges when you’re opening this up to those who are practicing mental health and they’re getting burned out left and right. We’re facing a lot of problems head-on as to how we can equip everybody with equitable resources and ways they can support themselves.” In addition to her work responsibilities, she’s also heavily connected to various community groups, including as a board member for the League for African Advancement Leadership Africa Summit and membership chairman for Omaha Network. The Leadership Omaha graduate also co-founded SkateFest Omaha, an activity that supports youth, culture and key neighborhoods. This event, which has grown to a budget of $9,000 and 10 partners including BFF Omaha, Culxr House, Latino Center of the Midlands and NOISE Omaha, reaches more than 800 area residents at each event. Sorenson graduated cum laude from the University of Nebraska at Omaha in 2012 with a degree in psychology and followed that up with a master’s degree in industrial organizational psychology from Bellevue University in 2018.

MIDWEST UNLIMITED CREDITS EFFICIENCIES FOR LONGEVITY Marking its 75th year, Midwest Unlimited, a family-owned Lincoln-based small equipment supply shop, has grown into a global distributor of contracting equipment and supplies, rigging, fall protection and safety equipment, tools, hardware, and workwear. Owner Jim Krupicka, an employee who bought the firm in 1999, credits its longevity to taking the time to understand customer needs and explaining the many products and solutions available. “What we’ve built this business around is tower (cell) erectors, linemen, contractors, arborists, and rigging, general sporting professionals with fall protection, rigging and tower safety equipment and protective workwear,” Krupicka said. The 15-employee firm, headquartered in 20,000 square feet at 1750 West O St. in Lincoln, earns about half its annual revenues from the sale and leasing of fall protection equipment.
Investing in Tech Midwest Unlimited took an important growth step in 1992 by affiliating itself as a distributor of personal fall protection equipment from Alabama-based Elk River. “Back in the ‘90s, as we grew, our customers ranged from
Lincoln area roofers to bridge contractors,” Krupicka said. Since then, Midwest Unlimited has invested heavily in the technology that enables it to sell or lease equipment to customers from throughout the U.S., the Caribbean, Mexico, and beyond. That geographic market expansion is also augmented by the annual production of a 200-page product catalog with a press run of about 20,000 copies. Krupicka, a native of Wilbur, said Midwest Unlimited was on track for profitability in the early ‘90s as a three-employee firm in a 5,000-square-foot building when the decision was made to invest in the emerging online technology. “Eventually the implementation of software enabled us to sell beyond the local roofer and contractor,” he said. “Eventually we were selling to customers all over the world.” By managing sales in-house, including accounts payable, Krupicka found the technology could be used to get to know the newest customers and for Lincoln-based personnel to use weekly calls to foster growing relationships. However, he said Midwest Unlimited has also harnessed technology to improve its operations day-to-day.

Midwest Unlimited does a lot of sales to the cellular phone industry to aid service technicians within a 400-mile radius. “On a daily basis we get calls from the jobsite,” he said. “We get calls at 2 p.m. and by our shipping by air they will get what they need the next day.” Software that monitors inventoried items available has been important to such rapid responses. Not only has electronics enabled Midwest Unlimited to increase the scope of its business throughout the country, it also aids local customers in getting their orders more rapidly — often the same day. Drop-shipping —a supply chain management method in which the retailer directs their suppliers to ship directly to a customer — was used recently when a Kentucky cable installer’s tools were stolen from his truck.
New Fate Krupicka was a spunky and rebellious 20-year-old who enjoyed the outdoors and was planning to go to Alaska as a hunting guide, when he saw a job ad in 1992 for a mechanic at Midwest Unlimited. “I had never seen a jackhammer, professional rigging and many of the other higher-end items we sell today,” he said. “In high school I was relatively smart but out of the 35 in my senior class I was not one of those expected to succeed.” Krupicka, who had honed his mechanical skills at age 13 working part-time on stock cars at area racetracks, saw potential in doing repairs on lower-end equipment that was being leased, knowing that it
would eventually be obsolete. When Midwest Unlimited’s owner offered Krupicka, then 21, general manager responsibilities, he decided to give it a try. Seven days after joining the business, Krupicka along with two of his closest friends, were seriously injured when the car they were in was t-boned by a drunk driver. “During my recovery I was told that I would never recover from my back injuries or be able to lift more than 25 pounds,” Krupicka said. “That was not the life I wanted to live so I became determined to overcome my injuries. “I stopped going to the doctor and did my own rehab just working hard ... as I look back, this was a driving force at the time that caused my advancement at Midwest, as well as life in general.” Back in the fold, Krupicka remembers several changes he made at Midwest Unlimited. First, he moved the firm from its building at 22nd & Y streets to a location that gave the company greater visibility. Secondly, items that were the most requested were regularly moved within the display area in favor of introducing additional new merchandise to increase awareness of the depth of inventory carried. Third, he placed more emphasis on in-store demonstration of how concrete tools could be used. He admits there’s been a lot of changes since original owner Dorothy Boyle opened the doors of Midwest Machinery & Supply Co. in 1947. “Midwest Unlimited” reflects a new direction and philosophy. “We remain a small business that keeps its pencil sharp and aggressively works on operational efficiency,” he said.

Urban Core Strategic Plan
CENTERED ON THE NEEDS AND IDEAS OF OUR RESIDENTS In pursuit of their mission to make Omaha a vibrant place to do business, work and live, the Greater Omaha Chamber announced their Urban Core Strategic Plan. The goal of this strategic plan – created by the Greater Omaha Chamber’s Urban Core Committee (UCC) – is maximizing the economic development and overall vitality of Greater Omaha’s urban center, stretching from midtown Omaha to the western edge of Council Bluffs. The creation of this strategic plan is the result of thorough, targeted research and analysis, including input from community leaders, stakeholders and urban development experts. The Committee says that by improving the livability of Greater Omaha’s Urban Core, their aim is to attract 30,000 new jobs and 30,000 new residents within 20 years. “Over the last three decades, the Greater Omaha region has made incredible progress,” said David G. Brown, President and CEO, Greater Omaha Chamber. “Our small businesses are thriving, we’ve brought in leading businesses creating thousands of jobs, neighborhoods and communities have expanded, and our overall quality of life has improved. With the creation of the Urban Core Strategic Plan, we’re setting our sights on how the next 20 years will turn out: connecting people with Omaha’s urban core through a host of exciting projects to come.” The strategic plan highlights several key initiatives for Omaha: • 11 “Big Move” projects designed to catalyze additional economic development throughout the Core and broader region. • A Total Mobility System that weaves together shifts in parking management, street reconfigurations, active transportation, and dramatic improvements to public transit to enliven the Core and drive development. • Small-area plans to illustrate the potential for development in several important neighborhoods distributed

The Monthly Economic Indicators (MEI) for February 2022, showed that Greater Omaha is continuing its bounce back from the COVID-19 pandemic at full-speed. “The Greater Omaha area is growing at an unprecedented rate and people are getting excited about it,” said Todd Johnson, Senior Vice President, Economic Development at the Greater Omaha Chamber. “To have a legend like Peyton Manning invoking Omaha in a commercial really is a testament to the great work being done here. Things like this are great for our city.”
Compared to February 2021, Greater Omaha continues to increase its pool of potential workers and add new jobs. The unemployment rate fell from 3.5% in February 2021 to 2.4% in February 2022, which is slightly higher than Nebraska’s (2.2%) and below the U.S. (4.1%). Greater Omaha has seen an increase of almost 7,500 net jobs compared to February 2021. The industries that have seen the largest increase are Leisure and Hospitality (10.0%), Construction (5.0%) and Information (3.1%). Nebraska’s GDP also increased at 5.3% over their 2020 GDP.
