Dick Mueller MEMOIR DETAILS STORIED FIREHOUSE DINNER THEATRE

Live theater today is the domain of nonprofits like the Omaha Community Playhouse and Blue Barn. Once upon a time, however, forprofits presented stage works, too.

The earliest of these were opera, vaudeville and burlesque houses. Some transitioned to movie theaters. Nonprofit stages became the rule. In the ’70s impresarios opened commercial dinner theaters, none more successfully than Dick Mueller. His Firehouse Dinner Theatre became an anchor attraction in the fledgling Old Market of the 1970s and 1980s.

Located in the city’s original fire station at 11th and Jackson streets, now home to Upstream Brewery, the Firehouse enjoyed a run of packed houses and world premieres before struggling and ultimately failing as dinner theaters lost their appeal. Three-plus decades since the final curtain, Mueller reflects on that golden era in a new book, “The Firehouse Memoir,” published by Camp Mueller Publishing and Concierge Marketing Inc. of Omaha. An April 21 launch party for the book saw Firehouse alums share nostalgia-fueled stories.

“We’d never had a reunion before,” Mueller said of the Firehouse gang. “I just thought it was a good idea to combine one with my book-signing event. And in the very location of the theatre, too. It was a big success.”

He reunited with colleagues unseen in years.

“Rick Kleber, who came all the way from L.A., was in a number of productions and absolutely brought the house down every night with ‘Sit Down You’re

Rockin’ the Boat’ in ‘Guys and Dolls,’” he said. “Old friends Rich and Bridget Robbins — she performed in many shows — came from Florida. Someone else came from Dallas.”

The event, like the book, framed how much the Firehouse meant to Mueller and friends.

“I think the main keystone of my life has been the Firehouse,” he said. “I guess in a sense that’s what I feel I was destined to do and I feel like I was pretty good at it. It lasted a long time and it was very rewarding for me. People who were involved with it have wonderful things to say.”

Though he ran it as a business, the venture was more about fulfilling a dream than making money, which backfired in the end.

“It was more an extension of me, and vice versa. I’ve always been confused about where one started and the other left off,” he said. “Of course, that’s why I got in trouble with it at the end because I tried to keep it going long after it wasn’t a viable business anymore. If it had been [just] a business I could have sold it, walked away, and been in good shape. But I couldn’t do that.”

Big start

The Omaha native, whose traveling salesman father was also a musician and bandleader, began in show business as a singer with a doo-wop quartet, The Stylemasters, birthed out of Omaha Central High School in the 1950s. The group

won a national talent contest, performed in resort nightclubs and recorded on major labels.

Seeing the original Broadway production of “My Fair Lady“ in 1960 New York convinced him the theater was where he should devote his energies. That epiphany changed his career trajectory from nightclub performer to actor.

“That was a pivotal moment for me. I had never really thought of theater before,” Mueller said.

He studied acting in The Big Apple and did a season of summer stock in upper New York state. His looks and talent only took him so far. The auditions grind brought him back home, where he became a big fish in a small pond on community theater stages in Omaha and Council Bluffs.

Meanwhile, the hustler’s first entrepreneurial leap came with developing and selling a personal pet shelter product, Pup Tent. His natural charisma and chutzpah sold lots of units.

He and future restauranteur Rusty Harmsen opened Dictates boutique in the Old Market as that old wholesale produce district was still finding its legs as an arts-culture haven. “We were both real pioneers down there,” Mueller said of Harmsen and himself.

When Mueller acted at the popular Chanhassen Dinner Theatre in Minneapolis and visited another thriving dinner theater in Denver, he saw great potential for this new dinner and a show model. In the book, he describes how he got caught up in a craze that spread across the U.S. and determined to bring it back to Omaha.

“It was a phenomenon, this dinner theater thing. It was a wave that I luckily caught,” he said.

Thanks to Mueller and other visionaries the phenomenon took hold firmly enough that Omaha supported three dinner theaters at once: the Firehouse, the Westroads Dinner Theatre and Talk of the Town.

“It was a very popular form of entertainment. Omaha had three professional houses with a combined 1,200 dinner theater seats doing eight shows a week,”

he said. “They were all paying people a living wage or whatever actors considered a living wage back then. Actors were moving to town to live and work here.”

Even after the fad wore off, Omaha wasn’t through with it as the Upstairs Dinner Theatre and Dundee Dinner Theatre followed. Today, a niche variation operates as the Murder Mystery Dinner Theatre.

Tired of the auditioning process and eager to realize his own path, Mueller set about raising money for the Firehouse.

“I guess I had to build my own place and run my own show to end up doing what I wanted to do,” he said.

Scouting a location

Before fixing on the old fire station, two locations were considered: the thennew Westroads Mall, and the old Hayden House restaurant at Union Station. Union Pacific decided to unload Union Station to the group that eventually turned it into the Western Heritage Museum, now the Durham Museum.

He finally found his spot in Firehouse No.1, then home to an automotive parts business.

“The company that occupied it was moving out and selling the building. It was filled with mufflers and tailpipes. I walked through and decided, yeah, this will work,” he remembered.

He raised $50,000 from investors, acquiring the vintage building for $37,000,

and retrofitting it with a stage, lighting, seats and tables.

“A dollar was worth a heck of a lot more back then,” he said.

The theater opened in 1972 to much fanfare. After parting ways with his original partner, attorney Norm Deneberg, Mueller said there were about five or six limited partners.

“A couple of years later I bought all of them out. From then on I was the owner,” he said.

Strong support

He and his then-wife MariJane Mueller, a fellow actor he met at Chanhassen, started a family. His sister Jannelle helped run the theater.

“She was my right hand,” he said.

His brother Bob, an accountant, pitched in, and his other brother, Ed, an industrial designer, contributed artwork as well as the design for the Wine Cellar bar-restaurant Mueller opened beneath the theater. The Wine Cellar eventually became Harrigan’s.

“One New Year’s Eve my dad and his band played for a big party after the show,” he said. “We got everybody in the family involved.”

A professional dinner theater’s costs range from food to staff to actors and

directors to sets to rights fees for theatrical properties and music.

“The first few years the food was catered by Hap Abraham and his father (Abraham Catering). After that we built our own kitchen on the corner of 12th and Jackson, where we prepared the food ourselves,” Mueller said. “Producing quality theater is a rather expensive proposition, so the shows were probably our biggest expense.”

The ambitious Mueller sometimes paid a premium price for top-tier talent, as when he secured national theater artists Leland Ball and Joshua Logan to direct there and got playwright Dale Wasserman to agree to a world premiere production of “Shakespeare and the Indians.” The Firehouse once hosted a tribute to native son stage and screen star Henry Fonda.

During Firehouse’s heyday, Mueller’s ambitions extended to launching Omaha Magazine.

“That kind of grew out of the theater program we produced for our shows. I perceived city magazines to be a pretty hot deal and thought Omaha should have one of its own. So we morphed the program into a bigger publication,” he said.

After five years he sold it to Wally Duff.

Mueller remembers most of the theater’s nearly 20 year-run with fondness.

“The place did very well for many years, actually building itself into a very good theater facility — and all from the sale of theater tickets and bar-restaurant revenue,” he said.

The price of dinner and a meal, even for that time, was a steal, ranging from $6 to $8 and only surpassing $10 near the end.

“It was a hell of a deal, and the public knew it and quickly caught onto it,” he said. “The food was good, the shows were good, and it was fun. We lived on our box office. We had to sell tickets. We were very attuned to our audience. It certainly generated a lot of money and a lot of traffic. We grossed $2 million a year those early years.”

Nothing seemingly could defeat the Firehouse, not even after an arsonist set fire to the stage in the middle of the night in 1975, causing extensive damage. Cast, crew, staff, patrons came to the scene and in a dramatic show-must-go-on display began cleaning up debris.

“There was so much energy that rather than be maudlin and sink into the sadness, we went to work,” he said. “By that evening the place was on its way back. The fire chief couldn’t believe it. He’d never seen anything like it.”

The rebuild operation got the theater back in business in only four months.

“When we put it back together it was a much better theater because we were able to take out a low ceiling over the stage and open it all the way up to the roof. Our lights and everything could go higher. It improved everything,” he said.

Through the theater’s highs and lows, Mueller called the shots.

“I’m not a big fan of committees,” he said. “I’m a big believer in the individual as opposed to groups or boards of directors. It’s individuals who actually get things done.”

Even after the fire the theater thrived. Extensive media coverage helped.

“There were some shows we did where there was as many as 20 reviews by newspapers, radio and TV stations, from as far away as Des Moines, Sioux Falls, Lincoln,” Mueller said.

Taking a turn

The reviews meant free publicity. Much of it dried up as small-town papers folded, reducing the theater’s once brisk group sales market. By the late ‘80s, the cost of doing business increased, forcing ticket prices to soar.

A for-profit theater like his competed on an unequal playing field with nonprofits that could offset costs and supplement box office revenue with grants and donations.

Plus, as daily life got more hectic fewer folks could make the four-hour commitment for dinner and a show.

“At the end we were struggling financially,” he said. “I had succumbed to the last resort of taking the place nonprofit. I was dealing with the whole thing of

other people getting involved, feeling their oats and wanting to run things.”

He even lost the building.

“The Spaghetti Works people bought it, which basically saved our ass. It was originally bought at auction by a couple of well-heeled individuals,” Mueller said. “They were going to turn it into a restaurant. I would not be defeated yet. I went to the Spaghetti Works and suggested they look into buying it and saving it, which they did.”

He got it back, only to lose it and have the IRS shutter its doors. He wasn’t there for the bitter end when the theater closed for good in the early 1990s.

“It was all desperate efforts to keep it going. It probably was destined to close anyway,” he said. “Sadly, and embarrassingly, I lost everything in trying to keep the place alive. I was a little overwhelmed at that particular moment in my life.”

Along the way he tried recreating the magic of Harrigan’s but that went bust, too.

“There’s a great danger in life never having failed and I hadn’t failed at anything up to that point,” Mueller said.

“Looking back,” he said, “I would have been more well-fixed today if I had been a better businessman. I was driven by my passion and my desire to do what I wanted to do. But when things were going in our direction I rode the wave pretty good.”

Firehouse remembered

When social media arrived, he started a Facebook page drawing on his archive of production photos, playbills, reviews and correspondence.

“I considered Facebook to be the last resting place for all that stuff,” he said. “When the page proved popular I knew there was a wealth of goodwill, still and that encouraged me to do the book. I started just writing short stories. That picked up momentum.”

In the book he suggests a new model of financial support for the arts that combines free enterprise, market-driven contributions with charitable giving. As a for-profit operator, he produced the same product as nonprofit theaters, but his corporate structure denied him the philanthropy and tax breaks they got.

He said as the theater has become dominated by nonprofits locally, regionally and nationally, maverick producers of old, such as David Merrick and Hal Prince, have disappeared.

“Producers were businessmen. They produced theater as a business,” he said. “I don’t know if there’s any David Merricks or Hal Princes left. It’s all committees and conglomerates. Broadway is the epicenter of commercial theater and yet most of its product originates in the nonprofit world.”

He notes that live theater in America is struggling, especially since COVID, which is why theater affiliated groups have gone before Congress seeking billions in federal aid. He dislikes the idea of Washington D.C. holding the purse strings. His preference is to put theater’s fate in the hands of the public and mavericks.

He proposes reducing arts ticket and season membership prices and making these purchases tax deductible, with the difference in revenue reimbursed to producing-presenting organizations by the philanthropic community that already supports the arts.

“A precedent for this funding concept might be found in the way the government has chosen to encourage people to buy electric vehicles by giving them a tax rebate,” Mueller writes in the book.

Concurrently, he champions embracing producers with real skin in the game who are led by creating art and entertainment.

“My point is the entrepreneur is a lost member in today’s arts world. I feel sad about that because I think it’s the entrepreneur, the individual that makes things happen. My hope for the book is it generates some conversations about that idea,” he said.

As for Mueller, he never considered trying his hand at theater ownership again. “I was too beat down. I had to have my 40 years in the desert. So the book is my comeback,” he said.

CRAIG

If you’ve noticed an uptick in corporate events in 2024, you’re not alone.

“The conventions and meetings trade has come back with more vigor than we’ve seen in recent history,” said Tracey Fricke, owner of Occasion Designed. “The events industry in general is simply booming and is well above what we saw for volume, scope and scale in 2019 or before.

“I am not sure if this upward trend is directly related to the events shutdown

we experienced in 2020 and the ripple effect thereafter, but I would say it could certainly be a result of it.”

Nationwide trend

The local bump in attendance and business is in step with what industry experts are seeing nationally and even globally. In April, the World Travel & Tourism Council projected a record-breaking year for

travel and tourism worldwide in 2024, predicting an all-time high of $11.1 trillion in economic impact.

Contributing to that is the conventions sector, which saw impressive growth both in attendance and economic impact last year. The Center for Exhibition Industry Research reported earlier this year that 2023 saw a 20% year-over-year increase in convention attendance, registering 28 million attendees.

“We noticed a wave in conventions, meetings and events of all types in 2021 and 2022,” said Craig Heron, director of marketing for Event Vesta. “That trend slowed down a bit in 2023 and will likely level out in 2025 and beyond, but there is still growth when compared to the growth rate leading up to 2019. When we surveyed event organizers the past two years, they consistently say there are more events happening. We also see this in our data.”

Growth in attendance is all the more impressive given the fact that online options are still a given for today’s conventions. This element, popularized by necessity in 2020, has become standard operating procedure, Fricke said.

“It is vital we continue to be as inclusive as possible while planning events

of all scales and magnitudes,” she said. “It still seems to be vital to offer virtual attendance as an option for conference attendees to meet the wider audience needs and to be as inclusive as possible. While we have made great strides in this IT arena, event attendee expectations continue to go up just as quickly.”

Shift to live events

Heron agreed to a point while noting this element is starting to shift in its application and format.

“There is still strong traction in virtual events but we’ve seen hybrid options mostly dry up,” he said. “It’s incredibly hard to provide a good experience to attendees both virtually and in-person at the same time. Many organizers also suggest that a virtual option lowers the interest in attending in-person, which can hurt revenue. Recording portions of the speakers and workshops and posting those online as content is a trend we see growing in place of the live virtual version.”

Live events also provide other lures, such as food and entertainment

Events

Events come with a larger budget than in previous years and as planners invest more in their events, we’re giving them a big return on that investment.

KRISTYNA ENGDAHL, VICE PRESIDENT OF COMMUNICATIONS, METROPOLITAN ENTERTAINMENT & CONVENTION AUTHORITY

experiences, with which virtual conferences can’t compete. Heron said planners are showing more creativity in programming, all of which comes with a price.

“Managing costs is the biggest trend. The cost of everything has gone up, so most event organizers are raising their prices just to keep pace so they don’t have to shut down,” he said. “They’re also trying to be more and more effective with their spending on food, venue spaces, technology and staff while spending most of their budget where the attendees will remember it the most.

“We had seen an increase in events aligning with each other in 2021 and 2022, where a conference might line up with a festival like Maha to provide additional entertainment to attendees. However, that trend seems to have dropped off or is completely gone this past year and looking forward. There seems to be a move back to booking bands or DJs or having group outings to pickle ball, golf, or other interactive activities around town.”

Local vendors

One area of conventions that continues to evolve is in meals, said Madison Arrowsmith, vice president, meetings & conventions for planit inc.

“In recent years, there has been a noticeable transformation in event food service, where venues are placing greater emphasis on the quality and experience of the meals rather than simply meeting basic dietary needs,” she said. “Collaboration with head chefs has become more prevalent, ensuring that every meal and snack break is not only consistent, but also delicious from everyday staff meals to plated gourmet dinners.”

Arrowsmith said she’s seen more groups wanting to craft menus that not only avoid the dreaded rubber chicken meals but reflect the character of the community where the convention is being held.

“Since COVID, we’ve noticed attendees are not only looking forward to traveling out of their home markets, but they also want to experience the market they are traveling to. To meet this desire, we collaborate closely with venues and their chefs to craft menus that spotlight local cuisine using the freshest ingredients available,” she said. “Some trends we encourage our clients to lean into include highlighting local and seasonal ingredients, offering intentional customization options and incorporating interactive food stations.”

Planners have long followed this approach when it comes to entertainment, leveraging local attractions and excursions for their attendees. However, as Arrowsmith noted, this is also evolving.

“Entertainment opportunities are heavily dependent on the event budget and its overarching objectives and there’s a noticeable shift towards experiential entertainment,” she said. “There are many ways to be creative in this category and giving attendees a sense of control over their downtime can lead to positive feedback and benefit the overall budget.

“We are seeing an increase in desired free time for attendees to explore independently. Facilitating opportunities for attendees to experience the market beyond the event venue, whether it’s exploring local attractions, dining at recommended restaurants or simply immersing themselves in the local culture, enhances their overall perception of the event.”

Team approach

Kristyna Engdahl, vice president of communications for the Metropolitan Entertainment & Convention Authority cited a team approach between MECA and other promotional entities in helping land Omaha on many meeting planners’ radar.

“Our local Convention and Visitors Bureau, Visit Omaha, is out selling Omaha during trade shows and touting the amenities that our city has to offer, encouraging new and repeat business,” she said. “As a result, meeting business has rebounded to the point it’s exceeded where we were in 2020. We’re even turning away some prospective clients due to experienced demand, both short- and long-term.”

MECA’s inventories of properties, including CHI Health Center Omaha, Charles Schwab Field Omaha and The RiverFront, have proven more than capable of handling whatever conventions can throw at them.

“Many meeting planners have become more creative in their themes and designs and they’re more driven than ever to assure that their event stands out,” she said. “Events are coming with larger budgets than in previous years and as planners invest more in their events, we’re giving them a big return on that investment.”

Employment Law Update

PREGNANT WORKERS FAIRNESS ACT

AMY LUCKENBILL

PRINCIPAL ADVISOR, HR HELIX, GOVERNMENT AFFAIRS CO-CHAIR, HRAM

KASEY

CAPPELLANO ATTORNEY, KUTAK ROCK

The Equal Employment Opportunity Commission (EEOC) recently released its Pregnant Workers Fairness Act (PWFA) guidelines.

PWFA, a federal law, went into effect on June 27, 2023, with the explicit intent to ensure women can continue working during and after pregnancy. Guidelines, and regulations, will go into effect on June 18, 2024.

The law essentially states that employers must make reasonable accommodations for pregnant employees.

Rampant misinformation

Depending on which source you cite, about 50% of the U.S. workforce is comprised of women. But, many don’t know what protections are available for pregnant workers.

Jennifer Turco Meyer, employment law attorney at Dyer Law, said she constantly sees questions on mom-focused social media groups about maternity leave and discrimination.

“Two weeks ago a woman said that she told her job that she

JENNIFER TURCO MEYER ATTORNEY, DYER LAW

needed time off after the birth of her child. They said they couldn’t afford that, and fired her,” Meyer said. “Ten women out of the gate told her it’s at-will in Nebraska, so there’s nothing she could do unless she had FMLA.”

But, Nebraska was one of a handful of states that had a pregnancy discrimination and protections act before PWFA was activated. Signed into law in 2015 the Nebraska Fair Employment Practices Act (NEFEPA) did protect women who needed time off to recover from childbirth or a related medical event.

For PWFA, the EEOC lists equipment for sitting, light-duty assignments, modified work schedules, modified food and drink policies, and more frequent or longer breaks as required accommodations.

“It doesn’t just cover the actual pregnancy, it covers complications and postpartum issues, which is a big deal,” Meyer said.

Anticipating obstacles

Meyer said the EEOC has already anticipated how employers could make requesting an accommodation an administrative nightmare for an employee.

For example, when comparing it to the Americans with Disabilities Act (ADA), there is paperwork that needs to be filled out by the employee and their doctor, which can take time. When a pregnancy only lasts for nine months, followed by postpartum, time is of the essence.

With PWFA, employers cannot ask an individual to prove they are pregnant, or recently pregnant.

“The employee doesn’t have to use any special words, or a magic language, to ask for an accommodation,” Meyer said. “If they ask for a stool, the employer has to give them a stool.”

While communicating this legislative change with employees isn’t explicitly required, Amy Luckenbill, principal advisor with HR Helix, said updating employees on their rights is a best practice.

Luckenbill is also the government affairs co-chair for the Human Resource Association of the Midlands (HRAM).

“I would suggest including the policy in the employee handbooks for new hires, and sending a notice to employees through whichever communication delivery system is most common for the workplace culture,” she said.

‘Undue hardship’

Consistent with other legislation, the term “undue hardship” is used

My advice would be don’t think in terms of ‘Can I refuse this accommodation?’

as the threshold for refusing an accommodation.

KASEY

“In general, it’s already hard to make an argument that an accommodation request under the ADA (Americans with Disabilities Act) is an undue hardship, such that you could refuse it,” said Kasey Cappellano, an attorney with Kutak Rock.

A requested accommodation would need to be particularly expensive for a business to argue an undue hardship, especially since the accommodation is viewed as short-term.

It’s yet to be seen how a successful argument could set a precedent. Turco said a situation where an individual goes on bedrest fairly early in their pregnancy might qualify. Or, if an individual holds a particularly high position where temporary labor is hard or costly to find, that might qualify.

“My advice would be don’t think in terms of ‘Can I refuse this accommodation?’” Cappellano said. “I would instead think about what the actual need is, and if I think it would be really difficult for my business, is there a different way we can meet that need because a lot of time there is.”

She gave an example that, while not related to pregnancy, could be applicable. In the scenario, an employee had requested to work from home because the bright light at the office caused him migraines.

However, the employer couldn’t allow the individual to work from home because their job required direct oversight. Instead, the employer provided a darker room for the employee at the office.

“As opposed to saying no, I would strongly encourage businesses to think about how they can get the same result,” Cappellano said.

Fifteen or more

PWFA is only applicable to companies with more than 15 employees, the argument being that the smaller the company, the more undue hardship exists with accommodations.

“Like many other benefits that are not required of employers with less than 15 employers, the protections offered by PWFA create an additional staffing pipeline issue for small employers,” Luckenbill said.

“An employer with fewer than 15 employees, if they want to be considered an employer of choice, should adhere to these requirements even though they are not required to,” she said.

Employer protections

It’s important to note that similarly to the Family and Medical Leave Act (FMLA), employers aren’t required to pay employees utilizing PWFA for additional breaks or time off.

Employers also have rights if they feel an employee is abusing provided accommodations.

For example, if an employer has approved more frequent breaks, but notices that the employee is taking an excessive amount of breaks.

“I think [the employer] would be within their rights to say this is causing a difficulty so we need you to go to the doctor and have them tell us what exactly is needed,” Cappellano said.

However, Cappellano urges any employer to consult a lawyer first, “because it is a little bit delicate.”

Meyer provided another tip: always apply your policies equally to everyone.

Leaning into Innovation VANDENACK FORGES OWN PATH IN LAW There’s a lot about Mary Vandenack that career they never wanted to enter in the first was law,” she said. “My dad and my brothers are lawyers, specifically, they’re all tax lawyers. So, I’m of innovation she saw in the profession. So, despite never endeavoring to launch her own practice, she set out to do something about it through her firm, Vandenack Weaver. “I have total respect for all of the lawyers worked with leading up to this, but I’ve always been driven by the desire to use technology differently,” she said. “Technology wasn’t being used at law firms at that point, or to this day in many places, in the way that envisioned it. “I initially founded this firm with a guy by the name of Mark Williams. We put our skills together and in 24 hours and for less than $5,000, we built a database, built out our entire system, our website, everything.” Vandenack’s efforts eventually caught the attention of another progressive-minded firm, Duggan Bertsch, and on Jan. 1, 2024, the two practices entered into an affiliation agreement. Before she found such kindred legal organizations but in EO, you’re exposed to people of all types of businesses and they each have different walks of life,” she said. “In EO, people just connect; they just come up and talk to you and share their stories, share their successes, share their failures and are willing to just talk about it. “It’s also nice that it’s an international network, so you can go anywhere and connect. I’m a member of the chapter here in Nebraska but have a friend in Chicago and have a friend in New York City and can attend EO events there and be a part of things. It’s just an amazing network of knowledge, information, connection and enthusiasm.” MARY VANDENACK, MANAGING PARTNER OF THE OMAHA OFFICE OF DUGGAN BERTSCH. Unlike most people, the companies listed on Hockney’s resume for the past 17 years are all firms she’s launched and grown into successful ventures. Starting with JH Interior Design in 2007, Hockney expanded her business holdings to include Bouquet, full-service floral design studio, opened in 2014; The Studio by JH, a retail store featuring a showroom and art gallery, opened in 2021; a second interior design branch in Steamboat, Colorado;and finally The Winery, a defunct wine shop and deli she and co-owner Holly Jones bought and resurrected in 2022. Hockney said despite the unique nature of each venture, there are certain foundational elements all her companies hold in common. “Consistently, know we have a product that’s good,” she said. “I believe so strongly in what we can do and how we can take care of people that don’t doubt the of starting and then finding the people to carry out. Finding the right people, think, is always the hardest part.” Hockney said there’s lot that goes into the definition of the “right” people, but one component she’s leaned into is finding people good at the things she’s not as accomplished in. This hiring mentality helps her delegate responsibilities with confidence. “The best piece of advice could give is when you begin, you wear all the hats. was head of marketing, was head of finance, was head of HR, sales, design,” she said. “It’s determining which hat to give away first and giving away the ones you’re the worst at or just find yourself getting frustrated with because they take too much time or they’re not the best use of your time. Find someone to do that’s way better at it than you are. wish would have learned that sooner.” Hockney also advises the would-be entrepreneur to seek as many resources as possible. It’s what led her to Entrepreneurs’ Organization Nebraska, where she’s understand that it’s lonely at the top or what it’s like to really put all your chips on the table,” she said. “But more important is being around people who have done things before you and can share their experience or what they would have done differently. “There is belief in EO that the answers are within everyone, just takes some time and experience to get there. It’s this really interesting form of vulnerability that then turns into great discernment and next steps.” 741 N 98th Street • Omaha, NE 68114 Hours: 11:00 am – 7:00 pm Mon-Fri OWNERS OF THE WINERY, FROM LEFT, HOLLY JONES AND JULIE HOCKNEY. In dental school, he never considered entering the military, yet wound up serving in the U.S. Navy for 12 years. During that span, he gave little thought to life after the service, yet by the time he retired in 2020, he’d already spent two years moonlighting with Omaha & Council Bluffs Oral Surgery where he is now managing partner and co-owner with Drs. Caleb Schadel and Blair Racker. “I commuted from Honolulu to Omaha,” he said. “It was really unique opportunity to be able to feel out private practice was what wanted to do with the rest of my life and see if this particular practice was a good fit. As that continued to go, discovered really wanted the challenge and the opportunities within private practice. was sort of energized by that challenge.” O’Brien said his military experience was mixed bag insofar as how prepared him for life as an people navigate fairly uncomfortable situations and just hard work. When you’re at sea, you work seven days a week. There are no vacations, there’s no break. “The part that did not learn in the Navy was basically how to create relationships and partnerships,” he said. “In the Navy, the patients just showed up whereas our practice is purely referral-based. There’s no direct-toconsumer marketing, it’s all basically B2B. Creating trust between the general dentists that send us patients and their patients and our practice was one of the original challenges but also one of the things that was energized by, and find lot of fulfillment in.” Part of O’Brien’s evolution as an entrepreneur has come through membership in Entrepreneurs’ Organization Nebraska, to which he was introduced by colleagues. He said the organization has given him a community of people of like mind and in similar situations that he can relate to. “[EO] sounded very intriguing to me and it’s helped with my responsibilities of managing the business challenges and whatnot. Together we’ve created the magic that is Arbor Aesthetics. It wouldn’t be what it is without both of us together.” Jeff Grewe attributes the longevity of Arbor Aesthetics to core initiative of making a generational impact, both on trees and its people. “I want families changed because mothers and fathers work here. want trees that survive the 20-year shelf life and are there 100 years from now,” he said. Doubling in size since the pandemic, the tree service provider offers a full range of residential and commercial services. Jeff Grewe said a big contributor to that growth is the emphasis on building a strong team. “I don’t have one or two A players. have A players period. We have excellent people across the board,” Jeff Grewe said. “We’ve shared our story with our employees, and we’ve created an excellent place for people to thrive. “Our continued growth will be fueled by our unmatched opportunities for professional and especially personal development that we offer our people that think in terms of a vision, we’re going to continue to provide exceptional human experiences for our teammates and our clients and that is what we’re born from.” The couple gives a lot of credit to Entrepreneurs’ Organization for developing their business chops and leadership skills. “I joined EO Accelerator in 2014, which is an organization within EO that teaches entrepreneurs how to grow and scale their businesses to $1 million. [Arbor Aesthetics] was at quarter of a million when joined and in a matter of two years we had grown to a million in size.” Amy Grewe said another impactful element of EO has been the close-knit forum which provides a platform for unvarnished talk on the joys and pressures of business ownership. “The forum is made up of other business owners, between six and 10 people,” she said. “Monthly, you’re meeting and talking about the top five and bottom five percent of your life, the successes and the failures that you wouldn’t share with other people. “This is a confidential space where you share your life experiences with others in a very trusted way. After acquiring the Little King franchise operation in 2021, Lockwood Development is announcing that the firm’s first Omaha Little King store opened to the public on November 1, with a Grand Opening featuring the Creighton Volleyball team scheduled for Saturday, November 5. The store, located at 8602 West Dodge Road, represents a step forward for both the brand and its footprint in the Omaha area. “Our new store is very close to where the very first Little King store was located when it opened in 1969,” said Chip James, president and CEO of Lockwood Development. “That’s no coincidence. We’re truly inspired by the roots of this historic franchise, and we look forward to carrying that spirit forward to loyal Little King customers, as well as a new generation of Omaha residents.” The 1500-square-foot store combines modern design and an inviting dining area with classic Little King branding and artwork. Customers can expect to order from Little King’s beloved menu featuring subs and sandwiches made with bread baked in store and fresh-sliced meat, as well as soups and desserts, while taking advantage of a variety of conveniences, including a drive-thru. Day to day operations at the 86th and Dodge location, as well as the operation of Lockwood Development’s subsequent stores, wil be overseen by Mark Edwards, an Omaha native who grew up in the fast-food business. “It’s an honor to merge the industry I’m passionate about with a brand that means a great deal to me and so many families in Omaha,” said Edwards. “Little King has more than 50 years of rich history in our area, and now we get the opportunity to move it forward, modernize it, and highlight the very best of what it has to offer.” The new store is the first in a series of new locations James, Edwards, and the team at Lockwood Development plan to open in Omaha and Lincoln. About Little King Founded in Omaha in 1969 by Sid Wertheim, Little King Deli & Subs is known for its deli-style sub sandwiches, made with bread baked fresh on site and meat sliced to order. In 2001, Wertheim’s son Bob took over the company before its sale to Lockwood Development in 2021. How Do You Decide What Industry to Pursue?

Among would-be business owners, many have a preconceived notion of what they want to own. But it’s advisable to keep an open mind and research all your options. Especially with franchise ownership, as there are thousands of concepts.

How do you decide what to pursue? It’s OK to admit you don’t have all the facts and consider all your options. Here’s some actionable advice for discovering the business you were meant to own, as opposed to the one you may want to own.

Self-Assessment

Begin by asking yourself questions about your own financial position, work habits, preferences, and lifestyle goals. Financial tolerance – what you can afford – takes precedence over all other factors, so calculate your actual net worth. Will you be the dayto-day owner - or manage a manager? Like working weekends? Will your business require a physical location? Do you like working from home? What about a mobile opportunities? These answers will have a profound effect on your happiness as a business owner.

No Prior Experience?

One of the best features of most franchises is they require no prior experience. This is due to the training you’ll get, the proven business model you’ll follow, and the support you’ll get from the franchisor. This could open the door to many new opportunities, as long as they align with answers to your selfassessment. With franchising you’ll determine your own role, while delegating tasks to others.

A Helping Hand…

Because franchising is vast and complex, it’s advisable to work with a franchise consultant who can help you navigate the process. Most consultants work on commission, at no cost or obligation. They’ll recommend concepts, provide referrals, and make the introductions you need. Consultants give you a thorough assessment of your options, and the advice to make informed decisions about business ownership.

Blake Martin owns FranNet of the Heartland, an Omaha-based consultancy that provides no-cost, no-obligation franchise consulting for entrepreneurs and those involved in career transitions to help them establish business ownership of their own. Martin helps produce transformative outcomes for candidates who commit to positive change.

THE FRANCHISEE: REDBOX+ DUMPSTERS OF OMAHA

Q&A:

Q: Tell us about the business model of your franchise.

A: Redbox+ Dumpsters is a roll off container company offering a variety of sizes and container options for residential clean-ups and commercial projects. Along with standard containers, Redbox+ also offers a patent Elite container that comes with two porta-potties mounted to the front of the container. This brings about change that hasn’t been seen in the industry.

Q: Why did you choose this industry?

A: Coming from the professional services industry and managing 10 to 15 guys, and then having been part of a healthy fast food start-up that had many employees, I wanted something that could be run with minimal staff. I can run a two-truck, 60-container business with one full-time driver and myself. We will be adding an additional driver sooner than later.

Q: Why did you choose this franchise?

A: It checked the boxes and was providing something new to an industry that hasn’t seen change in over 65 years. Redbox+ Dumpsters puts an emphasis on a clean, eye-catching product that is in high demand.

Q: What was the process of starting your franchise?

A: There was the initial introduction from Blake Martin and FranNet of the Heartland. Then the calls with the Redbox+ leadership team. My initial driver and I made a “Discovery Day” visit. Once we decided it was a go, that is when the fun began. We financed the project via the SBA so there was a lot of paperwork and financial data that had to be compiled. A good franchisor will be there to help!

Q: What challenges have you faced?

A: The old saying goes: if it were easy everyone would do it. There have been lots of financial challenges, personal challenges, and the challenge of starting a business I knew nothing about. You find out quickly how resilient a person can be. One of my bigger challenges was that I continued to work a full-time job for the first two years of the business. This definitely hindered growth.

Q: What have been your biggest wins?

A: I have brought some professionalism to an industry that is not the most glamorous. I feel like I have built a respected business that customers are truly seeing value in vs. being taken for granted. I have brought much-needed customer service to an industry that was severely lacking.

Q: How have you grown?

A: Going into business for yourself, you have no choice but to grow. You either learn, grow, and adapt or you’ll be gone tomorrow. I didn’t sleep at night, I paced the hallways crying, wondering what I was doing and why I put my family in this position. A lot of that is fear of the unknown and being in unchartered waters. Some of the same concerns are there. You learn to overcome and get resourceful.

Q: What does the future hold?

A: The future is bright! We are building a quality customer base that sees value in what we have to offer. We added a second truck and additional containers last year. We will be adding additional containers and another driver this year. The goal for next year is a third truck and 24 additional containers.

Direct Design & Fabrication

EXPANDING CAPABILITIES THROUGH ACQUISITION

What started as a home-based design services business to assist a panel shop, is now a full-service design and build industrial product manufacturer in Council Bluffs. Don Volentine, director of Direct Design & Fabrication, guided the company to its continued growth through acquisition.

Started as New Covenant Consulting, LLC in 2014, the company now operates out of an 18,000-square-foot facility and offers services in process and machine automation, including its specialty in control panels, custom software and data management, phone systems, managed IT and security systems services.

As the company expanded its services, Volentine sold the business to Paul Zweifel, owner of Direct Companies, and began operating as Direct Design & Fabrication in January this year.

Currently with 24 employees, under the Direct Companies umbrella, DD&F has broadened both its services and reach.

As a custom design and fabrication service provider, DD&F has been tasked with innovative projects.

“We were brought a unique project that will revolutionize the green energy industry, and this project enabled us to utilize teams in a way that we never thought we could,” Volentine said. “By sharing viewable 3D models and interfacing with people around the world in real-time, we were able to build something that will have a lasting impact on green energy.”

The company is always looking for more skilled workers to grow its capabilities but strives to keep up with the demands of industrial manufacturing. Voluntine said each new project helps the company build on its expertise.

“I get to create and invent every day, and that is a wonderful feeling,” he said.
