NEW LEADERSHIP SET TO SPREAD OMAHA MUNICIPAL LAND BANK’S REACH

With a new executive director at the helm and an updated strategic plan, the Omaha Municipal Land Bank sets its sights on spreading awareness of its operations, its reach, and making the most of community assets by fixing up vacant properties and supporting neighborhoods in reaching their full potential.

In Tennessee, Leslie Smith would go to great lengths to ensure her creation, Blight Authority of Memphis, Inc. (BAM), was a success. And now Smith is applying those experiences, tenacity, knack for problem-solving and relationship-building in Omaha and in her role as the executive director of the Omaha Municipal Land Bank.

Smith recalled how she was tasked with taking BAM from concept to functioning, operational landbank.

“My proudest moment was being able to address both a policy need and the need for affordable housing development by standing up a land deposit program, the first in the state,” she said. “I was also able to capture and operationalize the legislative intent behind why BAM was created. This all depended heavily on building true partnerships with nonprofits and, again, we directly addressed a policy need.”

At BAM, she discovered just how important relationships are to driving change.

“Everyone brings value to developing our community, from elected officials to neighbors, you never know when those relationships will come into play,” Smith explained. “I have experience repairing fraught relationships to get to the ultimate goal and I’m willing to get out there with folks, shoulder to shoulder.”

In Memphis, there were times when Smith went out to clean up a property. They didn’t have the capital to pay a contractor.

“So, I went out and did it myself,” she said. “Working in Southern heat is pretty intense and, after nearly passing out in the process, I was able to show the neighbors that I cared about the community and would do my best to find a solution and address it to the full extent of my ability. I’m truly passionate about this work and will be transparent about our capacity, but will work just as hard to find a solution.”

That knack for problem-solving drew Smith to community development and land banking in the first place.

“I’ve always loved solving problems where maybe the answer isn’t immediately apparent and it’s something that’s become a bit of a focal point in my career,” she added.

In fact, Smith said she’s always been drawn to the character Olivia Pope from the television series Scandal.

“She shares this same drive, this knack for finding the right solutions to complex problems,” Smith said. “Those were skills that I discovered pretty quickly I could leverage to help the communities I’ve been privileged to serve. I have a distinct passion for addressing challenges through innovative solutions, regarding the community-led economic development industry.”

Land banking, she continued, goes against the world of “profitable real estate development,” adding another level of challenge for Smith to solve.

“Naturally, land banking marries my passion for solving complex problems with my love for legal and accounting – a natural fit for me,” Smith said.

Before her pioneering efforts at BAM, Smith applied her skills and passion toward BLDG Memphis, an organization that served as a resource to community development corporations (CDCs).

“We offered capacity-building, policy, and advocacy support,” she explained. “This position allowed me to identify the needs of the community, and I was able to leverage that experience by implementing solutions through my land banking work.”

Accelerating Connections in Omaha

In March, the OMLB announced Smith as Shannon Snow’s successor of the nonprofit, which partners with community entities to revitalize distressed properties and deliver affordable housing, in turn, reducing the number of vacant lots and unlocking the neighborhood’s full development potential.

When asked about her first impressions of Omaha, Smith joked: “Well, I’m definitely not in the South anymore! The sweet tea is definitely different. But, on a serious note, I was a bit surprised by the vast reach of Omaha. The market here is very nice compared to cities in Tennessee and, while I realize I haven’t met everyone, I have felt overwhelmingly welcomed by the community and I love it.”

Regarding her priorities in the new role, Smith noted that last year the Land Bank leadership made several updates to its strategic plan, including increased awareness and diversified reach of the

organization and its operations.

“It is our hope to empower Omaha to create sustainable and thriving communities through the equitable transformation of problem properties, and serve as a community development intermediary for Omaha,” she said, noting that land banking “creates pathways for stimulating the local economy through addressing systemic vacancy issues at its core.

“We are looking to support the community’s needs. Informed by the strategic plan we aim to implement, it is my priority to learn, listen and be present. It’s one of the key differences that distinguish a land bank from a real estate business. We know that outreach is crucial for success, and the team and I are committed to doing that ‘heart’ work.”

As the OMLB builds its outreach plans, Smith said the organization is always on the look-out for sponsors and resources to put on more community programs.

“We also would love any warm introductions to companies and nonprofits to spread the word about the Land Bank’s mission,” she stated. “We are here to support the community’s needs. How can we make the most of our assets for the community’s long-term benefit and reduce harm to neighbors and communities?”

Currently, Smith said, the Land Bank is limited to operations and resources.

“But we will need everyone to support the mission if we are going to change the conversation and landscape,” she said.

Outside of her day-to-day work, Smith was previously involved with the Urban Land Institute (ULI Memphis) and the Memphis Urban League Young Professionals.

“I supported a nonprofit organization that worked to support Memphis’ young up-and-coming and emerging businesses through mentoring as they prepared to launch their business through an accelerator program,” she added. “Also, I love Latin dancing and I had an opportunity to volunteer to work with a riverside development corporation on their community engagement program, where we hosted Tropical Thursdays during the summer, offering free classes and social dancing.”

When it comes to the science of growing and commoditizing food, the ag sector has never been more tech-forward.

If you walk back the narrative 60 years, Nebraska’s independent farmer was supposed to have gone the way of the dodo bird by now. The state’s legacy of family farms was long ago to have yielded to market pressures and the buying power of deep-pocketed conglomerates, which were going to gobble up land and streamline the path from the field to markets all over the globe.

And while it is true that the number of family farms has decreased over the years, it is hardly a situation where the family farm is on the brink of extinction. To paraphrase Mark Twain, “Rumors of independent farming’s death have been greatly exaggerated.” In fact, Nebraska farmers, not unlike the state’s ag sector overall, are arguably more in control of their destiny than at any other time in the history of the state, despite stiff challenges over labor shortages, market fluctuations, financing and international unrest.

And why? Technology; tools that not only help producers raise more and better foodstuffs more efficiently and cost-effectively, but also help plug them into the agribusiness ecosystem that brings their

products to the nation and the world. As the latest generations of farm families employ digital technologies, each individual operation becomes exponentially more savvy in terms of management, marketing and a host of other profitability measurements.

“There are tons of ag opportunities in this state as some kids might help the family farm more by becoming an ag advisor, drone applicator, precision ag specialist or a mechanic,” said Andy Chvatal, executive director with the Nebraska Soybean Board. “Technology plays a very vital role with nutrient application, irrigation timing and optimal seed placement. Satellite imagery provides another set of eyes to create layers and zones. It’s not a one size fits all mentality anymore; our growers need to be precise in all aspects of their operation.”

“Producers continue to adapt to the changes in the market and what it demands from them,” agreed Josh DeMers, Combine program manager with Invest Nebraska. “We see family farms adopting technological tools that help improve yields, reduce water usage, monitor fertilizer, understand the moisture levels, et cetera. This results in advantages for each party involved.”

Development on Many Fronts

Technology is not only maximizing existing farmland, but also helping to bring more land into production than ever before. As Brandon Silveira, founder and CEO of FarmFundr.com wrote for Forbes, “Farms are evolving, both in size and value … I believe one reason for these changes can be attributed to technology. Land that was once considered ‘undesirable’ or difficult to farm can now be developed into a healthy, operational farm with the right technology.”

Advanced technology is so prevalent in agriculture these days, that

attending a farm-related trade show is likely to yield more talks about apps than acres and computer chips than center pivots. That is, except for the presentations showing how those computer chips are helping the center pivots water with more precision than ever before.

Successful Farming reported as much in March when the publication detailed the rapidly developing role artificial intelligence (AI) will soon bring to the field. The article stated how AI applications will soon allow the farmer to see optimal production right down to the seedling level, as discussed by panelists at the 2023 World Agri-Tech Summit in San

“Data collection and artificial intelligence (AI) implementation have become increasingly prevalent among new agriculture technology,” wrote Alex Gray. “The resolution, or scale, of data, has been getting higher, slowly narrowing down from entire farms to acres and soon down to the individual plant … [Developers] hope with AI technology processing data and computer vision, farmers will be able to manage their fields, down to individual sections of the plant, in real time.”

While at present widespread application of such futuristic tools is a way off, there’s still far more technology at work in agriculture than Nebraska’s general public may realize, from machinery and market research to more advanced hybrids.

“Technology has been very impactful on the family farm,” said Jim Robinson, chief technology officer with Rob-See-Co, which develops and markets advanced seed for corn, soybeans, alfalfa and sorghum. “While large farms are controlling more acres than ever before, technological advancements have allowed family farms to be more efficient.

“New corn hybrids and soybean varieties from Rob-See-Co are more resilient in the face of adversity. With better standability, disease tolerance and higher yield potential, new products don’t need to be managed nearly as closely as hybrids and varieties of 25 years ago.”

Farming Process Aided

Bringing that seed to maturity is another area where the farmer has more and better tools at his or her disposal, Robinson said.

“Water rights and restrictions will likely impact more of the state than we have seen in previous decades. This will impact Nebraska farmers who rely on irrigation to produce their crop in our drier climate of Nebraska,” he said. “Sensor technology and hybrid improvements will allow producers to stabilize yields while more closely managing their cost of production. While technologies will improve grain marketing, it will also

increase the competitiveness of grain marketing.”

As effective and prevalent as new technology is becoming, it’s not the be-all, end-all salvation for the challenges facing Nebraska’s ag sector today. DeMers said new technologies are sometimes being developed without the direct input of working producers, which either stunt the effectiveness of those tools or slows their adoption.

“When we look at the opportunity side, we are surrounded by it,” he said. “There is precision ag, fermentation, biotechnology, irrigation management, ag robotics and on and on. We are seeing so much activity

it’s hard to quantify where to focus.

“I believe the biggest challenge we are facing is the disconnect between the producers and those building technology to benefit the agricultural industry. The producer needs to have direct feedback and feel the value of the technology if they are going to use it someday.”

To this end, The Combine not only assists tech companies in the ways that are typical in the startup world, but also helps form connections between companies and the front-line producers that could benefit from the new technology.

“The Combine is a statewide initiative supporting high-growth entrepreneurs in food and agriculture,” he said. “The program consists of commercialization support through mentorship and a capital readiness program, networking events, a network of partnering producers across the state, as well as incubation space on Nebraska Innovation Campus.

“The Combine Insights Network bridges the gap between early-stage technology entrepreneurs and farmers. As part of the incubator program, start-up companies are partnered with producers across the state. We are also constantly coming up with new ways to help move this industry forward, such as by partnering with producers across the state to work with the startups to test out the products and give direct feedback. This results in ultimately creating a better product for the producer.”

The Future is Bright

Ag industry groups are also helping to leverage the ag sector into alternative use for their crops. Chvatal said soybeans are a great example, and the Nebraska Soybean Board is constantly looking for new uses for the versatile crop that are in step with changing market needs.

“Climate-smart funding is becoming a hotter topic and partnerships will continue to arise,” he said. “Carbon markets are here to stay. Our farmers are great stewards of the environment, and they’ll continue to have opportunities for being sustainable in what they do. I think we’ll continue to see more end-user and producer partnerships.

“For example, California’s fuel requirements are spurring demand for soybean supply expansion in Nebraska, as our crushing facilities are the closest in the U.S. to the California market. Crushing will create more feed and we are also in prime position to grow our livestock numbers. We can create money for our communities and keep those dollars circulating in our communities rather than sending them out of state.”

As for his overall optimism concerning opportunities for what lies ahead, Chvatal said with the proper balance of new thinking and traditional sound management techniques, the opportunities are almost limitless.

“The future for soybeans in Nebraska is very bright,” he said. “People still matter and relationships will always matter in Nebraska. It’ll be paramount to get a handle on and help organize all these opportunities to put them in a more palatable format for our producers to truly understand them all.

“If we continue to train and hire good people, the ag industry will thrive. Nebraska remains in a prime spot to grow and feed soybeans and export on top of all that.”

Other future challenges include driving ever-more efficiencies into growing operations, Robinson said.

“Efficiency and elimination of waste within farming operations will likely be the next big thing,” he said. “We are already seeing it with drone technology, soil moisture probes, irrigation telemetry, et cetera.”

Doubling down on current tools and techniques, as well as remaining open to what the future holds, has DeMers optimistic about the future of ag, one of Nebraska’s most foundational industries.

“As Nebraska agricultural continues to grow, The Combine looks to meet the demand on the innovation side. The Combine companies are constantly creating technology with the producer in mind, to help them better their business,” he said. “Producers continue to adapt to the

changes in the market and what it demands from them. We see family farms adopting technological tools that help improve yields, reduce water usage, monitor fertilizer and understand moisture levels.

“The Nebraska ag ecosystem is special; we find ways to continuously improve ourselves. We are and will continue to be one of the leading states when it comes to agricultural output.”

Understanding the full scope of potential safety issues can be daunting. Fires, tornados, chemical releases and workplace violence may be the worst-case scenarios to plan for, but they’re not the only issues a company should develop safety protocols for.

“A safety issue that people tend to forget is ergonomics,” said Susan Booth, vice president of business development for the National Safety Council, Nebraska (NCSN). “The desks and chairs of workers working from home may not be fitted properly, and developing a plan is key.”

Other types of safety plans—depending on the industry and the workload required—include such training as bloodborne pathogens, respiratory protection, fall protection, hazard communication, electrical safety, excavation and trenching.

“According to the Bureau of Labor Statistics, transportation accounts for 62% of workplace fatalities,” Booth said. “We suggest that organizations review their safety policies that include seat belts and distracted driving.”

Safety Leaders

Because Riekes Equipment works with heavy equipment and machinery in many different environments, its safety plan covers lots of ground, according to Director of Marketing Lisa Brink.

“We like to plan for everything,” she said. “We have extensive policies, practices and training that our team goes through.”

Every employee is encouraged to speak up if they ever feel unsafe in a customer’s environment.

“We always need to be proactive in making sure that our team is safe,” Brink said.

In addition to following the Occupational Safety and Health Administration requirements for safety training, the commercial and industrial equipment provider offers its own series of training for all new employees that prepares them for many things they could encounter in their roles at various locations.

Riekes also has a series of safety training that was designed internally by some of its tenured long-term technicians, and it rewards other technicians for completing that series of training.

A safety issue that people tend to forget is ergonomics.

“Then we have training that not only goes to our team but also goes to the market,” Brink said. “That’s things like aerial lift operator training, forklift operator training and hoist and crane operator training that we make sure our team is properly certified, but we also offer that training to the public and to our customers.”

QLI, which specializes in post-acute rehabilitation and care for individuals with neurological injury diagnoses, has over 400 team members providing care to about 150 residents across their rehabilitation, summit, and assisted living campuses, according to Ash Bentley, coordinator of occupational health and safety.

“Keeping our residents, families and team members safe is a high priority at QLI, so we cast a wide net when it comes to planning for possible safety and emergency issues,” he said. “Our Safety Committee and Emergency Response Team meets regularly to update plans for responding to emergencies including adverse weather, natural disasters, fire, interruption of utilities and services, threats of violence, and armed intruder/active shooter situations.”

For example, QLI has partnered with the Omaha Metropolitan Healthcare Coalition (OMHCC) to participate in a simulated response to a hypothetical dirty bomb.

“It is challenging to try to foresee the unforeseeable, but these types of exercises help us grow our overall safety awareness and readiness,” Bentley said.

Safety From the Top Down

“Safety begins at the top,” said Don Birkentall, NSCN safety consultant/instructor. “The message of employee safety needs to come from the head of the company. When safety is important to the head of the company, it will be important to all management and employees below.”

For companies successful with safety protocols, presidents and CEOs drive the safety culture and hold directors, supervisors, and managers responsible for employee safety within their areas of responsibility. Company leaders routinely walk through workplaces to search for potential hazards and provide resources to have deficiencies corrected as quickly as possible.

“Safe workplaces train their employees to recognize potential hazards and how to prevent injury,” Birkentall said. “They give workers the knowledge and equipment to perform their jobs in a safe and productive manner.”

Brink said safety is ingrained in Riekes Equipment’s culture.

“All of our top leadership is very dedicated to safety and addressing concerns,” she said. “For any business to be successful, safety must come from all levels of the organization.”

The company has an active safety committee, which includes some of its directors and about a dozen employees who serve rotating terms. They visit sites to do walk-throughs to make sure everything is safe.

“They launch initiatives and track anytime there’s a near miss so we can eliminate that as a risk for us going forward,” Brink said. “That committee is key to making sure our safety is above that industry standard.”

Team members in all areas at QLI are encouraged to take an active role in safety.

“Safety is not about just following the rules,” Bentley said. “It is about taking actions to make sure that every team member goes home each day as safe and healthy as they were when they arrived. It’s truly a team effort.”

All new QLI team members participate in over six hours of training on emergency procedures and workplace safety during their first week of employment. Ongoing annual training for

all team members includes reviews on emergency procedures, resident transfers, standard precautions, proper use of personal protective equipment, chemical safety and vehicle safety. Other department-specific annual training includes ladder safety, lockout/tag-out electrical safety and safe injection practices.

“While some of the basic review material is presented in an online self-study format, our team members find the most valuable training time comes from hands-on exercises, drills, skill check-offs and interactive discussions,” Bentley said. “Additionally, all directcare and most other team members in the company are adult CPR/ AED certified and renew this certification every two years.”

Technology Keeping Employees Safe

“In the forklift space there’s a ton of innovative technology happening right now to keep people safe,” Brink said.

This includes operator assistance technology and impact technology, which allows the firm to monitor its fleet of trucks in order to identify areas of the operation that are heavily prone to forklift impacts as well as to identify people in the organization or topics that need to be trained because of what the company can see happening with its fleet.

“For instance, you [set the rule that] in this area I’m going to limit the speed of the fork truck, or I’m going to restrict the truck

from this area of the warehouse because that’s where people are,” Brink said.

The operator assistance technologies provide real-time information that helps the company set up rules and guidelines on the vehicles so operators have a better awareness of conditions around them.

“We carry hundreds and hundreds of products, and I think you see safety equipment becoming more available and having more options all the time,” Brink said. “But the truck lifts specifically is an area of focus for us, and the technical products that are becoming available are a big piece of that. There are lots of things that you can do with industrial equipment now that can dramatically increase safety.”

QLI’s latest innovation has been the addition of hands-free mobile communication badges for its direct care teams.

“These badges help team members connect instantly with one another, which not only improves resident care, but also provides a platform to broadcast information quickly in the event of a security concern or emergency situation,” Bentley said. “We also recently added an improved web application that allows for HIPAAcompliant communication company-wide and within work teams. This is yet another way we can get information out quickly when needed to keep our team members and residents safe.”

Classical 90.7 KVNO, Omaha’s home for classical music, is proud to announce veteran radio host, music director and program director Sherry Brownrigg as its next general manager.

With her promotion, Brownrigg, an Omaha native who has served as KVNO station manager since 2020, will be among few women general managers of classical stations in the country and the only woman to serve as a radio general manager in Omaha. She begins the role July 1.
