COMMUNITY-FIRST mentality REAL ESTATE FIRM ATTEGO GROUP FOCUSES ON NONPROFITS When Patrick Falke and Bryan Larsen first crossed paths, they realized they shared the same values and a desire to bring fresh ideas to the field of property development. This mutual drive led them to form Attego Group, a real estate firm specializing in supporting nonprofits through project development. Combining their skills and expertise, which include backgrounds in the nonprofit sector and construction fields, the business partners developed a five-phase project model that allows them to manage all aspects of a project. The model ensures that the project is not only completed on time and under budget, but that the outcome matches the needs of the specific organization and its future growth. Additionally, instead of pricing being determined by overall project costs and estimation of hours, which are generally open-ended, Attego Group homes in on all major elements. The firm even provides gratis hours, meaning that clients are encouraged to continue to reach out even after warranty periods end.

“We want our clients to know that we are always there if they need to talk to us about any concerns,” Falke said. “We don’t want them to worry about costs with us.”

Collaboration & Customization

Experience-oriented, the firm customizes each proposal to fit into the individual project scenario, allowing clients to choose their level of involvement with each element. “Every project is different and our design allows us to show our clients how we think we fit into the project,” Falke said. “Stakeholders and board members in each organization have different skill sets so we are always very open with our clients, and if a stakeholder or board member wants to do more, we can tailor our approach. “We think that’s pretty unique because a lot of other firms might want to take more control, but we have more of a collaborative approach. The more people we can get to provide energy or input, the better.”

With nonprofit clients especially, the firm aims to jump on board with a project as early as possible in order to truly understand what the organization is trying to do and what is needed to make the project a success. “We want to create an experience that the leadership from organizations feel good about and we’ve received great feedback so far, which has helped us measure our success and plan for the future,” Falke said.

Connecting with Community

From the moment Attego Group was founded, the focus has been on doing impactful work. Falke and Larsen enjoy that every project is different and that they can lean into their passions of problem solving, critical thinking and creating new ideas that will make positive changes. “We love our community’s nonprofits, which is what we focus on. These organizations are doing great things and we are just trying to amplify that,” Falke said. “Even when doing work that isn’t attached to the nonprofit world, we still think of community building first before we get into the other details of the project.” While the firm is still very young and focused on growing its client base, giving back to local organizations is also at the forefront. One example of Attego Group’s generosity is its recent sponsorship of Heat the Streets, which raises money for local utility assistance programs. “We want to put good out there and help organizations,” Falke said.

“We’re not at a place yet where we can give a lot of money, but we can give time. We tell everyone that we will give anyone 10 hours. Some groups aren’t going to be ready for a project anytime soon, but it’s important to us that they know what they need to do to take that next step. “We feel like giving back our time is building the business. People will talk about the fact that we are giving and good people first, and then that we are a good business to work with second.”

Meaningful Projects Await

As with any new business comes the obstacle of visibility and awareness. Continuing to form relationships with the local leadership community is an important goal for Attego Group, as is learning more about the missions of many different organizations and working with these groups to further improve the community. “We hope to continue to connect our strengths with what is needed in our area,” Falke said. “It’s a huge challenge, but the biggest need we see right now is affordable housing in every different way. We’ve been lucky to be plugged into a few projects early on that have helped us understand what possibilities are out there. We would love to maintain our relationships with any entities working in this space. We look forward to continuing to work with others who are as passionate as we are to deliver it.”

and impact the availability of housing at all income levels.” Palu credited APMA’s ability to tackle complicated projects to a studio culture that puts “people first” in its design solutions, be it veterans seeking permanent supportive housing, or first-time buyers whose dream of home ownership would have been unachievable. “We have been able to work on solutions for multiple users in partnerships with clients who value saving existing and often historic structures,” he said. Accordingly, Palu spoke to adaptive reuse; for instance, conversions of former high-rises, riverfront power plants, university-affiliated hospitals, and dry good and industrial warehouses. “All of these interrelated housing types and diverse living units are part of our firm’s philosophy that increasing the supply of housing for people of all social and economic demographics is essential to the future of our city,” Palu said. Fellow Partner Jennifer Honebrink, LEED AP, said APMA has assisted Metropolitan Community College with its work on its Fort Omaha Campus, student mentoring opportunities, and now as its design and site planning

partner for The Cottages by Siena Francis House, a micro-community of unique tiny homes for the previously unhoused. Honebrink noted that APMA created three different house plans for occupants, including an accessible unit and a community building featuring a community room/storm shelter, offices, laundry, covered bike lock-up, mail center and rear patio with grills. Additionally, during construction (led by general contractor and developer

Arch Icon Development), design team members talked to students and adjusted the design by modifying the overall size of the units to maximize construction efficiencies. The project has resonated with Honebrink; the site (and Siena Francis House) resides in the APMA neighborhood and are a reminder “about the need for affordable housing options,” and of varied options to make a difference. “I was excited to collaborate with

Albert (Macchietto) on this project,” she remarked. “Albert has a gift for immersing himself into the details of a project, at all levels and due to the size of these projects, each tiny detail makes a big difference. The resulting scale of this project feels so right.” Partly, she added, small design resulted in more economic construction and allows for easier long-term maintenance.

When asked about notable community partnerships and projects, Director of Business Development Rebecca Kleine highlighted Pact Studios’ work with UNMC and the Munroe-Meyer Institute to create a new autism clinic in an underserved area of the metro. “The Autism Clinic for Toddlers in North Omaha (ACTION), located at 5050

Ames Ave., brings intensive clinical services to North Omaha for children with autism spectrum disorders and their families,” she explained. “The ACTION Clinic provides early intervention services and researchsupported treatment. Interventions include applied behavior analysis and parent/community education.” Kleine indicated the importance of interventions for children prior to

their entering the typical classroom environment. ACTION is an extension of previous MMI support; for seven years, Pact contributed to “Light Up Blue” and “Trunk or Treat” events. To establish the clinic, Kleine said Pact repurposed an un-used, former community medical clinic building. The partners, she added, established the clinic as a unique community asset with a limited budget. More broadly, as an ever-evolving industry, the team noted that technology is pushing design to new heights earlier into the process – more content, then, being created with fewer people. “There are huge opportunities for individuals who can understand the fundamentals of construction, code, and good design practices, and successfully streamline that knowledge into the design tools available to us,” Kleine said.

It was also noted that, in our region, the industry can really go “next level” by exploring diversity and representation in the field. So, it is commensurate to the general population. “Without proper representation, we risk isolating and alienating the very people we hope to serve and inspire through our projects,” she said. “When we act on diversity and craft projects that engage underserved people, we can help create better communities.” When asked about notable project updates to information provided late last year, Associate Partner Brian Akert of Holland Basham Architects highlighted progress on numerous urban redevelopment projects (think: Crossroads Mall, the Riverfront and Gene Leahy Mall, as well as more projects on the periphery). “The [Transit Oriented Development]

corridor continues to see traction and this summer much of the Gene Leahy Mall will reopen to the public,” he said, a reference to the Transit Oriented Development corridor along Dodge Street that is served by Metro’s new ORBT rapid bus transit line. “Additionally, the announcement of the Mutual [of Omaha headquarters] and streetcar route will support more development around these areas.” Akert also advanced his previous assertion about new infill multi-family developments within the I-680 corridor and along public transit lines: “We are now seeing some larger multi-family projects are being developed outside of the I-680 loop.” Other notable projects include the redevelopment of a vacant 24-Hour Fitness into 150 multi-family units in Northpark Business Park, momentum for development along the growing North 24th Street Business Improvement District, and the Jesuit Residence and Chapel project at Creighton University. “They all bring something a little different to the table,” he added of the aforementioned projects. “One project we get to work with a long-time higher education client, another is a creative way to re-use an existing structure for a higher and better use, and another is a holistic community effort in a corridor that is ready for redevelopment of a number of different project types.” Health care and building giant

Children’s Hospital & Medical Center – Hubbard Center for Children. “This ambitious expansion transforms a confined, urban site into a 10-story, state-of-the-art hospital that doubles the size of the existing hospital, adding 100 beds, new services and improved features.” Its Kiewit Global Headquarters

The previously mentioned Arch Icon has been involved with The Cottages by Siena Francis House since inception. “The concept developed from a discussion that arose at an Omaha General Contractor’s continuing ed class between Jay Davis, Todd Heistand and Dustin Crook, a principal of Arch Icon and our GC,” said Mindy Crook, principal. “Arch Icon then took the lead and worked with the previous NIFA Director Tim Kenny, City of Omaha, Linda Twomey with Siena Francis House and APMA to work through the site issues, design and layout.” Arch Icon, partly, secured the land and Low-Income Housing Tax Credit (LIHTC) from NIFA. “This has been an exciting project

for Arch Icon, as it’s one of the first tiny home developments built with LIHTC in Nebraska,” she stated. “We see this being a major stepping-stone for homeless clients who have received services, or help to work their way from being homeless to renting a tiny home, to then moving off campus into their own apartment or home.” Similarly, they are partnering with The Nebraska Urban Indian Health Coalition with their new location at 2226 N St., which followed the development of 44 affordable, Eagle Heights apartments, and Arch Icon is building affordable housing at 20th and Paul (1120 Lofts). “Every year seems to bring about new, wider-reaching partnerships geared toward affordable housing accompanied with supportive services,” Crook summed up. Twomey, executive director and CEO of the Siena Francis House, noted The Cottages will build on the success of its supportive housing programs, provided since 2012. Similar projects in Oregon, Missouri, and Kansas City served as inspiration, with Twomey adding that The Cottages are innovative in design and cost – a more affordable “build” with soughtafter amenities (from porches to greenspace).

FNTS ACCELERATES MAINFRAME-TO-CLOUD MIGRATIONS Omaha-based First National Technology Solutions, a 26-year-old subsidiary of First National of Nebraska, is aiming to double its revenues as a provider of managed informational technology services to about 160 national clients, most of the firms doing over $1 billion annually in highly regulated industries. In order to achieve this, FNTS has launched a partnership with Jacksonville, Florida-based Astadia, a mainframe-to-cloud software, consulting and systems integration boutique, specializing in moving IBM and Unisys mainframe applications and databases to cloud platforms.

Guiding Innovation FNTS President Kim Whittaker said the idea is to help organizations with legacy technology unlock the agility and savings that mainframe migration to the cloud has to offer. Mainframe operations and maintenance expenses are the fastest growing IT expenses for businesses, and there is a growing talent workforce and skills gap challenging organizations to support these antiquated but mission-critical systems. “These challenges create extreme business risk, especially for enterprises running core, decades-old legacy applications,” she said. “Migrating

applications to contemporary cloud platforms provides the ability for businesses to innovate, reduce operating costs, and extend the life of their investment.” FNTS, headquartered in 25,000 square feet at 201 N. 16th St. in Omaha, has grown from 85 to 100 employees in the past couple of years. Most of the new jobs have been in cloud and mainframe engineering. Whittaker, a Kearney native who has been with FNTS since 1996 and who became president in 2017, said mainframe-to-cloud migrations can result in savings of at least 15% on operational costs. Operating mainframes is one of the fastest growing IT expenses for firms. There is a growing legacy technology skills gap among professionals supporting such complex and mission-critical systems. Plus, many mainframes have limitations when integrated with modern technologies. FNTS’s partnership with Astadia will enable clients a fast-track mainframe-to-cloud migration and opportunities for innovation into the future as well as a long-term reduction in operating costs. Whittaker said while FNTS serves customers ranging from Metropolitan Utilities District in Omaha and regional manufacturers to Milwaukee County (Wisconsin), the firm differentiates itself with

significant clusters of clients in financial services and health care — both in fast-growing and heavily regulated sectors. “We’re one of the few such providers to offer both industries a specific cloud solution,” she said. FNTS expects a cloud shift in the financial services industry within the next three years to be fueled by the rapid pace of IT innovation. It is predicted that more than 45% of traditional IT spending will move to the cloud. In the health care industry, Bloomington, Minnesota-based MatrixCare, which operates long-term care and senior living communities, challenged FNTS to not only manage its existing infrastructure, but to come up with new proactive technology solutions, which could address MatrixCare’s strategic growth plan and provide for 24/7 availability of critical applications. In addition to outsourcing their hosting environment, MatrixCare wanted to reduce its capital investments for hardware purchases while having access to a certified engineering staff, scalable storage and computing resources. Whittaker said the FNTS solution was customized to involve the cloud, a capacity planning model to adjust to business changes, day-today support of the systems, storage, network and backup, HIPAA and other regulatory compliance, and personal service from a 24/7 service desk and a service account manager. MatrixCare consolidated two other data center environments into the FNTS data center by migrating from primarily virtual servers to a 100% virtual server environment. Whittaker said such projects have been important in FNTS’’s growth into being “a strong regional player.” Another important FNTS relationship has been work for Minneapolisbased Deluxe Corp., a payments and technology firm with roots going

back to 1915. “We helped them save over $2 million per year by moving [them] to our FNTS cloud and mainframe-as-a service offering,” she said. In a blog analysis earlier this year, Whittaker said much of FNTS’s growth thrust is to stay abreast of the evolving technologies that impact businesses around the globe in the reimagined workplace. “Cloud innovation, technology system modernization, cost optimization and providing exceptional service delivery will remain front and center,” she said. Whittaker said FNTS is working toward completing advanced specializations within Azure for mainframe modernization, Azure Virtual Desktop and Azure services. Keeping an eye on emerging technologies, edge computing will continue to drive cloud decisions. Containerization of applications will continue to be in high demand. Artificial intelligence and machine learning may get more tactical. Security requirements will continue to accelerate and strategies for disaster recovery will grow. VIRTUACTIVE BRINGS FLOORPLANS TO LIFE IN 3D Some people are visual learners. Homeowners and business owners may have the opportunity to look at blueprints, but translating the flat lines of a drawing into reality may be difficult for some. VirtuActive is a 3D drafting and design company with multiple locations and has answered the challenge by offering 3D representations of homes and businesses. Co-founder David Lakin points out the benefits. “3D almost works as a translator,” he said. “People can actually understand it. They don’t know how high the ceilings are or where the windows really are, how the room is laid out. I can partake and communicate more in a world in which I can visualize and understand.” Lakin said it’s like flipping through camera views. “They are able to use that during the design of a plan,” he said. “We can have them virtually walk through their house and can make live changes. What you’re seeing happen is they may not notice the line of sight when it’s being built, that’s when they can visualize it.” He said they either must compromise or do change orders. “Doing this during the design phase leads to a better client/designer relationship and it saves a lot of money,” he said. “I’ve had multiple new

construction loan officers say that when they have clients that design in 3D rather than not, they’re saving up to 50% in reduction of change orders.” Lakin said it saves time, money and client experience. They have done multiple remodels and designed hundreds of homes a year. There are misconceptions in Lakin’s business. “One thing we have struggled with is because if you look at our advertising the fun stuff to look at is 3D, people don’t understand we do the construction documents and floorplans,” he said. “It happens simultaneously. That applies in the residential world. Residents, we do everything.” He said they might do some light commercial or just a 3D drawing for commercial, conceptual plans.

Growing interest Lakin said there has been a lot of growth in the company since it began. The company has moved twice in two years, with a 50% square footage increase. He anticipates 30 to 40 people will be employed by the end of the year. “We have been putting a lot of infrastructure in place and systems in

place to do that,” he said. “It’s been intentional growth and coming out of the COVID-19 pandemic, we are very blessed and fortunate because I know there were a lot of businesses on the wrong side of that.”

Giving back VirtuActive works to give back to the community through philanthropic activities. “Probably the biggest thing we are involved in is Angels Among Us. We were introduced a few years ago,” he said. “Two years ago we had a grand opening at our building with music and angels. For each family you are trying to raise around $3,000 to $4,000.” Lakin said the event raised around $26,000. “It helped even more families,” he said. “We have another one coming up on June 9 at our new office.”

Looking ahead Lakin said the industry saw an increase when there was a drop in interest rates and a lot of people were working from home. “We saw an uptick in remodels and additions — a lot of people were investing in their own homes,” he said. “We saw a big push for existing residences and because of the interest rates, a lot of people moved from the coast. We designed more houses for people from out of state in the last year than the last few years combined.” Lakin said there was a lot of influence from people moving into Nebraska. “There was a lot of movement of folks with interest rates, the pandemic and people renovating or wanting to get a bigger house,” he said. “Some of our growth is our doing but a lot of it is being in the right place at the right time.” Lakin said in regards to drafting design, it’s heading more into the 3D and virtual world. “You’re going to see 2D become archaic,” he said. “With residential, a lot of people have opinions on when the next bubble is or inflation. We have built the least amount of homes in the country since the 1940s.” However, Lakin said people are still building and the demand is there, though the supply is not. “The cost of building materials are up 50% over the last three years,” he said. “There’s got to be some sort of correction on price. It’s almost like it’s non-existent to have first time homebuyers now with the costs.”

VETA JEFFERY NAMED NEW PRESIDENT AND CEO Last month Veta Jeffery began to serve as the next President and CEO of the Greater Omaha Chamber. Jeffery took over for David G. Brown, who retired from that post after nearly 20 years. Jeffery gained a great deal of experience convening public and private stakeholders while she was the Manager of Community Economic Development for the State of Missouri, having been appointed to the position by Governor Jay Nixon. Governor Nixon formed the Office of Community Engagement following the Ferguson protests. Jeffery’s engagement skills helped rebuild the business community in and around Ferguson and throughout the St. Louis region. She helped to establish workforce development programs to assist underserved communities, and helped to form the Governor’s Fellows Program, a unique corporate/public/nonprofit partnership driving internships for disadvantaged college students in Missouri. “The success of our business community is critical to the future of our cities,” Jeffery said. “When we strengthen our businesses by helping them build capacity and grow their opportunities locally, regionally and nationally, we grow the economics of the communities we call home. By combining business growth in the Omaha region with strong workforce development efforts we become a magnet for attracting competitive talent.” She added, “Omaha is a beautiful, well-established place that offers business owners the opportunity to thrive. I am excited to lead this business community and workforce development charge and I am equally excited to call Omaha my new home.” Jeffery’s most recent position was Chief Diversity Officer for St. Louis County. In this role, she worked closely with federal, state and local officials, as well as corporate partners and business owners. The future of banking lies with technology and Cassandra Carmicheal is leading the charge, helping FNBO serve customers faster, smarter. Carmicheal has always been fascinated with unlocking the workings of the mind, it just took a bit for her to expand her definition to include the mind of technology. “I was actually a psychology major in college,” she said. “My mom told me that I should do a part-time job at a bank, because the hours would be better than anything else. She worked for a bank for 30 years and she knew me better than I knew myself. I started as a teller and I fell in love with the industry.” Carmicheal wound up completing her psychology degree, and graduated magna cum laude from the University of Nebraska at Omaha. But her professional goals had been reset in the process. Within her first seven years at FNBO, she had been promoted to branch manager, the youngest in company history.

With each of these, her approach was the same – work to understand the core problems or shortcomings, build rapport with various stakeholders and subject matter experts, and combine that expertise to meet deadlines and objectives. It’s a strategy she continues to employ in her current role, into which she was promoted last year. “The whole goal is that we partner together better, so we can deliver faster for the business,” she said. “Partnerships are what matter. Certain roles are very much like mine where they are communicators, facilitators and translators. But there’s the people who are hands-on keyboarders, actual developers who are still going to be speaking their speak and doing their thing. “I see my role as this hybrid where we’re sitting between two facilitating conversations and leading meetings to help people look at the same page.”

Speaking the Language Five years ago, she landed on the bank’s digital solutions team, the first of several tech-forward positions where she led a team to provide internal solutions and manage projects. Her current title is director, IT PMO. Despite not having a formal IT background, she quickly became known for her ability to grasp and communicate complex technical undertakings. “I’ve always thought of myself as a translator,” she said. “I can understand what the technology people say and I’m helping translate that into words my business users can understand. My team sits in the middle and we’ve truly tried to help change the conversation from something where everyone around the table has their eyes wide open and can’t follow along to using different analogies in a way everyone can understand.” Along the way, Carmicheal has had a hand in several important projects that have helped FNBO stay at the forefront of banking technology in service to customers. A sample of this work includes developing a means for clients to apply online to open an account, aligning and standardizing

Connected to Community In addition to her job responsibilities, Carmicheal is equally committed to her community service roles. Among these are as co-chair of the board of Intercultural Senior Center, Code One Hackathon mentor and child mentor through the Elkhorn School District. She says some of her accomplishments as a volunteer rival anything she’s achieved in her career. “One of my highlights was last year when I ran the United Way campaign for the bank,” she said. “I was the coach here alongside another employee and I was able to use all my previous relationships that I built across many different divisions I’ve been a part of to really get us all on the same page. “I was able to lead that successfully because I knew the people personally who were willing to help, and they helped reach more people who were willing to give.”
