On the career side, Don Luthman, chief credit officer for PNC Bank in Cincinnati, is the person who has had the most lasting effect on me. Don was my boss when I had my first child, and he always made me feel like being a dad was the most important job of all.

Who or what inspires you in your career? My family, coworkers and friends inspire me to do great things the right way.

What got you interested in your current field of work? Banking at its core is about trying to help businesses grow and evolve, which is a noble task and something I enjoy immensely.

However, I think the biggest challenge in growing our Omaha team will be understanding what motivates and drives the next generation. Companies that understand how to motivate and inspire future leaders will be the most successful.

What have been some of the most memorable/ unusual projects you’ve been involved in? I have been involved in many merger and acquisition deals over the years, which are always challenging and rewarding at the same time. It is really exciting to work with a new team to chart the course forward.

What is your management philosophy? Team over self.

What do you feel passionate about beyond your work? Providing youth sports opportunities to all kids.

How do you create a work-life balance? I see work

What’s your favorite way to spend a day off? I would

start with a round of golf with friends, followed by some perfect ski runs with family, then come home to pull a smoked brisket off the coals to enjoy while watching the Musketeers (or Jays) cut down the nets. Might be a lot to ask for in one day.

What career accomplishments are you the most proud of? I am proud of what we have built in the Bankers Trust Omaha office, and I hope in five years this story will be stronger and more well-known.

What are you currently working on? We are working on growing both our team and business here in Omaha.

Being in the top 5% of banks nationally and the largest privately held bank in Iowa, we are ambitiously striving to be one of the top banks in Omaha in the coming years.

What are your most ambitious goals for the future?

My son started doing difficult black diamond mogul runs during our ski trips this past year, so I would say keeping up with him seems ambitious at this point.

Favorite cause or charity and why? CUES. When this organization’s mission is achieved, it has a lasting, meaningful, and positive outcome on someone’s life.

affordable housing GAP A COLLECTIVE APPROACH TO A NATIONAL PROBLEM EDITOR’S NOTE: This is the first of a series of articles giving an in-depth look at the state of affordable housing in Greater Omaha.

It could be argued that affordable housing is the greatest challenge facing the Omaha-Council Bluffs area with the potential to stifle its growth.

Without affordable housing, how can Omaha draw in top talent in industries with vast shortages, such as technology, health care, education and manufacturing.

Currently, nearly one-third of Omaha and Council Bluff’s population is overburdened by housing costs, paying over 30% of their monthly income on rent or mortgages, according to the most recent Assessment on Housing Affordability.

Thirty percent of a person’s income is nationally recognized as the max housing payment for that housing to be affordable.

Beyond attracting talent, it also poses a threat to retaining the talent already residing in the Omaha-Council Bluffs area.

The same assessment noted that to live in an affordable, safe two-bedroom

house or apartment you would need to make a minimum of $19 an hour.

Forty-five percent of Omaha-Council Bluffs residents make under $20 an hour according to the last study released from the Bureau of Labor Statistics for 2020.

“These are your nurses, your law enforcement, your teachers, folks that serve you at the restaurant and the folks that clean up after you in the hospital,” said George Achola, vice president of real estate at Burlington Capital and Habitat for Humanity Omaha board member.

“I think we’ve got to reframe how we look at this problem, because it affects a larger portion of our society than we think.”

Inventory Deficit

At the root of the problem isn’t just the rising cost of living, but the pentup demand.

Of the 98,500 units needed to meet current demands, the Greater Omaha area only has 20,000 dedicated units, or roughly 20%, the study noted.

This inventory deficit makes housing that isn’t necessarily “safe” or “quality” seem more appealing.

“All too often, what we typically think of as “affordable housing” is naturally occurring, meaning that it is affordable simply because of the age and condition of the property,” said Meredith Dillion, executive director of Front Porch Investments.

“When households are desperate to have a home that is within their range, they are often forced to select from a limited set of options, and often those homes are not safe or quality housing.”

Front Porch Investments highlighted the Flora Apartments, which had to be completely vacated by residents in January of this year when the city of Omaha deemed it too dangerous to live in.

Over the past 10 years the city of Omaha has facilitated 37 projects, equating to 1,427 affordable housing units, through its Tax Increment Financing (TIF) Program.

“Tax Increment Financing is a financing tool that is also an incentive for community and economic development,” said Bridget Hadley, city planner III economic development manager. “It provides, or allows, for the tax revenues generated from a completed project, to be used to pay back a loan that a developer had to incur to fund the project.”

For 2021, 25 TIF redevelopment projects were approved, 10 of which target affordable housing. When completed, the projects will bring an additional 601 affordable housing units to market.

Equal Weight

Over the next few months, Midlands Business Journal will be digging into how three areas — corporate, private and public — are converging to help solve the affordable housing crisis.

This issue, we start with one employer making a big commitment to help its employees.

Streck: The Nest

When COVID-19 entered the Omaha community, Streck President and CEO Connie Ryan did what she could to help her employees. She increased wages and paid her manufacturing employees overtime, which in turn kept the company distributing medical supplies.

But she knew it was only a Band-Aid on the real problem: affordable housing.

Rising Costs in Sarpy

While those units will increase the number of potential available units (developers can back out and receive nothing), it is still woefully short of the demand.

Presently, the city of Omaha is working with RDG Planning & Design and M&L Associates to form an action plan that is estimated to be completed by the end of the year. However, based on current projections it is unlikely that the city will be able to meet demand alone.

“We need a coordinated community strategy if we’re going to solve this problem,” Achola said. “It’s going to require every level of the community from the government to the private sector, to an individual, which includes you and me.”

Affordable housing in the communities surrounding Streck, which is located at 108th and Harrison streets in La Vista, was an issue long before COVID-19 made it undeniable. Between 2011 and 2019 average rents in the area rose 23%.

The most recent Assessment on Housing Affordability, Needs and Priorities for the Greater Omaha Area noted that 19% of homeowners and renters in western Sarpy County were spending between 30-50% of their income on housing.

Ryan knew that the lack of affordable housing, combined with insufficient public transportation, would be the biggest barrier in her company’s growth.

It was simple: Streck couldn’t attract and retain the workforce it needed for growth if there wasn’t available affordable, quality housing.

A Bold Move

“Once I got involved in that world, I learned quite a bit about affordable housing and the vital role that it plays in the community,” Achola said. “I think a lot of people don’t understand how critical affordable housing is to the other structures, such as police and schools.”

Ryan and Achola met on the Habitat for Humanity Omaha board of directors and discussed the project before teaming up.

“We’re looking at some type of what I would call an available subsidy, depending on the level of employment, and the employee’s need,” Achola said.

Essentially what would happen is an employee would pay up to 30% (the max income percentage allocated to rent to be considered affordable) and Streck would pick up the balance.

Ultimately, Achola hopes that more employers will see the success that he’s confident Streck will have and follow suit.

“I think what we need to understand is that all of us have a stake in making sure that we have affordable housing,” he said. “The government alone is not going to be able to solve this problem.”

That’s when Ryan made a bold move. Streck would create the affordable housing needed.

“Other options felt like a halfway approach,” she said. “I felt that the people we are trying to attract would find living in Sarpy County safe. I also believed that it would be a way to build diversity in the company.”

The housing will come in an 84-unit apartment complex, named “The Nest,” and will be just south of the company’s new multimillion dollar manufacturing addition. It will sit on part of Streck’s 30 acres of land and is being fully funded by the company.

Partly behind the decision to foot the entire bill was the conviction that Streck, under Ryan’s direction, knew what features and amenities would speak to current and future employees.

“I felt that I knew what should go in these apartments,” she said. “I didn’t want to be beholden to the government if we could afford it.”

In addition to wood flooring and durable finishes, Ryan said the other item she felt strongly about was having quiet dishwashers in every unit.

“This might be funny, but the kitchen is central to each layout, and For Every 100 Units in the 1st Year I didn’t want a dishwasher that was going to be clanging through the night,” she said.

FBG FACILITY SERVICES ZEROS IN ON HEALTH CARE Partnerships with some of the largest health care providers in the Midwest, as well as the 48 contiguous states, is enabling Omaha-based FBG Facility Services to rack up large growth numbers while expanding the depth of the services offered.

Andy Petersen, who joined FBG in 2015, was named the company’s third president earlier this year. He heads a 1,400-employee enterprise headquartered in a 109-year-old building at 407 S. 27th Ave. — formerly a Packard automotive dealership — that is being remodeled to accommodate growth needs.

While commercial buildings of various types account for about 55% of FBG Facility Services’ revenues, health care facilities at 15% of revenues will account for increased emphasis in future years.

“Specifically, it is in health care,” Petersen said. “We’re seeing it literally across the country from substantial growth on the west coast, the upper northwest and the southeastern states.”

He said many of the relationships being developed are via “partnerships” with larger health care providers, including those with facilities internationally, and their management companies.

“Some may call it non-traditional health care and we’re adopting many

processes to meet their expectations,” Petersen said. “Our 500-plus [local] employees give us the flexibility to create what is needed.”

The nimble response sought by large health care providers is for physician offices and clinics, pharmaceutical outlets, and specialized patient-service delivery models that include treatment centers.

Petersen said a differentiating factor in FBG Facility Services’ 60-some years of longevity and growth has come from adhering to the late chairman Wayne Simmonds’ charge to employees at all levels to be on the cutting edge by emphasizing innovation and experimentation.

Tackling a Health Crisis At an industry trade show in Las Vegas in 2016, Petersen remembers seeing a display of induction-charged electrostatic sprayers that could aid cleaning personnel with the then-pending issues regarding a forecast for a more severe cold and flu season.

The units sold for $3,000 each. Five were purchased.

“I thought they might differentiate us because their use by us would enable people to feel safer,” Petersen said.

The sprayers use U.S. Environmental Protection Agency-registered disinfectants that are approved to kill the SARS-CoV-2 virus that causes COVID-19. FBG Facility Services employs trained disinfection specialists who patrol high traffic areas and can respond to any outbreaks with full EDS treatments. Emergency response teams are armed with several EDS systems offering three levels of disinfection.

The equipment has been used at call centers, commercial buildings, schools, customer care centers, fitness facilities and day cares.

Forward Looking About 55% of FBG Facility Services revenues are generated by work in commercial buildings. Educational institutions provide another 20% of billings.

In recent years, the number of national accounts has doubled.

Strategic partner agreements are becoming more common in serving the needs of industrial customers such as utilities which need work done at several locations.

“We’re picking up additional customers on the east coast and in the upper Midwest,” Petersen said. “More utilities are outsourcing their facilities services but there’s a high level of security that is required.”

FBG Facility Services’ experience with utilities goes back to the ‘90s.

Petersen said over several years FBG Facility Services has been successful in competing for large national contracts, in part, because of its hefty investment in technology. A five-person information technology department has been important in addressing the specific needs of customers.

“Our largest client was attracted to us by our ability to take data driven from old school ways and to put into a new system of technology that now makes it measurable,” he said.

It’s in the Details FBG Facility Services benefits from being an employee-owned firm and Petersen said one of his initiatives is to stress to employees to be the eyes and ears necessary to contribute additional value to clients.

“We have to be good eyes and ears to our customers on non-related business to ours,” he said, citing the importance of FBG Facility Services’ 15-member safety committee.

For example, when water is seen dripping from the ceiling in a client’s building, a strict protocol needs to be followed in taking a picture, notifying the appropriate employee, and then following up on the resolution of the situation.

Other situations could range from a security alarm not registering or the temperature of a freezer being out of its normal range.

“What I feel I brought to this company has resulted in tremendous growth,” Petersen said. “I believe in full transparency and speed-toresolution and I remain confident that they work in sync.”

Petersen, who grew up in the Benson area, is a 1982 graduate of the University of Nebraska at Omaha. His career stops included stints at Carpenter Paper Co. and All Makes Office Equipment before joining FBG Facility Services in 2015.

Petersen replaced Terri Gogetap — daughter of founder Wayne Simmonds — as president. Gogetap remains as chairwoman of the board.

Both of Petersen’s children are involved in the business. Son Drew is director of strategic relationship and runs the Omaha district. Daughter Ashley is a senior account manager for health care clients.

FBG Facility Services’ most long-serving employee is Jim Simmonds, brother of the late Wayne Simmonds, who has 48 years of service. He is a vice-president.

A shade structure will make outdoor gatherings easier on hot, sunny days and the group hopes to see the space eventually be used as a space for memorials to first responders and those who have served in the military.

When Eric Wieseler graduated from the University of Nebraska-Lincoln in 2004, the plan was to come back to Omaha and look for a job with some of the corporate giants. Instead, he looked up.

“I lived downtown and really enjoyed the Old Market. I think it’s an incredibly unique place with beautiful historic buildings and all that,” he said. “One building in particular stood out to me. It had a tremendous location, beautiful architecture, very interesting property but the upper floors were literally boarded up.

“I’m thinking to myself, I can’t believe this beautiful property is just sitting here underutilized, not active above the street level. So, I tracked down the owner and started having coffees and lunches with him. I think he got a kick out of me, being that young, tenacious individual, very green, very baby-faced.”

One day, his lunch companion threw out a number he’d take for the building. All that remained for the ambitious Wieseler, who by that time had joined First Management Inc., was to come up with the money.

Birth of a Career “Identifying a project, putting the proformas together, creating the vision for it, I had all that pretty well worked out in my head, but I had to go and get partners that would actually finance it,” he said. “I met these individuals through the Nebraska Angels Network. I had a very intriguing project and I had, I guess, a lot of get-up-and-go. It was enough for them to sign off on it. They put up real cash, and we were off to the races.”

The story of the deal — as with Wieseler’s nearly 20-year career in real estate, which has seen 14 other deals like it —makes everything sound easy. Nothing could be further from the truth.

Wieseler’s path has been littered with countless conferences and seminars to learn the finer points of his craft, to say nothing of after-hours research and constant networking. It was effort that didn’t go unnoticed among his peers and competitors alike, which is critical as reputation is

paramount in the close confines of Omaha’s commercial real estate community.

“There aren’t a tremendous number of people who are in that business,” he said.

“Residential, there’s a lot of brokers out there doing deals. But in commercial real estate, it’s a pretty small circle. And even as the city’s grown pretty substantially, there is still a general respect for people and professionals. That I don’t see changing.”

What’s Next The collegial nature of the commercial real estate community may be constant, but that’s about it when it comes to Wieseler’s chosen stock and trade. Omaha’s run of growth during his career has changed much about the look and function of the city and its neighborhoods. But for him, he said, it all comes back to downtown.

“My heart is still downtown — the Old Market,” he said. “I recently developed a really nice apartment building in Little Italy and we have another sizeable project that I’m actually in design phase right now, right across the street at 10th and Pierce. I still see plenty of opportunity to create a more dense urban environment in our city.

“The historic stock is basically all used up, having been demolished or rehabbed, for the most part. But there’s still a lot of infill opportunities. I think that we’ll probably go from rehabilitation-type projects to more parking lot infill new construction, bringing the same variety of mixed-use properties with apartments on the upper floors, retail, restaurant, bar on the first floor. Charles R. Driffill Jr. has been promoted to Senior Vice President & National Sales Manager. Driffill has held multiple sales positions with WoodmenLife, most recently Vice President, Sales supporting WoodmenLife Regional Directors.

Dan comes to UNICO with nearly ten years of experience in the insurance industry. He most recently served as a regional sales director for one of the largest financial and employee benefits brokerages in the state.

Driffill began his career at WoodmenLife in 2005 as a Sales Representative. In 2007 he was promoted to Recruiting Sales Manager and won Recruiting Sales Manager of the Year honors in 2009 and 2010 in West Texas. In April 2011, he was promoted to Regional Director of the Texas Southeast region and later served as Regional Director of the Texas West region. In 2016, he was promoted to Director, Sales in WoodmenLife’s Home Office in Omaha, Neb., followed by a promotion to Vice President, Sales, in 2018.

Driffill is a Financial Advisor with Woodmen Financial Services and has earned the Fraternal Insurance Counselor Fellow (FICF) designation. He has served as President of the Southeast Texas Youth Association and Southwest Texas Fraternal Association. For the past four years, he has also served on the board for the Fraternal Field Manager’s Association.
