Technology continues to transform the engineering field and inspire creativity in architectural designs. Undoubtedly, the future is constantly reshaped by rapid technological advancements.

“It’s an exciting time for our industry,” said Justin Webster, HDR’s chief technology officer. “Engineering firms, vendors and asset owners are coming together to collaborate in creative ways to study use-case opportunities and provide value for the betterment of the industry and the communities we live in.”

Built environment trends

We have come a long way from sketching new designs on paper. Today, technologies and solutions are integrated into computers, and mobile devices, and are easily connected to organizations, people, and companies from one corner of the world to the other. Webster shared that one of the biggest trends he’s seeing is infrastructure owners increasingly recognizing data as a key organization asset.

“They’re investing in the technology infrastructure required to maximize

the value of their data,” he said. “They’re looking for capabilities that secure, analyze and visualize their data to drive meaningful insights.

“Another trend is that infrastructure owners realize the dangers of information silos. They are looking for platforms and solutions that support the full data lifecycle. That means developing and maintaining a common data environment that is secure, organized and accessible for their organizations to make use of.”

Efficiency and bolstered productivity are key to reaching goals and making gains across an organization. Beau Johnson, DLR Group’s principal and design leader, explained that to date, his firm has created over 70 customized tools that provide faster learning and more accurate drawings.

The first is its building information modeling (BIM) planning tool that enables teams to work through flexible modules that rescale, recalculate, and reschedule in real-time. It also allows the team to move between twodimensional and three-dimensional graphics and then transition those modules into ‘smart’ models.

to automate across multiple disciplines and significantly impact our project workflow,” Johnson said.

The firm has also implemented its internal stable-diffusion model, which automates image generation.

“This control also allows us to curate the content informing the model, build its intelligence to our specific intentions, and calibrate the visual output to align with our aesthetic goals,” Johnson said. “Through this tool of automation, we’re able to expand our capacity of graphic representation, formally iterate at speed, and refine our visual storytelling.”

and enhance customer service.

One example is the laboratory information management system (LIMS), which automates workflows, integrates instruments, manages samples and associated information, and automates field capture and reporting in real time.

“The evolution of technology in the built environment is allowing the industry to be more efficient as designers and to deliver products to our clients more quickly,” he said.

business, there is still much to learn about it. Some engineering and architecture firms are hesitant about diving in right now.

“Not all of us have fully embraced this and it will take some time to realize how best to utilize it,” Lapke said. “AI can greatly improve efficiency, but it will be very important to maintain a thorough review by the appropriately

licensed professional.”

Learning how to harness the power of AI within the built environment is crucial and Johnson said that it is imperative to assess the legitimacy and true value-add that this type of technology brings to the industry and the clients it serves.

“These platforms are evolving daily, thus it’s critical for the fields of architecture and engineering to assess, evaluate, and progress, not only with technology but the technology itself,” he said. “There still remains a great deal of hesitation toward automation and AI within our society at large, as these continue to be misunderstood and misrepresented technologies.

“At DLR Group, we take the ethics of this realm seriously in addressing both the legalities of ownership and intellectual property to the overall professional integrity of our work. Our design technology teams are experts in this field, enabling our design groups to continually develop innovative ways to utilize AI technologies in a safe and ethical way, which progresses our profession as a whole.”

Webster noted a palpable excitement about using AI for planning, content, semantic search, and eventually design. For example, during construction phases, AI can be used to optimize schedules and construction workflows that save time and money, and it can also help with preparing proposal packages, contract reviews, and more.

“AI can also provide significant value during the infrastructure lifecycle in the operation and maintenance phase where simulation and predictive maintenance can help save significant costs during the lifetime of the asset, like a bridge or wastewater treatment facility, for example,” Webster said.

And while there might feel like there’s a bit of a race to learn and adopt all of what AI has to offer, Webster believes that there are still significant challenges ahead.

“Having good quality data accessible for AI capabilities seems to be a significant barrier and is forcing organizations to abandon their traditional

siloed information protocols and commit to large data lakes,” he said. “This is a significant technological and cultural shift in organizations. Having the right skills and technology capabilities to deliver those capabilities is also challenging.”

Looking ahead

Technological advancements will continue to cause radical changes in how people within the architecture and engineering fields work. Staying on top of those changes and determining which technologies to adopt requires an openminded stance and the prioritization of upskilling staff members.

Johnson said that before implementing a new process or learning a new technology, its firm considers its core values first.

“It always comes back to our ethos as an integrated design firm,” he said. “Does it improve the quality of our design work across all disciplines and enterprises?”

Webster echoed that thought, sharing that it’s all about how the products will be used to best serve their robust base of customers.

“We are constantly thinking about where the industry is moving and how we are positioned to provide value for our clients,” he said. “As folks in our industry know all too well, a structure is only as good as its foundation. We are also thoughtfully and safely piloting innovative solutions that enhance service delivery. As part of this, we are partnering at a strategic level with specific technology providers to provide forward-thinking technology solutions more rapidly.”

Elkhorn Marketing Group MAKING NOISE FOR SMALL ENTERPRISES

Shifting from a corporate marketing mindset to an independent agency, Kelly Krings and business partners Taylor Belling and Brian Washburn have carefully crafted a collaborative business model for Elkhorn Marketing Group, which got its legs in January of this year.

Krings, whose history as an entrepreneur spans everything from concert production to real estate, dreamed of building a multimillion-dollar company with a specific clientele in mind — small to medium-sized businesses (SMB).

Krings knows that marketing is not always a top priority for SMBs, and if it is, it can be tough to fill that need in-house.

“It’s that void that we’re trying to fill,” he said, noting that the small, but mighty team brings different skill sets to the table.

Belling met Krings while working in the marketing department at Northwestern Mutual. When he took her under his wing, not only did he share his business idea, but also a partnership. Their goals aligned when it came to owning a marketing firm serving small businesses.

“I have a lot of family that are business owners and personally, I saw that marketing was always a struggle, and they’d always reach out to me,” Belling said.

Washburn’s background studying entrepreneurial management at the University of Iowa further cemented the small business mindset of the co-founders.

“I think this is a really good opportunity for us to come alongside small business owners and just take [marketing] off their plate and help them with something that we know we can be great at so they can go do what they’re great at,” Washburn said.

The right approach

Elkhorn Marketing Group is a comprehensive marketing firm emphasizing strategic planning for clients.

“I think business owners today, in my opinion, they have no problem working hard, but they lack a strategy,” Krings said. “We sit down and actually map out what the strategy is.”

That strategy can include anything from brand design, search engine optimization to lead generation. Alongside that comes the company’s focus on helping businesses identify opportunities to build relationships, rather than leaning into digital trends alone. Finding the right balance to stay competitive in the market is a constant challenge.

“I think we have to be mindful of what the trends are,” Krings said. “Small business owners now, in general — it’s tough out there. Inflation’s high, interest rates are up.

“Listen, it’s a little bit more conservative in the Midwest, Omaha has been a little more protected than what you might find on the coasts, but you’ve got to be at the forefront of curiosity. You have to be able to look at how AI is changing everything. We would be foolish if we’re not testing different things.”

Room for success

The trio is approaching this growth phase by crafting a model that “abounds” for everyone, according to Krings, with plenty of room for success for everyone.

“For year one we’re really just establishing our processes, we’re establishing our roles where we’re building our programs and just really

streamlining all of our processes,” Washburn said.

He added that being a business owner should fill you up, rather than drain you.

“We just want to provide those solutions to help businesses succeed and be more bountiful in their success,” he said.

When looking back at their own company, the owners agreed that the freedom business ownership can bring is fulfilling.

“That’s one thing that all three of us love having is that outlet, but also freedom,” Belling said. “I have a young family. If it’s in the middle of the day, on a Friday, I have the freedom to be with my family.”

With Krings in the mentorship role, his goals for the business also align with lifting the whole team.

“A big motivator to me, and would put a huge smile on my face, is if I can help Brian and Taylor achieve their dream, help them get where they want to, that’s very rewarding to me,” he said. “Then the second part to that is the pursuit, I am somebody that thrives on challenges.”

Failure is part of success for many business owners. Krings knows firsthand as a previous business pursuit led him to bankruptcy.

“I call it the most intensive education I ever had, but I tell a business owner that I didn’t just win. I had a lot of failing too,” he said. “Every business owner has so many different pain points. We’ll never come at you with recommendations that we don’t believe are going to truly help the business. And I think that’s something that I see: people, not just for profits.”

INDEPENDENT BROKERS AIM TO EXPAND HEALTH INSURANCE

Over Kristy Korte’s 10-year career as an insurance agent, she has supported many clients and their families in securing health insurance that they can actually afford. Jacklyn Parker was one of those thankful clients.

Today, Parker has joined forces with Korte to sustain an office that is laser-focused on serving clients who need their guidance and expertise the most; those who don’t have insurance through an employer, or who cannot afford the insurance that is available to them based on their income.

“Kristy provided affordable insurance to me and saved my family $900 a month,” explained Parker, who is now an agent herself and also serves as an executive assistant to Korte. “She has changed my life and given me hope for having a successful business of my own.”

Both Korte and Parker operate as independent brokers. Korte has also been a part-owner of Anchor Insurance Agencies for the past seven years.

“[I] started cold calling and establishing relationships,” Korte recalled. “I

give out my direct number and insist on being the one who clients call first before any 1-800 number.”

The duo’s office is also built on a foundation of answering calls outside of “regular office hours” — late at night, on Sunday mornings and otherwise as needed.

“The training that [Kristy] provides is unlike any I have ever experienced,” Parker said. “[It’s a] ‘sink-or-swim’ industry.”

Korte said the duo is on a mission to support local businesses. That mission involves spreading awareness about the Affordable Care Act.

“It is health insurance that is available to anyone who doesn’t have insurance through their employer, or if the insurance they are paying for is deemed unaffordable based on their income,” Parker added.

When asked about their elevator pitch for those who are not familiar with the ACA or Marketplace, Korte said there is one simple question that must be asked of the individuals that they meet: “Do you have affordable

health insurance?”

“Everyone needs health insurance,” she said. “You either do have it or you don’t. If you do, is it affordable? Or do you have a plan that is siphoning your budget each month?”

Most importantly, Parker added that if one doesn’t have health insurance, the question becomes: “Is it because you can’t afford it? Or is it not offered through your employer?”

“We provide insurance that is based off of your income, not employerbased,” she said.

To make strides in this niche and with this mission, Korte explained that they need to reach people primarily through conversations.

“Our mission is to support and help local businesses, so we must hit the pavement and find these places,” she said. “Sure, businesses are everywhere; however, kind people who are willing to have a conversation with us are not.”

When asked about the biggest misconceptions associated with what they do, the agents noted that people tend to think there is a motive, and no good intentions behind a person going from business to business, chatting and asking what can be perceived as personal questions.

“Such as, ‘Do you provide health insurance to your employees?’ We truly have genuine intentions of helping,” Parker said. “You truly don’t know what a connection can do for your business.”

The next big obstacle, Korte added, is that employees think they are beholden to the insurance offered through their office.

“It is individually based and comes directly from that client’s account,” she said. “It is the client’s financial obligation. The employer is just the bridge between us.”

Mission meets networking

The pair have started conversations by introducing themselves to employees via providing onsite breakfasts or engaging during workplace lunches.

“We have also found that monthly meetings are great as well,” Parker said. “We are flexible and want to accommodate. Once we meet the employee, then they choose to reach out to us.”

Moving forward, after a connection has been made one can lean into their office as ongoing resources and for follow-ups.

“We become familiar faces and voices,” Parker said. “That is how it should be.”

Korte also highlighted a particularly ominous barrier that can stand between some individuals and quality, accessible insurance.

“People think that they don’t need health insurance until an emergency happens and they are forced to accept that they do after all,” she said.

“We can’t change a person’s perspective if they don’t believe insurance is important and they don’t want to have a conversation; however, we are

still here if they need help once they do realize they need it. We are always hoping to hear from someone before they deal with a catastrophe.”

Their process of mitigating potential minefields reportedly begins with an assessment of individuals’ unique needs.

“After we figure out their needs, we can then navigate them with our expertise through the plans that they are offered throughout the entire marketplace,” Parker stated. “We know what to look for and, based on their needs, explain the aspects that pertain specifically to them.”

Then, Korte indicated, they take a deep dive, going as far as searching for specific and appropriate doctors and plans so the insured can stay with their providers.

“We ask questions to ensure that the clients all understand and, of course, answer any questions they need by breaking it down into everyday language,” she said.

The first quarter of 2024 has been characterized by spreading awareness and earnestly supporting local businesses as return customers, through word of mouth and leaving reviews.

“We talk for a living and absolutely love to,” Parker explained. “There is nothing better than telling our next connection about an amazing experience we had somewhere.”

Korte said they love recapping details, trying to net a local business more business.

“Networking is so important, and it is also really a kind thing to do,” she said. “We should all work on random acts of kindness. What is better than chatting about a great experience [at a business]?”

Parker also said that they know, through their experience, that multiple barriers exist to local businesses providing insurance to their employees.

“Retention is a serious issue everywhere and it is vital as an employer to provide incentives to employees,” she said. “If you give nothing, you are in trouble.”

Korte said they are a free resource to anyone.

“Everyone struggles to believe this, but once we have established a little trust and they allow us to help them, they see it’s wonderful to have such a resource in their back pocket,” she said.

Furthermore, Parker said payment comes directly through the insurance company.

“We are a middleman for them essentially,” she said. “Because we are independent brokers out here taking care of people, clients call us — not a 1-800 number.”

When asked about longer-term priorities and goals, Korte indicated they will strategically focus on consistency of service as, “If you do this, [clients] will stay with you.”

“They will build your business by supporting you through conversations, which leads to a referral,” she said. “We hope our mission of supporting local businesses and becoming return customers will someday support us. We hope to inspire others in doing their best in always supporting local.”

The Farnam Hotel

A TRIBUTE TO OMAHA’S AMBITIONS

During the turn of the 19th century, despite the fears caused by the Civil War and the financial panic, groups of ambitious railroad tycoons such as Henry Farnam moved to Omaha with the hopes of uniting the country through a railroad line that would run east to west.

Today, The Farnam, Autograph Collection hotel serves as a tribute to Omaha’s ambitious past by providing a place to stay for movers and shakers of the world.

“Farnam is the namesake of our hotel, as well as the street that we sit on,” General Manager Shane Lonowski said. “And it’s really emblematic of Omaha’s defining spirit — enterprising and energetic, invented, and entrepreneurial, just like the city itself.”

The Farnam, located next to the Old Market District of downtown, is a top-performing hotel.

Not only does the hotel stand out amongst others nearby, but The Farnam is also ranked No. 1 within the Marriott Autograph Collection brand. Its hospitality, intentional design, and food and beverage offerings all contributed to this ranking.

“It’s truly an impressive portfolio of almost independent hotels that are all unique to themselves,” Lonowski said. “They’re not cookie cutter. They’re all truly autograph collections. And I think it’s really impressive that what we have in Omaha surpasses so many incredible properties across the nation. And I think it’s really our Midwestern hospitality that makes the difference.”

Lonowski said that while the hotel offers a high level of service, it is also humbled in its approach. The goal of the company is to take care of the guests and to think outside of the box in ways to do so.

He said that The Farnam does not have certain scripts or requirements that they follow. Instead, the hotel works to inspire people to be themselves and to take care of others in the best possible way.

“Our hope is to inspire them to return by offering them an experience that captures the energy and ingenuity of our city which the hospitality excites and intrigues,” Lonowski said. “It’s a best-kept secret in the truest sense. This all too underappreciated city never ceases to excite and surprise, with freshness and creativity and optimism. So too, do our offerings and service.”

This desire to do the best job possible and give back to the community is what Lonowski believes ultimately keeps both guests and employees coming back to the hotel.

“It’s just a willingness to take care of people and it shines through and it’s evident anytime you step into the hotel, whether you’re coming to work, or you’re coming to stay as a guest,” Lonowski said.

BCBSNE’S RUSSELL CELEBRATES 85TH ANNIVERSARY

As Blue Cross and Blue Shield of Nebraska (BCBSNE) celebrates its 85th anniversary in 2024, the health insurance company’s President and CEO celebrates a milestone of his own: One year of service.

Jeff Russell joined BCBSNE in June of 2023, becoming part of the company’s rich legacy of being there for Nebraskans along their health journeys and taking the lead in mapping out how BCBSNE will support its members and communities in the decades to come.

Russell’s approach? Ensuring BCBSNE remains true to its roots while widening the aperture of what it means to support the health of Nebraskans.

“For 85 years, our promise has been to be there when our members need us when they access the health care system,” Russell says. “I hope to only access the health care system a few days a year. How can we support members the rest of the year, helping them live their best and healthiest lives? That’s our opportunity and our responsibility as a company.”

The launch of the Nebraska Blue Foundation in April reflects BCBSNE’s commitment to championing the health of its members and the communities it serves through new avenues. The foundation powers BCBSNE’s philanthropic initiatives and supports programs improving the well-being of Nebraskans and the economic vitality of the state.

“As our name makes clear, we are ‘of Nebraska,’” Russell says. “Our customers and employees have lived, worked and made memories here for generations. The Nebraska Blue Foundation builds on our legacy of supporting the communities we serve and will play an

important role in our next chapter as it expands our capacity to be there for Nebraskans.”

The foundation has made two inaugural gifts, a $75,000 donation for workforce pipeline programming and community health navigation at the Community Wellness Collaborative, and a $200,000 donation for the completion of the Douglas A. Kristensen Rural Health Education Building on the University of Nebraska at Kearney’s campus.

“These donations reflect the two parts of our state, rural and urban,” Russell says. “Our gift to the Collaborative will help address emerging community health needs, in addition to funding health care scholarships. We recognize the need for more health care providers in rural parts of the state and are proud to support the building of this new facility on the University of Nebraska at Kearney’s campus.”

Relationships will also play a key role in BCBSNE’s next chapter. For Russell, that includes building strong relationships with the company’s employees.

“We’re in the relationship business,” Russell says. “It’s important that I have strong relationships with our teams, so that I can support the relationships they have with our customers.”

Reflecting on his first year, Russell is most proud of seeing employees live the company’s new mission of championing health and well-being.

“We could not continue to be there for Nebraskans without the time, dedication and commitment of everyone on Team Blue,” Russell says. “Our employees are part of BCBSNE’s legacy and are helping shape our history for the years to come.”
