CRE SUMMIT HOSTS 33RD CONFERENCE, EMPHASIZES CHANGES IN INDUSTRY Effects of the COVID-19 pandemic continue to be felt among most industries, including the commercial real estate sector, which is now adjusting to a new norm. Rising interest rates, work environment changes, construction costs and more continue to impact the foreseeable future. Fortunately for local professionals who are navigating new unknowns every day, the Commercial Real Estate (CRE) Summit offers an opportunity to network, gain educational tools and receive an inside look at what’s to come for the industry. This year’s conference, slated for August 26 at 7:30 a.m., will be held at CHI Health Center Omaha and guests can register at www. attendcresummit.com/2022/begin. Founded in 1990, the CRE Summit was originally intended to help solve a problem that was plaguing the industry — a recession. At the first conference, roughly 350 commercial real estate professionals filled a lecture hall at Creighton Law School to discuss the current economy and offer solutions and insight to one another. Founder and Chairman of the CRE Summit Jerry Slusky, partner at Smith Slusky

Law, said the event was so well received that attendees asked for an annual meeting. Now in its 33rd year, the annual conference has upheld its mission of providing a unique learning experience for industry leaders, including those who work in law, banking, architecture, engineering, insurance and more. Since its inception, the conference has nearly tripled its average attendance. This year, the event has already received a recordbreaking pre-registration of 450. “What this is saying to us is that people are interested because there’s a need for this,” Slusky said. “They want to know what’s going on and what’s changed each year.”

The Changing World

Fittingly, the theme for this year’s CRE Summit is “The Changing (Changed?) World of Commercial Real Estate,” which directly references recent changes that the industry has seen in the past

couple of years. While each session has a unique focus depending on its panelists, the underlying theme is always present. The program begins with a macro picture of what’s happening with economics, followed by a session centered on the topic of a hybrid workforce. “There’s been a lot of discussion about what is happening in offices right now and how to get people back into the office and what that will look like,” said Chris Mensinger, summit co-chair and senior vice president of Colliers International - Omaha. “We have a lineup of experts who talk to us about what’s happening in companies. “People have been through a traumatic experience the past couple of years depending on where they worked, how they worked and what was going on at home while they worked. From an architectural side, we brought in a neat panel of designers who discuss how some really traditional companies have redesigned spaces to accommodate this new hybrid work environment where people aren’t always at their desk. They talk about how they’ve adapted and how companies can make the workplace work for everyone.” Other topics covered throughout the day include rising interest rates, high construction costs, retail, construction contracts and leases, labor shortages, and supply chain issues, among other timely subjects. The closing session, which was organized by the CRE Summit’s executive planning committee, features the presidents of many influential commercial real estate companies in Omaha. These leaders will provide a look into the future and discuss how they’re investing. According to Slusky, this is the single most important summit since the Great Recession. “During 2008 to 2012, things slowed way down, transactions were not taking place, lenders were not lending, and builders were not building,” Slusky said. “We worked our way out of it and 2013 to 2021 were prosperous years. “Now, we’re facing this recession, which started in late 2021 and is seeming to gain speed as we speak. By the time we get to the summit, we are going to know a lot more about what these changes are and how things have changed. We’ve put together the pieces for our attendees to help them work better, work smarter and work with more educational tools to work themselves out of this problem that we’re going to be in for a while.”

Industry Outlook

As interest rates rise across the nation, principal and interest payments are also increasing. In the housing market, this means the number of Americans who can afford to own a home is decreasing. Slusky said the commercial real estate industry is being impacted in the same fashion. “Most of these deals were made when the interest rate was 3.5% to 4% and now it’s 5% to 6%,” Slusky said. “And that changes things. The rents and the construction costs will no longer offset each other to give a return on investment to developers so it’s slowing things down and causing a big impact.” Even as the commercial real estate industry faces uncertainties ahead, Mensinger said the local market is still in a very good place. “At Colliers, we’ve witnessed one of the best starts to our year,” Mensinger said. “While interest rates are a huge concern and price of construction is another big concern, a lot of capital is still out there. “Omaha has always been a more conservative market as far as how we build and generally people have tenants before they’re building. That has continued in our current environment. So, certainly everyone’s concerned that deals may take longer, and some may have trouble being funded, but there’s still a lot of velocity as far as things that are happening in Omaha, and we are seeing a lot of groups moving forward. We will likely see a little slow down or at least some length added to deals closing while people reevaluate the structure of deals and where the dollars come from and how those are spent.”

Aside from educational value, the conference provides a space for likeminded individuals to network and share their passion for the industry. “The best part of the event is definitely the people and the energy,” Mensinger said. “The CRE Summit brings such a huge, diverse group of people together in one place. It might be the one time you actually see them face-to-face throughout the year. It’s an opportunity to be among a crowd of people who are all invested in the success of the commercial real estate world with goals to push it forward.”

Every year, the CRE Summit recognizes its “Development of the Year” and “Deal of the Year.” These awards honoring impactful developments and transactions consider size, scope, investment, complexity, and potential influence on future development activity. This year’s winners spotlight developments in Omaha and Lincoln that are bringing positive change to the Midlands.

Development of the Year (Lincoln): Lied Place

LINCOLN DEVELOPMENT OF THE YEAR: LIED PLACE

At 257 feet and 20 stories, Lied Place is altering the capital city skyline. “It is the tallest private building in Lincoln,” said Tamas “Tam” Allan, an attorney who owns the firm that developed Lied Place, Village Development. “To the best of our knowledge, the rooftop residential units are the highest residences in Nebraska.” Lied Place LLC is a venture shared by Allan, Joey Hausmann, Jon Bruning and Doug Rath. Area firms, Hausmann Construction, Sinclair Hille Architects and First National Bank Omaha, were involved with the $36 million project at 1125 Q St. The site was carved out by the city when the Lied Center requested space be allotted for a multi-story building to conceal the parking garage façade. “Every time I would come out of a Lied Center performance I would see this sliver of a building site,” Allan recalled, a reference to its slight 33-foot depth and 163-foot width. “We bought it in 2014 and couldn’t figure out what to do with it for five years, but we knew it was a great site.” They considered a hotel, onboarding Atlanta’s Smallwood as

building architect due to its expertise with Ritz-Carlton high-rise hotels. But Allan said they didn’t like the economics of a high-end hotel downtown.” “We did like their building design and ended up converting the hotel plan to condominiums,” he said. Construction commenced in September 2019. The first residential buyers moved in February 2022. As of early July, the majority of the 37 residential units have closed. The city, according to Allan, acknowledged the project’s important and worked with them on all stages of the design, from Tax Increment Financing, to user agreements for the adjacent city parking garage.

OMAHA DEVELOPMENT OF THE YEAR: THE FARNAM HOTEL

Development of the Year (Omaha): The Farnam Hotel

Redevelopment is no easy task. But the Landmark Center Redevelopment – The Farnam Hotel at 1299 Farnam Street – presented next-level challenges. “This was a 275,000-square-foot, 15-story office building,” recalled Jason Fisher, CEO of the Cushman & Wakefield/The Lund Company. An attached 525-stall parking garage, 400,000-square-foot CenturyLink data center, and shared lobby (The Link) added to the complexity and demanded careful coordination around existing office tenants. Creativity was employed when arriving at the “best use:” a luxury hotel with three new food and beverage concepts. “We like to think about it as ‘vertical mixed-use’ with all the components of live, work and play in one building,” he explained. Partly, its design integrated interior finishes to connect office, hotel and restaurant spaces. Its ownership structure further used and allowed for “opportunity zone” investment. Furthermore, Fisher indicated they had to build a “brand story” from scratch for the boutique hotel, part of the Marriott Autograph Collection family. Undertaken at the height of the pandemic, the $70 million-plus project was described by Fisher as “unlike any other development in town” as a vertical mixed-use, large-scale, third-party, multitenant building. “There have been mixed-use projects and neighborhoods,” Fisher said. “There have also been large-scale office redevelopments. However, never in the same building and never with this sort of use conversion or magnitude.”

Deal of the Year (Lincoln): Cancer Center Partners Lease

At $75 million, a 128,000-square-foot comprehensive cancer care facility represents one of Bryan Health’s largest investments for the city, state and region. According to information provided by NAI FMA Realty, Bryan Health reached out to the firm to identify costs for a building and lease. Following an extensive search, it was determined a new facility would “address the

community needs better,” rather than converting an existing building. The final south Lincoln site, donated in memory of April Sampson, will be anchored by Cancer Center Partners and is slated to open fall 2023. “The teamwork and strategic partnerships built between Bryan Medical Center, Cancer Partners of Nebraska and NAI FMA Realty led to achieving the goal of better cancer care to the region,” said NAI FMA Realty Senior Vice President, Property Management Scott Vyskocil. “We applaud the partners for navigating the complexity of the transaction along with challenges brought on by the pandemic, as we all knew the long-term positive community impact of this project.” Vyskocil was joined by President Richard Meginnis; Vice President, Sales and Leasing, Mike Ball; and Bryan Health’s Vice President of Clinical & Support Services, David Reese, in bringing this deal to fruition. The April Sampson Cancer Center, designed by Ballinger, reflects trends in cancer care and transcends the “traditional” medical facility and office design, incorporating insights from other centers around the country and the latest technology.

LINCOLN DEAL OF THE YEAR: APRIL SAMPSON CANCER CENTER

Deal of the Year (Omaha): Blackstone Plaza

The Lund Company was also the redevelopment force behind the “reimagining” of the 15-story, 240,000-square-foot, 1960sera Kiewit Plaza. The monolith at 36th and Farnam streets is now Blackstone Plaza, the new home to local NBC affiliate WOWT. The fully revamped site features offices and the return of a storied meeting space: The Cloud Room. The firm worked with architects, attorneys and contractors to separate an attached two-story space from the 15-story tower (security requirements and mandates established by WOWT owner, Gray TV). The team arrived at an answer in the form of a “condominium regime.” “It’s not every day that a developer has to envision a way to separate two attached buildings from one another to meet ownership mandates,” said John F. Lund. And, while it was noted that condo regimes are created in larger cities with mixed-use projects, separating a smaller building with a resulting “shared” lobby added to the complexity. Novel solutions were deployed in “record time” – 19 months from purchase to WOWT occupancy. The former WOWT property is slated to make way for a 200-unit housing space (by summer 2024).

BRENDA DOOLEY

SENIOR VICE PRESIDENT, FIRST NATIONAL BUILDINGS

Brenda Dooley is the senior vice president of First National Buildings, a division of First National Bank of Omaha (FNBO). FNBO is independent and family-owned, with 165 years and six generations of banking experience. First National and its affiliates have $26 billion in managed assets and nearly 5,000 employees across eight states with a real estate portfolio of 2.7 million square feet. Dooley began her career with First National in 1989 and has served in her current role leading First National Buildings since 1999. She is responsible for overall corporate real estate management, planning, operations and corporate security. Dooley has led many projects such as FNBO’s downtown Omaha redevelopment including First National Bank Tower and sculpture parks in addition to many new branch projects across First National’s footprint. Throughout her career, Dooley has been involved in the City of Omaha’s endeavors towards long-term downtown redevelopment planning and the Downtown Business Improvement Area board in addition to serving on several other boards. Dooley, a graduate of Wayne (Nebr.) State College, was honored as a graduate of the INFLUENCE Program sponsored by the Institute for Career Advancement Needs/ICAN. In 2003, she was a Midlands Business Journal 40 Under 40 honoree. Dooley holds professional certificates in both Real Property Administrator (RPA) and Facility Management Administrator (FMA) sponsored through Building Owners and Managers Institute (BOMA). Dooley lives with her husband and family, including two granddaughters, in Missouri Valley, Iowa, where she has lived her entire life. She served on the Board of the Missouri Valley School District in many capacities for 13 years.

Kevin Rhodes graduated from the University of Iowa and received his broker’s license and certificate of real estate and land-use economics from the University of Nebraska at Omaha. He began his real estate career in 1974 as the exclusive leasing agent of the newly completed NBC (National Bank of Commerce) Center in Lincoln, now Wells Fargo Center, designed by internationally known architect I.M. Pei. The Center was fully leased in less than two years. From 1977 to 2000, Rhodes was employed with MEGA Corporation of Lincoln and served as a stockholder and president and on the board of directors. From 2000 until his retirement in 2021, his resume included positions with Cabela’s Inc., World Group Commercial Real Estate in Omaha, and Greenleaf Properties as well as a focus on his own personal properties. Rhodes was awarded his CCIM (Certified Commercial Investment Member) designation in 1985. For more than 10 years, he served on numerous CCIM committees as a member and chairman and achieved coveted instructor and senior faculty positions. He participated in the Nebraska chapter from 1981 to 2020. Rhodes found great professional purpose in his participation in the Lincoln Board of Realtors, Nebraska Realtors Association and the National Association of Realtors. In total, he participated in over 25 committees, forums and subcommittees at the local, state and national levels. He served on the board of directors for Lincoln Board of Realtors from 1984 to 1992 and as president in 1992. He served the Nebraska Realtors Association in various leadership roles in the late 1980s and 1990s, up to and including president. Rhodes was also a National Association of Retailers regional vice president. Rhodes’ honors include Nebraska Realtor of the Year (2005), Lincoln Board Realtor of the Year (1987), President’s Achievement Award (1985 and 1987) and the Outstanding Service Award (1990). Rhodes’ Lincoln-area community involvement has included Cosmopolitan Club and Crucibles Club as well as volunteer and leadership activities with Cub Scouts, YWCA, First Plymouth Preschool, and Lincoln East High School. He and wife Dr. Jacqueline Rhodes have a son and daughter and three grandchildren.

Hofer, age 59, co-founder of Jasper Stone Partners and Jasper Stone Holdings, currently serves as president and chief executive officer. Hofer has been primarily responsible for successfully raising the private equity required for the firm to acquire/build, manage and sell roughly $275 million in commercial real estate assets since its inception. Hofer is a significant equity stakeholder in Avenue One, Omaha’s newest mixed-use development located at 192nd Street and West Dodge Road. Avenue One is expected to be valued at over $1.2 billion upon completion. Hofer’s core business philosophy of being highly accountable, financially transparent, and relationally available has led to high levels of trust from employees, team leaders, company stakeholders and financial partners over the years. In addition, Hofer had previously founded and led several other companies whose current management teams are still operating independently and growing successfully in the construction and development arena during a time when many businesses have failed. These well respected companies include Curt Hofer Associates — Nebraska’s market leader for high-end residential home design and construction which has completed over $350 million in projects since its founding. Other companies he has founded and which continue to operate include APEX Development, APEX Painting and APEX Cabinets that provide subcontractor services in the construction industry. These companies have been successful primarily because of the leadership and day to day management of the people he has trusted and mentored.

MARK WESTERGARD

RETIRED, E & A CONSULTING GROUP

Westergard is a well-respected civil engineer who has designed and managed commercial, industrial and residential development projects in the Omaha area for over 43 years. Most years were spent at E & A Consulting Group, Inc. with projects located in the Greater Omaha area. However, Westergard spent seven beneficial years with Union Pacific Realty designing industrial and business parks across the western United States. Westergard, an Iowa State graduate, started at E&A in 1979 as a project engineer and worked there until 1984 when he was hired by Union Pacific Realty. Returning to E&A in 1992 as a project manager, Westergard quickly became a principal in 1996 and was named the firm’s CEO in 2000. During his 15-year tenure as CEO, E&A flourished, growing from 35 to over 100 employees. In 2015, Westergard assumed the role of chairman of the board and served in that capacity until late 2021. Westergard considers it a privilege to have worked with so many developers on such a wide variety of projects over his career. His work includes approximately 120 developments and just under 10,000 acres of land producing over $4 billion in property valuations added to the Omaha tax base. Although specializing in residential development, a few of the commercial and industrial developments that Westergard has been involved with include Whispering Ridge and Whispering Ridge West, Roanoke Business Park, The Thompson Mile, I-80 Industrial Park, CenTech Business Park, West Cornhusker Plaza, Harrison Woods, Granite Falls Commercial, Portal Plaza, portions of the Oak Brook Mall, Southwestern Plaza, Prairie Corners, portions of Southport West, North Shore Commercial, and Kensington Park. Westergard and his wife, Jan, reside in Deer Creek and have four grown daughters.

AFFORDABLE housing NEW HABITAT FOR HUMANITY HOMEOWNER MARCUS BRYANT

NONPROFITS TACKLE AFFORDABLE HOUSING EDITOR’S NOTE: This is the second of a series of articles giving an in-depth look at the state of affordable housing in Greater Omaha. While construction costs continue to rise, nonprofits are utilizing their knowledge of funding to bring much needed affordable housing units online. In May, Front Porch Investments announced the recipients of its $7.3 million Innovation Round to fund affordable housing developments, preservation projects and supportive programs. While $7.3 million is an incredible feat for a first round, Front Porch Investments Director of Strategy and Policy Eva Roberts noted requested funds topped $49 million. “During the Innovation Round, we gathered more information about how many mixed-income housing and affordable housing projects, or programs to provide access to housing were simply waiting for low-interest capital or grant funding,” she said. Of the 37 applications, Front Porch was able to funnel capital to 13 nonprofits focused on: increasing access to affordable housing; gap funding for developments; capacity building for housing workforce and/or pilot projects.

Maintaining Quality

Project Houseworks was one nonprofit that received a grant from the Innovation Round. It will use the $273,800 grant for adding staff to build out its Home Affordability Program, which kicked off only a few years ago. So far, the organization has used the grant to add one staff member, as well as three construction interns to help continue to build the program. The interns are part of a collaboration with the Latino Center of the Midlands. The idea for the Home Affordability Program sprouted in 2019 when Project Houseworks began exploring the idea of purchasing homes it could rehabilitate, and sell to low-income families. Project Houseworks has 27 years of experience in making home repairs and modifications for elderly homeowners. In 2021, Project Houseworks aided 168 persons — 99 of which were disabled and 29 of which were veterans, or spouses of veterans —at an average cost of $10,459 per house. Executive Director Jim Clements said this felt like a natural next step to helping solve a critical community issue. In 2020 the program started with four houses. Last year it repeated the process with eight houses, and this year the organization is set to do 10-12 houses.

“There’s multiple solutions to get to where we need to be to have enough affordable housing,” Clements said. “There’s a lot of good affordable housing but they’re in need of some rehab to keep it affordable and safe.” The organization works with Omaha 100 for financial education and home mortgages. “That’s the focus right now,” Clements said. “It’s creating more home opportunities and putting money into the homes so that they are quality, safe homes that are available for families.”

Design Matters

Making sure that existing housing is also modified for several life stages and situations will also help keep housing sustainable. Houses that are suitable and safe for individuals with disabilities, in addition to older adults, is currently limited and lacking. “Look around your neighborhood and think about how many of those homes would be accessible to persons with physical disabilities,” said Baird Holm Partner Scott P. Moore. “There is no requirement that a detached single-family home, duplex, or triplex, has any level of accessibility.” Moore said that if more builders considered universal design for their projects, it would open the field to those who are otherwise excluded. Some hallmarks of universal design include things like zeropoint entry, levers instead of doorknobs, and cabinets with removable faces. For example, Moore described how replacing doorknobs with levers would be beneficial for everyone. “Doorknobs don’t make much sense because it’s just as hard for someone with limited dexterity to [use the doorknob] as it is for a person carrying groceries, or a child,” he said. “When you’re talking about accessibility and making something accessible, you’re not excluding nondisabled persons. By creating that baseline, you’re not excluding anyone, it’s always going to be inclusive.”

Infill development is really expensive,” he said. “So having that being done by a developer who can utilize development incentives to help underwrite the cost of infill development, that’s a good spot for us.” Aware of the general economic challenge and lack of resources for overlooked populations — city, state, and federal governments have begun targeting these populations when it comes to funding. Holy Name Housing Corp. and Habitat for Humanity of Omaha are two legacy organizations in Omaha utilizing city, state, and federal incentives to increase availability for disabled and elderly people. For example, Holy Name Housing, which began in Omaha in 1983, utilized the Nebraska Investment Financing Authority’s (NIFA) Collaborative Resource Allocation for Nebraska (CRANE) program to develop a two-site project known as the Eastside Bungalows. Cavanaugh said that competition for traditional aid, such as Low-Income Housing Tax Credits (LIHTC), is extremely competitive. Going through the

CRANE program helped Holy Name develop a project that will allocate 30% of the units to people with disabilities first, followed by older adults. That guarantees a minimum of seven housing units out of 25 that are 100% accessible to those with disabilities. “We’re building this whole project as these townhome bungalows with no basements, no stairs, everything’s sort of zero entry,” he said. “So all of them are certainly handicap visible, but then a number of them are 100% accessible.” The project is receiving both LIHTC and Tax Increment Financing (TIF) for this project. Habitat for Humanity of Omaha, which has been in the community since 1984, made headlines last year when it worked with the city of Omaha to purchase the former Wintergreen Apartments at 51st Street and Sorensen Parkway. In addition to utilizing the Nebraska Community Development Law to purchase the 19 acres of abandoned land for $1, it is also utilizing the city’s TIF program. The project will produce between 85-88 units and is being billed as a multigenerational development with a mix of options: three to five bedroom homes, attached accessory dwelling units, and empty nester villas. Nineteen of the units, which is about 20%, will be empty nester villas based on universal design principles. “They’re designed for the spectrum of accessibility, from wheelchairs to walkers,” said Lacey Studnicka, homeownership and volunteer services program director.

Both Habitat for Humanity of Omaha and Holy Name Housing go beyond providing units; they also provide a clear pathway to successful homeownership through education and financial assistance. For Habitat, the pandemic created space to redesign its homeownership program to be more proactive. Previously, Studnicka said that interested parties could fill out an application, but a lot of applications got rejected due to bad credit. “We redesigned our program and now everyone who comes into Habitat goes through our counseling program first,” she said. “We pull their credit, we look at their finances from A to Z, we create an action plan with them of the things they need to do to become mortgage ready. Then once they’re mortgage ready, depending on their income, we have three pathways to homeownership.” The program skyrocketed when it launched in February. Studnicka said Habitat had trained 10 staff members to answer phone calls, but within 48 hours they had received over 3,000 calls. “It was heartbreaking. We ended up booking 389 appointments all the way through July,” Studnicka said. “The people that we’re seeing from those phone calls, a lot of them are paying over 60% of their income to rent.” Once the homeowner is approved for a mortgage, they go through the Sweat Equity Program where they work side-by-side with volunteers to build their home; and the education classes that teach them how to be a successful homeowner. “So everything from maintaining a home to escrow, taxes, insurance, all of the things you need to know. We do those in-person and multiple languages,” Studnicka said. She said one of the biggest challenges they’ve heard is how difficult saving for a down payment is right now. Holy Name’s CROWN program is designed to help with that issue. Each month, a portion of the rent a participant makes is saved for future home buying expenses, such as a down payment or closing costs. “We’re really trying to intervene early and take them along the development process to get them to homeownership,” Cavanaugh said. Participants also go through educational classes so that when they eventually purchase a home they are prepared.

Still, the biggest obstacle to homeownership is the lack of available affordable housing. Both Project Houseworks and Habitat for Humanity emphasized that they are actively looking to buy homes. “We will purchase your home for the appraised value, and it’ll go to a family who has worked really, really hard for a home instead of an out-ofstate investor or landlord,” Studnicka said. She also noted that Habitat is working with a variety of local companies and organizations to provide employees with financial counseling. Notables include Tyson Foods, Beardmore Chevrolet, Children’s Hospital & Medical Center and Nelson Mandela Elementary School. “If a business is interested in creating stability and access to homeownership for their staff, we would love to partner with them,” she said. Clements said Project Houseworks’ annual volunteer event, Brush Up, will take place Aug. 22. Last year over 700 volunteers helped refresh 36 homes with a fresh coat of paint.

“The more people that are willing to reach out to organizations to get involved in some way or provide support, that’s one more person or one more business, that’s a part of the solution,” Clements said. “Right now we need all hands on deck.”

FRONT PORCH INVESTMENTS ANNOUNCES INNOVATION ROUND AWARDS Front Porch Investments announced over $7.3 million in awards for its Innovation Round. Funded projects include historic preservation and adaptive reuse of a residential building to house seniors, multi-family, mixed income and mixed-use workforce housing along Omaha’s 24th Street transit corridor, and acquisition and repair of dilapidated homes for low-to-moderate income buyers in Council Bluffs. “The Innovation Round was hugely successful, providing important information about the number of mixed income and affordable projects or housing supportive programs waiting for low interest capital or grant funding to fully implement,” said Meridith Dillon, executive director of Front Porch Investments. Front Porch Investments received 37 applications, totaling $49.6 million in requests. This round of funding served as the pilot for the Development and Preservation Fund, launching later this summer. “Applications were reviewed through our strategic priorities lens, including creation of greater opportunity for BIPOC residents, promoting housing stability for families, testing new approaches like language access and physical accessibility, and supporting diverse and emerging developers,” said Naomi Hattaway, director of communications and community initiatives. A scoring committee reviewed applications based on a range of criteria. Loan funding applications went through rigorous underwriting by a funds management partner. “We are encouraged by the number and variety of responses,” said Eva Roberts, director of policy and strategy. ”What we learned will assist the team in further developing sound strategies for future funding rounds.” Projects and programs awarded will catalyze 738 units of affordable housing, initiate three pilots or new programs, launch three capacity building grants for affordable housing supportive programming, support three inaugural projects led by Black developers in North Omaha, and support public private partnership for mixed income housing in South Omaha.

Council Bluffs Chamber OPENS DOORS FOR YOUNG PROFESSIONALS Impact CB Young Professionals began in 2006 in an effort to engage the next generation of community leaders in Council Bluffs, Iowa. A program of the Council Bluffs Area Chamber of Commerce, Impact CB now consists of 200 members between the ages of 18 and 40. “The pillars of Impact CB’s monthly events are professional development, volunteering, and social networking,” says Sarah Beth Ray, director of finance and young professional engagement. In the last year, this group of young professionals has volunteered at the Midlands Humane Society, hosted a panel on leadership topics, featured local businesses in their Snacks & Spotlight series, and supported local art through attending shows at the Arts Center at Iowa Western and hosted a public art tour around Council Bluffs. “Impact CB is a great way to meet people if you are new in Council Bluffs, or if you are transitioning jobs and you would like to meet like-minded professionals,” Ray said. “The next generation of CB Chamber and Council Bluffs leaders are already in our workforce, and we have to support them and get them involved.” For CB Chamber members, membership to Impact CB is free. In 2020, dues for the group were eliminated and the group was opened to any employee of a CB Chamber member between the ages of 18 and 40, creating an influx of members and raising attendance at Impact CB events. Led by an Executive Committee of nine diverse young professionals, Impact CB rewrote the group’s bylaws and overhauled the structure, modernizing the program and making it more accessible to all potential members in 2021. “The new structure of the program has opened the doors to young professionals who were never interested before,” says Ray, noting that Impact CB grew by over 100 members after the
