OXBOW CROSSING DEVELOPMENT PROMISES BIG IMPACT FOR ASHLAND

Philip Ruhlman was a successful executive, serving Gallup for more than 30 years and rising to the position of chief information officer. It was an enviable career, but Ruhlman never lost sight of a dream established decades earlier when he was a University of Nebraska-Lincoln student tending bar at downtown mainstay Misty’s Restaurant & Lounge in the late 1970s: owning a steakhouse of his own.

On July 31, that nearly half-century-old vision came to life with the opening of Ruhlman’s Steakhouse, the centerpiece of a new development off Highway 6 and Silver Street in Ashland called Oxbow Crossing. The six-acre development includes the steakhouse; Family Medicine of Ashland (a Bryan Health clinic), which opened in July; a Runza restaurant/drive-thru, which also opened in July; and a 48-unit apartment complex slated for its first tenants to move in by the end of the year.

“I had moved to Sandy Point in 2018, which is just outside of Ashland, and fell in love with Ashland as a community,” Ruhlman said. “After doing a lot of research as to ‘what could I do to help the town?’ I decided that the best thing that I could do was create a restaurant. In the Ashland area, there are other great places — a great barbecue place, some great hamburger places — but nothing at the level that I thought this town needed.”

Ruhlman didn’t have to look too far to get started, calling on two of his brothers: Mark, a real estate professional, and Matt, a construction professional.

“I said, ‘Here’s what I’d like to do,’ and they said, ‘Okay, we’re in,’” Ruhlman recalled.

Making connections

The brothers formed Ruhlman Development Co. and bought five acres of land alongside Highway 6. However, a key piece of land providing highway access housed a former filling station and auto body shop adjacent to the proprietors’ home. It took some effort and creative dealmaking to persuade property owner Cary Morwitzer, whose late husband Dean had run the longstanding businesses, to sell.

“The property was in need of a great deal of help, and she was there by herself,” Ruhlman said. “We talked for about three or four months; I got to know her very well, and I listened to what she really wanted in there.”

Morwitzer had declined several other offers for the land, but Ruhlman was the first to sweeten the pot with an extraordinary proposal to build Morwitzer a new house in Ashland. Following the successful relocation, Ruhlman is also

making good on a promise to retain some beloved raspberry bushes from the property, and a walking path in the development will feature a memorial bench honoring Dean Morwitzer.

When Ruhlman Development began to design the development that would become Oxbow Crossing (a nod to the area’s history and proximity to Ox-Bow Trail, a westward route active from the 1840s to the 1860s), Ruhlman asked former Gallup executive W. Todd Johnson for an introduction to his friend Willy Theisen, the legendary entrepreneur known for launching Godfather’s Pizza and other successful ventures.

“I may have bartended in a restaurant, but I’ve never run a restaurant. I’m smart enough to know that the risk is too high. You need a teacher,” Ruhlman said. “We went and had coffee at a Scooter’s. I laid out my entire vision, and said, ‘I need a teacher who can put me through restaurant science, and give me at least a master’s … It’s a significant project.’ We talked for a long time.”

“And I liked the sound of it,” Theisen said. He’s been on board since, he added. “We’ve just worked kind of checks and balances. I make suggestions. They make decisions. And that’s what a good consultant does.”

“He’s been an amazing teacher who followed through beautifully,” Ruhlman said. “Teacher, mentor, friend — he has introduced me to a lot of people who’ve taught me. And I don’t believe this relationship is ending because we’re opening. I know that it won’t.”

A key connection fostered by Theisen was Chef Brian O’Malley at Metropolitan Community College’s Institute for the Culinary Arts.

“Chef O’Malley said, ‘I’d like to introduce you to somebody who I think would be right for your business,’” Ruhlman said. “And he introduced me to Chef John Benton.”

Benton, an experienced executive chef, met with Ruhlman and Theisen well before the steakhouse rose from the ground.

“After that meeting, when we left, Willy said, ‘If you blow this and don’t get him hired, you will have flunked one of your first tests. You need to make this work,’” Ruhlman said. “I said, ‘I agree! I think John would be a great member of the team and could do things that I’m not capable of.’ He has a tremendous passion.”

Adding quality

Benton, now a partner, relished the opportunity to help develop the restaurant from the beginning, creating a state-of-the-art kitchen and putting together the menu. Some locals have received a sneak peek of sorts through the Ruhlman’s Steakhouse food truck that Ruhlman and Benton operated during the restaurant’s construction.

In contrast, the 5,300-square-foot steakhouse’s dining room seats around 150, an outdoor seating area accommodates approximately 60 diners, and the facility includes event space and a meat market. Like the restaurant’s menu, the retail operation features beef from Nebraska-based Connealy Angus, which happens to be owned and operated by cousins of Ruhlman’s.

“Connealy Angus is a local, 100% Nebraska-bred, -born, -raised and -harvested product,” Benton said. “Certified Angus beef has quality specifications in addition to the standards for USDA Choice or above grading.”

The steakhouse team also works with other local producers and suppliers when possible

“It’s important to us not only for quality of the ingredient, but also for local economic impact,” he added.

The Oxbow Crossing project promises to enhance the community, Ruhlman said, and was aesthetically designed in a thoughtful way to serve as a “new front door” for visitors.

“We spent a lot of time with the city council and with the Ashland economic development group,” Ruhlman said. “The city of Ashland is doing a really wonderful job of attracting people with their beautiful brick-lined streets, and the shops here are amazing. However, this area as you came through Ashland needed something different and new.”

And not only is Oxbow Crossing eye-catching, Ruhlman added, it’s also bringing jobs to the community, along with a few new residents.

“This steakhouse will employ about 30 full-time and about another 10 to 15 part-time employees. That alone has an economic impact on Ashland. Bringing in Runza was a significant boost to this town … they chose Ashland and added two full-time positions who wanted to live here, they actually recruited them to be a part of this growing community,” he said.

Oxbow Crossing is midway between Omaha and Lincoln off a pleasant alternative route to the interstate. The casual dining atmosphere of Ruhlman’s welcomes everyone, Benton said, with a robust and diverse menu and moderately priced drinks, appetizers, salads, entrees and desserts.

“It’s a lot more than just a spot to get a big steak and a baked potato,” he said, calling out fresh pasta, unique beef, chicken and seafood dishes and hearty sandwiches — just to name a few. Diners will experience offerings influenced by a variety of cuisines including Italian, Chinese and Spanish, as well as traditional Midwestern steakhouse fare.

“We are geared up to serve anybody who wants to eat — hopefully — multiple times a week at a great value. I think we offer something that’s needed,” Benton said. “We’re excited to have the best tools and equipment to produce the best possible product for the folks in the Ashland community and in Lincoln and Omaha, because being equidistant between the two, it’s only 20 to 30 short minutes to get here.”

Ruhlman’s will also offer on-site catering, Benton said, with a plan to transition to off-site services next year.

“We want to make sure that we’re opening it right; we understand that the restaurant is kind of the crown jewel of the operation [so] we want to make sure that we are providing not only exceptional service, but exceptional food and just an amazing experience for the folks that come in here, before we start taking that experience elsewhere,” Benton said.

Benton added that he expects not only the restaurant and event center to be bustling, but also the retail meat market.

“I think it’ll be a shop where people can come and get more grocery items. We will have beef, pork, chicken, cheeses, charcuterie items, olive oils, offsale alcohol; we’ll have wine, we have our bourbon that we did with Sideshow Spirits in Lincoln. So, we’ve got a lot of fun things lined up. And we’re really excited to get our doors open to the public.”

“When you come in, you’re going to enjoy local artwork that was created for this restaurant, you’re going to enjoy a beautiful atmosphere,” Ruhlman said. “The three of us accomplished what I wanted to do.”

GROWTH IN ASHLAND: MAINTAINING THE SMALL-TOWN FEELING

As the halfway point between Nebraska’s two biggest cities, Ashland has always appealed to people looking for a place with both the charm of a small town and the advantages of living close to a city.

“Being 30 minutes from either downtown of Omaha or Lincoln is kind of a really cool thing,” said Caleb Fjone, executive director of the Ashland Area Economic Development Corp. “So, it’s like you get to be a rural town, but you have your backyards being in a big city.”

Lately however, there has been even more so of a population explosion in the town, going from 2,453 residents in 2010 to 3,086 residents according to the 2020 census. As the population continues to soar, new commercial developments are growing with it.

Charming attractions

Ashland visitors have a variety of experiences to choose from, including exploring the Strategic Air Command and Aerospace Museum, encountering a range of animals at the Lee G. Simmons Conservation Park and Wildlife Safari, and outdoor activities at Mahoney State Park.

Events such as Stir Up Days in the summer and Hometown Christmas in the winter also draw people to the town. Ashland Area Chamber of Commerce President Brad Pfeiffer said it’s events like these that show people the beauty of Ashland.

“Families come from Lincoln or Omaha or other small towns and say like, ‘why don’t we live here?’” Pfeiffer said. “During the winter, it turns into a Hallmark, magical place.”

New developments

Along with the already-popular attractions and events, Ashland is also drawing in residents through new developments. Ashland-Greenwood Public Schools has seen significant growth over the past few years with a $60 million bond issue in November 2021 that includes two new school buildings and a performing arts center.

Businesses are also responding to the increase in residents. New restaurants are opening soon including Ruhlman’s Steakhouse, a restaurant/meat market/ event center, and Ashland Brewing Co. Both developments Pfeiffer believes will be impactful for the community.

Other recent developments include the Bryan Health Physicians Network care center, which opened in July 2024 and is the first doctor’s office in Ashland in several years.

Despite this boom, both Pfeiffer and Fjone said that the town still is working to keep its small-town feel through “guided growth.”

“We kind of want to control the growth, if we can,” Pfeiffer said. “We want to keep that small-town identity, for sure, and not outgrow the small town.”

We have to look at the economics of the potential successor. There is a myriad of questions revolving around the financial strength of the organization, the business seller, and potential buyer.

“This helps understand past activities and future needs,” he said.

Swartzbaugh emphasized the importance of the CEO training the incoming CEO. However, in family businesses, unforeseen issues often arise during the transition.

According to the Small Business Association, only 30% of family-owned businesses in the U.S. reach the second generation, 12% reach the third and 3% reach the fourth and beyond. Additionally, 30% of small businesses are sold, leaving 70% without a succession plan.

The 2023 North America Family Business Report highlights the benefits of strong succession planning: minimizing cultural and diversity issues, training and developing leaders, improving morale and increasing shareholder value. Despite this, 61% of family-owned businesses lack a formal written succession plan.

A Deloitte Insights report also found that 85% of business succession failures stem from unresolved family conflicts or insufficient training time for the next generation.

David Nabity, president/owner of Nabity Business Advisors, underscores the need for adherence to fundamentals in family-owned businesses. However, Nabity said what he sees is the family dynamic coming first and the business fundamentals and principles coming second.

“There’s all kinds of twisting, weaving and excuses and taking a blind eye to things that really would be addressed, but because it is a family business, the fundamentals are being sacrificed,” he said. “It doesn’t mean you go

in and fire all the kids; you mentor, coach and develop them, giving them opportunities to up their game to be leaders and successors for the parents.”

Nabity said family dynamics, such as divorces and unprepared children, can complicate business succession. He conducts in-depth assessments of the family and management staff.

“If we go through that process and conclude that the team’s really not there, then we help polish up the management team and financials to get the company into a position where it can be sold to an outsider,” he said. “Then develop a plan to take care of their kids through their estate plan, as opposed to giving them a business.”

Team effort

Nabity emphasized the importance of financial and economic analysis, strategic planning, company valuation and working with CPAs to ensure accurate financial statements. Lawyers help avoid pitfalls and minimize tax implications during the transition, with estate planning done beforehand to ensure a smooth transaction.

“The lawyers and the accountants make sure that we’ve done everything on the front end before we close the transaction of the business sale,” Nabity said.

Brandon Hamm, shareholder with Koley Jessen, echoed support for a team approach in estate and succession planning, involving financial, accounting and insurance professionals.

“Koley

“As an effective succession planner you absolutely have to be good at playing with a team,” Hamm said.

Estate planning, he added, is integral to succession planning, often requiring legal steps like recapitalization of stock and creating ownership agreements.

Unique plans

Succession plans vary in complexity and duration. An example of a plan structure is a phased-in approach, with stock sold over time to key employees. Then there are contingency plans where an owner does not finalize what they are going to do until they get further along in their career.

Hamm said before 2020, there was ample money in the system making the market very favorable for business owners looking to sell to third-party strategic buyers or private equity firms, describing the market as being very “frothy” where you could get “enormous” multiples.

Hamm noted, “the business owner community is woefully unprepared,” with only about 17% to 20% having a written succession plan and a compounded effect in smaller towns where businesses often employ a measurable percentage of the population.

“What happens if that person doesn’t wake up that next morning?” he said. “You’ve got all of these people whose livelihood is dependent on the successful operation of the business to put food on the table, so you have a bigger obligation to have some basics.”

Hamm shared his “personal mission” to encourage owners to work with qualified advisors to get basic estate and succession planning in place.

However, he said, since the pandemic and the rise in interest rates over the past 12 to 18 months, the market has become less favorable. Economic conditions are causing business owners to explore other paths, such as transitions to employees through stock ownership plans (ESOPs).

Challenges and culture shifts

Andrew Sigerson, owner/founder of Legacy Design Strategies, describes succession planning as a major challenge for small business owners, who struggle to let go of their business because it is like their child, with the entrepreneur emotionally entwined.

Small business owners also have fewer employees, meaning the owner is likely still responsible for a large portion of the company’s revenue, making value hard to establish.

The difficult part, he said, is convincing the owner that succession planning is worth the time and effort. It’s important to show them how they get the value out of their business, especially in an insider sale.

“Entrepreneurs, by their very nature, are risk takers and generally employees are not,” he said. “There are lots of ways to design the sale in a bigger company, but harder to do with insiders unless you’re big enough to do an ESOP.”

Sigerson emphasized for a larger company an outsider is likely to come in.

The potential problem, then, is that the culture might change.

“Those employees don’t have the same family atmosphere or ownership who had to bust their tail to build it and who has an appreciation of it,” he said.

“Those owners often struggle to watch what happens after it’s sold.”

It’s important to note that succession planning isn’t quick.

“Ten years of planning will make a tax-efficient plan,” he said. “If you give me five years, it’s going to be pretty good. If you want to get out next week or next year, it’s going to be hard because it just takes time.”

He also highlighted the shift in priorities among small business owners who now focus more on the well-being of their employees during transitions.

The role of technology

While technology aids in financial and accounting tasks, its role in succession planning is currently limited. Nabity and Swartzbaugh agree that AI cannot replace the individualized touch required in these processes.

Hamm said higher-net-worth clients need more strategic, thoughtful planning that technology can’t provide.

Succession planning is critical for business continuity and protecting employees’ livelihoods. Despite the challenges and far less than optimal numbers of business owners completing succession planning — financial and legal coordination, talent development and team efforts can create robust plans to ensure successful transitions.

“I would love to see those numbers increase to safeguard businesses and their communities,” Hamm said.

Extreme Iron Works AN INVENTORS JOURNEY

If you’ve been to Vala’s Pumpkin Patch in the last five years you’ve likely seen Dave Cotton’s handiwork. His company, Extreme Iron Works, built Prairie Hill Town and a cider bar. He’s currently in talks with the City of Omaha to supply the street markers for the Omaha streetcar stops.

While construction projects pay the bills, his real passion is inventing. His latest invention, called the Kick Lock, is designed to help deter school shooters.

Puzzle pieces

Cotton was raised by a single mom, the second oldest of seven children. After graduating from Lincoln High School, Cotton said he went directly into the workforce.

“I picked up a hammer because it was instant money and my mom needed help,” he said.

He picked up skills in residential carpentry and commercial construction, eventually leading to a 20-year stint at Omaha-based Hawkins Construction.

He credits being placed almost immediately in a leadership role to his pension for planning and thinking outside the box.

After a brief period working with his brother-in-law, and another short stint doing bidding for steel erection, Cotton decided to open his own business.

“I turned my garage into a workshop and bought a plasma table,” he said.

His varied experience in carpentry and construction provides a service base that includes custom signage, steel fabrication and carpentry.

In a bid to differentiate his company, Cotton created a process, which is now patented, to create signage embedded in concrete.

The City of Omaha is considering utilizing Extreme Iron Works to create the stop markers for the Omaha streetcar.

Creative thinking

Cotton, who has two sons in their 20s, became increasingly troubled by the number of school shootings in the U.S.

There are dozens of studies from numerous credible organizations documenting the increase. One of the most recent, published in March 2024 by the American College of Surgeons, found that from 1970 to 2021, the rate of children becoming school shooting victims more than quadrupled.

As an inventor, Cotton thought he could create a product that could add an extra layer of protection.

What he designed was a metal plate that fits around the door jam and is screwed into the floor. Then, a lever on the door jam side can be kicked over to block the door from being opened.

“In order for someone to successfully break in [once the kick lock is engaged], they would have to tear the whole door jam out,” Cotton said.

Dubbed the “Kick-lock,” the device could potentially be used in dormitories, or on any door that utilizes a knock lock jam.

“Those door jams are typical; typical is a magic word … those dimensions do not change from Nebraska to Alaska,” he said.

While he’s been in talks with a few schools, no orders have officially been made yet. Feedback from numerous school security resource officers, as well as a face-to-face with Congressman Don Bacon, keep him motivated.

“To be an inventor, and to believe in something, is hard,” he said. “I can’t give it up.”

50 YEARS AS A READING COMPANION FOR THE BLIND

Radio Talking Book Service’s mission is simple, to connect visually-impaired individuals to the news, but its impact is far more meaningful than simply reading the newspaper aloud.

RTBS recently reached a significant milestone of 50 years in providing radio reading services across Nebraska. Building a bridge between print media and those who are blind or visually impaired, the nonprofit has maintained its half-century of service by staying current but also sticking to the basics.

Daily newspapers are read live, while volunteers record a wide range of publications, which are then broadcast over the air. Radios are provided to listeners at no cost. Additionally, readings can be found through three RTBS podcasts: daily newspapers and ads, regional newspapers and special programming. In all, 22 newspapers and 70 additional publications are included in the RTBS programming.

“We just try to be as diverse in our content as we know that our listeners

can be,” said Bekah Jerde, executive director. “We added our first Spanish language programming in 2023, Mondo Latino.”

Programs include offerings such as What’s Cooking, Pet Pause, Mind Your Business (including Midlands Business Journal), and Catholic Hour.

Jerde said very little of what you hear on RTBS is evergreen, with content consistently updating.

“When I first started in 2015 [as executive director], we read seven newspapers,” Jerde said. “We’ve increased those to 22. Because we really feel that local current print information is the most important for us to get out there. We try to have a balanced magazine rack so to speak.”

Keeping content balanced, she said, means that the volunteer readers need to keep the content balanced in their voice, as well.

“We ask that even if they’re reading content that maybe isn’t thrilling them, that they still read it with the same intensity that they do anything else. Because you can editorialize that way,” Jerde said.

Companionship

At the organization, tailoring programs for listeners is a priority. If an individual requests a radio in an area that isn’t covered, for example, RTBS will add that local newspaper to the lineup. Or if a different time works to broadcast a local paper for a care facility in Norfolk, the team will adjust the schedule.

“[Our goal] is making sure that we’re staying on track with local material first, making that our priority,” Jerde said. “We’re looking to add more papers, because again, I think that’s really where the important connections are made. The more we can implement that local content, the better.”

In addition to the radio, RTBS also acquired audio description in 2022. The service, which gives visual descriptions of live events, provides an earpiece to the attendee of a live performance, where a trained description specialist sits in on the performance to describe sets, costumes, actions and more. Jerde said anything from a performance of Broadway’s “Hamilton” to a Christmas lights show or the permanent collection at Joslyn Art Museum, is on the table.

“We have set schedules with the Orpheum, Omaha Community Playhouse and the Rose Theatre,” she said. “So if you go on their websites, you can see the dates that each of the performance runs that they are going to have audio described.”

Making it all possible

The lean staff behind RTBS said volunteers are how the wide variety of programs is executed. Jerde is accompanied by Program Director Ryan Osentowski and Communications Director Cami Cavanaugh Rawlings. Osentowski, who is blind, has been with the organization since 2017.

“I want to say for the record, it’s the best job I’ve ever had,” Osentowski said. “Best co-workers, best bosses, best volunteers.”

Regarding volunteers, Jerde said the organization can always use more. The biggest driver for new volunteers? Its current volunteer group.

“There was this guy several years ago, we ended up with three new volunteers from his spin class, because he talked about enjoying it so much,” she said. Many readers are retirees, with tenures lasting upwards of 30 years.

Ready for change

The main goal of RTBS is to continue to grow its accessibility. With that comes an emphasis on new tech available to listeners. Since Jerde took the helm listeners have grown from the 500s up to over 12,000. That jump can be attributed to online listening and Alexa-enabled devices.

Pinnacle Bank Championship GOLFING FOR THE COMMUNITY

Since 2017, the Pinnacle Bank Championship, presented by Woodhouse, has become a pivotal community event in the Omaha metro, bringing together athletes and families for a week of activities.

Not only has the event hosted some of the best up-and-coming golfers as part of the Korn Ferry Tour, but it has also raised hundreds of thousands of dollars for local children’s charities.

“The idea is always that the event will turn around and benefit charities, but the fun part of it is that it’s connected to professional athletics,” said Tournament Director Jessica Brabec.

The Pinnacle Bank Championship benefits a number of charities such as First Tee of Omaha, NOVA, the PGA REACH Foundation, Jesuit Academy, Boys Town and Completely Kids.

Over the past seven years, the event has raised over $620,000 for these organizations as well as others in the area.

“I think that sometimes people don’t understand the magnitude of it and

how large our event is,” Brabec said. “So, the idea is that we sell all our grounds tickets, we sell our hospitality, all of our sponsorships, and then at the end of the day, the profits of the tournament go to nonprofits within the community. So, our goal is always to give away all the dollars that we generate.”

There are many ways people can get involved with the championship from volunteering opportunities to sponsorships.

Brabec said that people can take advantage of sponsorship opportunities in several ways, such as thanking their employees or managers and using it as am office outing.

Bringing people together

Along with volunteering, there are other ways for non-golfers to enjoy the tournament. People can grab a bite to eat from local favorites, walk the 18 holes of the course, and bring their families out for Youth Day hosted on the

“I feel like the Pinnacle Bank Championship is like a big family reunion within our community,” Brabec said. “…I’m just excited to see the community and the crowds, and I like watching everyone come through our main entrance, just because shows that we do make an impact.”

While the championship brings together existing members of the community, Brabec said golfers traveling as part of the Korn Ferry Tournament also love getting to experience the Midwestern hospitality.

“Those guys are traveling week after week and they love coming to Omaha

because of the crowds. Or someone is interested in hosting them, and they need a place to stay while they’re in town, so they’ll stay with them at their home,” Brabec said. “They’re always more than willing to help with a clinic or autographs for the little kids, and it’s a lot of fun.”

The 2024 Pinnacle Golf Tournament will be hosted at the Club at Indian Creek from Monday, Aug. 5, to Sunday, Aug. 11, and spectators can choose how many days they attend.

“If you haven’t had the opportunity to check it out, I hope that maybe you consider doing it,” Brabec said.

Omaha healthcare company Fusion dedicated more than 2,500 hours to engaging with the community in the first half of 2024. Nearly 750 hours of that time was spent volunteering for local organizations, and the remainder was spent at fundraisers and awareness events.

Employees visited Omaha organizations like Alpaca, the Rainbow House, QLI, and the Stephen Center in the last six months. Additionally, the company assisted with Memorial Day flag planting, park clean-ups, and tornado relief cleanup. To build awareness and help raise funds, they participated in a Warr;or Walk for mental health and held a dedicated fundraiser for a local gym supporting people living with Multiple Sclerosis, MS Forward.
