FIVE NEW HONOREES TO BE INDUCTED AUGUST 17
As part of its centennial celebration, in 1993 the Greater Omaha Chamber inducted six local legends — Nebraska Furniture Mart founder Rose Blumkin, investor and philanthropist Warren Buffett, pioneering businessman and university founder John A. Creighton, Valmont founder Robert Daugherty, construction and engineering leader Peter Kiewit, and attorney and Mutual of Omaha executive V.J. Skutt — into the newly established Omaha Business Hall of Fame. Every year since, a new group of civic and business honorees has been inducted, with this year’s class of five bringing the total number of individuals to more than 170.
The Omaha Business Hall of Fame pays tribute to leaders whose accomplishments are not only highly regarded, but also deemed historically significant. Individuals may be honored posthumously, and although a new group of honorees are selected every year, there is no set number established of how many must be inducted. The Omaha Business Hall of Fame includes one family, several couples, and a number of multigenerational connections.
Nomination criteria is simple: individuals representing large and small businesses who have made an outstanding contribution to the free enterprise system are eligible. A nominee does not have to be the founder of an organization,
only someone who contributed significantly to a Greater Omaha company’s development and success. Civic and philanthropic activities are considered but not the primary factor in selection. Inductees may be honored for achievements from a former association with an organization, and they do not have to reside in the Omaha area at the time of induction. Nominations for the 2023 Omaha Business Hall of Fame will be open from August 25 to December 30, 2022.
This year’s inductees — Scooter’s Coffee/Harvest Roasting founders Don and Linda Eckles, The Lund Company founder John F. Lund, Noddle Companies President & CEO Jay Noddle, and North End Teleservices founder and CEO Carmen Tapio — will be honored at the Omaha Business Hall of Fame Gala the evening of Wednesday, Aug. 17, at the Holland Performing Arts Center. The evening includes a pre-event with hors d’oeuvres and cocktails, and the induction ceremony is followed by a dessert reception. Presenting sponsors are KPMG, U.S. Bank and Fraser Stryker. Proceeds from the gala support the Greater Omaha Chamber Foundation and maintain the permanent Omaha Business Hall of Fame exhibit at the Durham Museum.

Don and Linda Eckles have been in the coffee business since 1991. But it wasn’t until 1998 that they unveiled the concept of quick-service drive-thru coffee to the Greater Omaha area at the first Scooter’s Coffee location in Bellevue. Their business model was simple: find a great location and stay committed to high-quality drinks, speed of service, and a smile — not only in person, but in the form of a smiley face sticker on every drink that’s become a hallmark of their business. The company’s “brand promise” reflects it all: “Amazing People, Amazing Drinks… Amazingly Fast!”
In 2000, the Eckles started Harvest Roasting, where the coffee beans are roasted and the baked goods are created for Scooter’s Coffee stores. Today, Scooter’s Coffee is approaching 600 stores in 27 states with millions of smiley face stickers brightening the days of customers everywhere.
“Over the last 15 to 20 years, specialty coffee has become part of our culture,
part of our DNA,” Don Eckles said. “We just got lucky to be in probably the right business at the right time.”
It wasn’t merely luck, however. The entrepreneurial couple recognized the potential of the product and backed it with hard work and outstanding customer service.
“Don and I have been in a lot of business during our married life. We made a lot of mistakes and we learned from them and we kept going,” Linda Eckles said. “I think it’s half the battle if you love what you do. We love our business, and that makes it easy to go to work.”
Don Eckles grew up in Omaha and Linda Eckles grew up in Culbertson, a town in southwest Nebraska. They’ve lived in other American cities and traveled all over the world, but they strategically chose to locate the Scooter’s headquarters in Omaha.
“I think Omaha’s a great place to be,” Linda said. “The people are friendly and the work ethic is great, and the cost of living is pretty reasonable.”
“Omaha’s as good as any place, and better than most…The economy is stable and strong here. To be able to do business here, this is a great choice,” Don Eckles said. “There are a lot of really strong companies that started in Omaha.”

Since launching The Lund Company in 1981, Founder & Chairman John Lund has accumulated over 40 years of comprehensive commercial real estate experience including general brokerage, asset management, development, and property investment acquisitions.
Today, Lund’s organization has over 400 employees and manages 8 million square feet of commercial properties valued at more than $1 billion. In addition, The Lund Company manages more than 18,000 multi-family units in a six-state region. Its development and acquisition portfolio includes Regency Court Shopping Center, Landmark Center (home to The Farnam, a Marriott Autograph Collection Hotel), the PayPal campus and the Securities America headquarters. Other notable projects include the AAA Auto Club campus, Omaha Tower, Clocktower Village, One Pacific Place, and most recently, the former Kiewit International headquarters now known as Blackstone Plaza.
Lund said he’s proud of the people whose careers have flourished as The Lund Company prospered and grew.
“There are a couple of people who were here from the beginning, in years one and two, who became partners. And we have some folks who have been more than 30 years of the 40,” he said. “I’m most proud of their loyalty. I’m most proud of what we’ve done to have them continue to be part of the firm’s growth.”
Lund also takes personal pride in the properties his firm develops. A showcase example is 450 Regency Parkway Building, where The Lund Company relocated its corporate office after a full-scale upgrade and renovation of the property. The project was named Development of the Year at the 2012 Commercial Real Estate Summit.
That same year, The Lund Company became a member of the Cushman & Wakefield Global Alliance that consists of specially selected independent firms that provide clients with extended geographic reach through elite commercial real estate professionals and high-quality, comprehensive services.
In 2012, Lund was recognized in Midwest Real Estate News magazine’s Midwest Commercial Real Estate Hall of Fame and in 2015 he was inducted into the Commercial Real Estate Summit’s Hall of Fame. His contributions to the Greater Omaha community include leadership and board positions with the Omaha Airport Authority, Metropolitan Entertainment and Convention Authority (MECA), the Board of Educational Lands and Funds, the Greater Omaha Chamber Board and Omaha by Design. He is also an alumnus of Leadership Omaha.

CARMEN TAPIO CEO, NORTH END TELESERVICES, LLC
When Carmen Tapio started North End Teleservices, LLC (NET), back in 2015, her mission was simple: Bring better jobs to areas of underutilized talent and high unemployment.
Now, seven years later, NET is on the Inc. 5000 list of fastest-growing, privately-owned companies in the United States.
As a longtime strategist, thought leader, and mentor, Tapio has used her “a rising tide lifts all boats” philosophy to further her reach of helping others. In 2021 she started Nebraska Black Women United (NBWU) in order to better connect the state’s nearly 45,000 Black women. NBWU is committed to celebrating and encouraging Black women by providing education, information, and access opportunities for its members, as well as access to talent for employers.
A champion of social responsibility, diversity and inclusion, Tapio has led diversity, equity and inclusion efforts for global corporations as well as the Omaha business community. She served as the council chair of the Greater
Omaha Chamber’s Commitment to Opportunity Diversity and Equity (CODE), and co-founded CEOs for CODE. She is also the incoming 2023 Greater Omaha Chamber board chair.
Tapio is committed to helping others achieve economic independence and improving the lives of others and the community. Her commitment and vision for what is possible is being further realized through a $50 million redevelopment and revitalization project that will help significantly transform north Omaha.
Tapio is a 100 Black Women Legacy Award honoree, WCA Tribute to Women honoree and recipient of the 2020 Urban League of Nebraska African American Leadership Award for Business. She was named to the 2021 Forbes Next 1000 list of inspiring entrepreneurs and was honored as a 2021 Enterprising Woman of the Year by Enterprising Women magazine. In 2022, she was named the USA Today Women of the Year Nebraska Honoree.
“My parents told me I can ‘do anything I set my mind to,’ and I believe them. I have tremendous belief in the human spirit — what it can endure, what it can overcome, and what it can achieve,” Tapio said. “If we believe what my parents told me, and if we believe that anything is possible, then we have the ability to change our story and help others change the story of their lives. Collectively and individually, we can change the outcome to create a better future. Having done the work to improve the lives of people and community is what I want to be remembered for.”

Jay Noddle is the president & CEO of Noddle Companies, a real estate development company that’s been a driving force behind Omaha’s ever-changing cityscape since the early 1970s when his father, Harlan Noddle, first started the business. Since then, the company has developed over 150 projects in 18 states, making Noddle Companies one of the Midwest’s largest commercial real estate developers.
“Twenty years ago, my dad was inducted into the Omaha Business Hall of Fame. That’s pretty cool,” Jay Noddle said. “To me, it’s unbelievable that I would be thought of in the same manner as my dad. How much better can it get than that?”
Noddle said his overall vision is shaped by the question of what the community needs from an economic development perspective. As both an advisor and principal, he has been intimately involved in many of the area’s most important economic and real estate developments including the Omaha Riverfront Redevelopment, First National Bank Tower, First National Business Park, Omaha World-Herald headquarters projects, Aksarben Village, One Pacific Place, and many more.
“I think it’s critically important to always be a ‘we,’ a team, collaborative … It’s been very fundamental to what we have been able to accomplish,” he said, emphasizing that what he’s most proud of is the team of people he works with every day.
Noddle’s strengths include his abilities to provide leadership to diverse groups, build a consensus, and dissect complex issues. His experience structuring public/ private partnerships and managing their implementation has resulted in multiple successful projects enjoyed by the community. He’s not only quick to credit his team for the company’s success, he’s willing to share the simple principles he feels contribute to effective leadership.
“I think you need to be yourself. You need to be transparent,” he said. “And you certainly have to be accountable. When there’s a challenge, bring it to everyone’s attention yourself, and early.”
Noddle’s civic involvement has included leadership and board roles in multiple organizations including Omaha Streetcar Authority, Greater Omaha Chamber Urban Core Committee, Metropolitan Entertainment Convention Authority (MECA), Aksarben Foundation, Eppley Cancer Center, Greater Omaha Chamber, UNMC Chancellor’s Board of Counselors, Omaha by Design Technical Advisory Group, University of Nebraska Foundation, and Jewish Federation of Omaha.

FOUR-DECADES HISTORY OF LEADERSHIP DEVELOPMENT
The Greater Omaha Chamber announced the members of Leadership Omaha Class 45, continuing a four-decades-plus history of cohort-based leadership development.
“Participation in Leadership Omaha begins with accepting a challenge to engage in the community and I am excited to announce Class 45 members have done just that. This class will continue the strong tradition laid before them and will shape their own path forward of community building,” said Liz Kerrigan, senior director of leadership development, Greater Omaha Chamber.
As in the past, this year’s class was selected by a committee of Leadership Omaha alumni and chamber board members. All honorees demonstrated community involvement and a strong vision for the future of Omaha.
The class will spend the next 10 months focusing on community trusteeship, community awareness and leadership styles, ultimately joining a network of more than 1900 Leadership Omaha alumni.

Retirement looks vastly different today versus how it looked in past years. With new services, amenities and technologies constantly being introduced by senior communities and home health care companies, seniors and their families now have multiple options to choose from as they transition into the next chapter. While navigating such a huge change may seem overwhelming in the beginning, there are a number of considerations that may be helpful to seniors and families as they look into senior living accommodations.
Quality of Care
When choosing a senior community for a loved one, families are ultimately looking for specific qualities like excellent care, great value, an exceptional dining experience, robust engagement activities, socialization opportunities and attentive and kind staff.
“As you can understand, their loved ones are entrusting us with the health and well being of their parent [or parents],” said Todd Milbrandt, executive director at The Waterford at Roxbury Park, located in Omaha.
The assisted living community provides a variety of services and personalized care including 24-hour staffing, incontinence care, medication administration and daily meal preparation. Daily activity programming keeps residents entertained while they enjoy opportunities to engage in hobbies, explore
interests and deepen friendships. Recently, Milbrandt said the facility was also named a Best Assisted Living Community by U.S. News World Report.
It is not uncommon for older adults and their families to sometimes be unclear about senior care services and living options. At nonprofit Tabitha, Manager and Senior Living Advisor Aubrey Paulsen said the organization encourages people to learn more by reaching out to its senior living experts, who are available to listen, answer questions and connect people with the resources available in their community to best fit their needs.
“In general, seniors want to remain independent, living in their own home for as long as possible,” Paulsen said. “It is important to understand how home health care can assist you, wherever you call home. Seniors are also looking for ways to remain active and socially involved.”
Engagement is Essential
In the wake of the COVID-19 pandemic, resuming visits and activities was a top priority for senior communities across the nation. Milbrandt said residents were extremely happy when visitors were finally allowed, and regular activities resumed.
“COVID took a real toll on staff and residents in senior living,” Milbrandt said. “It was so sad not being able to allow friends and families to visit, while keeping our staff

safe and taking the utmost precautions to keep everyone safe.”
Before COVID-19, Lakelyn Hogan Eichenberger, gerontologist and aging advocate at Home Instead, said many people preferred to age in place with the comforts of home and the same is true post-COVID.
“However, we are seeing more aging adults considering downsizing, shared living arrangements and moving closer to family or loved ones,” she said.
When it comes to health care, Eichenberger said aging adults are also getting back in to see their health care providers and scheduling their medical procedures that were delayed due to the pandemic.
Amy Johnson, chief strategy officer at LifeLoop — a software company offering a multi-faceted platform designed to streamline operations, workflow and communication to enhance the lives of both residents and staff — said people are especially looking for connection today.
“There can sometimes be a lot of apprehension about moving into a senior living community,” Johnson said. “But in reality, these communities offer a lot of connection, camaraderie and engagement opportunities.”
Another issue that arose due to COVID-19 was that seniors who remained alone and at home were often the most vulnerable, as they were very isolated and not set up with the technology tools to feel connected to others. In addition to offering a supportive staff that was focused on the well-being of its residents, Tabitha Living Community helped keep residents engaged with their family and friends through its Connector program, Paulsen said.
Evolving Technology
Technology, especially in the senior living space, is allowing for more transparency than ever before. Through technology, Johnson said residents can stay in close contact with their loved ones and even interact with their fellow residents in new and exciting ways. Technology is also pivotal in giving families peace of mind regarding their loved ones.
“Many families don’t live in the same place anymore, but with the help of technology, they can stay connected and in

the know,” Johnson said. “That, in and of itself, has a huge, positive impact on resident well-being.”
For the in-home health care industry, Eichenberger said technology is allowing more freedom and creating efficiencies for people of all ages. Remote monitoring, delivery services and other convenience apps are making it easier for aging adults to care for their homes, get the products and services needed, get transportation and monitor their health.
During the pandemic specifically, seniors using technology skyrocketed. For the first time, some were introduced to all the conveniences it brings such as online banking, ordering groceries and prescriptions, video conferencing and telehealth visits. Paulsen said this means older adults are becoming more receptive to being digitally connected and tech-savvy than ever before.
“Technology continues to expand, especially in the home health care arena,” Paulsen said. “Tabitha can utilize technology to monitor vital signs of clients in the comfort and convenience of their homes, alerting nurses of any concerning changes in health.
“This is especially helpful in the remote, rural pockets of Nebraska that lack health care resources. Future adoption of technology will be a key driver in fostering communitybased independence for seniors.”
Future of Retirement
As the needs of seniors change, so will the retirement industry. Technology advances will continue to be made to improve services and amenities, and new initiatives will continuously be explored to ensure satisfaction for both seniors and their loved ones.
Milbrandt said this means the competition for senior living will continue to intensify, as there are many facilities in Omaha that are all competing for the same customer.
“People are staying in their homes longer, and home health has played a big role in that, as they provide quality care without leaving their homes,” Milbrandt said.
Many people envision their retirement years as a time to do all the things they’ve been meaning to do for ages – travel, spend more time with friends and grandchildren, or even clean out the basement. But after a
while, Eichenberger said retirees often find themselves longing for the structure, sense of purpose and fulfillment of a career.
“As a society, we are living longer, and people are starting to see retirement
differently,” Eichenberger said. “The baby boomer generation is certainly breaking away from the traditional view of retirement. Instead of kicking back and enjoying endless
travel and leisure activities, many want to stay active and maintain a sense of purpose in the last third of their lives.
“Retirement can now be a time to do the things you have always wanted to do or an opportunity to reinvent yourself. We are seeing more people trying out new career fields in retirement, joining a new industry as elder interns or volunteering a significant amount of their time at nonprofit organizations. We are also seeing aging adults take on more meaningful jobs in their encore career.”
For example, Eichenberger said at Home Instead, many care professionals are retirement age and see their job as rewarding, as it allows them to give back to
others and provides flexible schedules that allow them to enjoy the perks of retirement such as family time, travel or leisure activities.
According to Paulsen, Tabitha is continuously looking for ways to enhance seniors’ experiences and live into its purpose statement of empowering people to live joyfully, age gratefully.
“Knowing seniors want to remain independent for as long as possible, we are introducing two new living communities for seniors to suit this need,” Paulsen said.
“Opening later this year, will be senior apartments at our newest campus in Grand Island, Tabitha at Prairie Commons.”
Tabitha has also begun construction on an
intergenerational living community concept on its main campus in Lincoln.
“It will be home to independent seniors (65+) and Bryan College of Health Sciences students,” she said. “An intentional place to live where wisdom and knowledge are shared across generations and purposeful neighboring is the norm. This community by design will promote connection and collaboration, long-held core values of Tabitha.”
The living community is slated to open in 2023.
Have a Plan
Experts across the board agree that being prepared for when loved ones transition into
their next stage of life is essential. Waiting too long to construct a plan can make the situation very confusing and often more difficult to navigate than it needs to be. Of course, Paulsen said a plan can evolve over time, but it is important to understand options as soon as possible and clearly outline wishes with family.
“Do not wait for a crisis,” Paulsen said. “When you have to make quick decisions your choices will be limited and not necessarily the best fit for the situation.”
One thing is for certain, more advancements in the industry equate to more choice, which means more freedom for seniors and their families.

ALPACA GIVES PARENTS OPPORTUNITY TO SUPPORT TEACHERS
Karen Borchert knew that teachers spend lots of money out of their own pockets on supplies for their classrooms. As a mother of three, she wanted to find a way for parents to help support teachers.
“I’ve always had a love for the profession of teaching, but I’ve noticed that the past several years have been a challenging time for teachers,” said Borchert, Alpaca CEO.
The business, which resides in Millwork Commons, launched in January. Her friend and colleague, Drew Davies, has spearheaded the branding and designed the Alpaca mascot, a cartoon alpaca.
How it Works
For a small monthly fee, parents can subscribe to a specific school. Subscriptions for each school are combined, and Alpaca delivers a pack of supplies and appreciation to every teacher in the school.
The company is currently only working with elementary schools, but Borchert hopes to expand into junior and senior high schools soon.
Because teachers have different needs or work in different ways, the contents of the packs vary.
Sometimes they contain things students use — pencils, notebooks, paper — and sometimes they contain things teachers use, like dry erase markers and
Post-it notes.
“[The packs] always have a handwritten thank-you note from the parents at their school, and they always have some level of teacher appreciation gift,” Borchert said. “Packs are a little different based on the size of the school and the things teachers at that school say they need, and the items change a little every month. They all get delivered on the same day, and the principal passes them out.”
A monthly newsletter informs parents what teachers got in their packs, the teachers’ reactions and gives suggestions on how parents can support their teachers.
“It doesn’t take a lot to put our packs together and make a big difference,” Borchert said. “We need 15 to 20 subscribers to every school in order for it to work for our current schools right now [although] there may come a day when we’ll need more subscribers in a school with more teachers.”
Community Support
“Parents are our primary customers,” Borchert said. “They pay for our subscriptions, but it’s not like a typical subscription because the person who pays for it isn’t the person who gets it. Our other customers are our teachers who receive the packs. We must understand and balance what the parents want with what the teachers want and need.”

Seeing how hard her parents worked to provide for their children, Danni Arroyo developed a passion to keep working-class people safe and uninjured at their workplaces.
“I come from a very working-class background,” she said. “My mom was a CNA. My dad moved here from a Latin-American country, and he couldn’t speak English when he moved here. And so I saw very much how hard they worked in order to provide a life for their kids.”
A love for helping her community inspired Arroyo to develop her company Work Safe Consulting, which focuses on preventing on-the-job injuries through professional consulting and on-site clinical services.
Arroyo, a trained occupational therapist (OT), received her bachelor’s degree from the University of Nebraska-Lincoln and her doctorate from Creighton University, where she learned the holistic approach of OT. She then began her first job with a national company that provides on-site industrial therapy.
“Once I got into health care, I realized that it’s not really preventative, it’s really reactionary. And I think most people agree with that,” she said. “In OT, all of our training, a lot of it really focuses on prevention. And so I had a lot of difficulty coming to terms with the fact that health care really doesn’t do any sort of prevention.”
Work Safe Consulting implements holistic ergonomics and injury prevention programs to stop work-related injuries.
“Work Safe is essentially combining two of my passions – prevention of illness and injury and helping working-class people stay safe and uninjured so they can keep working to support their families,” she said.
Changing the Industry
The company uses a preventative health care model that focuses on individual clients and the needs of each worksite. Arroyo said that while injury prevention programs and ergonomics have been around for a while, they are still niche. However, she sees opportunities for growth.
“I think realistically, long-term, prevention models like this are going to be the way that American health care is going to go because it’s really the only way American health care can go,” she said.
“We already spend a lot of money and have very poor outcomes. We have to start moving to a more
preventative health care model.”
Work Safe Consulting also focuses on communities that are typically underserved in the traditional health care setting. Arroyo enjoys learning from different cultures and growing the scope of the company through her employees.
“It’s been interesting seeing my employees be exposed to these different cultures as well,” she said. “And learning from the people from different cultures and just kind of seeing how much impact you can actually have as a health care provider on everyone – not just the folks who can afford very expensive health insurance.”
Moving Ahead
As Work Safe Consulting has grown, Arroyo has become more focused on teaching preventative health care to occupational therapists.
“What Work Safe is doing, it’s very unusual,” she said. “Young occupational therapists or new occupational therapists who are still in school generally tend to get really excited about the fact that they can actually focus on prevention instead of waiting for someone to get sick or injured and then trying to rehabilitate them.”
Interest in educating new occupational therapists has led Arroyo to become more active in local OT schools.
Besides getting more involved with these programs, Arroyo also recently joined the board of Goodwill Specialty Services Incorporated, a work training program for people with disabilities.
“It very much meshes with my mindset where I think everyone should have the opportunity to do meaningful work,” she said.
Arroyo is excited to begin the new project while also continuing to grow Work Safe Consulting by hiring new employees who can help spread the prevention-based health care model.
