Expectations are soaring for The Astro theater, as the indooroutdoor concert space is slated to build upon the region’s artistic and musical heritage.
As part of the La Vista City Centre mixed-use development near 84th Street and Giles Road, The Astro houses both an indoor concert venue and amphitheater.
Indoors, The Astro will span some 52,000 feet and seat 2,400 people. The amphitheater accommodates another 5,500 people and overlooks a 34-acre park.
The roots of this effort, the brainchild of co-owners Mammoth Inc., 1% Productions and City+Ventures, can be traced back to 2016 when research and planning on the multi-faceted venue began.
“The overall La Vista City Centre development fills a void in the community and will bring new life and visitors to this part of La Vista,” said Marc Leibowitz, co-owner of 1% Productions, when asked about how The Astro first came about. “It’s an exciting time and we are proud to bring our unique venue to this area.”
Since 2015, the city of La Vista and City+Ventures reportedly engaged in collaborative planning to create what would become City Centre. The neighborhood will boast Vivere Apartments, as well as dining, retail, services, office space and, of course, entertainment options. Enter: The Astro.
“The Astro is the focal point of the mixed-use La Vista City Centre
development,” Leibowitz added. “Other venues we have developed, including The Admiral, The Waiting Room and The Reverb Lounge, add to the entertainment options in their respective neighborhoods and bring new people to the area. The Astro is a larger scale venue and will bring people from all over the Midwest to La Vista.”
Founded by Leibowitz and Jim Johnson, 1% Productions has owned and operated venues, and supported and promoted artists and touring acts for 25-plus years.
“The Astro will bring musicians from all genres to La Vista,” Leibowitz stated. “We have put a lot of heart into the design and construction to make it a truly one-of-a-kind place for the community to gather, connect and be entertained.”
The theater is also a nod to La Vista’s and Greater Omaha’s artistic history and tradition.
“The Astro’s name actually pays homage to Omaha’s beloved Rose Theater, which was named the Astro Theater up until 1981,” Leibowitz explained. “The name also has an origin of the stars, which speaks to the stars we’ll have on stage and above our outdoor amphitheater.”
Nine Zero Properties, the property management arm of City+Ventures, will manage the Vivere Apartments at City Centre. The Omaha-based company has a national footprint, with a portfolio of businesses as varied as carwashes and restaurants, and private aviation and pageant production.
“The Astro theater is not only the visual focal point of the La Vista City
Centre but is also going to act as the battery to charge the area by bringing in local La Vista residents as well as patrons from around the state and country,” said Ashley Meyer, vice president of real estate for Nine Zero. “We are excited for the energy The Astro will infuse into the development, as well as the opportunity it will create for people to gather and get to know the community.”
Conversely, she noted how La Vista City Centre offers fans heading to The Astro a place to grab dinner, drinks, and a spot to hang out at before and after the show.
“Creating a one-stop-shop experience for fans and residents alike,” Meyer added.
When asked about what distinguishes The Astro from other venues, Mammoth Inc. co-owner Josh Hunt weighed in.
“Luckily the city is one that heavily embraces the arts,” Hunt said. “The Astro adds significantly to the vibrancy of the local music and entertainment options people have at their fingertips.”
Founded in 2006 by Hunt and Jeff Fortier, Mammoth has bulked up its footprint by establishing offices in Portland, Nashville and New York. The duo, together, have 55-plus years of music industry expertise, produce more
than 1,000 live events each year, and also operate venues not limited to 60-plus boutique amphitheaters and historic indoor theaters as part of its independently owned venue portfolio.
Hunt noted that the indoor space is not just for concerts; it is also available for business meetings and community events.
“Which adds much-needed space availability for events in Sarpy County,” he said.
La Vista Mayor Douglas Kindig also provided additional local leadership perspective into how The Astro fits and complements the city’s vision for 84th Street.
“The Astro will expand entertainment and employment opportunities for La Vista and its residents, bring visitors to the city and enhance revenues to support costs of public services,” Kindig noted. “Redevelopment of 84th Street has been a priority of the city for some time, and its residents and this venue is furthering these efforts.”

With projects ranging from new retail stores, hotels, and housing to large entertainment venues, Sarpy County is enjoying a construction boom.
For the first half of the year, Sarpy County has had over $670 million in building permit valuation, according to Mike Rooks, executive director of Grow Sarpy.
Those projects include Bellevue University’s Field House at $18.3 million, HH KIA at $15.6 million, two Papillion Sanitation buildings at $11.5 million, Smash Park Entertainment at $6 million, HH Shine Shop at $4.3 million, and the Springfield Library Renovation at $2.2 million.
The labor force for the second quarter of 2023 is roughly 101,700 compared to 101,100 for last year at the same time, which is up slightly but “not as much as we need to be,” Rooks said. The unemployment rate after the second quarter of 2023 is 2.4%, the same as last year.
“Currently we are seeing a lot of quality-of-life development throughout Sarpy County and that is very exciting,” Rooks said. “Hy-Vee, On the Boarder, Aldi, and the renovations at both Sarpy County Target stores are several of the retailers either completed or working on projects in Sarpy.”
investment just on the manufacturing side,” Hike said. “All together that interchange will probably have an additional $1 billion value in the next five years.”
The Sarpy County sewer system, to be completed in 2024, will service the area. Bellevue is working with the Metropolitan Utilities District (MUD) to bring in a water line—about an $18 million project—from 36th Street down the U.S. 34 corridor.
Offutt Airforce Base put in a new runway, and over the next five years is planning to invest another $1.5 billion. The city is working with Metro Transit to extend busing down Fort Crook Road.
“Right now, they’re coming down to 24th and Q,” Hike said. “We want to extend that all the way down to the Base. That will promote lots of development.”
In Old Town Bellevue the city is doing a streetscape along with a new project by a private developer on the old city hall building, which is planned to be a 68-unit apartment building sitting above 18,000 square feet of retail stores that will service the local area.
“We’re slowing apartments down because we’re running out of ground,” Hike said. “Bellevue has a lot of flood plain, and a lot of zones for the military, which eats up lots of ground. When you take out all those pieces of ground that are undeveloped, we really have to protect what’s left of our ground. You can’t just put apartment buildings on major intersections where there should be services for our community.”
Lakewood West at 60th Street and Highway 370, is an extension of the Lakewood Village area. Currently underway are 280 houses, more apartments, and commercial services along Highway 370. Redwood Development, south of Cornhusker Highway and east of 25th Street, will have 130 rental homes.
“We won’t see a lot of tax relief right now, but our goal is to shift the tax base from residential to more industrial, then bring in more entertainment dollars and more sales tax,” Hike said.
The multi-tenant industrial space R&R Warehouse, buildings one and two, which were finished in April, added to the four already completed. The cost was $26 million for a total of 438,000
square feet, according to Trenton Albers, communication director for the city of Papillion.
Projects expected to wrap up in September include a $4.3 million, 200,000-square-foot Target remodel, and the $8 million, 70,000-square-foot, Sheltering Tree apartment community for adults with disabilities.
Google’s SRP4 Data Center No. 4., a $45 million, 170,000-square-foot facility is expected to be completed in the spring of 2024. The $15.6 million, 63,000-square-foot H&H Kia dealership is also set to open next spring.
The four-building, 148-unit, 148,000-square-foot Gold Coast Heights Apartment complex is expected to be completed late next year at a cost of $12 million. The Rotella’s cold storage facility is planned for completion by late 2024.
Vestara Apartments, a 12-building, 215,000-square-foot complex is expected to be completed by 2025 or 2026 at a cost of $20 million.
La Vista’s 84th Street project will have The Astro music venue along with a multi-faceted development including retail, multifamily living, restaurants, and bars, according to La Vista Mayor Douglas Kindig.
The project is nearing the end of its first phase with the music venue set to open soon.
“That’s a big project for bringing in people throughout the region to enjoy their concerts which in turn will help benefit all the other businesses in that area,” Kindig said.
In the Southport district, Smash Park has entered its
construction phase. The entertainment center, located across the street from Embassy Suites and kitty-corner from Costco, is expected to attract visitors from the Omaha-Council Bluffs metro area and beyond.

“With all of our hotels out there, I can see that it will be a great amenity for everyone who’s coming in,” Kindig said.
Two side-by-side hotels are going through their design phases and are hoping to break ground by the end of the year. Those will put an additional 231 rooms in the area.
PayPal employees have mostly worked remotely since COVID19, and the firm has sold the building to Kiewit Construction.
“I think [Kiewit’s] estimate, once they do some remodeling, will bring initially 900 to 1,100 employees back into the area,” Kindig said. “PayPal at one time had 3,300 employees that officed out of there, but they were down to about 80 to 100 people coming to work. Restaurants, fast food, and convenience stores suffered with the loss of that many people. I’m glad to see that Kiewit will help bring those employees and people back in.”
Gretna
Gretna has many projects recently completed or under development, according to City Administrator Paula J. Dennison. Gretna East High School opened on August 10. A new Hy-Vee has also opened.
“The Hy-Vee will need approximately 600 employees,” Denison said. “At approximately 155,000 square feet, it is the largest [Hy-Vee store] built so far.”
Smaller projects in progress include a Walgreens, a Scooter’s in the Aspen Creek Commercial area, a Culver’s, Heartland Dental, Rocket Car Wash, a Chipotle, and Veridian Credit Union.
“The $95-million Hillcrest Highlands senior living and continuum of care campus, a total complex with some commercial and office uses, is under construction,” Dennison said. “The 76,000-square-foot Gretna Logistics Industrial Development also is under construction at a cost of $6.85 million.”
The 157-acre, $60 million Gretna Crossing Park — which is sponsored by URB — will have a 70,000-square-foot YMCA building, athletics complexes, an amphitheater, two dog parks, an 18-hole disc golf course, fishing pond and nature area. It is scheduled to open on September 16, 2023.
At the Gretna Landing development, a Fleet Farm retail and fueling station will break ground in the spring of 2024. The store will be approximately 150,000 square feet and will be Fleet Farm’s first in Nebraska. It is expected to open in the fall of 2025.
Multi-family developments under development include Windsor West at Giles Road and 180th Street with 258 units and Harvest Creek at Lincoln Road and 222nd Street with 300 units.
In March, Darland Construction broke ground on a 400,000-square-foot spec warehouse near Nebraska Crossing, according to Project Manager Ben Knapp.
“The building is a precast structural steel warehouse,” he said. “We’re the general contractor. NewStreet Properties owns the property and the building.”
The warehouse, set for completion in March 2024, will have 41 docks and four drive-in overhead doors.

Among the most successful entrepreneurs in the U.S., failure is a more common theme than you may think. Milton Hershey’s first candy business failed. Steve Jobs was forced out by Apple in the ‘80s before he returned in the ‘90s. Jeff Bezos is known to have made mistakes that cost the business billions from the Amazon Fire Phone to a failed investment in Pets.com.
Failure may not be the key ingredient to greatness, but it’s in the mix somewhere, especially as it pertains to business. According to the U.S. Bureau of Labor Statistics in 2021, the yearone failure rate for companies was 20%. By the end of year two, it’s 30%. By year five, half had gone belly-up and by the end of a decade, only three in 10 startups were left standing.
One might think the failure rate would keep many would-be founders on the sidelines. Yet the very same year as the BLS data, the U.S. Census Bureau reported a record 5.4 million applications were filed to form a new business, a 53% jump from 2019.
“One of the things I tell entrepreneurs is things are most likely not going to go as planned, so be ready to pivot at any time. And it’s OK,” said Julie Hockney, who owns JH Interior Design, The Studio by JH, Boutique and The Winery. “If you go down the road and thought this was going to happen and it doesn’t, it’s OK. A lot of times employees come to me with a problem and I say, ‘I don’t care so much what happened. I want to know how you handled it.’
“What matters is, do you have that capability to go, ‘OK, this happened, this is how I’m going to handle it, this is what I learned from it.’ There definitely has to be a passion within to tackle things in entrepreneurs. There’s got to be the grit to handle stuff.”
Since business survival rates have remained more or less consistent for the past 20 years, failure can be considered a fact of life in the startup world. Failory.com reported the top three contributors were product-market fit, or lack thereof
(34%); marketing problems (22%); and team problems (18%). Investopedia narrows down the fatal flaws of doomed ventures to the money running out due to founders chasing too broad a market and doing insufficient research.
“A few things entrepreneurs must consider are customer discovery; range, scope and reach; value/ROI and sustainability,” said Craig Boesch, center director for the Nebraska Business Development Center. “Customer discovery is where the prospective business owner impartially asks anyone if they thought the goods or services being provided would be a good idea and identify who might benefit most from it. Range, scope, reach and frequency of the product or service all seek balance; there’s such a thing as being ‘too unique’ and there’s also the opposite.
“Then, can you provide it to a customer with the capacity to pay for it, within the perceived or created value, while earning a reasonable profit? All of these things should add up to this being a business with repeatable growth and continuity.”
Boesch said one of the ways NBDC assists founders is by providing mentorship to help navigate challenges and acting as a sounding board to improve decision-making skills.
“Some ventures require a full-scale ‘leap.’ Some can be eased into, allowing staging,” he said. “Helping the founder determine the next steps that best fit their individual circumstance is important.
“Part of it is determining where the entrepreneur is in the process and then addressing the steps and needs that contribute to success. If they’re struggling, I walk through the circumstance to better understand what decisions were made and the energies exerted to that point.”
Dale Eesley, business owner, professor and director of the University of Nebraska at Omaha Center for Innovation, Entrepreneurship & Franchising, said he regularly advises entrepreneurs on foundational business mistakes, such as viewing the proposed product or service in an unrealistic light, which invariably causes difficulties up to and including business failure.
One of the things I tell entrepreneurs is things are most likely not going to go as planned, so be ready to pivot at any time. And it’s OK. There’s no better way to sharpen yourself than failure sometimes.
“I see entrepreneurs so in love with their solution that they don’t really listen to potential customers or do the research,” he said. “When they do find demand, another mistake is not anticipating the true cost of delivering and supporting the service, lead times, supply chain issues and rapidly growing receivables. While growth is exciting it can be expensive and entrepreneurs need to have funding ready to handle this.”
Eesley said another important area that derails a startup is cutting corners when it comes to hiring the right employees. “Startups are tough, but if you have smart and experienced people, you can get through it,” he said. “Oftentimes there is a temptation to hire inexpensive and available people in a rush to
fill orders or staff shifts. I think this is a big mistake. The first few people you hire will oftentimes set the culture of your business.
“I always encourage startups to spend more and hire A-level employees and get the culture right. If they start off with B-level employees, it will be harder to attract A-level workers later. Meanwhile, B-level employees will want to hire C-level and even D-level workers.”
The value of a mentor for any entrepreneur, Eesley said, is incalculable.
“I was trained as a professor of strategy, but no class can prepare you for the real world,” he said. “Outside of trial and error, I ask everyone I can find for advice. If you can find highly successful mentors who have already paid the tuition at the school of hard knocks, you can avoid a lot of mistakes you would otherwise make.”
Julie Hockney also recommends finding a business organization to provide a network of like-minded founders and owners who can offer support and advice. In recent years, she said she’s “found her people” in Entrepreneurs’ Organization, which has 15,000 globally and includes a Nebraska chapter of which she is the first incoming female president. Having that network of support has been invaluable when facing critical business decisions or recovering from a setback.
“There’s no better way to sharpen yourself than through failure,” she said. “You probably won’t make the same mistakes twice, especially if they cost you money. Failure also gives you the experience to share with others. It just makes you more approachable on a human level.
“I was at an EO global conference in South Africa and Bear
Grylls was there as a speaker. He told the story about how the good stuff in life is on the other side of failure – shortcomings, mistakes, all this – and there are no shortcuts. To get to the good stuff, you have to go through that.”
