“We’re defined as a PDSN, as they call it at Pella: Pella Distributor Sales Network,” Boulay said. “We serve Omaha, Lincoln and southwest Iowa … This facility was built because Pella Corporate wanted all the PDSNs to update showrooms. And we had other business or building needs.”

In response to ongoing steady growth, the branch opened a new facility in 2020, which is highly visible near the triangle of Highways 370 and 50

In a state-of-the-art new showroom, residential or commercial customers can see the range of window and door styles firsthand and explore the

It’s been more than half a century since Pella Windows & Doors of Omaha launched operations, and the locally owned and managed branch is still experiencing impressive growth, said Vice President of Sales and Marketing Vince Boulay. The branch currently boasts the highest market share in the company, which is no small feat: Pella employs more than 8,000 people nationally in 17 manufacturing locations and more than 200 showrooms.

One need that’s now being met is greatly improved access through multiple ground-level and dock-height doors and designated entrances for employees, customers and others.

“Continuous improvement is one of our core values; it’s a core value of Pella and a core value of our branch,” Vince Boulay said, adding that the team is always asking, “‘How can we continue to be a trusted partner and provider and be on the leading edge of innovation when it comes to what the customer wants and needs?’”

Branch owner Greg Boulay’s focus is leadership development, process improvement and customer service, Vince Boulay said. In addition to Vince Boulay, the leadership team includes Vice President of Operations Wes True and Chief Financial Officer Duane Putz.

We are always focused on what the customer — the homeowner or the builder — is telling us.

The Omaha market has been a good fit for Pella from the start, Boulay said.

Pella recently introduced a unique hidden screen for vinyl windows, which appears when the homeowner wants ventilation but folds away to provide a clear view when the window is closed.

“There are lots of ways you can buy windows, but it’s how well you get it installed and looking beautiful,” he said. “It is a competitive advantage, that service side.”

Pete and Lucille Kuyper’s investment in a cuttingedge window screen that operated like a roller shade launched a company that has endured for nearly a century and held more than 150 product and design patents. Pella Windows & Doors today is a manufacturer and seller of windows and doors for replacement or new construction in both residential and commercial buildings. Pella products are available in many standard styles as well as custom designs in materials including wood, vinyl, aluminum-clad wood, and fiberglass. That advantage is carried out by a top-notch team, Boulay said, which includes many individuals who started in entry-level positions and cultivated careers — as well as others who joined Pella with related expertise. As Pella Omaha continues to grow, employment opportunities are available for talented individuals, he added.

The Integrated Rolscreen follows Pella’s award-winning Easy-Slide Operator hardware solution presented in 2021 for casement windows. Pella Corporation has been recognized widely for these innovations, including being named one of Fast Company’s Most Innovative Design Companies of 2022 and receiving industry honors from the likes of Window + Door magazine, Residential Products, Beautiful Kitchens & Baths magazine and The Architect’s Newspaper, among others.

“In Iowa and Nebraska, their values are very similar,” he said, naming a good work ethic, humility and ethical practices among those values. “Pella [Corporate] sends a lot of people here for training … We’re close enough to the mothership, but we also have some separation. On the Right Path STRENGTHENS POST-PANDEMIC

2020, businesses, nonprofit organizations and governmental agencies across the nation have suffered below-par economic performance. Dr. Ernie Goss, MacAllister chair and professor of economics at Creighton University, said this is due to two primary factors. First, supply chain disruptions and delays have resulted in products becoming entangled in shipping delays at U.S. ports, warehouses and air terminals dotted across the nation. Second, labor shortages have crippled organizations’ abilities to meet the demands of other businesses or consumers.“Retirements, lack of affordable day care and government financial support for non-work related activities have been the most important factors generating labor shortages,” Goss said. “The Omaha Metropolitan Statistical Area (MSA) has likewise suffered from these factors, but in varying Omaha’sdegrees.”lowunemployment rate is nuanced.“Omaha’s current unemployment rate of 2.6% compared to a U.S. rate of 3.5% attests to the relative lack of

OMAHA’S ECONOMY

It’s no surprise that since the beginning of the pandemic in March

TIMMITTAN

With so many positive initiatives in the works, it’s safe to say there are many factors currently impacting the economy in Omaha. Tim Mittan, Nebraska district director for the U.S. Small Business Administration, said the Greater Omaha Chamber, Omaha Economic Development Corporation and the city of Omaha’s Planning Department along with several other local, state and federal agencies are all working together to create growth and stability in the Greater Omaha region. One of the more prominent economic development initiatives — the Bipartisan Infrastructure Law (BIL) — was passed earlier this Accordingyear.toMittan, the passing of the BIL will likely have an impact on Omaha’s economy.“TheBIL provides funding for a wide variety of projects to modernize infrastructure, strengthen the supply chain, assist in fighting climate change

The region’s continued steady growth despite nationwide challenges is a major selling point for Omaha and we have seen the benefits in our landed projects.

“One thing we know for sure — tax policy is always part of the conversation in Lincoln,” Creager said. “There will be turnover on the revenue committee, too, but the chair is an experienced leader with a major win under her belt last session. I expect her to unveil even more efforts to continue cutting taxes — as long as state revenues continue to stay strong.”

“After each election, the dynamics of the body always shift, but there are many unknowns this year in particular,” Creager said. “Who will emerge as leaders? How will the new governor and the legislature work together? What issues will rise to the top as Creagerpriorities?”saidaproductive short session last year may leave the cupboard a little bare for repeat issues. While social issues are expected to dominate much of the discussion, what else will emerge as priorities remains to be seen.

“Major investments such as these tell us Omaha is trending in the right direction,” Norman said.

Change is Coming

On top of these developments, Omaha’s tech sector remains hot. Norman mentioned that Google is continuing investment in Council Bluffs and has announced an additional $500 million investment in Papillion and a new site in northwest Omaha along Highway 133. Meta/Facebook expansions in Sarpy County have also contributed to huge opportunities for the construction and trades along with the warehouse/ distribution construction boom.

“The region’s continued steady growth despite nationwide challenges is a major selling point for Omaha and we have seen the benefits in our landed projects,” Norman said. “In 2022, just in the urban core alone, we have seen Mutual of Omaha announce a huge investment downtown, the streetcar continues to move forward, continued development with The Mercantile on the Conagra campus, a new office building in the Builders District and expansion at Millwork Commons.”

Following the unexpected period of challenges and uncertainty that the pandemic presented, Omaha’s economy continues to recover. Mark Norman, senior director of business attraction and expansion at the Greater Omaha Chamber, said the unemployment rate continues to be low and the area has a slightly higher labor force now than it did pre-pandemic, which is promising as the number of jobs is almost at pre-pandemic levels.

Another public venue lending itself to the quality of life is the new Gene Leahy Mall, which held a grand re-opening in July after a three-year renovation that was decades in the“Themaking.biggest thing, 100%, is the activation of green space,” said Kristyna Engdahl, director of communications for the Metropolitan Entertainment & Convention Authority. “Anyone who’s familiar with the previous Leahy Mall knows it was kind of sloping and there was a lagoon at the bottom of that hill. It took a pretty picture, but it was really hard to get a lot of people in there at one time.

“By filling that lagoon up and bringing it up to grade, suddenly we’ve added thousands of square feet of lawn space that can hold hundreds of people for performances and programming.”

“Leahy Mall’s location is imperative to the health of this city,” she said. “It’s smack in the middle of our urban core and it’s a focal connecting point between north downtown, which is also going through its own renaissance, and the Old Market, which is one of the city’s largest destinations for locals and visitors alike.”

The newly completed greenspace will provide space for several events and performances as well as tie the city together through its core.

A new performance venue, Steelhouse Omaha, is on schedule to open in May 2023, providing the city with a new mid-range music venue. The new space, owned by Omaha Performing Arts, is expected to attract touring acts that may have previously skipped Omaha due to venues being either too large or too small for their target audience.“Youbring people to a community and

then the next question is, what is there to do?” said Joan Squires, Omaha Performing Arts president. “This venue puts us on the map. We are recognized nationally now for the types of art performances that we do, and I know Steelhouse Omaha will bring additional national recognition to the community.”The$104 million project is almost 100% donor-funded with the city of Omaha contributing $1.1 million of the total cost. Squires said this shows how much Omaha values the arts in general.

“It’s another example of the extraordinary philanthropic community in which we reside,” she said. “Venues like these are what’s going to help us retain the next generation as well as attract a new

There are also 12 bridges at the I-680/ US-6 interchange that are being worked on. They are being repaired with an asphalt surface overlay placement. This impacts 66,000 to 133,000 vehicles per day and is slated to be complete this fall.

Three bridge projects began in March 2021 on I-480 and US-75. Two of the projects are scheduled for completion in 2022, and the final Missouri River approach bridges beginning at 20th Street should be completed in late spring 2023. The projects impact 77,000 vehicles per day.

All across Omaha, transportation and city professionals are making progress in a variety of construction projects that will make the city more accessible and efficient. The city’s Capital Improvement Program (CIP) is adopted annually, alongside the city’s budget and helps coordinate major projects that involve Omaha’s streets, parks, sewer systems, public facilities, and other infrastructure. In addition to this, the Nebraska Department of Transportation is also working diligently to improve interstates and freeways.

“I am excited to see the streetcar move from concept to reality,” said Stephen Osberg, senior director of transportation and urban development at the Greater Omaha Chamber. “The project is in the early phases of engineering, which will continue through 2024 … the purpose of the streetcar is to enable larger-scale development, which brings more tax revenue to local governments and offers a livelier urban environment that is attractive to many people. It will be fun to watch the district evolve.”

The North Freeway from Parker Street to Fort Street will undergo an asphalt resurfacing project and includes bridge repair and painting on seven bridges over US-75. This is scheduled for construction in 2023, with completion in 2024. Bridges from 12th

“The Farnam ‘Main Street’ through Blackstone will reflect a different design tone than a section of Farnam a mile west in the middle of the neighborhood, versus a section a mile east in the middle of downtown,” he said. “The design and construction will be more context-sensitive than in past years … in the past there was more emphasis on moving traffic or the ‘efficiency’ of the roadway.“With Vision Zero, safety becomes a very primary focus and the choice to implement roundabouts, while slightly less efficient than updated traffic signals would have been, is the safest alternative and will slow traffic through the area…these changes will impact our community in a positive way.” OF THE OMAHA STREETCAR. ON TIMELESS TREATS

The shop’s bright and playful interior, which includes pink ceilings and sprinkle decals on the front windows, is an expression of the fun and flavor that is served to every guest.

Creating a hub for families in the community to make memories while indulging in sweet treats was exactly what motivated Chase and Ali Woodward to open Countryside Cones, nicknamed “Coco’s” by the couple’s three children, in Countryside Village.

FROM LEFT, ANNA DUDZIAK, STORE MANAGER, AND ALI WOODWARD, OWNER AND FOUNDER OF COUNTRYSIDE CONES.

The idea for the shop originated after the family, who reside in District 66, realized there wasn’t an ice cream parlor near their neighborhood. Ali, a former pediatric intensive care unit nurse, and Chase, a practicing orthopedic spine surgeon, decided it was time to change that. Although the Woodwards were new to the food scene, they were determined to learn as much as possible about the industry by immersing themselves in classes and training.

Frozen Delights

Keeping it Simple

While artisanal hard-scooped ice creams have been very popular in recent years, the Woodwards hope that their approach will make Countryside Cones stand out in the area.

“There are so many delicious ice creams served around Omaha and these businesses come up with very exotic, unique flavors you wouldn’t really expect,” she said. “And I love that, don’t get me wrong, but we’re capitalizing on trying to be different and keeping it really simple. We think that’s something that is missing in the market — kid-friendly,

“We’re trying to keep it simple, but tasty,” Ali Woodward said. “We want to be a welcoming spot for kids where they’re not overwhelmed by decisions. We also want the line to move quickly for families.”

Page 18 • September 9, 2022

The menu consists of timeless treats including chocolate and vanilla custard, as well as two vegan options: vanilla custard and Dole Whip. Patrons can also add simple toppings like rainbow sprinkles, crushed Oreos, or shredded coconut to complete their order. Made with milk, cream, sugar and egg yolks, frozen custard is produced in a machine that incorporates less air into it. This allows the product to be denser and creamier than traditional ice cream.

As a New Jersey native, Ali Woodward was inspired to bring a piece of the shore to Omaha by offering soft-serve frozen custard and waffle cones that are both made fresh daily in the shop. The concept of the business is rather straightforward, according to Ali Woodward.

Like many businesses today, Countryside Cones has experienced supply chain issues and delays, as well as cost increases, yet that hasn’t slowed the business owners or put a damper on their journey. In fact, since embarking on business ownership, the Woodwards have managed to execute many of their goals.

“I’m really proud of us for learning so much because we didn’t have a business or food background at all,” Woodward said. “It’s been so fun, though. We have loved getting to meet other business owners in Countryside Village. This opportunity has really made us become part of the community and feel involved.”

For the Woodwards and their team, family and community will always remain at the center of the shop, which officially opened for business in July“We’re2022.excited for people to visit us,” Ali Woodward said. “We’re really looking forward to serving the community and being here for a long time.”

“We hope to take advantage of events in our community, especially with Westside High School being right across the street from us,” Dudziak said. “We plan to sponsor and support different clubs and teams, as a lot of our employees are cheerleaders, band members, soccer players and all of the above. We’re working on getting involved in as many ways as possible to really cultivate relationships and be supportive of our community here.”

While the short-term goal is navigating through the end of the busy summer season, Woodward said long-term goals include expanding and adding an ice cream truck to take to events down the road.

We think that’s something that is missing in the market — kid-friendly, simple and locally-owned.

Positive Vibes Only

“Ali is really great about bringing her ideas to fruition, which is exactly what she did with the shop,” Dudziak said. “We want this place to make people happy if they’re sad, and even happier if they’re already happy. That’s the vibe we want to have. We hope our customers leave here with new memories and a great experience.”

Anna Dudziak, store manager of Countryside Cones and a native of the neighborhood, said the business has also provided a creative outlet.

LINDSAY BORGESON, SENIOR VICE PRESIDENT OF DEPOSIT SERVICES, CORE BANK

Borgeson said such institutions are also enjoying a new prominence in the marketplace, thanks to banking technology, which has leveled the playing field with larger institutions. But, she added, it’s a competitive advantage that runs both ways.

Outside the Comfort Zone

40 under 40 LINDSAY BORGESON PRESENTING SPONSOR

“What’s been consistent in my career here is leaders within the organization have given me opportunities that maybe I wasn’t ready for, but they believed in me and believed I could get there. They pushed me outside of my comfort zone,” she said.“Currently, our CEO empowered me to build our health care banking department and while it was maybe a stretch for me, having that support and that cheerleading behind you helps you believe in yourself and makes you think you can do anything.”

In turn, Borgeson emulates that same leadership philosophy to her direct reports, providing a balanced diet of challenging assignments and unwavering support and mentoring.

“At the same time, my management style is very individualized to the person. I always tell people, ‘I want your authentic self to reach a goal. I’m here to provide the guardrails, but you need to define your own path.’”

MIDLANDS BUSINESS JOURNAL

Lindsay Borgeson, senior vice president of deposit services at Core Bank, says there was never a grand plan behind her entering the banking profession, and certainly nothing to suggest it would turn into a career.

“The community banking part drove my passion because one, you get to wear a lot of hats,” she said. “I was able to learn a lot very quickly about many facets of the industry.

A Leader to the Core  LINDSAY BORGESON HELPS SHAPE FUTURE OF CORE BANK

Throughout her career, Borgeson has always run toward challenges, not away from them and that mentality continues to this day. She’s recently been tasked by executive leadership to develop a department specifically focused on the health care market and through her efforts and expertise, Core Bank is rapidly gaining ground in serving medical professionals, physicians and professional/medical practices.

She said the variety of tasks is what makes the work interesting, but it’s the consistent focus on the community that she’s most passionate about.

Page 21 • September 9, 2022

“I had a part-time teller job through college, intending to follow my marketing degree,” she said matter-of-factly. “I think that’s a common story for folks in banking: start as a teller and things evolve from there. Never thought about banking, but shockingly found a passion, especially in community banking.”Asinauspicious as her introduction to banking may have been, the arc of her career has been nothing short of exemplary. In a little more than a decade, she’s risen through the ranks of the company enjoying successively more responsibility as she went. Among the areas that have blossomed under leadership are retail banking, consumer lending and currently, oversight of treasury services.

“Also, community banking invests so much back into the communities they serve. All of our customers are considered high value. We help people from the ground up when talking about starting businesses. I really enjoy that component.”

For her part, Borgeson not only sees such assignments as expanding market opportunities but as a day-in, day-out living classroom for personal and professional development.

“The march of technology, the way people want to bank and the emergence of different fintechs that are out there mean it’s a new ballgame in terms of your competition,” she said. “People used to look to the bank across the street a lot and now competition is coming from many different areas.”

Building New Business

“The two biggest factors in my leadership style are empathy and empowerment,” she said. “The servant leadership approach is what I do. I’m a big proponent of giving people an opportunity for things, then helping them along the way.
