What’s your personal motto? Never stop being curious.

What was your first job? Puetz Lawn Service. Mowing lawns in high school.

Which famous person, dead or alive, would you want to spend the day with? Larry David.

What got you interested in your current field of work? Process of elimination. I was working at a bank previously and didn’t enjoy it. A friend of mine called and said Lockton was opening an Omaha location and asked if I wanted to apply. I said “yes,” then Googled what Lockton was. It turned out to be a great decision.

What is your management philosophy? I have a great team that is empowered to do what’s best for their clients. When they need help or mentorship, I am ready to jump in and support them 100%.

How do you create a work-life balance? I’m fortunate to work for a company that encourages and fosters a healthy work-life balance. I never have to feel guilty about spending time with my family.

How do you define success personally? I think success is when you’re truly happy with the life you’ve created.

What do you find appealing about your job? I get to

meet and work with all kinds of people from all kinds of geographies and industries, and help them protect their businesses.

What’s your favorite way to spend a day off? Hanging out with my 2 and 4 year old boys or on the golf course. If I’m feeling especially dangerous, both at the same time!

What career accomplishments are you the most proud of? I joined Lockton right after we opened the Omaha office in 2011. I’m proud of what we’ve been able to build in the past 11 years. Being a small piece of the puzzle has been a fun ride.

MCC TEAMS UP WITH JENSEN TIRE TO TARGET AUTOMOTIVE TRADES

Omaha-based Jensen Tire & Auto is finding success in identifying and attracting new employees from a larger pool being trained by an industry-specific program operated by Metropolitan Community College. Jensen Tire & Auto operates 21 service locations in Eastern Nebraska and Western Iowa and plans to open two additional stores in the next 18 months.

According to Scott Henry, MCC automotive outreach specialist, the recently inked agreement with Jensen Tire & Auto comes at a crucial time for the 49-year-old family-owned firm. The U.S. Bureau of Labor Statistics reported that there will be about 69,000 openings annually for automotive service technicians and mechanics. Highly trained workers are needed to replace those transferring occupations or exiting the labor force.

Henry, a native of Hastings who remembers as a teen dismantling much of his ‘77 Chevy Malibu, is confident that entering the second year with his MCC stint will build on what’s already been accomplished.

He’s met with more than 500 students in high school engine technology classes and at career day opportunities at dozens of middle schools in a four-county service area.

Top-notch Facilities

“Important in the presentation is our new Automotive Training Center on our South Omaha campus which is designed to train highly skilled workers for a variety of roles in the automotive industry,” he said about the $32 million, 100,000-square-foot building completed last year.

Housed in the facility are the auto collision technology and automotive programs, in addition to a Toyota T-Ten program. Overall, Henry said the two-floor, LEED v4 Silver-certified facility is well-outfitted with state-of-the-art industry labs, classrooms and convertible study spaces.

“We utilize imagery for our visitors to think about and do something creative,” Henry said. “Students studying our area on

our campus build a camaraderie and students working on cars form a learning community.”

Meeting Demand

While the new MCC building was designed to replicate what students see in the working industry, both Henry and Nick Jensen, vice president of retail operations for Jensen Tire & Auto, admit a formidable task is overcoming the decades-old belief that a fouryear college education is the best.

“I would estimate that in just the last five years wages are up almost 50% and the used car market has increased by about the same margin, more recently because people are holding onto their vehicles longer and need great technicians to fix them,” Henry said.

“There are a lot more jobs available so the more we can get people interested in the trades, the greater impact it will have on the local workplace.”

Jensen, a third-generation team member for the business founded in 1973 by William R. Jensen, remembers the ‘96 Mercury Mountaineer he treasured while in high school.

“I loved solving the problems with it as they came up and identifying the cause such as a bad switch,” Jensen said.

Each of Jensen Tire & Auto’s stores aims for “an ideal staffing situation,” which is up to a three-member management team, two or three general service technicians, plus another two or three more experienced technicians who are Automotive Service Excellence certified.

Overall, that includes a team of more than 400.

In addition to its partnership with MCC, Jensen Tire has a close association with the Omaha Public Schools Career Center, Ralston Public Schools, Bellevue Public Schools and Southeast Community College. The benefits of such collaboration include scholarships, tuition reimbursement, a tools purchasing program valued at $5,000 per student, and college sponsorship.

Jensen, a member of the MCC Foundation board of directors, said pay for general techs starts at $15 to $16 an hour. A trade school education can set an employee on a management path that starts with a salary at $50,000, with the possibility of reaching into six figures. A strong benefits package is also offered.

Jensen Tire, which recently added Saturdays to the schedule, makes a point to ensure employees have time off.

“We’re sending the strong message that our employees will have each weekend off,” Jensen said. “That, in addition to the [continuing education] scholarships we offer, we find increased employee buy-in.”

Tools such as the Snap-on Zeus diagnostics tool and torque wrenches are important to continual education.

Jensen Tire & Auto is paying for MCC’s outreach specialist position.

“MCC has the premier training facility in the region,” he said. “It’s a crown jewel in our recruiting.”

With the projected growth in the demand for automotive service techs, there’s still much to be done via the Jensen-MCC partnership.

There are a lot more jobs available so the more we can get people interested in the trades, the greater impact it will have on the local workplace.

A key component of the innovation ecosystem in the state is the Business Innovation Act (BIA).

The Business Innovation Act, admin istered by the Nebraska Department of Economic Development, is the cata lyst for critical funding to early-stage businesses. A 2020 Economic Impact Analysis of the BIA, conducted by the UNL Bureau of Business Research, concluded that every $1 of BIA funding generated $5.75 in private investment funding, and earned $9.77 of revenue for every dollar of support received

through the BIA.

“We hope that collectively the group of the Heartland Robotics Cluster can spur future Nebraska Innovators in hard ware and automation,” Hoffman said.

Expanding Health Care

Nebraska Medicine has operated under many different names for more than 100 years, according to CEO Dr. James Linder.

In its current form the organization provides care throughout the state through facilities in Bellevue, Omaha and Kearney and in partnership with many other hospitals in addition to its telehealth services.

“We employ about 10,000 people, and we provide care to about a million citizens per year,” Linder said. “Most

of them are from Nebraska, but we also see citizens from the Midwest and internationally. Nebraska Medicine is the primary teaching hospital for UNMC and Clarkson College. We also provide teaching opportunities to 50 other health science education colleges in the community.”

Nebraska Medicine’s three missions are: clinical care, educating the next gen eration of health care providers and con ducting state-of-the-art clinical research.

Nebraska Medicine currently has three projects underway.

center at the Highlander Accelerator. Although not a health care clinic, it will deliver education, community benefits and help people understand how to improve their own health and the opportunities for careers in health care.

“We’re very excited about this because it addresses some of the issues of ineq uity, and it can also provide opportunities for young individuals to understand what they might do with a health care career,”

Linder said.

Nebraska Medicine is also in the pro cess of expanding its cancer center and multi-specialty clinic at Village Pointe near 168th Street and West Dodge Road. The new facility, which will be open next year, will improve the access to care in western Omaha.

“We’ll see expanded cancer care ser vices, expanded care in dermatology and other areas,” Linder said.

Finally, it is in the process of develop ing a cancer center in Kearney in conjunc tion with local providers to make sure the advanced cancer care offered by Nebraska Medicine is also available to central Nebraska citizens.

“Long term, that activity will be aligned with planned expansion of UNMC health care education in Kearney,” Linder said.

Commercial and Residential Growth

GreenSlate Development — which is developing and managing Omaha’s Blackstone District, a diverse multi-use

community — has several projects in progress.

Blackstone East — its final name is yet to be determined — is an $80 mil lion, nine-story mixed-use building in the heart of Blackstone on the corner of 37th and Farnam streets.

“The building will consist of 18,000 square feet of commercial space on the Farnam frontage, with a 384-stall parking garage and 161 market rate apartments above,” Principal Clay Van derheiden said.

“The parking garage will be condo’d out at the end of the project and purchased by the city of Omaha. This project will provide additional com mercial space along the popular Farnam corridor, add needed housing to help cut into the housing deficit that is cur rently in Omaha, as well as provide

parking relief to a dense area in town and should help the local businesses in the area.”

Catalyst Omaha is a $62 million office building in the old Omaha Steel Castings building on the corner of Leavenworth Street and Saddle Creek Road. This project is part of the overall expansion of UNMC’s campus to the west side of Saddle Creek and will house UNeTech and UNeMed, which are effectively the research and devel opment arms of the Med Center. There will also be additional office space in the building as well as a full service restaurant and event space.

“The idea behind this building is modeled after a project our partner on this deal, Koelbel Company, had done in the RiNo district in Denver with the same name,” Vanderheiden said. “This

project will ultimately become the hub of health care innovation in Omaha and hopefully result in quite a few compa nies and technologies that have a posi tive impact on both Nebraska and the country as a whole.”

The Airport Industrial Project is a $23-million, 200,000-square-foot devel opment near Eppley Airport.

“The Airport Industrial building will also help address the deficit in indus trial space in Omaha as well as provide an estimated over 100 jobs to an area with a close vicinity to downtown and north Omaha,” Vanderheiden said.

Since GreenSlate’s first completed project on the corner of 40th and Far nam streets, the Blackstone District has seen more than 30 new, local busi nesses be created, most of which have been very successful and are still open

to this day.

“There’s also the increase to the tax base in Omaha,” Vanderheiden said.

“First, through the increased traffic and sales associated with those businesses I just referenced. Second, through the increase in property taxes from the projects we’ve done.”

Once those projects are complete and after the Tax Increment Financing runs off that the firm has used on most proj ects, Vanderheiden estimates the annual property tax contribution will be around $4.3 million in today’s dollars. The base value of those parcels of land prior to the firm’s projects equate to about $617,000 in annual property taxes.

“We’ve also seen a lot of success with the Cottonwood Hotel coming out of the last two years,” Vanderheiden

Investing in Startups

Nebraska Angels has played an active role in the Nebraska entrepre neurial ecosystem since 2006, according

to Executive Director Stephanie Luebbe.

Nebraska Angels is a network of accredited investors that support local and Midwestern entrepreneurs and early-stage startups with necessary capital. They meet once each month to review business plans, listen to pitch es, conduct due diligence and negotiate terms for potential investment.

“Nebraska Angels was founded to support local economic development by building the entrepreneurial com munity,” Luebbe said. “We believe the

creation of jobs, the increase in sala ries paid and revenue generated for the state are important benefactors from the investments made by angel inves tors. We collect and report on the prog ress of those metrics on our website.”

According to the organization’s website, Nebraska Angels, on average, invest in eight deals and deploy about $5 million in capital each year.

In addition to capital support, the organization’s members play an active role by mentoring early-stage founders

and participating in community events centered around building entrepreneur skill sets and networks.

“For 2022, our group has already deployed over $6 million in funding, investing in nine new startups with eight located in Nebraska,” Luebbe said. “Five existing portfolio companies also received additional funding. Based on our pipeline, our network is expected to set another record year in the total amount of capital deployed and the number of new companies invested in.”

Old Company, Modern Outlook

Founded in 1891, Boston Mutual Life Insurance Co. is a national carrier that provides insurance solutions for individuals as well as enrollment and billing options at the workplace.

The new office, which has been operating since April, is known as an innovation lab and strategic project management office. The primary function of the location is to oversee various elements of company IT and technology related to the client experience.

“This is a physical space that is dedicated to collaboration, sharing of ideas, communication and to pull together the voice of the customer with our investments in technology, whether it’s internal for employee use or external for our producers and policyholders to do business with us,” Helms said. “We’re really focused here on the multi-channel approach to our business and customers.

“Part of what the customer experience, innovation and project technology team are responsible for here are tying together that voice of the customer with the investment in our process of technology.”

Insurance and financial services were traditionally slow to change with technology, in part because of the consumer demands for face-to-face contact. No longer, said Helms, as changing consumer habits and the lessons of the pandemic have turned the marketplace on its head.

“We need all of it; we need to be able to pick up the phone, meet face-toface and we have a customer base that is desiring that interaction as well as the interaction online with technology,” she said. “We’re looking to invest

in various technologies, various initiatives to enhance customer experience however our customers want to do business with us.

“What our end-users value most is having a way to do business with us that’s easy and in a manner they wish to do it. We are really in the best position now to support all of our stakeholders, whether it’s the policyholders, our producers and sales partners and employees with that multi-channel communication tool or multiple delivery methods for our services and products.”

The Total Package

Helms said as she has gone about staffing the new office, the ideal employee profile has also changed. Gone are the days when companies hired just for technical expertise or customer service skills or even industryspecific acumen. In today’s market, a little of each is what’s required.

“Our ideal candidate today would be someone who is very customer forward-facing; someone who understands from experience and someone

who’s very team-capable,” she said. “We do need the expertise in various fields, whether it’s technology or the insurance business.

“But we also need the passion for the industry and we’re really looking for someone who is change-capable and willing to not only go with the change but help us lead the change in the innovation project and technology space.”

Helms, who graduated from the University of Nebraska at Omaha, said she sees many things in her company, the local labor force and her hometown that are a natural fit. The company’s “Making An Impact” program, for example, provides an easy way for employees to engage in the community organizations of their choice.

“The Omaha culture makes this an easy transition and an easy place to put a stake into,” she said. “Everyone in my industry is very open to sharing ideas, sharing lessons learned and making introductions and connections as we expand our footprint and get our brand into the Omaha area. That neighborly culture is completely in line with bringing in a new company.”

Growing Healthy Communities

Growing up with a dad who was an avid hunter and outdoorsman, Allison Sambol became interested in the natural world.

“I grew up going out with him exploring. I was the kid that instead of hunting, I would walk in the creek and look around at where we were,” she said.

Her curiosity helped Sambol discover what she wanted to do in life, and brought her to Felsburg Holt & Ullevig where she’s a senior environmental scientist.

Sambol grew up in the small town of Hays in western Kansas. After finishing high school, she attended the University of Nebraska at Kearney on a softball scholarship. Coming into college, Sambol described feeling unsure of what she wanted to do for a career.

“I wasn’t sure what I wanted to do when I grew up, per se,” she said. “So, I took all general studies my freshman year, and my favorite classes were the physical geography classes. And so, I ended up majoring in that because at the end of the year I was like, ‘Well, what did I enjoy? What clicked for me?’”

Although she stopped playing softball, Sambol decided to stay at UNK where she graduated with a degree in geography with an environmental emphasis.

“What I love about it — being a geographer by education — is that it touches on everything, the natural environment, but also the human environment,” she said. “So cultural resources, and socioeconomics and environmental justice and public involvement and all of those things. I really love the big picture of it all.”

After graduating, Sambol moved to Omaha and has been in environmental consulting ever since.

Development and the Environment

At Felsburg Holt & Ullevig, Sambol has had the opportunity to work on various projects throughout the Omaha metro such as the modernization of roadways like 42nd and Q streets. As environmental concerns increase, Sambol sees demand increasing for the type of work FHU does.

“Whether it’s federally driven or not, I think there’s more collective awareness about our effects on

the environment and the human-environment interaction of what we do — how we develop, how we grow our communities,” she said. “I think there’s a lot to learn from nature and how a diverse ecosystem is a healthy ecosystem. Human communities are not different. So, the better we get at addressing our impacts on the environment around us, the healthier our communities will be.”

Through her work, Sambol hopes to help people recognize that development and environmental consciousness can coincide. While it’s difficult to find answers that please all parties, Sambol works to take all opinions into consideration to arrive at a solution.

“As long as we continue doing what we’ve been doing, which is having more robust public involvement and engagement and community projects, I think we’re going to see that we’re doing a better job of growing our communities because while we can’t agree on everything, people can see that the decision was arrived at with consideration and thought,” she said.

Sambol aims to impact the community in different ways through her work.

“I hope to make a difference in Omaha in a few different ways,” she said.

“Through project work and by making Omaha an even more than it already is — a livable and welcoming community. That our amenities, trails, parks or transportation systems work for everyone in all parts of the metro area, suburban or highly urban, and that it’s sustainable and resilient for future generations.

“As far as me individually as a woman in the STEM field, I want to do what I can to contribute to the growth and development of a pipeline of kids who think it’s fun and interesting to get dirty and look at bugs and be out in the environment. And that they can see they can actually have a career in what they find fun to do.”

Besides making advancements in her career, Sambol also works to be a good role model to her two daughters and balance the challenges of being a working mom.

Vickie has over 20 years of HR, employee relations, diversity and inclusion and training and development experience. Her primary role was to ensure delivery of high-quality services including recruitment, onboarding, training and development, total rewards, engagement and inclusion and employee relations.
