Bellevue Sustainability Learning Lab

HDR | Bellevue University

The Bellevue Sustainability Learning Lab, which was partially funded by a grant from the Nebraska Environmental Trust, raises awareness by educating future generations of students and citizens about how to conserve, enhance and restore natural environments. The lab is a 7,000-square-foot indoor-outdoor learning lab, consisting of a greenhouse, algae pond, wind and solar generating stations, and a native plants garden that gives students a unique hands-on opportunity to study renewable energy. The greenhouse building’s interior illumination bleeds through the glass creating a beacon that’s seen from anywhere on campus. The guiding principles — People, Planet, & Profit — helped orient decisions made by the designers, contractors, and owners, which meant that the project is beneficial to the community, good for the environment, and makes economic sense.

Jury Comments: The pairing of the simple, functional form of the greenhouse with the understated, white headhouse is delightful. This charming lab, which seems to be aglow no matter the time of day, will certainly help move the conversations around bioenergy forward.

Academic Excellence Center

BVH Architecture/Gould Evans | Southeast Community College

The new 55,000-square-foot, Southeast Community College Academic Excellence Center in Beatrice will be the first building constructed in a campus revitalization masterplan for a small community college in rural Nebraska. The facility houses classrooms, labs, offices, a large multi-purpose space, and outdoor learning areas, supporting a variety of disciplines spanning physics and health sciences to music and fine arts. Recognizing its humble surroundings, the building celebrates and emphasizes the rural vernacular of Nebraska through color, texture, rhythm, and scale, both inside and out. With energy conservation at the forefront, the parametric analysis of daylighting, systems, and assemblies creates a path to meet the 2030 Challenge. Integration of PV-ready infrastructure moves the campus master plan to consider net-zero-ready solutions.

Jury Comments: This project really stood out for beautifully executing a simple massing strategy with great details on both the exterior and interiors. The jury also found the exterior fiber-concrete screening to be an elegant application of the parametric sun shading analysis.

COVER story

Hoff Family Arts & Culture Center

Alley Poyner Macchietto Architecture | PACE

The Hoff Family Arts & Culture Center combines new construction with the renovation of a historic 72,300-square-foot, world-class building that features a 282-seat performing arts theater and a multi-use facility building into a space for artists and the community to intersect through planned events, art classes, and summer camps. Within the historic part of the facility, the existing wood posts and beams were retained and exposed whenever possible, while precast and steel were utilized to shape the high volume, large span performance and practice spaces needed for theater and ballet events. Acoustics and vibration were heavily considered during design, as well as programmable artificial lighting and maximum control of daylighting.

Jury Comments: This is a great example of how a new addition and an old historic structure can be combined in a seemingly effortless way. The new addition of the performing arts theatre was such a clean, contemporary parallel to the handsome existing structure.

NorthStar Foundation Expansion

HDR | NorthStar Foundation

The NorthStar Foundation is a nonprofit providing after-school programs and summer camps for underprivileged boys in north Omaha. Due to the need for additional opportunities and space for the boys, the design team programmed and designed a building expansion from the original design, middle school grades, to grades third to eighth and high school students. The building expansion was tightly bound by an existing circular drop-off to the east and an abrupt property line and rising topography to the west. The six large classrooms at the north were stacked into a slender, two-story architectural form that stretches to the north between these two constraints. The stacked classrooms are wrapped by a circulation platform that cascades down into a wood-clad “learning stair” at its core and connects to the landscape stair along the east giving students an unconventional route to and from the classrooms.

Jury Comments: The addition creates an elegant solution by breaking away from the old double-loaded corridor and placing circulation along the exterior wall which, in turn, allows an abundance of light to cascade into the building. The new footprint also responds well to the parking and dropoff sequence which makes for a better entry experience.

Hardy Coffee Kiosk

TACKarchitects | Hardy Coffee

Sited on a busy interstate thoroughfare in Omaha, Hardy Coffee wanted a coffee shop with maximum visibility. To save money, they partnered with a developer who owned a former bank, which allowed them to add the new Hardy Coffee Kiosk structure within the former bank tenants’ drive-through canopy area. Using shipping containers, a doublestacked concept was developed to maximize the budget, and also the visibility towards the interstate vehicular traffic.

Jury Comments: The clever use of using the shipping container structures as a billboard for passing motorists coupled with salvaging a derelict bank drive-through, potentially saving it from the wrecking ball, is purely noteworthy.

City of Omaha Police Department, West Precinct

Leo A Daly | City of Omaha

The Omaha Police Department’s philosophy of community policing drove the design of its new West Precinct, a facility that exudes warmth and invites civic engagement while remaining secure and functional. The building is divided into two functional zones– an extroverted public face, and a more introverted secure zone – differentiated through material choices and forms. Surfaces oriented towards the street express transparency and cooperation, core ideals of community policing. Ribbons of wood sweep grandly from exterior to interior, guiding members of the public to a service desk, community meeting room, and workstations. An outdoor pocket park doubles as a security feature, integrating protective barriers, benches, site walls and shade trees.

Jury Comments: This project has a very strong civic identity. The subdued palette of glass, brick, metal and wood are nicely detailed and work together to create both a sense of hospitality and of security.

Colorado State University Branch

RDG Planning & Design | First National Bank of Omaha

Prioritizing authenticity, impact and effectiveness, this branch at Colorado State University sought to represent its commitment to community and customer experience in a prominent location within the University’s student union. Relocating to a more condensed space, materiality was given a figural presence to mediate between scale and occupation, while preserving the existing bank program. Approaching the project, the novel tactile and spatial experience invites habitation. A columnar formation holds a busy corner; where a glass wall slides away, blurring the edge of public space. Reinterpreting the traditional bank typology, the new forum is akin to the openness of the “town square.”

Jury Comments: The wood feature elements stood out not only for their beauty and exquisite detailing but also the smart placements within the space, allowing the occupants to come into close contact with these very tactile forms.

Mid-American Energy Adventure Tower

HDR | Southwest Iowa Nonprofit for Collective Impact

The Mid-American Energy Adventure Tower is a carefully crafted intervention that activates a previously unusable portion of the Missouri River riverbank. The vision for this swath of urban wilderness is to activate it with recreational use, allowing citizens of Council Bluffs and Omaha to enjoy its beauty in ways not previously possible due to increasingly common flood events which drown the site in several feet of water. This project aims to facilitate a dialogue between user and nature, creating a place where people can connect with — and learn from — the natural environment. Once complete, visitors will access the project by way of a network of elevated walks that reach into and over the landscape (above flood stage), connecting to the tower. Upon arrival, visitors can find moments of quiet respite among the trees at the elevated base level. The platforms above contain access points to a 100’ tall climbing wall, simulated caving environments, a tree-top roll-glide course, and multiple observation decks.

Jury Comments: A big bravo goes out to this project for not only creating an instantly iconic landmark for the city of Council Bluffs but also salvaging an underutilized swath of urban wilderness and weaving in ecological education through the recreational programming component. We need to have more thoughtful interventions along these lines within our built environment.

UNMC Voigtman

DLR Group | UNMC

The Voigtman Building proper as well as the steelworks building, and adjacent addition redevelop the site into a space for education and workplace. Renovation of the 16,000-square-foot site creates a flexible work environment for students and employees alike. The Steelworks Building can be transformed into an incubator for research, providing spaces large and small with long-and short-term tenancies that make the most of central shared infrastructure. This model provides benefit to the tenants as well as maximize the use of the key infrastructure to better warrant its expense. Through the celebration of existing structure, the historic past of the site will live on in its character-defining assets.

Jury Comments: This project breathes new life into these pre-World War II structures and gives them a new lease on life with innovative uses and lovely in-between spaces. The proposed expansion in Phase 3 also nicely complements the other two buildings in scale and materiality.

Conagra Campus Redevelopment Proposal

DLR

Centrally located between downtown Omaha, the historic Old Market, and the Missouri River, the former Conagra campus sat for decades as a unique, commercial greenspace in the heart of the city’s urban core. This scheme sees a multitude of green terraces step up the building, creating authentic biophilic connections and flexible commercial spaces unlike anything in the Omaha market. At the building’s heart, an expanded atrium and offset core bring natural daylight down through the entire building and into its deep floorplates. This dynamic space connects the multi tude of occupants through mixed-use programs and amenities in a workplace conceived to address the changing needs of the office of tomorrow.

Jury Comments: The jury felt this project should be applauded for elegantly deploying such a wide range of environmental considerations including the roof garden terraces, the mass timber structure, and rainwater collection. Layering on an analysis of carbon footprint for this array of strategies resulted in a thoughtful, well-rounded project.

3_4_5 Table

Actual Architecture Company | Tyler Lenczuk & Danielle Galanti

Furniture as a detail of architecture — part of the space-making strategy of the domestic interior. Named for its three components, four-sided bases and five-sided tops, the 3_4_5 Table is a modular cocktail table set composed of three geometric solids of different sizes. The irregular, geometric solids fit together like puzzle pieces to form a large, six-sided table, or they can be distributed around a room in different configurations. Designed for a home in Chicago, the White Oak veneer and the facetted, angular forms directly relate to the permanent millwork that animates most rooms in the house. The table components are less furniture and more untethered architectural details, affording opportunities for reconfiguring space while maintaining clear formal and material connections to the surrounding architecture.

Jury Comments: The 3_4_5 Table was a joy for the jury to investigate and fully start to understand how these three forms come together so flawlessly. In addition, the flexibility inherent in the design allows it to be used in a multitude of ways by responding so elegantly to the space in which it sits.

Academic Excellence Center

BVH Architecture| Gould Evans | Southeast Community College

The Southeast Community College Academic Excellence Center in Beatrice houses classrooms, labs, offices, a large multi-purpose space, and outdoor learning areas, supporting a variety of disciplines spanning physics and health sciences to music and fine arts. An exterior scrim system passively controls daylight while framing an exterior walkway and supporting elevated exterior learning environments in the void between building and scrim. Taking inspiration from the repetitive and linear rhythms of its rural surroundings, the vertical fins effectively filter low western daylight while creating dynamic shadows throughout the day. The exterior scrim system consists of 516 individual bent 3/8” thick aluminum blades with four typical panel types.

Jury Comments: These blades cast lovely shadows as well as reflect light from the building’s interior. They are thoughtfully designed and detailed to mitigate the sun’s impact on this west-facing façade.

Corporate Office Building 3

Clark & Enersen | Farm Credit Service of America

Farm Credit Services of America Corporate Office is the third addition to a corporate campus connected via skywalk. Using two brick colors, set at varying depths, the façade is an abstract view of the Midwest landscape taken from the vantage point of a drone. The different depths of brick provide an ever-changing pattern of shadows throughout the day. The brick patterns depict the drone’s vantage point to highlight precision agriculture and the current use of technology to aid farming and ranching. As one nears the entrance, the brickwork creates a rolling pattern to mimic the experience of looking down corn rows in perspective as one passes by. This is accomplished by rotating the brick horizontally in a repeating, offset pattern. The brick façade then folds back to reveal the building entrance. The fold is created by corbelling the brick out to meet the angular fold of the upper façade.

Jury Comments: This was the clear winner for beautiful masonry detailing. The design could be appreciated from afar but was most impressive upon closer inspection where one could really respect the execution and feeling of depth.

Omaha Urban Core Strategic Plan

HDR | Greater Omaha Chamber

In the last 50 years, Omaha’s urban core has lost 21,000 jobs and is falling short of capturing the jobs and population it should. At the same time, Omaha’s once unlimited frontier is shrinking. A combination of physical and legal barriers is beginning to combine to limit Omaha’s ability to expand. Soon, Omaha’s 200-year pattern of robust growth through annexation will slow significantly. The Omaha Urban Core Strategic Plan is a comprehensive strategic plan reaffirming the urban core’s historic role as the cultural, entertainment, residential and employment heart of the region. To do this, it proposes a comprehensive mobility plan, reclaiming underutilized spaces, densifying the urban form, equitable and inclusive policies, and attracting jobs and residents. By planning the core’s transit and urban form holistically, it can be more efficiently planned to focus the strengths, weaknesses, and synergies of different systems into something greater than the sum of its parts.

Jury Comments: By enhancing underutilized spaces, expanding urban infrastructure, and stitching together fractured parts of the city, this project accomplished a forward-thinking attitude all urban environments should strive to attain. If developed, the City of Omaha has a very bright future ahead!

Millwork Commons

Alley Poyner Macchietto

Architecture

| Black Dog Management

Alley Poyner Macchietto Architecture worked with their developer client to create a master plan for a dynamic new neighborhood in north downtown Omaha. With a five to 10-year timeline, the multi-phased project includes the renovation of historically significant structures, the construction of new mixed-use buildings, and the development of multimodal transportation infrastructure (pedestrians, bikes, buses, and cars). The district will host a variety of uses — including office, retail, and residential — that focus on providing access points to all demographics. To achieve an active neighborhood, the design of the spaces between buildings is critical, and as such, the district will feature a series of park and plaza spaces, anchored by a community green, that will encourage interaction between visitors and residents alike and will host an array of cultural programming opportunities. This neighborhood has been known for innovation since the first bricks were laid over 130 years ago, and it will continue to be an authentic blend of innovators, creators, and residents that help build the fabric of our community. The new design will preserve the district’s distinct industrial legacy and gritty character while adapting to support Omaha’s next generation of businesses, artists, and entrepreneurs.

Jury Comments: This urban development, with its eye on repurposing the old and infilling it with new feels eclectic, innovative, and utterly walkable. Kudos to the team for planning this delightful mixed-use village within Omaha’s downtown.

NBC | Union Bank Place

I.M. Pei and Associates – Davis, Fenton, Stange & Darling | Ameritas Life Insurance Corp.

The NBC | Union Bank Place, was designed by internationally celebrated I.M. Pei and Associates of NYC (Pei Cobb Freed & Partners); Architect of Record was Davis, Fenton, Stage & Darling (Davis Design). This cast-in-place concrete structure is among the most recognizable and iconic buildings in Nebraska, situated on a narrow site on the corner of 12th and O streets in Lincoln. Conceived as making a statement out of the understated, this structure project honesty in its relatively simple form. The primary structural frame is defined on the east by the façade itself, and on the west by the building’s supporting core. Clear spans connect these two elements, creating office spaces within that are light-filled and column-free. The structure opens itself up on its northeast and southeast corners by way of two massive, cantilevered structural beams, providing clear emphasis and hierarchy to the entry sequences. The north and south facades elegantly bookend the adjacent, urban frontages, while the east façade projects a stoic image of strength, honesty, and elegance. The landmark opened in 1967.

Jury Comments: This cast-in-place concrete structure created an elegant form when it was built back in 1967 and is very much still relevant to this day. Big moves within the design, such as pulling away from the corner and creating a four-story entry sequence from the street ensured this building didn’t fall into the traps of walling itself off from the city; a feature which unfortunately was all too pertinent during the time it was built. Moving up the facade this thinking shows up again along the detailing for the corner offices, which angle themselves towards the city, allowing more daylight to pour into the space. The interiors also still maintain a fresh feel today, which is extremely rare for a building that is 55 years old. All-in-all, a worthy winner for the 25-Year Award.

MIDLANDS ARCHITECTURE COMMUNITY DRIVES CHANGE

JEFFREY J. DOLEZAL PRINCIPAL, TACKARCHITECTS

SHEILA J. IRELAND ASSOCIATE, SENIOR ARCHITECT, LEO A DALY

As our collective experience with the effects of the pandemic have matured, area architects have weighed in about the reality of their experiences versus the expectations that they had at the onset of the COVID-19 outbreak.

Just how has inflation affected projects? What cost and supply constraints have the industry grappled with? And what has our present state of affairs meant for firms? How can architects partner with clients/ owners? How have ongoing challenges driven innovations and improvements beyond the conventional, and across teams and partnerships?

Principal Jeffrey J. Dolezal, for one, isolated how inflation and higher interest rates have caused some of TACKarchitects’ clients to reduce the scope or construction quality of their projects as a means of bringing projects within initial construction budgets.

“This, of course, has made our jobs that much harder, as we now find ourselves redesigning projects more frequently,” he said. “Our clients’ buying power is just not what it used to be. The price of materials has lowered slightly across the board compared to six months ago, but it’s still challenging for us to navigate design with construction

budgets that banks are willing to lend to.” Furthermore, even contractors are unable to provide accurate construction pricing on projects.

“There are many suppliers, including roofing contractors and electricians, who can’t get pricing for materials until they are ‘order ready,’” he explained. “This means that most contractors are providing a markup or contingency on the construction estimates they give us.”

Notably, Dolezal said it also means that, more than ever, strong relationships with contractors are “critical to the success of material pricing and budget control.”

“Contractors don’t want to price your project 20 times to get it in budget,” he said. “So, these relationships really matter in order for us to ‘stick the landing’ when it comes to getting your project on budget.”

If ever there was a key takeaway, according to Dolezal, it would be this: “Almost every one of our projects in the office are moving forward into construction. We don’t really see anyone killing their construction projects. It comes down more to sharpening our pencils. Smart, efficient design with a creative use of materials is still the way we continue to operate and approach design at TACK.”

“The Omaha/metro area still remains insulated from much of the volatility surrounding the rest of the nation,” he stated.

Innovative Measures

Frequent discussions born from the pandemic about remote work and indoor air quality, have had an effect on design, according to Sheila J. Ireland, senior architect at Leo A Daly.

“In 2021, there was a lot of press about a post-pandemic surplus of office space and the potential to use that space for badly needed housing,” she said. “So far, at least in Omaha, we’ve not seen much of this. What we have seen are those employers with the flexibility to do so, searching for the right balance of remote and in-office work.”

Leo A Daly’s team has seen both extremes — all in-house versus all-remote as well as the “hybrid” solutions.

“It all depends on the employer and what their leadership and culture value,” Ireland said. “Some employers have remained laserfocused on getting their teams back into the office. Others are using remote work as an opportunity to recruit and reduce operating costs.”

As an example, the firm’s collaboration with Carson Group on a new Omaha headquarters resulted in a space that preserved and strengthened a culture of teamwork and in-person meetings with clients. Ireland also referenced how the design supports its competitiveness in a tight job market.

“The solution is a space with amenities that save employees time and money, provide unique experiences, and allow opportunities to reduce stress,” she said.

Amenities included a fitness room and

fitness classes, as well as flexible seating (formal desks, informal couches) with better ergonomics and fewer distractions than the home office. Furthermore, its rooftop lounge facilitates outdoor conversations and minimizes stress via a pet-friendly policy.

“On the opposite end of the spectrum, Leo A Daly is assisting a client who has fully embraced the work-from-anywhere concept,” Ireland said. “This client is planning a renovation that will allow them to offset the

cost of their lease by subletting the portion of their space no longer occupied by staff. This approach provides the support of a physical office when it’s needed and the operational cost-savings of remote staff. The pandemic taught them this solution works for their culture.”

She also referenced how indoor air quality remains top of mind, particularly for those organizations with a “no remote work” policy.

Bridging the gap between idea + achievement

“Pre-pandemic, building owners and employers were content with code-required minimums and almost never asked about indoor air quality,” she explained. “Since the pandemic, owners continue to ask what they can do to reduce the spread of airborne viruses in their work and customer service areas, and manufacturers continue to innovate new products to meet this growing demand.”

Within the industry itself, Ireland emphasized the focus on addressing a lack of diversity and how clients are more frequently requiring their design partners to have a diversity, equity and inclusion policy in place as a condition of the contract.

“There is a lot of excitement in Omaha about the NE LB1024 Economic Recovery Act and its potential to create meaningful change in historically underserved neighborhoods,” she added. “Climate change, infrastructure and affordable housing are still topics of concern, becoming more urgent with each year of slow or no action.

“The profession seems torn between optimism, regarding the impact of the recently enacted Inflation Reduction Act and Infrastructure Investment and Jobs Act, and nervousness about the increase in interest rates and continuing labor and material supply shortages. Disasters, like the recent

Hurricane Ian, will further stress material markets. It seems the design and building industry will continue to live in interesting times well into 2023.”

Emerging Opportunities

When asked about of-the-moment “trends” shaping the industry, Principal Albert Macchietto said Alley Poyner Macchietto Architecture (APMA) is seeing a greater focus and attention on “brand integration” in the design process.

“We like to work hand in hand with the owner’s branding consultant or engage our own graphic designers to make sure our designs integrate the brand into the architecture,” he said. “Projects with successful brand integration seem to resonate with people.”

While brand elements present an opportunity, the availability of materials and equipment presents a persistent obstacle that demands attention and action.

“Many products are back-ordered and take two or three times longer than usual to acquire,” he stated. “Taking this into account, designing buildings is both challenging and an opportunity. We find that it is beneficial to have a general contractor engaged early in the design process as a resource, and so that

Despite such timeframes and hurdles, Macchietto said APMA feels that the health of the industry remains strong.

“I think everyone assumes there could be a slowdown, because of rising interest rates,” he said. “But, so far, we haven’t seen that happen.”

Eileen Korth, president of JacksonJackson & Associates, echoed such sentiments, saying the firm is “cautiously optimistic for continued good health.”

“There is a large need in many building sectors,” she said. “But owners are grappling with budget appropriations that cannot keep up with the current market cost escalations.”

Walking it back to “pre-COVID,” Korth said there was a shrinking labor force. Since then, the firm has seen the effects on materials production, shipping and onsite construction.

“In addition to the effects of the COVID pandemic on the workforce, the global

demand for construction materials and struggle to meet energy needs have contributed to some of today’s construction market challenges,” she remarked. “We have seen over one-year lead times on some equipment and materials. This, coupled with some contractors and suppliers not holding bid prices, and construction cost increases of 40-50% in one year, has many owners taking a step back.”

Reinforcing the “big picture,” Korth said that historically architectural design trends surface from the current social, political and economic climate. Today is no exception.

“Several current design trends reflect who we are post-COVID pandemic,” she said. “Popularity of grays and dark colors are waning and being replaced with warm tones and color.

“Also, the time many people spent working from home has the workplace looking to reflect the comforts of home, and sometimes a refresh means going ‘old school’ on materials and finish — a simple reflection of [a] new embrace of life.”

In a familiar refrain, if not one of the biggest lessons taught since 2020, Korth spoke to the opportunities that are presented in the most trying of times.

“There are many opportunities for young people graduating from high school and college in the architectural, engineering and construction industry,” she said. “To be innovative, explore and develop clean energy, alternative or non-traditional materials and construction methods, and ultimately lead the industry forward.”

FLEXIBILITY AMONG TOP PERKS SOUGHT BY EMPLOYEES

Aon is in the Business of Better Decisions

As a leading advisor in healthcare solutions, Aon helps companies create a more flexible, engaged and resilient workforce. We give clients the clarity and confidence to make better decisions to protect and grow their business.

Struggling to fill open positions in industries of all kinds, employers have been getting creative in how to attract and retain qualified employees. One of the ways they are achieving this is by listening to what people want, and ultimately offering robust benefit plans that reflect that.

Flexibility

The pandemic shed light on how much people value flexibility – especially from their employers. It also gave people insight into where their priorities lie. Are their family connections struggling due to the number of hours spent at work? Is their mental health suffering because they have put their own well-being on the back burner for the sake of never-ending work projects?

In other words, employees of all ages are asking themselves if they are giving more to their job than they are getting in return.

In a 2022 report published by MetLife, employees shared that if their employer offers greater flexibility and a better work-life balance, they would be 1.8 times more likely to stay at their job. Employers are recognizing that this is important, so they are providing remote or hybrid work opportunities. Others have given employees more flexibility in their hours, such as four longer workdays and a three-day weekend.

“Outside of the core benefits like medical, dental, vision, life and disability insurance, employees are finding value in work perks

that employers are offering and increased flexibility,” said Aundrea Hull, AVP and senior account manager at Lockton Companies.

“The work perks range from cell phone stipends to lunch provided, identity theft protection to education subsidies for employees. More so, employees are valuing the flexibility to meet the needs of their home life and work life by telecommuting or a flexible work schedule.”

Time Off

Having a healthy work-life balance means carving out time to relax and re-energize. Without that, employers are at greater risk of losing qualified employees, simply because they are burnt out and experience increased physical and mental health challenges.

“Right now, time off is the No. 1 concern in every employee survey we see, followed closely by wages and then by health insurance,” said Beau Reid, senior vice president of employee benefits at Holmes Murphy & Associates. “While employees are not necessarily asking for more, they are comparing against other opportunities in the market.”

Health Care Plans

Most employees expect – and need – a health care plan that covers them, as well as their families.

Howard Shandell, general partner for Midwest Benefit Advisors, said that when

it comes to open enrollment, its year-round employee engagement and communication program has been popular. This allows employers to communicate one of their largest expenses – health care coverage –more than once a year.

“We are excited about the resources, tools and technology that will empower employees to seek out the highest quality care at the lowest cost,” he said. “We work with health plans that combine concierge services for navigational support. We include tools such as ‘Kelly’s Blue Book’ for health care.

“Affordable health care does exist, and employees should be asking their employers to consider how they purchase health care. Traditionally, employers have been told that there is nothing they can do, the big insurance companies are their only option. That is not necessarily the case.”

Reid noted that employers should keep an eye on the transition from defined benefit health insurance to defined contribution. He said that through Individually Controlled Health Reimbursement Accounts (ICHRA), employers likely will not be the purchaser of health insurance for much longer.

“ICHRA enables employers to provide a stipend that meets the minimum affordability standards of the Affordable Care Act (ACA) and allows the employee to go to the State Exchange with the employer’s subsidy to find coverage that meets their needs from a coverage and affordability perspective,” he explained.

“As the exchanges get more competitive, there will be a shift to this strategy. And, if there is ever a public option on the exchange, there will be a mass exodus out of employerpurchased group health insurance to the ICHRA strategy, like the mass employer exodus out of defined benefit pension plans to today’s defined contribution 401(K) plans.”

Mental Health

In general, employees in all industries are

overwhelmed and anxious post-pandemic as inflation becomes top of mind. Because of this, both employers and employees are placing more emphasis on mental health. Whether it’s having more discussions about mental health or providing tangible resources, keeping mental health up front and center is key to helping motivate employees to be more productive while they’re on the job.

“The need for mental health resources became abundantly clear as everyone was sent home to work remotely or work with many modifications to ensure public safety,” Hull said. “Mental health resources have been a topic of many conversations with our clients to identify ways to support their employees both in the workplace and in their home life.

“As employees returned to the workplace, it was evident that mental health resources were still needed during yet another transition. Mental health can impact so many aspects of an employee’s life and health and by supporting their mental health we could expect increased productivity and better health overall.”

Guide to Benefits

When it comes to providing benefits that employees want, Shandell says simply: “Look outside the status quo of how you have purchased benefits for the past decade.”

That might involve surveying your team to determine what’s most important to them and then figuring out how to purchase or offer benefits accordingly. It might mean getting creative on how you can shift to a hybrid work environment. Or you might need to completely rehaul your benefit offerings and scratch what isn’t working.

“Fix the benefits that have been diluted through cost shifting in the last 20 years,” Reid said. “Strong health insurance, flexible time off, and competitive wages retain your best people – not pet insurance.

“We had a customer whose plan

was shifting nearly 32% of the costs for office-related health services to the employees. Their dissatisfaction was very high. Through some innovative plan design modifications and proper use of communication technology, that same group is shifting only 14% to employees in those high-volume categories this year, and the plan has actually saved money. This is a win-win situation we see playing out in every boardroom we present.”

It is also important to remember that each company is different and spending time to get to know your employees is a critical part of keeping them satisfied for the long-term.

“The key to providing benefits that attract and retain employees is to know the demographics of the population, as there is not a ‘one size fits all’ approach,” Hull said.

“Each generation, industry, and geographical location may value different benefits.

melding A COMMUNITY

WAX BUFFALO EXPANDS WITH NEW

LOCATION, CHRISTMAS MARKET

Alicia Reisinger wears her heart on her sleeve when asked about buying local. The founder of Wax Buffalo pours as much into the Nebraska small business community as she does wax into her company’s trademark glass jars branded with a big X.

The Lincoln-based candle company, which was founded in 2014, offers small batch, pure soy candles in scents inspired by everything from cocktails to seasons to the Capital City itself.

Reisinger has a vision for the company that is much more than a candle shop in Lincoln’s Haymarket District near 7th and O streets. Just in time for Black Friday, Wax Buffalo is set to open its second location on Prescott Avenue, which joins other neighboring woman-owned businesses including Paper Kite and Goldenrod Pastries.

But she didn’t stop there; Wax Buffalo’s Winter Market on O Street will debut December 4 from 12 to 6 p.m. under the O Street bridge. Through a partnership with the Haymarket Association, the inaugural event is modeled after German Christmas markets and will feature local businesses and over 75 makers.

“Our goal is to create something that becomes like a tradition for Nebraska, and it becomes something you look forward to and want to be a part of each year,” Reisinger said.

She also hopes to create more buzz about the businesses in the historic area.

“There’s tons of small businesses down here, but I think over the years, people kind of moved out from this area,” she said. “So there’s a bunch of us down here that are really helping to set a new agenda for the Haymarket and get bodies back here and see the historic part of Lincoln and indulge in small businesses.”

While Wax Buffalo maintains its small business charm, its reach is anything but small. Last year the company reached $1 million in revenue. Its products can

be found in nearly 400 stores throughout the U.S. including Whole Foods and Scheels. Those looking for candles in the Omaha Metro can find them in stores such as Made in Omaha and Mulhall’s.

Collaboration over Competition

The Christmas market is a testament to Reisinger’s passion for Nebraska’s small business community. Her motto, “collaboration over competition,” is displayed in the Wax Buffalo flagship store.

Collaborations have come in the form of limited product lines that featured vessels from local artists like ceramic artist Joy O’Conner from EarthenJoy. Others, like “Distance,” which came together at the beginning of the pandemic, featured products that helped raise money for the Food Bank of Lincoln.

Reisinger has also created a space for local “femme forward” business owners with Ember – a society of woman-owned businesses that meets once a month.

After noting several people coming to her asking for advice, she decided to create a group for women to gather.

“It’s been really cool to see what builds out of that and the way that people collaborate, just because we’re in the same group together,” she said.

Initially called Local Girl Gang, the group is reemerging with the new name. The next event will take place December 8 at Alchemy Aqua Vitae.

“We really have a heart for other female-owned businesses throughout Nebraska,” Reisinger said.

A Space for Creativity

Building off a popular feature of the Haymarket location, the 1,400-squarefoot Prescott location features a larger candle lab for customers to create their own candles. With parties and showers in mind, the new space can host 40,

versus 12 at the flagship store.

Wax Buffalo also received its liquor license for both locations with the intention to grow that side of the business.

Sustainability is also top of mind in Wax Buffalo products, with vessels made to be repurposed, reused or recycled. For instance, the cocktail collection not only features scents like Moscow mule and mulled wine, but the candles are poured into cocktail glasses. The candles are vegan, made with essential oils, and American-made pure soy, free of phthalates and petroleum.

What’s Next

At this time, getting poised for the holiday shopping season, Reisinger noted that for small businesses, nearly 75% of yearly revenue is made in November and December alone.

“My biggest encouragement would be for just our community to think about where you’re spending your dollars this season,” she said.

In 2023, Wax Buffalo will also begin offering same-day delivery for customers who want the option to send a gift to someone in the Lincoln area.

With that option comes the brand-new “Botanical” line, which features a new reusable glass vessel and scents such as teak, santal, cactus, wildflower and dahlia.

With the increase in shipping costs on top of mind— a whopping 300% — the company has started a crowdfunding campaign to launch the line.

Reisinger said navigating these challenges has welcomed creative solutions.

“It’s trying to figure out how to absorb the cost of making our product without necessarily having to pass it on to our customers, but also trying to be savvy as a business owner and say, ‘Okay, how do we survive this,’” she said.

Customers can contribute to the crowdfunding campaign at waxbuffalo.com.

LaunchLNK’s Impact PROGRAM STARTUPS HAVE RAISED

OVER $82 MILLION

BASICBLOCK

LaunchLNK has a lot to be excited about. In just five years, program startups have gone on to raise over $82 million in follow-on funding.

A grant recipient and big contributor to that number is BasicBlock, a software and financial services company building products for fleets and carriers. BasicBlock was a LaunchLNK grant recipient in 2019. In May 2020 they closed a $1.5 million seed round, and in early 2022 they completed a $78 million raise.

Taylor Monks, CEO & Co-Founder of BasicBlock, says, “It is an awesome feeling to be able to bring this type of capital into Lincoln.” The company has over 30 employees and is still aggressively hiring across multiple departments and locations. About the company’s growth, Monks continues, “We’re packed in our office like peanuts.” The plan is to move into a new office in downtown Lincoln early next year.

Beyond the grant funds, startups can leverage $8,000 in business services, connections to sources of both capital and mentorship and introductions to local corporations who could become early customers or partners.

Christie Stukenholtz, Co-Founder and CEO of Senior Care Finder, stated, “The LaunchLNK grant provided the

much-needed financial support to act on the items most critical to our success. There is no doubt that the program broadened our network, providing connections to a cohort of other founders and industry experts.” Senior Care Finder is an online technology platform connecting families with senior living and care options. A LaunchLNK recipient in 2022, the company has experienced rapid growth and both founders are now working on the business full time.

We need a thriving entrepreneurial ecosystem, and this program has proven to yield an outsized return on investment. Looking forward, we’re excited to continue expanding our pipeline and to fund the next cohort of scalable businesses in Lincoln.

LaunchLNK is seeking its 2023 cohort of companies. Applications are open through Dec 31, 2022. Five businesses will be awarded $25,000 in non-dilutive capital grants.

FAST, FRIENDLY AND TRUSTED MUTHS MOTORS OFFERS DRIVERS PEACE OF MIND

Buying a vehicle can be a daunting task for many, especially those who aren’t familiar with the industry.

For this reason, Dan Muths, owner of Muths Motors, a used car dealership in Omaha, has set out to change the narrative by providing a customer-friendly experience.

“We want our customers to feel comfortable and trust us like we are their friends,” Muths said. “We are here to solve problems and be a reliable source.”

Not only does Muths aim to offer a quality service, but he said he also operates his business with convenience in mind. For example, customers don’t have to deal with different departments, and they can be in and out in about 15 minutes.

Established in 2011, Muths Motors has grown organically over the years, attracting many repeat customers. What started out as an operation with only five cars on the lot has expanded to 100 cars on the lot. On top of that, the business has also added a repair shop.

Muths, who also owns Auto Medic and recently acquired Sparks Computerized Car Care, has been a member of EO Nebraska for over two years. The organization, he said, has offered new opportunities and connections that he would not have otherwise.

One EO-related memory in particular stood out to Muths — a global leadership conference that took the

group to Barcelona, Spain.

“There were 40 people in a room and I was seated next to a guy who owned a car dealership in Malaysia,” Muths recalled. “He and I spent a three-hour lunch together just trading business ideas and tips. It was a very meaningful connection and I have had so many opportunities like this with EO.”

As business continues to flourish, Muths said one of things he looks forward to most is continuing to grow his team both professionally and personally.

“Just like we value our connections with our customers, we value our connections with our employees,” Muths said. “We have great camaraderie and we’re building something special.”

Optimizing Customer Experience

VICTORIA GRAEVE-CUNNINGHAM LOOKS TO DATA

The old axiom “numbers don’t lie” is an apt professional mantra for Victoria GraeveCunningham. As strategic solutions consultant with TPG, she leverages data to help companies unlock the secrets to optimizing the customer experience. As co-founder and board member of ThriVinci, she brings the same analytical wizardry to the nonprofit sector.

“I use data and analytics to identify opportunities to apply effective change management practices to move the needle on people and processes,” she said. “I like to say it’s all about taking data and breaking it down to optimize performance.”

Improving Experiences

Graeve-Cunningham applies these skills across a range of clientele including finance, banking, insurance and the transportation industries. Routinely managing a portfolio of clients containing Fortune 100 companies, the improvements she achieves translate directly to the bottom line. In one instance, she advised a major airline on how to increase passenger satisfaction starting in 2019, tactics that allowed the company to maintain high customer ratings throughout the challenges and pressures of COVID-19.

She said in the new marketplace, where so much business is conducted virtually, delivering an outstanding customer experience is much more difficult.

“Companies have to bring to life an interpersonal connection, even when they’re not sitting next to you or if we’re on a video conference,” she said. “It’s not the same one-onone in-person connection, even though that’s even more important now when you can’t rely on the handshake or physical presence you get being face-to-face.”

In addition to delivery systems, consumers’ expectations have changed when it comes to what defines good customer service.

“There’s lots of different metrics,” she said. “You want resolution, No. 1. You want to feel like you’re taken care of. Right now, we’re doing some defusal best practices for airline clients. When customers call, they know it’s not you making that decision, but what they expect when they’re spending a lot of money and time is to feel like they have your strong support.”

Effecting Change

Graeve-Cunningham has degrees in sociology, psychology and bioscience, making her an anomaly among her peers in every respect, save the desire to apply her knowledge toward achieving real-world solutions.

“I spent all this time studying, spent all this time doing an MBA and a little bit of applied doctoral studies, which is very theoretical,” she said. “I wanted to find a place that really uses the science, uses the data to apply it to business and everyday practice.

“I don’t want to live in academia. I want to find a place where we’re actually taking best practices and bringing them to life. TPG was a great opportunity for me to do that.”

Nonprofits Benefit

Graeve-Cunningham doubled down on this desire to effect change with the founding of ThriVinci in 2015.

“ThriVinci does similar work, but they do end-to-end client servicing,” she said. “There are organizations here in town that need business optimization. They need some of that data analysis, they need some of that change management and product development best practices.

“The organization uses the data, and they bring best practices to life. Instead of serving huge corporations, we take skills-based volunteers like myself and others around the community who want to bring these talents to serve a nonprofit. We’re really closing that science practitioner gap.”

Graeve-Cunningham earned her undergraduate and doctoral coursework from the University of Nebraska at Omaha and her MBA and Master of Science from Creighton University. Her community service roles include chair elect for the Joslyn Young Art Patrons Leadership Committee and board member of the Omaha Area Youth Orchestra, to name a few.

The second annual ACCESS Open, benefiting Folds of Honor, was held on Thursday, September 29, 2022, at Stone Creek Golf Course in Omaha, Neb. Hosted by ACCESS Commercial, 31 sponsors and 180 golfers participated in the event, which raised $100,000 to honor the integrity and mission of Folds of Honor.

Folds of Honor is a national nonprofit that provides life-changing scholarships to the spouses and children of America’s fallen or disabled military and first responders. With the $100,000 raised, Folds of Honor will be able to provide scholarships to 20 applicants.

Last year, the ACCESS Open raised $50,000 for Folds of Honor. This year, ACCESS achieved its goal to double the amount of funds raised.

“Darren and I were deeply touched by the mission of Folds of Honor when we learned about the organization a few years ago,” said Kirk Hanson, co-owner and principal at ACCESS Commercial. “To raise $50,000 in our inaugural tournament last year was amazing, but to see our community double that for the benefit of these deserving recipients means so much.”

Folds of Honor Regional Impact Officer Michelle Landes and Tiffany Eckert, surviving spouse of United States Army Sergeant Andrew Eckert and scholarship recipient, also attended the event.

“We are so grateful to the patriots that helped make this event a huge success,” said Landes. “Their support helps us to further our mission to ‘Honor Their Sacrifice and Educate Their Legacy.’ What the Omaha community has done through the ACCESS Open will not only help provide more support for these families but also help to raise the awareness of the mission of Folds of Honor.”

ACCESS Commercial thanks the following sponsors for their contributions to the ACCESS Open: E & A Consulting Group, Inc., Rooforia Home & Commercial Exteriors, Charter Title & Escrow, Matt Dougherty at State Farm, Beardmore Chevrolet, Sower Capital Management, Lockton Companies, MONTAGE Builders, Ringenberg & Rattner Law, Regency Landing, The Collective Co-Working, Security National Bank, Thrasher Foundation Repair, Titanium Fire Sprinkler, Holland Basham Architects, Whelans, LLC, Northmarq, American Recognition, EGiS Technologies, Miller Electric, Enterprise Locksmith, Skradski Heating & Cooling, Geokey, Inc., Tribute to Marine Private First Class Ronald L Coker from Rick Kiolbasa, Linhart Construction, Malarkey Roofing Products, Beacon Roofing Supply, ABC Supply, Digital Express, Pappas Marketing Communications, and Regal Awards.
