LIFTING small enterprise
A few years after founding a pet supply company in 2018, local entrepreneurs Emiliano and Shannon Lerda found themselves in a predicament that is more common among small, home-based business owners than many might imagine — they needed warehousing space to scale their operation.
Finding a Solution
Upon researching options, the couple only found large warehousing spaces (roughly 3,000 to 5,000 square feet) with a three-to-five-year lease term. This wasn’t ideal for the Lerdas, who hoped to secure a space that was approximately 500 square feet with a six-to-12-month commitment.
“We quickly realized that what we needed was co-warehousing,” Shannon Lerda said. “This means taking a larger warehouse space, dividing it up among businesses and sharing costs all for a low monthly commitment.”
According to Shannon Lerda, this kind of concept would be an answer to some of the major problems that home-based
businesses often face. Thus, they decided to launch Elevator, with the mission to “cultivate the growth and development of local businesses with a community-oriented co-warehousing space.”
Fortunately, the co-founders received a lot of support early on from the Greater Omaha Chamber, which met with them monthly to offer help and resources to make Elevator a success.
“The Chamber understands that growing this ecosystem of small businesses and helping them get to that next level of growth is going to be beneficial to all of Omaha in the long term,” Shannon Lerda said.
Community Support Matters
As former e-commerce entrepreneurs themselves, the duo understood that there was a real need to create a center of community that would bring small businesses with physical goods together.
“Many entrepreneurs need something like this so they can learn from and support each other,” Emiliano Lerda said. “It
can feel isolating when you’re working in your own e-commerce business and you are often yearning for that sense of community and support, which is why we also offer classes, training, social events and networking.”
The Lerdas said they feel very privileged to have the opportunity to witness the journeys of many local entrepreneurs who are doing unique and innovative work in the metro.
“The best part of my day is working with members and helping them troubleshoot issues,” Shannon Lerda said. “We are not just providing them space, but we are providing them resources and connections. As we continue to fill the space, we look forward to watching as the collaboration here becomes even more frequent, and our members become even more successful because they are here.”
Space for All
Located in the Old Market, the four-story 77,000-square-foot facility holds 75 warehouses, 17 offices, underground parking and more than 7,000 square feet of shared space that includes a training room, packing and shipping stations, kitchen, break room and lobby for hosting events. Members can also book a meeting room or part-time on-demand labor to help with packing and shipping.
Business owners can opt for a social membership, which includes access to the common areas and the community components offered. For those looking to utilize physical space for their business needs, units range in size from 80 square feet to 1,300 square feet. Members can size up or down and pay on a month-to-month basis. Wi-Fi, utilities, janitorial, kitchen and bathroom supplies are all included in the monthly fee, making Elevator an all-inclusive and affordable move-in ready space.
“Our staff is also going to be there to receive shipments and
put them in their units so business owners can rest assured that their shipments will be received by someone,” Emiliano Lerda said. “The same goes for outgoing shipments — we make sure they are sent.”
Right now, the Lerdas said the newly opened space is about 22% occupied and they are offering various new member specials to increase that number.
Elevating the Industry
Undoubtedly, the pandemic has accelerated the e-commerce growth trend, as many saw an opportunity to exit traditional jobs and start small businesses.
“What we’re finding is there are a lot of small businesses out there that don’t have warehouse space,” Shannon Lerda said. “So, it’s a really great time to be entering the market with a co-warehousing concept and offering a really nice warehouse space that is not otherwise available on the market, especially in a time where e-commerce and small businesses are on the rise.”
For the Lerdas, their long-term vision includes one main element: growth. They plan to follow an intelligent growth strategy to responsibly bring Elevator to other communities across the country. Right now, the Lerdas are in the very early stages of planning and decision-making regarding the next location.
“Our 10-year goal is to be in 101 locations,” Emiliano said. “In the next two to three years, we plan to be present in eight to 12 locations. Our intention is to take Elevator to as many communities as possible.”
Their current agenda also includes spreading awareness about co-warehousing. The Lerdas encourage people to book a tour of the facility to better understand the new and emerging concept that is reshaping the industry.

Cybercrime remains a threat to companies of all sizes. Lack of employee training and cybersecurity tools are among some of the biggest threats.
“As data breach lawsuits have shown, many organizations lack foundational security programs,” said Don Pecha, senior director of information security at FNTS. “Companies are still struggling to properly tune their security tools and reduce the false threats their teams are mired answering.”
Evolved Attacks
The facts about cybersecurity are everywhere and paint a consistently sobering picture of how criminals continue to work their way into systems and networks. As noted by
the 2022 Data Breach Investigations Report, published annually by Verizon, cybercriminals continue to morph from the stereotypical lone hacker in a basement to more sophisticated criminal enterprises.
For instance, the report states the median number of records breached decreased from 385,000 in 2008 to 80,000 in 2022, not because companies were better at thwarting the attempts, but because criminals became better at targeting what they could best monetize.
In North America alone, the report stated, 90% of attacks were from external sources and 96% were launched for financial gain.
What’s more, the bulk of these attacks follow the same tried-and-true criminal devices, albeit much more
sophisticated than in previous years. Ransomware attacks are up 13% in 2022, a bigger increase than the previous five years combined.
“The likelihood of being affected by ransomware or malware is high,” said Denise Mainquist, managing director with ITPAC Consulting. “Phishing works, so that is still happening often. The strategies and content of emails is getting trickier, but the general approach still works.”
As with the threats themselves, an analysis of companies’ weak points reveals some familiar culprits when it comes to gaps in any cybersecurity system, starting with company employees and work partners. Verizon reports 82% of breaches can be attributed to human error, from weak
or shared passwords to clicking on an infected attachment.
As Pecha noted, this isn’t always mere carelessness, but a result of attacks becoming much more technologically advanced.
“Impact today is more subtle and harder to address,” he said. “Artificial intelligence is driving better phishing attacks. AI is also driving more automated attacks, where the AI or an autonomous hive of bots attack a network and constantly record how firewalls, intrusion prevention, webapp firewalls and antivirus respond. They leave no record; they report and delete themselves. The hive learns and then can inform the owner who can leverage an attack they know will work and bypass all security.”

A Wide Net
The lingering effects of the pandemic haven’t helped the situation. As more and more workers spend time in remote work environments, the potential exposure to cybercriminals grows exponentially.
“When COVID hit, from a pure security perspective, one of the biggest vulnerabilities that got introduced or became exaggerated and significantly larger was there was a lot more work being done from personal devices, be it phones or computers,” said Chris Vilim, president of CoreTech. “People went home, and the company gave their employees access to their desk at the office through their PC at home.
“It was done because it needed to
be done, literally tomorrow, with the expectation that this was going to be a short-term kind of thing. Once it became evident that this wasn’t just going to be a few weeks and we weren’t sure if it would become a couple months or years, and now in some cases more permanent, we’ve had to go back through and businesses have had to reevaluate that and put in the appropriate security protocols and products that are necessary.”
Even as the cybersecurity industry itself has become more sophisticated in its weapons and tactics against bad actors, it too faces challenges, especially when it comes to landing sufficient labor to serve existing customers and accommodate growth.
“The state of the cybersecurity
industry is growing exponentially right now,” said Puja Kandel, principal owner of CMIT Solutions of West Omaha. “With reports of breaches happening regularly, the industry is making gains in heading off bad operators, helping companies become wiser and more stringent in their training and accountability of their
workers to be safer online.
“At the same time, ISACA’s State of Cybersecurity 2022 report found that 60% of companies were having difficulty retaining their cybersecurity professionals in 2021, a seven-point jump from 2020.”
‘Everyone’s Responsibility’
In Kandel’s words, this situation has driven home the “security is everybody’s responsibility” mantra for many companies.
“Security leaders must get innovative to address this challenge and also make sure all users understand security policies and risks,” she said. “Employees should be cautious in clicking links or giving
sensitive information via emails, even if it appears legitimate.
“Companies should have regular training for employees on how to spot social engineering attacks and strategies. It is also essential for businesses to have guidelines in place when working with sensitive data. Businesses should make sure to keep all their computer software and hardware updated, because outdated software, drivers and other plugins are
common security vulnerabilities.”
The impact of this new attention to security is immediately apparent across various industries. Passwords are a key cog in the cybersecurity wheel and more companies are taking steps to beef up login credentials with more sophisticated software that detects recycled or weak passwords and executes mandated password changes at the appropriate time intervals.
Vilim said passwords have always
been the most basic key to solid cybersecurity, surprisingly effective yet routinely given short shrift by users.
“Good passwords are the No. 1 fundamental thing that we’ve talked about for 15 years when it comes to IT security,” he said. “If there’s one thing you need to do, it’s going in and making sure email accounts have multifactor authentication enabled. That’s going to be the easiest, cheapest, quickest way to head off threats.

“The second part would be making sure passwords are unique across all of your systems. Don’t reuse passwords. You don’t want a shopping site somewhere to get compromised and now the hacker has the password you used and it’s the same one you have to get into your bank account.”
1. PHISHING
What it is: Phishing is how criminals seek to gain access to a system, typically when an unsuspecting user clicks on an attachment, opens a file or responds to an offer they think is legitimate.
What it does: The tactic is responsible for defrauding thousands of people every year as well as stealing information or holding system information hostage. Newer versions can even co-opt email accounts, sending phony billing instructions from legitimate email addresses.
What to do about it: Educate employees to carefully consider the validity of any email with an attachment. Avoid popups or messages that urge for quick action, especially for offers that look too good to be true.
2. MALWARE
What it is: Malware is short for “malicious software” and that pretty much sums it up, software that once transplanted wreaks havoc on your machine or your entire network.
What it does: Malware creates a host of problems through computer viruses and spyware which allows outside intruders to derail your system or gain access to sensitive information. A specific species of malware – ransomware – freezes the machine and its data contents, forcing the user to pay a ransom to get it back.
What to do about it: There’s no one-size-fits-all for remediating malware, but a common best practice is using up-to-date antivirus programs that scan the computer for malware and deletes any it finds. The savvier user can also perform this function manually.
3. PASSWORD ISSUE
What it is: Passwords are supposed to keep the bad guys out. Unfortunately, most users fall short of creating effective passwords, using something an experienced hacker can easily decipher.
What it does: Lax passwords give immediate, unfettered access to all information and data on the machine. Worse, many of us use the same password for multiple applications – in the name of easy-to-remember – which means if a criminal gets your computer password, they also now have your banking password.
What to do about it: Create original passwords combining multiple letters, numerals and symbols. Change passwords often and don’t share passwords among your various logins. Finally, activate multifactor authentication, which is a secondary security step performed at log-in such as receiving a passcode on your phone.

Becoming Mandatory
As Vilim referenced, multifactor authentication is one of the simplest and more effective means of keeping the bad actors out. Companies are slowly adopting this as well as taking a harder look at who needs to have access to what in the first place.
“Cyber insurance providers are helping to push businesses toward better security controls,” Mainquist said. “All the insurance providers I am aware of now require multi-factor authentication for all remote access. If you don’t have it, you won’t get a policy. I am certain there will be a push toward multifactor authentication being implemented in all situations before long. Username and password alone are not secure.
“Many organizations have gone to using primarily zero-clients, which allows for central management of all machines and fewer patching issues. It creates a lower likelihood malware can be launched by an unsuspecting user, since activating those executables sometimes requires administrator privileges.”

“First, currency was devalued to a point where smaller houses were no longer being built with lower interest rates,” Swartz said. “Then, aggressively raising rates in 2022, has priced these buyers out of a nearly zero supply market.”
Despite low interest rates being a thing of the past, in relation to inflation, mortgage

rates remain in range, he said, as a payment on a $250,000 home at the average mortgage rate would now be the same for a $435,000 home purchased in the last year or so.
“This will eventually have an impact on construction of houses, demand and supply,” Swartz asserted. “As far as those with homes currently locked into lower rates, the rental rates could provide great cash flow,
given the inflationary environment to those in need of housing.”
Moylan Kropp Partner and Financial Advisor Kimberly J. Kropp noted the adverse impact on first-time buyers with less accumulated assets and cash flow than more seasoned investors. The jump in interest rates for these buyers was described as “daunting,” while she added
that the investment property investor is not as psychologically- or monetarily-affected –after all, this is not their primary residence on a fixed income.
“Interestingly enough,” Kropp noted, “the average mortgage rate over time is 7%. So, once people understand that 7% isn’t such an abnormal rate (mortgage rates in the 80’s were over 18%), things will calm a bit and people will accept this as the new normal. And, after things settle down towards the end of 2023, rates may even pull back a little, which will spur more interest in the housing market.”
While Financial Advisor Cory Garlock of The Garlock Wealth Planning Group at RBC Wealth Management cautioned on predicting the future, he noted an anticipated short-term slowdown as mortgage rates have effectively doubled. There might be an end, he surmised, to houses being sold on the first day – but nothing like what was
experienced during the ‘09 financial crisis.
“However, there is a secular trend of a housing shortage in this country that we don’t expect to reverse any time soon,” he said. “First-time homebuyers might have an opportunity soon as the Fed pivots and lowers interest rates if we reach peak inflation.”
Founder and Wealth Management Advisor Paul Ludacka of Ludacka Wealth Partners, a Northwestern Mutual office, noted how a 3% loan rate on the average new $400,000 home would equate to a monthly mortgage payment of around $1,600. At 7%, the same average home would now cost you $2,700 monthly.
“Most Americans simply cannot absorb that increase,” he said. “As a result, they must purchase a less expensive home. At current 7% rates, a $1,600 per month mortgage payment supports only a $250,000 home, not $400,000. That is a 40% decrease in consumer purchasing power.”
The Value of Perspective
When asked about the sustainability of current inflation rates, Swartz said there is no ability to predict with great certainty when the rate will plateau; however, a combo of lower inflation and declines in GDP, or an increase in unemployment, could signal a pause in increases.
“At a historical glance, the inflation could be comparable to the 1970s,” he said. “But, from a Fed policy and steep move in the rise in interest rates, a comparable period to view could be 1981 to 1941. In 1981 treasury bond yields were at 2%, and in 1941 they ended at 16%.”
This, Swartz said, was a four-decade
period of rising rates for a host of reasons.
“Since that time, we have had declining rates through 2021,” he added. “It remains to be seen what actions will need to be taken. While the Fed can control interest rates, they cannot control energy prices, deglobalization, or geopolitical impacts to supply and demand.”
Kropp anticipates that inflation will be curtailed after several more rate hikes in mid- to late-2023, with a movement toward a
“normal” historical range of 2% to 3%.
“We are in a better economic position than we were in the ‘70s,” she said. “This will be a shorter recession than the ‘70s.”
Unlike in the late 1970s, Garlock said consumers are acting like the high inflation is temporary.
“During that time, high inflation ‘pulled spending forward’ on presumptions that costs would rise even further,” he said.
“Today, high inflation has persuaded
consumers to delay spending, meaning they assume inflation will fall later. All this is to say, that we believe we are close to peak inflation.”
Wealth Management Advisor Reem Rawashdeh of Ludacka Wealth Partners stated that headline inflation seems to have peaked a few months ago – at around 9%.
“But this is not what the Federal Reserve targets,” she said. “That measure includes volatile components such as gasoline and
food, and the Federal Reserve has little influence on them. We need to pay attention to core inflation, which accounts for less volatile and more sticky components like rents, and that measure hasn’t peaked yet.”
While difficult to project when core inflation will peak, as leases typically present 12-month contracts and changes lag, Rawashdeh noted a projected downward trend to 2.5% within the next five years.
Looking to history, she noted many
departures from the 1970s – starting with U.S. monetary and fiscal policies that have contributed to a near-doubling of the Fed’s balance sheet since March 2020 from around $4.5 trillion to $8.9 trillion.
“Simultaneously, the Federal Reserve cut rates to 0% in 2020, and both the Trump and Biden administrations have instituted several stimulative plans – such as the Covid Relief Package, Build Back Better, and American Rescue plans, all of which were inflationary,” Rawashdeh explained. “Until this excess liquidity is drained from the economy, inflation will likely continue to run hotter than the past decade’s rates.”
The Value of a Trusted Adviser
Swartz emphasized how from 2008 to 2018, stocks did not decline 20%-plus (a “bear market”).
“We have seen three of these events in the last four years — 2018, 2020 and 2022,” he said. “Each historical bear market has had the same ending: they have all eventually given way to higher highs.”
He noted how it’s a great time to rebalance into stocks around target asset allocation.
“Many of the most volatile periods in markets are accompanied by a cluster of very large up-days as well,” Swartz stated. “This is why market timing is so dangerous. We just witnessed the best month for stocks since 1976 in October, and the best October in history. If an investor misses these short periods by not being invested, it has a dramatic impact on their long-term returns.”
One’s adviser plays a key role in ensuring a market downturn is not only survived, but that one is well-positioned to come out better on the other side.
“Some areas where advisers can help are: tactical trading, rebalancing, tax harvesting, tax planning, considering an acceleration of deferrals to retirement plans, adding to college savings plans now for younger children versus monthly, distributing annual gifting prior to year-end, and evaluating the benefit of Roth conversions during this time,” he said.
If the timeframe to draw funds is beyond three to five years, Kropp said to stay focused as one is allocated, sticking with strong companies and including large-growth and small-value with some commodities.
“You should include all the mentioned
CORYsectors within a 60/40 mix and make sure you have enough in guaranteed income, pension and social security to cover your basic needs,” she said.
And, given market volatility, this is the time when a financial adviser should be by one’s side.
“These are the times they show their value,” she said. “Emotional errors are made in times like these. After working in this industry for almost 40 years, one knows the market goes up and down, recessions are part of the business cycle, and it all boils down to when you need to touch the money. With a financial expert by your side, you should be in the correct allocations for the time of life you are in.”
And readers who are considering changing their investment strategies should, Garlock said, ask themselves, “Why?”
“Are they panicking out of a well-crafted financial and investment plan based on shortterm negative news? If so, we would highly suggest that they reconsider,” he said.
“Part of the value we provide to clients is to give them context for what is happening in the markets and put things in perspective.”
By that, over the past 100 years, the market has been a “bear” 26 times, according to Garlock.
“How many times did it come back before? 26 times,” Garlock said. “What was the average downturn? 36%. What was the average recovery? 114%. Expansions outpace contractions. But the way we ‘earn’ those equity returns is by exercising patience through difficult periods, like we are experiencing now.”
Ludacka further noted the “flight to safety” as people move to cash, fixed income and sell
out of equities.
“We agree with Warren Buffett; we want to be fearful when others are greedy as well as more opportunistic when others are fearful,” he said. “We believe times like these are an opportunity to run into storm and consider increasing equity positions. One of the best things we’ve found in our 25 years of practice is simply being a contrarian.”
Ludacka also pointed to studies which show emotional decisions are eight to 10 times more powerful than logical ones.
“People are fearful and uncertain, and they do not know who to trust or what to do,” he said. “Our clients need us now more than ever.”

“Our unique products, along with our focus on building relationships, have allowed us to maintain a strong reputation in the Omaha market,” DeSantis said. “We offer many unique ingredients you won’t likely find in other Omaha restaurants.”
Famously, the cafes are known (and named) after their açaí bowls – thick, cold, blended smoothie bowls with toppings.
“For many, this is likely their healthiest meal of the day,” DeSantis explained. “We offer a long list of items that boost the nutritional content of our menu offerings, such as graviola, pitaya, spirulina and bee pollen, to name a few.”
From forward-thinking foods to forging partnerships, she noted how Vitality Bowls has supported local causes alongside other businesses, schools and nonprofits.
“One of our goals has always been to provide Omaha with a healthier food choice, but we’ve grown our brand in Omaha by being active in the community,” DeSantis said. “It began with health fairs, supporting other businesses with activities (such as their grand openings/anniversaries), food
drives [and] dine-in days fundraisers where we direct a percentage of sales back to various organizations.”
During the pandemic efforts were centered on donating smoothies to health care workers at several local hospitals. During the month of November, customers who brought in an item to stock the Divine Mercy Pantry at St. Vincent De Paul Catholic Church received $1 off their purchase.
“We have done this in previous years and realize that the demand at our local food pantries has been extremely high with the pandemic,” she said. “Being in the food industry, support of our food pantries has been important to us.”
DeSantis further spoke to other business partnerships.
“Given my parents were small business owners, even prior to opening Vitality Bowls I’ve always tried to support small businesses as much as possible,” she said. “When we opened … we worked with Nebraska Barnwood to build our restaurant furniture and hired a local artist to help us with our artwork.
“We have also looked for ways to offer products from other local brands such as A Hill of Beans, FishEye Kombucha and Artemis Tea.”
She said the business was poised to expand its point-of-sale options to include a few local brands, too.
Ingredients Behind a Healthy Bottomline
Other threads that weave through the business have proven to be particularly fortuitous, especially through the pandemic and its lasting effects.
“Even prior to the pandemic, I have always placed a strong emphasis on
staffing,” DeSantis stated. “I have a corporate human resources background and know that, without my employees, keeping the doors open at Vitality Bowls would not be possible. It’s extremely important to prioritize recruiting and retention.”
By bringing strong talent into the business from the get-go, DeSantis has been able to train and promote from within.
“This has allowed us to maintain our business hours, provide strong customer service and grow our business in ways that would not have been possible,” she said.
Furthermore, employees have “stuck around” due to her focus on creating a “fun and flexible work environment.”
“I’ve encouraged employees to grow their resumes through providing them with new experiences and increased responsibilities,” she added.
DeSantis has tackled rising food costs by focusing on vetting vendors and consistently exploring ways to decrease the expense associated with ingredients – without sacrificing the quality of the product.
“It’s also been critical to focus on operating with little to no food waste, which has made our business model sustainable,” she added.
Furthermore, the business has not only sustained but also grown both its loyalty program to 8,000-plus customers, and its catering program to large groups and athletic teams. Its menu has followed suit; broadened offerings include grain bowls, toast options and wraps.
“An evolving menu is something we have always wanted to be able to offer,” DeSantis explained. “So, we are always looking for ways to enhance our offerings while providing our crowd pleasers.”
Looking ahead, Vitality Bowls is laser-focused on fun and forwardmoving partnerships.
“We partner with one of Nebraska’s largest athletic training centers, Xplosive Edge, and are looking to enhance our program with them,” she said. “We are also working to support an up-and-coming organization called SheMate that is working to support local and national female athletes, which we are very excited about.”

GOC RECOGNIZED FOR ITS URBAN CORE STRATEGIC PLAN
In November, the Greater Omaha Chamber won the Neighborhood Revitalization Laurels Award from the local nonprofit Omaha by Design. The award recognized the Greater Omaha Chamber’s Urban Core Strategic Plan.
The goal of this strategic plan – released in March 2022 – is to maximize the economic development and overall vitality of Greater Omaha’s urban center, stretching from midtown Omaha to the western edge of Council Bluffs. The creation of this strategic plan was all-encompassing, with 30 individuals from the city, private enterprise, development and philanthropic organizations involved in the process.

Tenaska has promoted Joel Link to President of the Tenaska Development business unit. Link assumed the role on November 1, 2022.

Tenaska has promoted Ben Hochstein to President of the newly formed Tenaska Generation business unit. Hochstein assumed the role on November 1, 2022.
Tenaska Generation was formed to align the functions necessary to operate and manage Tenaska’s owned-generation fleet, which consists of eight natural gas-fueled plants, two wind farms and two solar plants, totaling 7,580 megawatts (MW) of power generation. As President, Hochstein is responsible for value creation for Tenaska and its customers, partners and lenders, through revenue enhancement and asset optimization; cost control; corporate and plant operations; risk management; compliance; budgeting; and administration.
Hochstein has been with Tenaska since 2012 in various finance roles. He most recently served as Vice President and Corporate Controller where he was responsible for accounting, budgeting and financial reporting for Tenaska, Inc. and its plant partnerships, as well as corporate financial analysis, projections and planning.
