How investment portfolios aligned with personal goals, and were balanced to spread risk, represented those considerations that played a role in the effect the pandemic had on individual investors. These and other factors will dictate the effect the next “big one” (public health turmoil, geopolitical crisis, etc.) has on investors’ financial wellness. Creative Planning Partner and Managing Director Ryan Swartz said there has been a Swartz spike in bond yields, with the 10-year treasury nearly doubling since January. “After years of big tech and growth stock outperformance, we have seen a rotation from growth stocks to value stocks, and a rotation from large companies to small companies,” he said. “We also saw a surge in foreign stocks during the early part of the year, which has pulled back mildly due to the dollar’s regained strength.” Despite larger investment themes, the “buzz” remains on speculative and behavioral finance topics; for instance, GameStop and cryptocurrencies. “Overall, it has been an investment environment of strong returns for globally diversified investors,” Swartz said. A year ago, global uncertainty provided a catalyst for volatility. “Some of the most unnerving times historically have been the best times to invest,” he said. “This proved to be the case once again.” Opportunities are presented to refinance to a lower, fixed rate on outstanding liabilities or variable loans. “From an investment perspective, the low rates also favor the long term expected returns of diversified stocks over bonds,” Swartz said. “While it is important to have enough assets set aside that are not invested in the stock market to meet short term and intermediate term income needs, remaining invested in a globally diverse portfolio of stocks will allow investors to take advantage of asset classes that are benefiting from the reopening performance, and inflation.” These include exposure to both mid- and small-company stocks, along with international developed and emerging markets stocks. Legacy planning is crucial step to prepare loved ones by Gabby Hellbusch

The death of a loved one ranks as one of life’s most stressful events, which is why preparation for the unthinkable is essential, local attorneys say. While it’s imperative to name a guardian for minor children and crucial to appoint someone to manage assets upon a disability or death, Jessica McCall, attorney/CFO at Legacy Design Strategies, said estate planning has seen a shift. “Planning has evolved into much more than simply passing along wealth: it’s about creating a legacy,” McCall said. “Consulting an experienced estate planning attorney can ease the burden families will inevitably bear.” She noted that legacy planning incorporates core values and fundamental beliefs, including those about family, community and the things

that give a person’s life meaning. “A trust can do much more than avoid probate,” she said. “It can provide for the education of future generations, encourage entrepreneurship and reward public service careers, contribute to milestones such as a wedding or McCall down payment on a home, foster familial bonds by funding reunions or vacations and support philanthropic causes by creating a charitable foundation. In essence, legacy planning brings a human element to the table — translating the hopes and dreams for your loved ones’ futures into your

Some additional concerns around this include higher taxes, longevity risk, and asset bubbles.” Swartz encouraged the “financial planning”-led approach, versus approaches that are led by age and risk tolerance. “It allows the investor to be laser-focused on their accumulation goals, as well as their longer-term financial independence,” he said.

“Then, during the next bear market, correction, or market turmoil, it can provide confidence to remain disciplined to that plan, and even buy into the weakness.” Swartz, too, encouraged reviewing one’s asset allocation. And, just how did you respond to the pullback a year ago? “Consider evaluating your exposure to bonds versus stocks and reallocate in conjunction with your goals,” he said. “Since we are right at the conclusion of tax season, I would encourage investors to review their hierarchy of savings. If there is an ability to add to deferred retirement accounts, invest excess cash, or make contributions to retirement plans now, do not wait

until next tax season. Go ahead and make those contributions today to provide a longer period of time invested.” Diederich noted that clients are largely concerned with how to create income within the low interest rate environment. “Finding guaranteed returns that keep up with or beat inflation is difficult, but conservative investments are providing alternatives for individuals that are willing to take on some risk for more liquidity and growth potential,” he said. Clients should be concerned about inflation. “This is always something that seems to sneak up on people,” Diederich added. “Make sure you have a plan in place that addresses inflation.”

Carter Lowman, Omaha estate planning attorney at Goosmann Law Firm, said an estate plan can typically be thought of in one of two ways: either as a set of documents kept in the safe until something bad happens, or as one aspect of the ongoing process of legacy planning. “Becoming married, having children, grandchildren, buying a new home and starting or handing on a business are all events in life that remind us of the legacy we are building and are invitations to us to reflect on the way in which our legacy will be imparted,” Lowman said. “In other words, we can think of legacy planning as not planning merely for incapacity or death, but for a life well-lived.” He noted that slowing down periodically and reflecting on wishes for loved ones can be a fulfilling experience, and it is important to have legacy planning in place and up to date so that goals can be effectuated. “We all want to impart to those we love our family values and culture, our wisdom, and eventually our wealth, and planning for these aspects of a person’s legacy can look differently depending on a person’s stage in life and state in life,” Lowman said. “For example, a person who has valued charitable giving throughout their life may aspire to mentor younger members of the family in stewardship and philanthropy through a family foundation.”

Alternatives to save for retirement when you don’t have a 401(k) by Brooke Strickland

Your journey toward retirement is something to look forward to, but it takes planning and hard work. Making an intentional effort to do what you can to save well for your life after work is important — especially if your employer doesn’t offer a traditional 401(k) plan. However, there’s no need to worry — there are a variety of alternative retirement options to consider when you are preparing for retirement. Individual retirement accounts (IRA) and specialized retirement plans Traditional and Roth IRA accounts are very commonly used. The traditional IRA provides for a tax deduction now on contributions made each year, but taxes are paid on contributions and earnings upon distribution. The Roth IRA has no tax deductions for the year, and no taxes are paid on the contribution and earnings at distribution. There are also SEP IRAs, which are popular for people that have a side business or work in the gig economy. It is important to note that there are IRA limits to contributions in any given year. “Save, save, and save is the best advice for building a comfortable retirement! No one ever regrets saving too much for retirement,” said Mary Jochim, president of Sterling Financial Advisors. “I recommend starting with a goal of 10-15% of gross income … more is always better.” There are also other special retirement plans that include a Solo 401(k) plan, or a SIMPLE Plan. These options should be discussed in detail with a financial advisor to determine if these are good options, both personally and professionally. Evaluate how income resources in retirement, such as pensions or social security can be supplemented to meet your desired lifestyle, then commit to saving and investing consistently for any gaps.” Reem Rawashdeh from Ludacka Wealth Partners shared a similar sentiment. “Salary deferral helps drive disciplined, consistent saving habits,” she said. “It puts it out of sight, out of mind. It is surprising how quickly the habit of saving yields results. We believe that bonuses or any unexpected windfalls of cash should go 1/3 towards debt, 1/3 towards fun, and 1/3 towards savings.” Work with a financial professional When it comes to planning for a comfortable retirement, it is important to determine what you want your retired life to look like. Flu shots at work are routine, but company COVID-19 vaccination clinics have been hard to come by by Lauren Zumbach

When Freedman Seating Co. heard manufacturing industry employees would be eligible for the COVID-19 vaccine, the company wanted to hold an event to distribute doses at Workplace work, much like it does with flu shots. Getting access to a supply of COVID-19 shots, though, was a struggle for the Chicago-based company. Pharmacies and other companies that could administer the shots were overwhelmed with requests and wanted Freedman Seating to determine the

exact number of doses needed, information the company didn’t have at the time, said marketing manager John-Paul Paonessa. Instead, the city reserved spots for the company at mass vaccination sites and employees helped colleagues navigate the registration process. About half of 630 employees have been vaccinated, but Freedman Seating still pursued an on-site vaccination event and recently scheduled one for about 100 employees in early May, Paonessa said. returning to “some sort of normalcy,” he said. “As easy as we can make it, that’s what we’re looking for,” he said. A limited supply of doses and overwhelming demand meant some companies deemed essential in early phases of the vaccine rollout were initially unable to bring doses to their workforces, especially smaller employers without in-house medical staff. With access to vaccines improving, an even broader swath of companies may consider hosting vaccination clinics. Some health departments say employers are losing interest as workers find appointments on their own. But that, along with improving vaccine supply, could make things easier for companies still trying to secure vaccines. “It’s still not that easy to get an appointment,” said Betsy Matthews, chief financial officer at Corporate Wellness Partners, which has worked with employers to offer workplace vaccinations in Lake County, Ill. “Everybody doesn’t have time to sit around and wait for appointments to open online, or go when there is an available appointment time.” In a White House speech Wednesday, President Joe Biden urged employers to make sure work doesn’t keep people from getting vaccinated by providing time, with pay, to get the shot, and announced a tax credit for businesses with fewer than 500 workers to help cover the cost of paid leave. Companies say workplace clinics are an even easier way to get employees vaccinated quickly. It saves people the trouble of tracking down individual appointments, especially those who can’t scour websites during the workday, and may help vaccine-hesitant workers grow more comfortable as they see co-workers lining up for shots. The state has not offered vaccines directly to employers. In an email, the Illinois Department of Public Health said it is developing a plan to distribute doses to employers that have registered to be vaccine providers. But so far, it has focused on getting doses to providers that could reach as many people as possible, like local and county health departments, hospitals and pharmacies. Employers have reached out to those groups for shots. But in the absence of a coordinated statewide approach, health departments adopted their own strategies for working with companies, particularly while eligibility and doses were limited. In many cases, a company’s ability to hold a workplace clinic has depended on the size of its workforce, when it applied, and how the provider interpreted guidelines surrounding essential workers. Several health departments have given large companies with in-house medical staff doses they could administer themselves, including Argonne National Laboratory in Lemont, Ill., which began vaccinating employees and contractors April 7, and Deerfield, Ill.-based health care company Baxter. Baxter had vaccinated about half of its front-line manufacturing employees at a clinic at its Round Lake, Ill., site by early April and said it would continue vaccinat-

ing employees as supply and eligibility expands. Other companies needed to find a partner to administer doses. Some health departments organized workplace clinics for a few companies; others connected employers to pharmacies, medical clinics or occupational health companies that distribute vaccines. When essential workers first became eligible, the Chicago and DuPage County health departments said there simply weren’t enough vaccines or providers to match demand from companies. “There weren’t a lot of providers who had the capacity to work with employers while they were also vaccinating seniors and health care workers,” said Tamara Mahal, vaccine operations lead for the city of Chicago. Of the 1,213 mobile vaccination events the Chicago Department of Public Health conducted as of April 10, the vast majority were in long-term care settings, senior housing and shelters. But the city also held events at 46 workplaces, focusing on large employers with front-line essential workers, including those sites that had experienced outbreaks or had a high exposure risk, Mahal said. That number doesn’t include companies that found a provider on their own. As the vaccine supply increases, the city will have “more flexibility” to support workplace clinics, she said. The number of providers has also grown significantly. The Will County Health Department said it has less capacity to run workplace events now that the county has more mass vaccination sites, but they’re still happening, said emergency response coordinator Katie Weber. The county is handing more companies off to Joliet-based KodoCare Pharmacy, which has been conducting workplace vaccination clinics. Earlier in the vaccine rollout, the department brought teams of nurses to companies with employees eligible in phase 1b that had at least 100 employees, including WeatherTech and school bus company First Student, Weber said. One company, Barr Freight System, invited neighboring companies to send employees so it would have enough people to qualify. Health departments and vaccine providers said they followed the guidelines for prioritizing essential workers, though some took different approaches to deciding who was essential. The Lake County Health Department tried to make sure only front-line workers, rather than those able to work from home, as well as employees over 65, got doses before eligibility expanded, though it relied on the honor system, said Buddy Hargett, the department’s COVID-19 response coordinator. Nosco, a subsidiary of Deerfield-based Holden Industries that makes packaging for some COVID-19 vaccines, said Lake County supplied doses and occupational health company Corporate Wellness Providers ran clinics in conference rooms in Nosco’s facilities in Gurnee and Waukegan in mid-March. Airlines signal fares are on the rise after a year of record-low prices by Kyle Arnold

Rock-bottom airfares were a silver lining for air travelers over a year that smothered nearly every other joy about traveling, but airlines are indicating that prices are on the rise as pent-up demand for flying picks up heading into the summer. Aviation Leisure travelers dominated 2020 and early this year, buoyed by airlines dropping fares to record low levels in order to fill empty airplanes. Executives at Fort Worth-based American Airlines and Dallas-based Southwest shared their outlook Thursday on airfares after a year of turmoil, saying that prices should go up this summer. But the longer-term outlook is cloudier. “When we came into the first quarter of this year, our selling fares were roughly half of what they were a year ago,” American Airlines chief revenue officer Vasu Raja said during the company’s earnings call. “As we go out into the summer, they’re something like 90% of

where they were [in 2019].” Southwest Airlines executives said prices have been going up with demand in recent weeks. Delta CEO Ed Bastian said last week that airfares for peak summer travel season could return to pre-pandemic levels seen in summer 2019. Since the rollout of COVID-19 vaccines gained traction in February, passenger levels on airplanes have been rising and airports have gotten more crowded. That will naturally drive up prices, which had been steadily dropping for nearly a year. The average fare for a Southwest Airlines ticket was only $120 in the first three months of this year, compared to $155 for the same period a year ago. Fares are heading back up and people seem to be traveling despite worries about a spike in COVID-19 cases in some regions. Still, airlines will have a lot of planes in the air this year and not nearly as many passengers as they had in 2019.

Citadel spokesman Zia Ahmed said all vaccinated employees were eligible to get the vaccine at the time but declined to comment on how many employees were involved. Innovative Express Care focused on food pantries, schools and nursing homes before opening appointments to companies, spokeswoman Jennifer Monasteri said in an email. When companies reached out, Innovative first considered whether the company had eligible employees, then whether Innovative had enough vaccines and was able to schedule the event, she said. “As a medical provider, our goal was to get vaccines to as many eligible patients as possible,” she said. The city health department stopped providing vaccines to Innovative last month after alleging it knowingly misallocated doses meant for Chicago Public Schools employees. The company has denied the claims and said the vaccines Citadel received were not intended for CPS. While the city and DuPage County health departments said they expect to get

more calls from employers, Hargett said demand in Lake County has slowed considerably as more community sites have opened and appointments are more available. That could make it easier for those still trying to organize on-site clinics, including Ford, which recently announced plans to vaccinate employees in Michigan, Ohio and Missouri, and Chicago-based S&C Electric, where about half the company’s employees are vaccinated. Only 31% of human resources leaders surveyed by research and consulting firm Gartner in mid-March planned to help bring vaccines to employees, down from 42% in late January. “Some still want to because they think it’s the right thing to do or they made a promise to employees. Others are saying it’s rolling out much faster than expected, so they no longer feel as much need to step into that gap,” said Brian Kropp, chief of research in Gartner’s human resources practice. Ferrara Candy Co. is making plans for a clinic for corporate employees at its office in The Old Post Office in Chicago. The company initially focused on working with city and suburban health departments to get doses to workers in its manufacturing plants, starting with its Forest Park facility in February, said Sarah Kittel, Ferrara’s vice president of corporate affairs. Cook County Health Department provided doses and Chicago Internal Medicine Practice and Research ran the clinic. Ferrara temporarily shut down a production line “in rare cases” to ensure employees could get shots, and most were scheduled on Fridays and Saturdays to give employees time to manage side effects if needed, Kittel said. If research shows people will need COVID-19 booster shots to remain protected, companies will likely want to integrate them into annual flu clinics — a much more common company program, Gartner’s Kropp said. Airline Reporting Corp. data released this week showed that sales for the week ending April 18 were still down 47% from 2019, just based on the number of tickets sold. Ticket sales in dollars are down 65%. How fast fares go up will be hard to predict. Airlines say sales will still be significantly lower this year than last. “The industry has more seats than it does passengers and economics 101 tells you that pricing will settle that, but at a softer level,” Southwest CEO Gary Kelly said. “So we’re down 20% this quarter, and what we’ll be prepared for is a very low fare environment for a long time.” Low fares have been driven by a lack of business travelers during the pandemic. With white-collar employees largely working from home, few companies wanted to risk the liability of putting people on planes for cross-country travel and face-to-face interaction. But business customers are key to airlines because they buy premium seats, pay premiums for flexible fares and tend to purchase tickets closer to travel. “There are early signs of recovery for business,” American Airlines President Robert Isom said. “Small business demand, which was roughly 17% of our system revenue, has been improving steadily as vaccination rates have increased. And as markets reopened, an increasing number of our largest corporate accounts are coming back to the office and indicating that they’ll be traveling in the third quarter, and confirming in-person board meetings, conferences and events this year.” Still, it could be a long recovery for business travel.

“From what we’re seeing and hearing from our corporate customers, it continues to be very clear that domestic business travel will certainly continue to significantly lag leisure recovery,” Southwest Airlines President Tom Nealon said. “And for now, we are planning for a scenario where travelers will still be down 50% to 60% by the end of this year.” International travel will continue to lag because of entry restrictions and uncertainty about being able to travel and explore the world’s most popular tourism spots. A U.S. State Department advisory this week cautioned against traveling to 80 countries worldwide because of issues with the COVID-19 pandemic. Countries like India and Brazil have seen major spikes in new coronavirus cases, while areas of the world such as Europe have been slow to distribute vaccines. U.S. Department of Housing and Urban Development has allocated nearly $5 billion in American Rescue Plan funds, including $27,375,346 to Nebraska, to help communities across the country create affordable housing and services for people experiencing or at risk of experiencing homelessness. The supplemental funding is allocated through the HOME Investment Partnerships Program to 651 grantees, including states, insular areas, and local governments. Local tech startup Event Vesta finalized a pre-seed round investment valued at more than $500,000 with local venture capital firm I See It Ventures. This funding represents the first tech investment I See It Ventures and a key part of their economic development plan in the Ralston Hinge Opportunity Zone. With these funds, Event Vesta plans to hire several local developers, sales, and support roles to sustain their current growth and to prepare for the recovery in the events and entertainment industries that will come with the anticipated COVID-19 vaccine distributions across the country by this fall. Five female students at four local high schools can apply for a scholarship that will help them obtain a degree in an information technology-related field. FNTS will provide female students with a $500 Women in Tech scholarship as part of the company’s commitment to invest in growing the tech talent pipeline and increase diversity in the industry. Scholarship applications will be accepted through June 30, 2021 and reviewed by an independent commit-

tee of volunteers. Schools include Millard South, Omaha Benson, Omaha Bryan and Omaha North. Interested female students must complete a registration form and a 500-word essay about the impact they hope to make. Middle and high school students will learn the first steps to becoming entrepreneurs through a new curriculum designed by economics experts in business and education. A team of experts with diverse backgrounds and education from the University of Nebraska at Omaha, the University of Nebraska-Lincoln, the Nebraska Department of Education, Bryan High School, and the Federal Reserve Bank of Kansas City wrote and published a new entrepreneurship curriculum guide for middle and high school students. The guide can be used in its entirety for a semester-long course, or it can be used to supplement resources that a teacher already uses. Six call center employees with Physicians Mutual are the first graduates of AIM Institute’s Callers to Coders program, which enables workers to learn tech skills twice a week while on the clock. Completion of the yearlong program included five modules of AIM Code School’s accredited curriculum. The program helps employers address a skills gap in the workforce by giving them the ability to cultivate IT workers. UMB announced a strategic partnership with EVERFI to offer financial educational playlists through UMB’s online Financial Education Center. EVERFI offers a digital learning platform that leverages scalable technology to build innovative, impactful education networks that empower people and transform communities. These resources are free to customers and the community and is an extension of the bank’s financial inclusion efforts. Metropolitan Community College has been named a recipient of a Greater Omaha Chamber 2021 Business Excellence Award in the philanthropy category. MCC was selected due to its contribution in creating thousands of face shields for area hospital workers when the coronavirus disease pandemic struck Omaha in spring 2020. In March 2020, the College converted its Center for Advanced and Emerging Technology into a face shield assembly plant. Dozens of college employees worked to create vital PPE equipment by using the Prototype Design Lab, as well as other means to produce the face shields that were in short supply. Eventually, more than 10,000 would be delivered to Omaha area hospitals.

Nebraska state senators unanimously adopted Legislative Bill 400, which makes permanent a number of temporary changes related to telehealth made by emergency order at the outset of the COVID-19 pandemic. LB400 allows telehealth services to be initiated from any location where a patient may be, which could include their home, school, or place of work. This change means a patient will not have to be physically present in a hospital or clinic setting for an appropriate consultation with a remote practitioner to be performed. Home improvement industry strong amid challenges by Gabby Hellbusch

Despite rising material costs, increased demand and disrupted supply chains, the current home improvement industry is in a state of growth, local experts say. With the housing market being extremely hot, and new construction costs at all-time highs, there are a lot of benefits to remodeling and completing home improvement projects, said Tom Houghton, vice president of Bearded Builders. “Over the past year, like everyone, we’ve had to address new challenges for us to adapt to,” Houghton said. “We weren’t sure what to expect with the pandemic, but fortunately for us it has brought a lot of great projects to work on and an increased interest from new clients. Since most everyone has been stuck at home, lots of people have spent additional time in spaces they’ve been unhappy with for a while, but now, are dreaming about renovating to make life at home better. I think the pandemic has brought a positive focus around our lives at home.” While the future is always uncertain, he predicts a continual drive for consumers to invest in the place they are spending the most time. Matt Cradick, vice president of Omaha NARI board and president of Husker Hammer Siding, Windows & Roofing, said the market is booming beyond expectation right now.

there’s no telling how long it will last. “If individuals are considering remodeling and want it done within the next few months to a couple of years, I advise they do it now,” Cradick said. “It looks like we’re going to get more price increases throughout the year.” While some homeowners can afford to take advantage of the low-interest rates right now, Amanda Brewer, CEO of Habitat for Humanity of Omaha, said other families don’t make enough money to qualify for a traditional loan for home repairs. Therefore, Brewer said Habitat Omaha’s Home Repair Program is an option for those families by offering a no-interest loan for critical home repairs. “Prices have skyrocketed, making it tough to build an affordable house,” she said. “Since we know we will build 51 houses in 2021, we ordered some materials early this year and also bought some items in bulk. This helped us keep to lock-in a lower price and with that savings we can look to build more houses in the future. We think things will balance out and material pricing will eventually come down — fingers crossed.” To help control costs, Habitat recently hired two in-house plumbers along with two apprentices, which has allowed for more control over the build schedule and labor costs. “We have a plan to use the same model with electricians,” she said. “We’re also the first Habitat Affiliate to hire these trades as full-time staff members — which is a win for us since skilled labor is so busy working on construction projects all over the city.”

Improvements a boom for local remodelers; supply challenges demand patience by Michelle Leach

The workplace and societal changes that have been brought on by the pandemic resulted in the home remodeling space being among the most affected sectors — in a good way. However, the availability of labor and raw materials have presented challenges to firms that are otherwise busy with all sorts of improvements. “More folks than ever are using their home for work and pleasure, and want to invest in their home and lifestyle,” said Gitt Construction owner Tim Silknitter. “I am sure folks have saved on expenses such as vacations, day care and work-related expenses, such as clothes and gas, which I believe is driving folks to pay cash for their additions and remodel projects. They are valuing their home more so than in past years.” Customers are “making the most” out of investments in the likes of basements, master baths, kitchens and outdoor living areas (they also specialize in decks and additions), according to Silknitter. “As far as product trends go, tile is in, folks are loving the durability and unique patterns and shapes they can incorporate into their space,” he said. “Folks are also looking at innovation, whether it be more audio-related or hidden plug-ins in cabinets and drawers.” When asked about “food for thought” for readers, Silknitter said material prices are higher than usual, and have longer lead times. “These trends are due to past and backlogged factory production and shipping issues in the past few quarters,” he said. “I hope and envision this correcting itself over the course of the next few quarters and getting back to some sort of ‘normalcy.’” In fact, Ludemann Construction owner Jeremy Ludemann noted a deck or addition that may have been quoted at $60,000 a year ago is now valued at $95,000 due to these changes. “Material costs and lumber have nearly doubled in the last year alone,” he said. Furthermore, Ludemann cautioned that build bids can only be guaranteed for 14 days. “People need to expect to be patient,” he added. “We ordered factory-direct from Pella and normally windows like that might take seven to nine weeks to get in. It took us nine months to get windows direct from the factory.” And some products are simply not available. Period. “I had a meeting with a sales rep a month ago and a brand of siding that we typically promote normally had 18 stock colors,” Ludemann explained. “Now, they are only making 10 colors.” He recalled a customer selected a color that had been “made for years” for shingles. Now, it has been indefinitely discontinued by the manufacturer. “Never in my life did I think I would not be able to get a stock color of a siding or shingle,” Ludemann said. He confirmed the market is a mixed bag of such challenges and “fantastic” demand; for instance, he noted how they’re fielding twice as many calls a week as they did prior to the pandemic. Past peak seasons they might average 20 leads a week. Now, it may be double that. “We’re able to pick and choose [projects] a little bit more,” he said. “And it’s more convenient to scheduled appointments, because everybody is at home.” With a phone ringing off the hook since the lockdown’s peak, Ludemann has been in the position to add an additional carpenter to the crew. But he doesn’t have plans to take on so

much more volume that another superintendent hire would be necessary. “I’m in my comfort zone,” he said. Kelly’s Carpet Omaha did not miss or close a single day throughout the pandemic. “Because the public went through a shutdown and change in work life, we had a small lull,” said Sales Manager Justin Reeves. “But, ultimately, the public seemed to really dedicate their spending towards remodeling their home. I’m sure money was saved from no travel, vacations and some of the stimulus that was happening. It was fortunate for us to be in a position to capture that business.” The team adjusted with sample drop-offs and pick-ups, things Reeves said they didn’t really do before. “We did a contact-free pick-ups with our warehouse as well,” he said. As it relates to product trends, Reeves said there hasn’t been much of a change from when he previously highlighted the likes of LVP (luxury vinyl planking) in August 2019. “LVP is still a strong and popular customer pick,” he said. Formerly, Reeves noted that customers wanted the cushioning and warmth of carpeting for second floor rooms and basements. “Carpet remains steady for us, but LVP has taken over the most sought-after flooring,” he said. “Wood looks are still the rage. Wider and wider plank sizes are growing in popularity as well.” Our market, he noted, is dominated by grays and taupes. “But gray is likely to start fading as some customers are starting to wonder if that fad will change,” Reeves said. “I’m hopeful that carpet will make a comeback. We have circulated some articles talking about the allergy-protection carpet can provide to your home, despite the fact that many people have been led to

believe the opposite.” Under the “Carpet 101” tab on its website, Kelly’s discusses how a carpet can be “hypoallergenic,” and it cites the likes of a DAAB study, which noted that carpet reduced airborne dust by 50% versus hard flooring surfaces. Bolte Construction’s recent social posts featured the likes of a complete kitchen remodel of an early-1900s home to maximize space while blending in with existing features; a full master bath remodel with standing soaker tub; and an expansive composite deck with an aluminum

powder-coated railing. Its site also featured room additions, “lower-level finishes” (i.e. a home theater and bar), and a range of interior and exterior improvements (think: fire pits, swimming pools, fireplaces, and walk-in closet makeovers). Founder and owner Bill Bolte also highlighted the care that they took to maintain a healthy and safe environment. “While in your home or business, we treat it as we would want our own to be treated, with cleanliness and respect, protecting flooring and finishes,” he said. Tiny houses and shipping containers may help homeless people. Are they humane? by Carolina A. Miranda

It measures only 8 feet by 8 feet. But to Stephen Smith, the tiny red house in North Hollywood is the place he calls home. Until early last month, Smith had been living out of his car in locations around the San Fernando Valley, collecting cans from city parks as a way of Architecture making spare change. He ended up on the street not through a single event, but a slippery chain of them: the death of his mother last year followed by the pandemic, which left him in an emotional and economic lurch. “Me and my mom were best friends,” he says. “I took it kind of bad.” After a year on the streets, however, Smith was ready for a change. When a caseworker from the Los Angeles Homeless Services Authority approached him with an offer of shelter over the winter, he took it. “I said, ‘Let’s get with it,’” he recalls. “God helps those who help themselves. This is Stephen 2.0.” The caseworker connected him with Chandler Street Tiny Home Village in North Hollywood, a shelter that is the first of its kind in Los Angeles. Instead of a bed in a dorm, Smith was assigned his own freestanding tiny home. The dwelling does not have a bathroom — those are shared, along with a laundry facility and a kitchenette. But otherwise, Smith’s space is his own. “I wouldn’t change nothing,” he says of the structure’s design. “I don’t see any improvements I could make.” Though he does say the village could use more bathrooms. Chandler Street, which is operated by Hope of the Valley Rescue Mission, is an interim housing shelter designed for stays of three to six months — a site that helps clients get back on their feet as they seek other housing. As one encampment is razed, others pop up elsewhere — turning the already tenuous existence of the unhoused into a vicious circle of relocation. Furthermore, the Los Angeles City Council appears headed toward a settlement of a federal lawsuit that would require shelter to be provided for thousands of homeless people living around freeways. What form these shelters might take remains unknown. But whatever their shape, they will need to be erected quickly. Very quickly. For the city and the county, this means finding land and cutting bureaucratic red tape so that projects can be more speedily approved and built. Already, there is experimentation with modular houses and recycled shipping containers in sites around Los Angeles. These can shave months off the building process, since they can be assembled on site — sometimes over parking lots and other terrain that would have required extensive preparation otherwise. This locks in the cost of the renovation at the low interest rates that we are currently seeing in the refinance market. “Members, at times, can be fearful of the home loan process; however, a home equity loan can be easier to obtain than a first mortgage loan,” Cruz said. “Depending on the home product that works best for you, you may be eligible to have your fees refunded. With our personal loans, you may be eligible to get your funds for your home improvement project on the same day.”

“When you talk about the changing face of agriculture, you really are having a change in the demographics,” said Jim Jansen, extension education for agricultural economics with Nebraska Extension. “Because our population is aging, there’s the implementation and utilization of technology that will help potentially alleviate the labor shortages we may be seeing in the face of production ag. With that, there is a new host of employment opportunities for different types of people.” Jansen said this scenario plays out in a lot of ways, starting with servicing technologically advanced equipment. “Many folks are aware of what a mechanic is, but when you talk about a mechanic in the future, that position will have to have a high degree of proficiency or knowledge on things related to electronics,” he said. “You have to have a new degree of training, some of it self-taught and some needs to be picked up in different types of training programs.” One vivid example of how technology and science is merging with farming techniques is in precision agriculture. Annie Brichsen, an instructor in this curriculum at Southeast Community College in Lincoln, said the field of study was introduced in the 1980s and has continue to grow since. “We know in the future that we’re going to be looking at ways to conserve water,” she said. “By utilizing precision agriculture, especially with new pivots, it will allow us to look at sections of the field and apply certain amounts of water in different areas so we aren’t over watering. We’re only utilizing what we need on the plants that we need at that time.” Other areas precision agriculture addresses include soil conditions and crop

fertility, knowledge that has a wide range of career opportunities outside of direct farm production. “I would say about 25% to 30% of students go back to the family farm utilizing what they learn in precision ag classes and agronomy classes,” she said. “The rest of our students in this program are going out and working for the local John Deere dealership or working for a seed dealer. [Their degree] just gives them a good foundation of what they need to be employable with skills that they can continue to learn on the job.” Service businesses are also a key element of the agricultural industry, companies such as Edgewater Insurance + Real Estate, helping producers manage risk, expand their operations and guard against the unforeseen. “We assist the farm and ranch community ranging from the family farm to the commercial farm, to the retail farm/ranch sector,” said Shane Sis, a producer with the company. “We provide risk management in the forms of crop insurance and livestock, property and liability coverages.” “We have the markets to protect all things ag related — if it fits in the agricultural sector of insurance, we can cover the exposure, in almost all cases.” Sis said the risk management companies are a growing piece of the agricultural industry, helping farmers protect their investment and future earning potential. “Agricultural-based insurance is critical to the success of all farmers and ranchers,” he said. “The fit is not the same for everyone; our job is to find the right fit of coverage and premium for each operation and educate the insured as to the pros and cons of their options leading them to sound insurance protection.”

The village — which cost $4.4 million to build — occupies a teardrop-shaped sliver of city land tucked along the Orange Line busway at Chandler Boulevard and Tujunga Avenue. In a previous life, the parcel was a weed-strewn lot and graffiti magnet. “It was a useless piece of land made more useless because of its shape,” says architect Michael Lehrer, his firm’s namesake and founder. Now the site harbors 39 bright prefab tiny homes manufactured by Pallet, a company based in Everett, Wash. The pitched-roof units resemble storybook houses and sleep up to two people. They are arranged around a forked path that also contains a picnic area and a dog run. (A critical component in being more hospitable to the unhoused: not forcing them to separate from beloved pets.) Lehrer Architects is also at work on a site in Alexandria Park in North Hollywood (with 103 tiny homes), which is set to accept clients at the end of the month, and another on Alvarado Street and Scott Avenue in Echo Park (39 units), which should open its doors in May. In addition, Lehrer has designed communal shelters, including the Aetna Bridge Homes project in Van Nuys, which offers dormitory-style accommodations within a series of interlocking portable buildings. But the architect is more intrigued by the possibilities of tiny houses. “Every individual gets their own home and it has a door and they can lock it, and that’s huge,” says Lehrer. “It’s a safe space.” Architects are also experimenting with shipping containers.

On Vignes Street in downtown Los Angeles, construction crews are putting finishing touches on a county project formally known as the Hilda L. Solis Care First Village, a $57-million interim housing project that includes a mix of shipping container apartments and portable buildings (each with private bath) that can shelter 232 people. The development, which occupies an industrial site that was most recently a parking lot for the L.A. Sheriff’s Department, was designed by NAC Architecture, with shipping containers refurbished by Crate Modular, a company based in Carson. It has gone up in record time: County Supervisor Hilda Solis initiated the project at the end of September. By October, it was under construction. This month, Care First Village will accept its first clients. In South Los Angeles, the nonprofit developer Clifford Beers Housing is transforming an awkward triangle of government land on Imperial Highway, near the intersections of the 110 and 105 freeways, into a shipping container development that will contain 54 units of permanent supportive housing. Lorcan O’Herlihy Architects is designing the $12 million project, called Isla Intersections, which is in the early stages of construction and should be completed by the end of the year. “The critical aspect is time,” O’Herlihy says. “We were able to build the modules while they were pouring foundations. You save about eight months.” Time is of the essence — as is cost. But my burning question has been: What exactly are these spaces like to live in? Is a tiny house really a glorified toolshed? Does

living in a shipping container feel like ... living in a shipping container? And are we asking the unhoused to serve as guinea pigs in design experiments that look great as renderings on architecture websites, but are perfectly dreadful once you set foot in the door? With those questions in mind, I went to visit these sites — all of them. My initial takeaway: I’m impressed. On the shipping container front, I’d been expecting dank and steely. I am happy to discover I was wrong. Once containers have been refurbished with drywall and have had windows cut into them, they look and feel like any other domestic construction. Although the spaces are small — Care First Village’s 135-square-foot rooms feel like a compact dorm room — the architects took extra care to cut large windows into the units to make these modest spaces feel airier. The tiny homes, while more ephemeral in nature, are smartly designed: Each comes with four sets of windows to allow for light and cross ventilation, as well as individual heating and air conditioning units. In addition, the pitched roofs give the structures a good amount of head space. At Alexandria Park, I lay down inside one of the uninhabited units expecting a coffin-like vibe. Instead, the dimensions were more along the lines of a small rustic cabin. Even with limited time and even more limited resources, the architects have found ways to introduce aesthetic play into this work. As Lehrer Architects partner Nerin Kadribegovic says, “How do you fit all of this onto a constrained site and then add a little bit of something to make a place of desire?” That desire comes from preserving existing trees for improvised park areas and bright color palettes. The splashes of red, pink, yellow and blue give the sites a vibe that is less FEMA shelter and more picturesque village. “Asphalt and chain link are hard things to overcome,” says Lehrer. “It’s like, if there is asphalt and chain link, this is not a place that honors and respects people.” “Color is not trivial,” he adds. “It is fundamental.” Architects have also pushed the city and the county — along with private patrons — to do more. Lehrer Architects got a private donor to supply the Chandler site with umbrellas to shade outdoor common areas — critical in the San Fernando Valley, where summer heat is epic.

When O’Herlihy began work on the nearly 20,000-square-foot site that will house Isla Intersections, it quickly became evident that the narrow, triangular site wouldn’t be able to accommodate much in the way of green space. So his firm, along with the leadership at Clifford Beers Housing, pressed the city to convert an adjacent lane, whose sole purpose is allowing cars to make a right turn onto Imperial Highway, into a pedestrian park. They then got the Annenberg Foundation to fund the construction of the park to the tune of $2.5 million. O’Herlihy then staggered the layout of the container units so that he could fill in-between spaces with vegetation, which will function as a critical sound buffer. “This is an asphalt jungle,” he says. “If you can grab back the space from the road, the world will be better.” Creating humane outdoor spaces was also critical to architect Louise Griffin, who served as project manager for NAC Architecture on the design and construction of Care First Village in downtown. “The rooms are small, so it was important to make the courtyards a place you could socialize,” she says. Courtyard areas will include trees and raised planters with fragrant herbs such as rosemary. Like the tiny home villages, color plays an important role. The architects painted the shipping containers sherbet-y shades of yellow and orange. “The containers are industrial,” says Griffin. “We wanted to make them less industrial.” Michael Pinto, a principal at NAC Architecture, says it’s about creating a setting that feels like home, not a punitive institution. “What options do we have that isn’t jail?” he asks rhetorically. “Can we stop criminalizing homelessness?” Lehrer says good design isn’t ancillary to these issues. “Design excellence is central,” he says emphatically. “This is important for the people [shelters] serve and it’s important for the neighborhoods they serve and it’s important for the culture — that we can honor our sisters and brothers and bring them into the community.” This is architecture, after all, that at some point in our lives, for reasons that may be beyond our control, we may find ourselves inhabiting. The last year has thrown many small businesses into a frenzy. Almost overnight, business owners in the hospitality and retail industries were forced to adapt to significant changes to their day-to-day operations due to health concerns and COVID-19 restrictions. While the full impact of the pandemic is still yet to be seen, one thing is certain: restaurant and shop owners in Omaha have demonstrated incredible resilience, creativity, and tenacity when faced with unknown circumstances. Café Postale, a quick-serve restaurant with an event venue that first opened to the public in late February 2020 in the historic Rail & Commerce Building, was only open for three weeks before COVID-19 shutdowns forced them to close their doors. The restaurant took the opportunity to adapt to the new need of having an area for smaller, more intimate private event celebrations. It hired a full-time event venue manager to accommodate customer requests and make sure events were executed safely. The outdoor patio space has also been put to good use for outdoor dining and entertainment. “The vision for Café Postale is unique and we’re thrilled to be able to share it,” said Alex Liekhus, community manager for Commerce Village. “Our blend of modern and historic blends so well with the neighborhood and we’re excited to see that translate into a modern business model that blends delicious food and drink with a unique space for a variety of events.” Tiny House Bar, a small cocktail bar located in a 100-year-old home in historic Little Bohemia, had to change nearly everything about how it normally did business. Known for its original craft cocktails and humor-infused menu, it began offering a drive-thru cocktail bar during the pandemic. “To-go cocktails and drive-thru bars are brand new to Omaha, so some of that novelty has certainly helped drive business,” said Megan Malone, owner and managing partner. “It's pretty cool to drive up and get a six-pack of different flavored margaritas to head to the lake or a BBQ, or to drop

off an original cocktail to a friend. We also built an outdoor movie screen and began showing movies in our backyard. This was a great way to provide some pandemic appropriate entertainment for the community.”

Amid the pandemic, the shop was able to open a second location and was able to hire additional staff. “With more people home and looking at their homes, they realized they had time to do the updates they never had time for,” Mulick said. “We love Benson. The community is so diverse and fluid and that’s what we love about it. Our customers are what kept us going during the pandemic. We could do everything in the world but if they hadn't shown up for us, we wouldn’t still be here. We owe our success to them and are grateful every day for it.”

Coming soon Evans has already begun plans for the next exhibit — an experience inspired by Vincent Van Gogh’s piece, “Starry Night” — with the final curtain call for Happily Ever After pending. Walls will be repainted, floral arrangements taken down, and furniture swapped or reupholstered. Evans has gradually been able to add team members, who are able to add to the experience by suggesting their own cocktails and drink ideas. Evans said ideal candidates aren’t necessarily those who have experience. “I actively hire people that might not have barista or bartending experience, because I can teach them how to do that,” she said. “I’m more concerned with if they’re a good person.” Good people, Evans said, are those who care about others and about their community; who make others feel welcome and comfortable. People who will follow her lead and invite in those who might not have the means to pay for a cup of coffee, or who are simply waiting for the bus in extreme temperatures. “We believe that every business should take care of the people they interact with,” she said. “We want to be good for the community, and not just good for our pockets.”

returns, which they can, but the level of risk goes up. “Investing in real estate is a good way to go, but your risk is higher than investing in stocks because you have to feed

Make sure the firm specializes in the acquisition side, not just management. One trend is investing in Real Estate Investment Trusts and Private Offerings (REITS) of local real estate investing. Single family and multifamily housing are popular post-retirement investments. “Make sure you work with individuals and companies that not only offer these types of investments, but own them also,” Strong said. “Real Estate potentially could be a part of your post-retirement income streams, but each retirement scenario is different.”
