Access Commercial, with real estate, construction and capital management entities within its ownership partnership, is finding that taking a progressive route with multi-state small-to-midrange mixed-use projects can bring momentum and marketing visibility to its efforts. Principals Kirk Hanson, Jr. and Darren Hicks, who started their venture 12 years ago, have multiple projects in Nebraska, Iowa, North and South Dakota, Minnesota, Indiana and Illinois. Whatever the venue, Hanson said an important factor in the success of the 44-employee Access Commercial has been establishing the synergy based on strategic partnerships that maximize the value for every stakeholder in a project. “For us what’s important is the unique set of core values that we adhere to from top to bottom in our company,” Hanson said. “We’re also very forward thinking and we look at the technicalities in working with each of our tenants.” And such attention to detail has Continued on page 10.

Stories Coffee Co. uses creative approach to reach customers during pandemic year by Becky McCarville
When Brooke and Dan Loutzenhiser were looking to open a business that focused on the community and related to coffee, they jumped on the opportunity to buy Stories Coffee Co., when the opportunity came up about three years ago (Stories’ previous location was at 180th and Pacific streets). They found the perfect location
at 114th and Davenport streets and opened the brick-and-mortar store on March 23, 2020, a few days after the pandemic was declared and business restrictions were put in place. They opened their second location at The Switch Beer and Food Hall in the Blackstone District in November. “We were looking at starting up a company to connect here in the Continued on page 10. What better way to reduce the onslaught of stress hormones generated during the pandemic than with exercise? However, with home gym equipment getting a work-out as COVID-19 persists, the trusty treadmill may make concerning noises, or the steady stationary bike may feature a perplexing “error” code. This is where Fitness Machine Technicians of Omaha and Lincoln comes into play, as that
rare national exercise equipment service provider. “There are some small mom and pop places that exist,” said Alex Pearson, the new local franchise owner and operator. “But the other national brands sell equipment. And, for those who sell equipment, there is brand loyalty.” Pearson noted the brand-agnostic franchisor maintains or repairs all sorts of commercial Continued on page 26.

Bill Swanson REALTOR, Berkshire Hathaway Ambassador Real Estate
Midlands Business Journal Established in 1975
Associations/Titles: Current President of the Omaha Area Board of REALTORS Hometown: Omaha, Nebraska Education: UNO, Real Estate Land Use and Economics
How I got into the business: In college, some friends and I watched a ‘nothing down’ seminar and I thought it looked too easy. One of us should take classes to properly learn ‘real estate.’ I switched my major, took classes, then one day a letter came that said I am eligible to take the exam. So, I did. Accomplishments or milestones: Working my way up in leadership positions at OABR. It is an honor to represent the 3000+ agents in the Omaha Area Board of REALTORS as this year’s President. First job: KFC fry cook. Still love those 11 herbs and spices! Biggest career break: When I was asked to join CBS Real Estate as a 22-year-old kid
when most of the agents in town were much, much older. They even gave me half a desk to work from! The toughest part of the job: The call letting buyers know their offer was not accepted. The best advice I have received: It was a chapter in a book I read many years ago. “The theory of the sustenance of a positive attitude through the assumption of a negative result.” Set yourself up for long-term success by being prepared for short-term failure. (You HAVE to maintain your attitude even after a non-productive appointment. “That’s ok, my NEXT appointment will be great!”) About my family: I am the proud father of three children and one grandchild. Something else I’d like to accomplish: Write a book. How my business will change in the next decade: Social Media, tech tools, and big Wall Street companies will continue to force our industry to adapt. I foresee agents who are not on top of the tech curve to slowly weed themselves
out of the business. Mentor who has helped the most in my career: Without a doubt Ralph Marasco. His work ethic and integrity were beyond reproach. Outside interests: I perform on a comedy improv team. It is a fantastic outlet for creativity and just taking a mental break from the stresses of the day. ...and a golf league or pool league depending on the season. Favorite vacation spot: One of my sons moved to Oregon. It is beautiful up there with awesome hiking trails, parks, and my new favorite swimming hole. Other careers I would like to try: Since old real estate agents never retire, they just become listless, I think I’ll give it another 30 years. Favorite cause or charity: Big Canvas Comedy. We are a non-profit 501(c)(3) teaching improv comedy techniques to all who want to learn. We do numerous workshops a year with local companies and in several schools around the Metro. Favorite app: Pomodoro.

Infrastructure to modernize, support future travel paramount alongside safety efforts by Michelle Leach
While the impact of the pandemic on aviation is not unlike other hard-hit industries, investments to accommodate more travelers, safely and comfortably, have not stalled. “The significant impact of COVID-19 on air travel demand was evident in 2020,” said Steve McCoy, chief information and development officer at Omaha Airport Authority. “While over 2.1 million passengers traveled through Eppley Airfield last year, that was down from the 5 million in 2019. Similar decreases were seen at airports throughout the U.S. and around the globe.” However, McCoy said the OAA remains hopeful that the widespread distribution of the COVID-19 vaccine will increase air travel demand. And the outlook is sunny for summer travel, as he noted Allegiant Air will begin new twice weekly, seasonal nonstop flights from Omaha to LAX (Los Angeles International Airport) beginning June 4. “Los Angeles is a popular destination for travelers from Omaha and this new service from Allegiant provides another option for leisure travelers looking to visit Southern California this summer,” he said. This reflects Allegiant’s seventh nonstop destination from Omaha. Moving into spring break and summer travel, McCoy noted the airlines are watching demand so that they can provide capacity in their schedules. Throughout the pandemic, Eppley has remained open and operational. “In June 2020, we opened a new Ride App Pickup area where passengers can conveniently meet their Uber/Lyft drivers in a covered space on the ground level of the South Garage,” he said. “We also began a project to improve the Premier Parking area, also on the ground level of the South Garage.” Later this summer, the airport will begin to reconstruct the terminal entrance roadway off of Abbott Drive. “A component of the Terminal Modernization Program, this project will modernize access to the Eppley Airfield terminal and provide enhanced vehicular capacity for decades to come,” McCoy said. “Travelers will be able to learn more about this project and stay current with updates in the coming months by visiting our website and social media channels later this year.”

Secretary of the Nebraska Business Aviation Association Board, Jason Hartwig, described an “ongoing recovery phase.” “Aircraft owners and company flight departments that operate aircraft are flying about half as much as they were before the onset of the pandemic,” he said. “There are now more encouraging signs that things are starting to pick up again, it will take some time yet to return business aviation to pre-pandemic levels.” Board President Zach Thompson noted his FBO averaged around a 40% decrease versus previous years, though charter operations are up. “Many people are choosing to fly Wilwerding private for personal trips if able,” he said. Pre-pandemic, business aviation and airlines posted record travel activity. “Everyone really hunkered down at the onset and then slowly started to ease back into flying by implementing mitigation strategies such as wearing of masks and practicing social distancing,” Hartwig said. Most companies, Thompson added, developed and deployed increased safety measures quickly. “Several companies are offering a product that applies a semi-permanent germ resistant coating in aircraft,” he said. Alongside groups like the National Business Aviation Association, they are following regulatory changes, and changed corporate membership levels to support individual member participation. Overall, Hartwig is encouraged by its members’ central geographic footprint, which “really helps leverage our business aviation operations.” “Business aircraft serve as an important productivity tool and being able to reach markets in an efficient manner goes a long way towards a company’s success,” he said. “Also, Nebraska is home to many large Major Repair and Overhaul (MRO) companies that service business aircraft from all around the country, providing a major contribution to our state’s economic output.”

Private aviation industry sees uptick during pandemic with necessary changes by Gabby Hellbusch
Private aviation companies say business aviation is still reacting to the pandemic and its accompanying economic challenges. Lori Johnson, marketing communications manager at Duncan Aviation, said the industry has not seen the huge downturns it did during the Great Recession in 2009 and Duncan Aviation was able to weather the previous year with a workforce intact while keeping all facilities operating. “Many business aircraft operators took advantage of the time their aircraft were not flying to have necessary maintenance and planned upgrades completed,” Johnson said. “In addition, Duncan Aviation responded quickly to the climate and was able to offer aircraft disinfection services, as well as installation of air ionization systems in certain model aircraft. We also fielded requests from operators wanting to reconfigure their aircraft to accommodate more people with higher capacity seating,
as well as higher capacity amenities like Wi-Fi service.” She said people and businesses will
Johnson Walker always need to travel, and while video conference calls are useful, they simply will not permanently replace face-to-face meetings and in-person business activities. “We believe that business aviation will continue to provide a more time-efficient, private and productive way to move team members, managers and executives for
meetings, site visits and sales calls,” Johnson said. “By skipping crowded cabins and busy airport terminals, we also believe that business aviation will help to lead the country out of this pandemic.” J a m i e Wa l k e r, president and CEO of Jet Linx, said the largest factor impacting the private jet industry and the luxury travel industry at large is the Robertson public’s overwhelming concern for health, safety and convenience. “Fortunately, safety, security and convenience were already built into the foundation of our business model, which is why Jet Linx began to see an increase in volume as early as last summer,” Walker said. “In March 2020, we became the
first private aviation company to treat our aircraft and private terminals with the BIOPROTECTUs System, which disinfects and provides long term antimicrobial protection against harmful viruses, bacteria and other microorganisms — including SARS-CoV-2 — for up to 90 days. We also launched the Elevated Lifestyle Preferred Hotel Program, which provides a truly plane-to-pillow experience at some of the world’s finest luxury hotels, as well as the Jet Linx Affiliate Jet Card, a 90-day private jet travel solution specifically for first-time private aviation users and consumers seeking a safe, guaranteed travel solution.” Looking to the future of the industry, he noted there will be positive and lasting effects as a result of the advanced safety initiatives operators have developed and applied to provide peace of mind for travelers. At the start of the pandemic, Scott Robertson, president of UltraAir LLC, said COVID almost grounded the industry for a few months, as there was nowhere to travel to with so many closings. Yet, once people started traveling again, there has been an increase in flyers. “Our industry is seeing new customers who used to be traveling on airlines but now that there are fewer direct flights, people are concerned about the cleanliness of air flyers and airports,” Robertson said. “I think COVID has taught our industry to be cautious about how you run your business, as the unknown can pop up anytime. Therefore, you need to have a smart business plan, be flexible and innovative to work through challenges.” In the future, he said the industry could be greatly impacted if a lockdown occurs again, or if a vaccine record becomes mandatory to fly. “If that happens, we will make it through just like we did this past year,” Robertson said. “We didn’t lay off employees and we’ve since been able to add employees and airplanes since then.” He warned that consumers need to remain cautious about the operators they’re using at this time, and also ensure they’re doing what they say they’re doing to maintain safety and health on flights.

Despite COVID-19 slowdown, aviation professionals still in demand by Dwain Hebda
Despite a slowdown in the aviation industry generally in 2020, lessening the demand for pilots and other personnel, experts say the demand is likely to ramp up as early as this year. “If we go back just a year from now before things really started to slow down with travel, we were in the midst of a fairly protracted pilot shortage but also the shortage of other trained professionals in aviation,” said Scott Tarry, director of the Aviation Institute at University of Nebraska at Omaha. “Fast-forward to now and the industry has ss Journal Midlands Busine

well-positioned, we think, for an industry on the rebound.” David Silchman, owner of Nebraska Flight Center at Eppley Airfield in Omaha, shared in Tarry’s optimism about the future. “The pandemic has put a heavy strain in all aspects of aviation, but as the nation recovers from the devastating effects and gross mismanagement from the previous administration, aviation support personnel and pilots will be in great demand,” he said. “Now is the time to seek training to be ready for the increased demand of qualified aviation professionals in the following months and years.” Other aviation professionals said pandemic aside, there are other challenges that affect the supply of aviation professionals. “For instructors, they are usually college trained but are lacking in practical experience,” said Greg Tarry Kjeldgaard, vice president of Fremont Aviation. “Unfortunately, once they gain that experience, they often move on to the airlines and corporate jobs. As for mechanics, there’s the problem of fewer individuals being trained in aircraft mechanics overall.” One drain for pilots is due to mandatory retirement age of 65 the Federal Aviation Association dictates for skippers with commercial carriers. “An airline pilot can be in tip-top physical condition and ready to continue their career,
but have to retire from the airlines,” said Dave Poole, vice president and general manager for Oracle Aviation. “We’ve got a large number of pilots who earned their flying experience in Vietnam and they’re all hitting that mandatory retirement age and it creates this massive shortage of pilots. “Another thing that we’re seeing is the industry reevaluating how they assign flight routes. They’re moving away from the traditional hub-and-spoke flying that we’ve seen for decades and establishing more new direct routes with smaller aircraft to service communities. That’s more aircraft, which means a greater need for pilots.” Poole said despite the obvious pinch points these conditions create, the signs are good at Oracle that people are getting the message about the robust job market that the aviation industry offers, Poole virus or no virus. “Interestingly, this last year we did more billable hours of flight training than we have in this company’s existence,” Poole said. “A lot of it is people taking this opportunity to reevaluate what they want to do with their life, what they want to do with their career and where their interests are. “They’ve come through the pandemic saying, ‘I always wanted to learn to fly’ or ‘I always wanted to go down that career path and darn it, I’m going to go do it.’”

Hicks noted the tenacious approach used in building a partnership with Chipotle Mexican Grill netted the national chain a much more customer friendly location in midtown on Saddle Creek Road. New restaurants for Chipotle and Panera Bread recently have introduced drive-thrus offering motorists an opportunity for customers to order and pay from their vehicle. “Restaurants with no drive thru on their premises are scrambling to implement them,” Hanson said. In order to acquire the six parcels for the Saddle Creek Chipotle, four years of work including long-term planning was utilized. Hicks said such work resulted in Indian Creek Nursery being moved to a better location across the street. Hicks cited the popularity of a drive-thru at the Panera Bread location at 147th Street & West Maple Road. “Many of the firms we represent are looking for opportunities to expand their market share as more locations become available,” he said. Hanson and Hicks, each with more than two decades of commercial real estate and development experience, will soon be celebrating their first major project in Indiana — Main Street Commons, a three-building suburban retail center. The project is in South Bend, near the Notre Dame campus. However, the Omaha-based duo have a special twinkle in their eyes for what’s been happening on one of their flagship projects: the redevelopment of 12 acres immediately northeast of I-680 at Pacific St. Erected in 1968 as Shaker Place, Access Commercial’s purchase of the property — facilitated by its Sower Capital Management company — will likely result in an
Hanson said the first phase of the Regency Landing makeover is “nearing 70%” in leases signed. Construction on the second phase is scheduled to begin later this year. “Overall, what we’re offering is an extremely convenient, dense site with a ton of parking,” he said. Monument signage on both the I-680 and Pacific Street sides will be utilized. Hicks, in reflecting on the first two decades of his career, cites the Hampton Inn and Starbucks on 4.5 acres at 72nd Street & Poppleton Avenue, which was finished in 2013 as being a pivotal project for the then-fledgling Access Commercial. “It was the catalyst for everything we’ve done since then,” he said. Hicks said that while several of Access Commercial’s projects are nearing wrap-up, the firm will be working on mixed-use development opportunities in Sarpy County. Strong relationships are being developed between the city leaders in both Gretna and Papillion. Close-to-home travel boom opens profit avenues for homeowners, real estate investors by Zach Wichter
COVID-19 has changed how people travel in addition to the way people work and where they want to live. Companies like Airbnb and Vrbo allow Travel homeowners to rent out rooms or properties for short-term vacationers, and have seen shifts in traveler preferences since the start of the pandemic. Both companies report that travelers today are more likely to stay closer to home. Demand for accommodations that travelers
can drive to, rather than fly, has risen, and vacationers are more likely to visit places with outdoor activities instead of urban centers with indoor landmarks and attractions. For homeowners, these changing tastes could be an opportunity for a little extra cash. If you have a home in a newly-popular vacation area, you could rent it out and use that money to help cover your mortgage, boost your savings or fund other big purchases. These shifting travel demands could present a good opportunity for those looking to get into real estate STICKY SITUATIONS

investing, too. Top destinations and trends “Once people feel safe to travel, they will. But it will look different than before the pandemic. Travel will be viewed as an antidote to isolation and disconnection,” Airbnb co-founder and CEO Brian Chesky wrote in a report the company released in January about 2021 travel trends. “People don’t generally miss landmarks, crowded shuttles, and lines and lobbies packed with tourists,” he added. “What people want from travel now is what they’ve been deprived of — spending meaningful time with their family and friends.” The report found that more than a third of vacationers want to travel this year specifically to reconnect with friends and family, and that more than half preferred a domestic or local destination. Vrbo had similar results in its own 2021 travel report. “Vrbo’s newest top emerging destinations align with shifts in family travel behavior due to the pandemic, such as vacationing closer to home and embracing the great outdoors,” Melanie Fish, a travel expert at Vrbo, said in a statement. “Booking a Vrbo in these off-the-beatenpath locales means families can enjoy the privacy and comforts of home while reaping the mental health benefits of being in a new environment, and spend quality time together exploring places they may have otherwise overlooked.” Both Airbnb and Vrbo saw demand spike in vacation spots close to natural amenities. Airbnb said places like Rodanthe, North Carolina and Forks, Washington, saw surges in reservations for 2021. Vrbo reported that Emory, Texas, Smithville, Missouri and Slade, Kentucky were the site’s top emerging destinations for this year. How this has changed real estate The real estate market has been unusually busy throughout the pandemic, a trend that has extended to vacation communities. “The buying and selling of the homes did not stop because of the pandemic,” said Rob Johnson, a Coppel, Texas-based Realtor with RE/MAX who serves a number of communities, including Emory. He said people these days are more likely to look for vacation spots closer to their primary homes. “I believe there’s definitely pandemic-related motivations. Just the need to do something with the family or to get away, you can just drive and not have to worry about flying.” Anecdotally, he said, sales for vacation homes in the communities where he works are definitely spiking. Recently one office he works with on closings in a small town processed 28 transactions in one week — five or six times the normal rate. Johnson expects that vacation homes in towns like Emory will remain especially popular even after the pandemic subsides. “The demand is there and as more and more people get vaccinated, I think we’re going to find that more and more people are interested in doing this sort of thing,” he said. “They’ve seen the future and this is a piece of it for sure.” What makes a good vacation rental If you already own a home in an area where people might want to come to escape the city, you could be sitting on your own
personal piggy bank. “I have an associate who owns a vacation home in Colorado where he does use Vrbo but he also owns a lake house in East Texas,” Johnson said. “He’s considering making it a Vrbo-available short-term rental because he’s had so many inquiries.” As demand for this kind of accommodation rises, you could make a little extra income by renting out your own property. Johnson said he understands from his clients that having a clean home and enough space are the keys to success in the vacation rental market. “Everybody likes clean, everybody likes space. They don’t necessarily want to be away from their technology all the way, they want to be able to connect,” so you’ll want to make sure you have a stable internet hookup. Also, it’s important to know why people are coming to your area. Emory, for example, is situated between two lakes and is known for its fishing and other watersports. So, the most popular vacation rentals are close to those activities. “If you’re wanting to lease or rent a property for the short term, you’re certainly going to want to have access to the water,” Johnson said. In other places, the main draw might be the ocean, a ski mountain or hiking trails. Vacationers usually want to stay in a property that is close to whatever attraction they’re visiting. Tips for investing in real estate If you don’t have a vacation home now, it could be a great time to think about buying one. Especially as demand for rentals in vacation communities spike, you may be able to cover your costs more easily than you think. Here are some key things to consider before buying a second property: -Make sure you know what you can afford. Factor in potential rental income as you think about your mortgage payments, but remember lenders usually won’t take that into account unless you have a signed, long-term lease. -Familiarize yourself with the area where you want to buy. It’s good to know what the local real estate market is like and what the top attractions are. The closer your property is to those, the better. -If you plan to use it for short-term rentals, make sure the property has enough space for visitors and a versatile layout. And make sure local regulations support your plans. Buying a vacation home you plan to rent isn’t the same as buying it for yourself. The property needs to feel comfortable for lots of different people. Bottom line Changing travel demands mean more people than ever are looking to vacation closer to home. That can be a great opportunity for second homeowners to make a little extra income by renting their property out. It also means prospective real estate investors may have more chances to profitably get into the market. Above all, if you want to start renting space to vacationers, make sure your house is clean, spacious and close to whatever attractions they may be looking to visit. ©2021 Bankrate.com. Don’t let technology run you out of a job you like by Mark A. Stein
Ever feel like your employer is bringing in new software for the express purpose of driving you so crazy you’ll quit? You’re probably not alone. A study from the National Bureau of Economic Research crunched decades of data on 50,000 Continuing education businesses and 11.6 million workers and found that the faster a company installs new software, the faster it loses older workers. Older people are disappearing as businesses adopt new technology to stay competitive, says Richard Freeman, a Harvard economics professor and a co-author of the NBER report. “Companies will say, ‘We’ll train you,’ but people who feel they are close to retiring often say, ‘I don’t want to bother.’ ” The study doesn’t address employer motivation, beyond enhancing productivity, and it’s doubtful that most businesses would bring in new software just to scare off older workers, though age discrimination is a real workplace problem. But for older workers, adapting to
new systems can be particularly frustrating and make one feel old. But you don’t want to act old — meaning you don’t want to resist change. Older workers suffer lower pay when changing jobs “Usually when people leave (for new jobs), they go down” in salary, Freeman says. And anything that prompts you to claim Social Security before age 70 should be reconsidered. The smart move is to stay at your job, even if you are not thrilled by the prospect of retraining. Start by improving your attitude — about yourself. A lot of the conventional wisdom about older workers and tech is bunk. Ignore it. If people 55 and older have experience in a field, data show they learn new systems as quickly as younger colleagues. Next, ignore stereotypes about diminished productivity. “There is little indication that worker productivity, as measured by variables such as piecework and peer and supervisor ratings, declines with age,” says Neil Charness, a psychology professor at Florida State and director of the university’s Institute for Successful Longevity.
Believe in yourself. Think of new software as a tool to make your job easier and make you more productive, not as a trap to expose your incompetence. Learn why the company is going to the expense and trouble of installing this new software; knowing that may make you more at ease with the change. In any case, look at it this way: You have mastered your smartphone, despite frequent software updates, and benefited from many of the new apps they made possible. Don’t be intimidated by tech trainers If you are uncomfortable with the style of training offered by your company (or, more likely, an outside contractor), request changes that would better suit you. Shorter classes, for example, to give everyone time to absorb and practice new ideas while they are fresh in their minds. Smaller classes, to make it easier for all participants to ask questions. Ask for individual instruction if you need it; your company has a lot invested in you already. A combination of live classes and online practice sessions can identify gaps in your knowledge — or the curriculum. Increased peer interaction is another avenue to explore. Ask your boss to consider starting
PPP changes helping small minority-owned businesses land loans by Robert Channick
When President Joe Biden announced changes this week to the Paycheck Protection Program designed to provide more equitable relief to smaller and minority-owned businesses, the beneSmall Business fits quickly made a difference for Barbara Wright. A high school teacher whose $30,000-a-year side gig as a Lyft driver was stalled by the pandemic, Wright learned Tuesday she was now eligible for a $6,336 forgivable PPP loan — a nearly sixfold increase over the $1,085 she received through the program last year. “I’m glad somebody saw the light somewhere,” said Wright, 59, who lives in the Englewood neighborhood on Chicago’s South Side. “I’m not ungrateful, but the $1,000 didn’t go very far.” The changes are already boosting loan amounts and participation in the forgivable loan program among Chicago’s minority-owned small businesses and sole proprietors, many of whom were shut out by the program last year. A pause in processing “larger” small-business applications may help get the ball rolling. For two weeks beginning Wednesday, only businesses with fewer than 20 employees can apply for PPP loans, encouraging banks to focus exclusively on the smallest businesses, which have been some of the hardest hit during the pandemic. During the first week of March, a revision of the funding formula for sole proprietors, independent contractors and self-employed people
will offer more relief, with $1 billion set aside for businesses without employees in low- and moderate-income areas. About 70% of nonemployer firms are owned by women and people of color, according to the Small Business Administration, which launched the PPP in April as an economic bridge for struggling Main Street businesses during the COVID-19 pandemic. Norma Sanders, director of special initiatives for the Greater Auburn Gresham Development Corp., a community organization enlisted to help businesses access the funds, said the Biden administration changes may open the floodgates to previously disenfranchised minority-owned small businesses. “I think it will help,” Sanders said. “I think people will respond now that they know it’s for them.” Last year, the SBA approved 5.2 million forgivable loans worth $525 billion, but the program came under fire after banks allegedly prioritized larger clients — including publicly traded companies — ahead of smaller businesses. The federal government relaunched the PPP in January with another $284 billion in funding and an increased focus on businesses left behind during last year’s program. Six weeks into the new funding round, the SBA has approved more than 1.9 million forgivable PPP loans totaling $140 billion — nearly half of the funding allocated — with smaller average loan sizes and more diverse recipients. In Illinois, the SBA has approved 110,510 PPP loans worth more than $7.4 billion through the first six weeks of the new funding round — the fifth largest total of any state. The average loan size is about $67,000. Wright, who is battling breast cancer, is teaching remotely during the pandemic at CICS-Longwood, a charter school in the Washington Heights neighborhood on Chicago’s South Side. But her doctors told her to stop driving for Lyft when the pandemic hit last March, due to health risks. She applied for a PPP loan as a Lyft driver and received $1,085 last summer through Seaway Self-Help Credit Union, a nonprofit community development financial institution.
The loan was about $29,000 short of the annual income she was losing. Struggling to make ends meet, Wright has cut back on expenses and fallen behind on her bills. The new $6,336 loan will help her catch up on her finances, she said. But she remains somewhat cynical and frustrated over the inequity of the PPP after seeing Chicago-based sandwich chain Potbelly Continued on page 21.
up a technology mentoring program to let employees who have mastered new software work directly with those still learning the ropes. Alternatively, think about informally networking with savvy coworkers and ask if they can help you. You may feel more comfortable as an independent learner. See if a YouTube video or free online course can give you a head start. Inquire about whether your employer has a tuition-assistance program to cover some or all of the cost of courses outside your workplace. These courses could be a local community college or a private business. One such company, GetSetUp, specializes in having older adults learn from teachers roughly their same age. “Our learners particularly enjoy GetSetUp classes because they can take them in bite-size classes of just one hour,” spokesperson Liz Miller says. “Most importantly, they are learning with their peers, being taught by peers, and learning at their own pace.” Still not sure you want to stick around for the next big software update? Maybe you should do it as a favor to your brain. Training making you feel old could actually help you stay young Kristina McElheran, an assistant professor of strategy at the University of Toronto and another co-author of the NBER report, says flexing your frontal cortex in this way can help the neurons in your brain grow and reorganize, a value known as neuroplasticity. It can help people over 50 master new skills and store more information. “We’re learning more and more about neuroplasticity and the importance of continually challenging ourselves to take on new skills,” she says. ©2021 Rate.com. PPP changes helping small minorityowned businesses land loans Continued from page 12. and other large, publicly traded corporations get $10 million loans through the program last year. “It was awful. I didn’t understand that,” Wright said. “They can put millions and millions of dollars into these big corporations, then act like they’re doing the everyday person a favor by giving them $1,000.” The state announced last month it would invest $3.4 million to expand community outreach to help small and minority-owned businesses that struggled to access last year’s PPP program. Cara Bader, chief of staff at the Illinois Department of Commerce & Economic Opportunity, said community navigators — organizations that steer businesses through the application process — and other grassroots efforts have helped to reach 10,000 small businesses during the new round of funding. “Part of the reason why we doubled down on the community navigator approach with PPP was to make sure that we could continue to reach businesses where they’re at, and make these programs accessible in a way that in the past, they have not been for them,” Bader said. Reaching the businesses is only half the battle. Rebecca Shi, executive director of the Illinois Business Immigration Coalition, said the nonprofit organization successfully guided 200 business owners of color through the PPP process last year, with an average loan size of $27,000. But three-fourths of the businesses they contacted never followed through with the application, mostly because the payout wasn’t worth the trouble, Shi said. “There was just not that sense of enthusiasm to go through all that document preparation and you only get $100,” Shi said. A key revision of the funding formula will allow nonemployer firms such as cleaning services, home repair contractors and personal care businesses, many of which are minority-owned, to use the gross income line on Schedule C of their tax returns, which could substantially increase their loan size. Under the previous formula, many sole proprietors qualified for loans of $100 or less, with some in Illinois receiving as little as $1. Other changes by the Biden administration include eliminating restrictions that prevent small-business owners with prior nonfraud felony convictions or who are delinquent on their federal student loans from receiving a loan. “It will be night and day,” Shi said. “Our program staffers are already getting questions and more interest.” Winning over some minority small-business owners may be challenging, despite the potential for more favorable outcomes. Skepticism abounds in economically disadvantaged neighborhoods such as Auburn Gresham, where the experience of applying for the initial funding rounds left many business owners discouraged, Sanders said. “I think some of the concerns that our neighborhood had was that they were applying and they weren’t necessarily getting any information back from the big banks,” Sanders said. Alpha Bruton, 65, an artist in the Bronzeville neighborhood on Chicago’s South Side, works as a consultant to the Sojourner Truth African Heritage Museum in Sacramento, California. In April, she received a $1,075 PPP loan through Seaway Self-Help Credit Union. She applied for a second loan in January and learned Tuesday she will be eligible for $3,393 under the new rules. After receiving her first loan, Bruton helped guide other artists through the process, but the small payouts and complicated application requirements deterred many of her colleagues. “Sometimes you hit a wall with all the stuff that goes into that application that makes people say, ‘I just don’t want to do it,’” Bruton said. Bruton said the new loan will go toward rent and hopefully help get her to the summer, when the Bronzeville Art District Trolley Tour returns, giving her a vehicle to sell her work. Last summer, the tour was held virtually. Wright, of Englewood, said allocating more PPP funding to minority-owned small businesses will not only help her and other sole proprietors stay afloat until the pandemic subsides, it will directly benefit the hard-hit communities where they live and work. “In our community, they’re going to put the money back into the economy right away,” Wright said. “Nobody is going to save that money, they’re going to spend that money.” ©2021 Chicago Tribune. The study, published online in the Journal of the American Medical Association Network Open, found that among U.S.-based vaccine clinical trials, people who are Black/African American, American Indian/ Alaska Native, Hispanic/Latino and age 65 and older were the most underrepresented groups. Conversely, adult women were overrepresented.

A team of scientists at the Nebraska Public Health Laboratory has found mutations to the novel coronavirus in Nebraska by using exclusive, sought-after new technology capable of conducting novel “next generation” whole gene sequencing. This capability allows the state to track COVID-19 across Nebraska in new and more precise ways — including contact tracing of whether people within populations, like nursing home residents or meatpacking workers, are infected with the same variants of the SARS- CoV-2 virus. NPHL scientists — all of whom are faculty at UNMC — worked with a California start-up company to validate the automated-sequencing technology and obtain Emergency Use Authorization with the FDA in September 2020.

Matching donations were made on a dollar-for-dollar basis up to a limit of $5,000 per individual donor, and subject to a maximum of $100,000 of matching dollars being available in the aggregate for all funds. Because more than $100,000 was contributed on an aggregate basis to all funds, the matching dollars were pro-rated among such donors based on the total contributions made.

Eat delicious food, support restaurants, and fight waste. Too Good To Go is a game-changer for apps by Michael Klein
At the end of their shifts in restaurants all over the world, cooks roll up garbage barrels to their work stations. Into the cans goes a lot of unsold prepared food — noodles and meats and chicken and lettuce and tomatoes and rolls and what have you. Trends But what if this still-delicious food instead could be portioned into takeout containers, marketed on the fly, and sold at a deep discount to savvy customers that day — and not wasted? This is the question answered by Too Good to Go, an organization starting officially in Philadelphia after building a following in Europe. We
throw away one-third of the food we produce, the organizers say; why not make it easy to combat the issue? TGTG’s app links food businesses to consumers. The retailers — restaurants, bakeries, and caterers — sell their surplus food, while consumers get a meal at a good value, says the company. It’s billed as a win for everyone: the business, the consumer, and the environment. Businesses do not pay to participate, so they are not on the hook with upfront costs. TGTG keeps $1.39 per order, and there’s a $59 annual fee that is deducted from the restaurant’s account. The fee is waived for the first year if a restaura-
teur refers three other businesses that sign on. Consumers don’t know what they’ll get — only that the food will be wholesome and valued at about one-third of retail. One early participant, Balboa Catering, for example, had extra product from a demonstration, and sold a couple of boards, including cheese, charcuterie, housemade jams, crackers, and cornichons, for $10. Six years ago, cofounder Lucie Basch was a French-born engineer working for Nestle in Switzerland on the food giant’s manufacturing efficiency. “That’s when I realized that the way we produce food today is pretty insane,” she said from her new base in New York City.
Why isn't Gen Z freaking out about work? by Lara Williams
The last year has been hard for everyone, but spare a thought for youngsters. Generation Z are at a very delicate stage of life, many in the crucial exam years of their education or taking those first baby steps into the working world. Either way, Careers they appear to be stuffed. Research suggests that those unlucky enough to start careers in a recession see lower earnings for 10 to 15 years after graduation. Then there are the social effects, including higher divorce rates and shorter lifespans. In the U.S., a 3.9 percentage point increase in the unemployment rate at job market entry has been found to decrease life expectancy by about 6 to 9 months. For the Class of 2020, that could translate into a shortened life span of 1 to 1.5 years. In this depressing economic outlook, there are clear echoes of the world that millennials
found themselves graduating into after the 2008 financial crisis, which has had lasting effects on their careers and well-being. But is there a case for optimism? Unlike the Great Recession, the Covid-19 downturn appears to have unleashed a wave of entrepreneurialism. Many new businesses are aimed at creating opportunities in the dislocation by catering to life suddenly going remote. Take, for example, the boom in online retailers. While that doesn’t mean all home-bound students were starting their own companies, we do know that the younger generations have an entrepreneurial streak that intensified with the pandemic. A 2020 survey by Girls With Impact, a nonprofit organization that provides courses for girls about launching businesses and community projects, found that 53% of Gen Z men and women expect to be running their own companies — up from 46% in 2019. Nowhere is this clearer than in the obsession with the side hustle.

Swiping through TikTok or Instagram, it doesn’t take long to find clips of enthusiastic teens explaining how they earn money through various side projects — whether it’s selling customized clothing, dog walking or offering business services such as copy writing or bookkeeping. Like millennials, Gen Z aren’t strangers to economic disruption. Still very young at the time of the 2008 financial crisis, they saw the impact it had on their parents. Dorie Clark, author of “Entrepreneurial You,” told me this might feed into the side hustling trend. “They've grown up in a context where disruption is the norm and so the idea of hedging your bets and trying a lot of different things is not so alien,” she said. In fact, for both generations, it may seem like the smart move. New online marketplaces such as Etsy, Depop and Fiverr are making setting up shop to sell goods and find freelance work easier and cheaper than ever — especially for young digital natives. Just look at the rise of active sellers on Etsy. Some have turned to remote consulting gigs, especially those who lost their jobs or graduated into the world of Covid-19. A survey by Upwork in June and July last year found that of millennial and Gen Z freelancers, respectively 44% and 36% had started during the pandemic. In the combined millennial-Gen Z workforce, 47% had done such work in the past year. What’s more, these freelancers tended to report a lower negative impact from the health crisis. Could this trend help lift the Classes of 2020 and 2021 out of the recession? While not all side hustles will flourish into full-time employment, they can give young people some added security with an extra revenue stream — a “built-in plan B” as Clark calls it — along with skills that will help them in their careers down the line. Being an entrepreneur is like entering an intense business boot camp, she explains, covering the gamut of marketing, customer acquisition and product development. Plus, having the purpose of a side hustle and an outlet for creativity could also help ward off some of the adverse mental health effects teens and young adults are suffering amid social-distancing restrictions. The kids are undoubtedly getting a rough start, and many will need a lot of support to catch up on educational shortfalls and make up for lost opportunities. But I’m confident that Gen Z aren’t going to let Covid-19 rip their future out of their hands. “I mean, we don’t think so much about the impact on the consumer’s health or the impact on the environment,” she said. “What matters is to produce as fast as possible, as cheaply as possible. Toward that process, you actually end up creating a lot of waste. But as long as the line can run as fast as possible and if the marginal cost can decrease, that’s still a good improvement.” That turned Basch’s thoughts to combating waste. “The food industry is a big one, and the power of technology is really there,” she said. “You can connect the right people at the right place so that they work together on solving an issue. That was the whole intention behind the app. I then quit my job at Nestle and started looking for developers. I found some people that were actually working on a similar project in Scandinavia.” (This explains her proficiency in Norwegian, according to her LinkedIn profile.) Too Good to Go started in six countries in Europe, quickly spreading to 14 countries and saving more than 60 million meals. TGTG landed in the United States (Boston and New York) about four months ago, and after Philadelphia’s launch will add Washington, D.C., and San Francisco. The free app maps the day’s participating food businesses, the price of the surprise bag (typically about $5), and the designated pickup window (typically the end of the business day). Businesses can make as few or as many bags as they want, based on leftovers. TGTG works within the margins of the food donation ecosystem. Many charities won’t touch prepared foods because of the perishability. Many also won’t send a truck to a restaurant to fetch a comparatively small amount of food — such as several pounds of misshapen dumplings, 10 extra rolls, or a pan of sauced beef that might not be at its peak the next day. Ordinarily, such food might be taken home by employees, eaten by employees, or “thrown out — but don’t let the boss see,” said Ian Natowsky, owner of Yellow Bicycle Canteen in Philadelphia's Washington Square West. Yellow Bicycle and several other restaurants started offering bags before the official launch. Natowsky said he has included an assortment from his vegetarian menu: a garden quiche bagel, house greens, potato salad, and quinoa tabbouleh. The $4.99 surprise bag on Sunday from Crunchik’n, a Korean takeout in Washington Square West, included a to-go box with two fried dumplings, a mound of bulgogi, plenty of japchae noodles and white rice, and pickled vegetables — more than enough to feed a person. Popcorn chicken filled a second container, and the bag contained a shrink-sealed cup of passion fruit tea with boba (the tapioca bubbles cannot be saved). Jen Choi, who owns Crunchik’n with her father, John, said she joined because “it seemed like a good way to use foods that we would throw away.” “I never heard of them till they walked in. It sounded spot-on,” said Natowsky, at Yellow Bicycle. Any downside could be the cost of labor — plus packaging — but “feeding people is great energy,” he said. The deals also can be considered a calling card, attracting deal-seekers who might be unfamiliar with a business. “People experience your (menu) at a reasonable cost and you can showcase your vision without heightened expectations,” Natowsky said. ©2021 The Philadelphia Inquirer, LLC. Fitness Machine Technicians off to fast start with niche in equipment service Continued from page 1. and home exercise facility equipment. “We’re off to a really fast start,” said Pearson, two and a half weeks after the Omaha-Lincoln area franchise opened under his ownership February 2. “In our second week, we’ve almost filled a complete week for my service techs as far as work goes.” Pearson has a good idea of what’s on the horizon. “There is definitely going to be an opportunity with more people buying equipment for their home gyms,” he said. Another avenue is commercial properties, such as multi-family housing complexes, that have maintenance staff who are already burdened with other duties. “Nine times out of 10, most people don’t want to dive into the diagnostics of fitness equipment,” he said. “It can be intimidating for most people. So, that gives us more opportunity.” Pearson acknowledged it takes “a little bit more volume” on the residential side to make up for the commercial work. “We’re optimistic, not only with the franchise location, but we’re optimistic with things coming back around and, even

Convenience driving e-learning growth by David Kubicek
Although COVID-19 forced many organizations to conduct classes and training online, convenience will continue to drive e-learning long after the pandemic is a distant memory. Many local organizations send their staff to Project Harmony’s child abuse and neglect training, but people who have work conflicts can’t always attend classes in person, according to Nicole Paul, director of organizational development and training. “ We g e t r e quests from those organizations to Paul access e-learning,” she said. “The convenience factor is key.” People may register on the organization’s website and take webinars through its learning management system. “They’re essentially courses we offer live that we’ve converted to an online format so people can take them at their own pace in whatever environment works best for them,” Paul said. “It also allows us to reach an audience outside of our region, [so it is inconvenient to attend live trainings].” Project Harmony currently has four training webinars and is working on some micro-learnings, which will be short nuggets of information taken from the organization’s training about child abuse and neglect. All of Creighton University’s courses now have an online component, according to Debra J. Ford, associate vice provost for the teaching and learning center. Prior to the pandemic, many of the university’s graduate and professional programs were already online or a hybrid
model. Creighton built upon and expanded that infrastructure to support the entire University’s move to hybrid or all-online delivery. “In addition, faculty and staff development programming is now offered synchronously through Zoom, supported by our learning management system,” Ford
Ford Merritt said. “We also offer a variety of continuing education opportunities online.” Greater flexible scheduling and geographic access drive e-learning. “I have students in my online classes from across the country and in several other countries,” Ford said. “The cost — both financially and personally — would be far too high for many of these students to enroll at Creighton for face-to-face courses. This enhances the diversity in ideas and experiences that we discuss.” Using state-of-the-art e-learning design technologies and methodologies, HDR’s e-learning team provides the core content of its training materials in a dynamic and interactive online resource, according to eLearning Development Manager Michael Merritt. These trainings can be accessed anytime and anywhere by HDR’s 10,000 employees in its 200 plus offices worldwide. “E-learning provides an efficient way to provide training that delivers the same message, practices, and development opportunities,” Merritt said. “Our eLearning
catalog includes a wide variety of training topics from compliance, career development, soft skills, communication, and industry-leading practices like Envision and sustainability.” According to the Association for Talent Development’s 2019 State of the Industry report, 56% of all learning hours were delivered via an e-learning delivery method, an increase of 15% from the previous year. “Given most companies’ 2020 travel restrictions for trainers and employees, I anticipate that number will continue to increase in 2021,” Merritt Benak said. QLI, a post-acute rehab facility, has been running a monthly webinar series for the past three years, according to Provider Relations Director Tim Benak. “[Webinars] on education [are for] anyone who may be helping injured individuals navigate their recovery journey and staying top of mind when choosing a rehab facility,” he said. “To create a unique and truly educational experience for our webinar attendees, we focused on making the presentations more organic. They’re conversational, and they incorporate audience participation through live chat features. “We’ve noticed a considerable increase to our attendance numbers over the last 12 months with more people working from home and not going to conferences to see live presentations. I expect that trend will continue in 2021. I see e-learning being driven by the want [and] need of education and the ease of access to information with all of the available presentation platforms.”
Always “big on work ethic,” Pearson’s parents suggested he mow the neighbors’ lawns in addition to his own chores. “I don’t know if people felt sorry for me, but I ended up getting four lawns on a regular basis when I was 10 to 12, and I enjoyed it — I’d just throw on the old Walkman,” he recalled. When high school rolled around, Pearson and his friend, James, stepped up; by year No. 2 of their partnership, they had 20 yards. “We started to get some traction,” he said. “We were making decent money for a couple of 16-year-olds.” Within a year of their post-college careers, business had doubled and customers were asking for additional services, from fertilizing and landscaping to snow removal and Christmas lights. They obliged. “I never envisioned it turning into this,” he said, when reflecting on the growth of the business. As much as Pearson enjoyed the business, he realized it would be easier to make a “jump” now, rather than in his mid-40s or mid-50s. Six months prior to selling his half of the business, Pearson met with local franchise guru, Blake Martin, of FranNet. They explored no more than 10 and no fewer than five concepts before arriving at a financially- and personally-feasible one: Fitness Machine Technicians. “I wasn’t sure I wanted to start a business from ground zero again,” he said. “I wanted some things to be taken care of, and this one fell right in line with who I am. I’m used to customer service and passionate about fitness. I also saw the potential to scale this company.” His concerns, coming from an independent business background of 100% autonomy, were quickly assuaged. “Obviously, there are standards that you need to meet,” he said. “But they supply you with all the resources to make that happen and how to handle sales. And, while they do have templates, it doesn’t necessarily define how to run the business. There is enough flexibility for me to work within the system.” Pearson said he’s proud to be a part of a brand that ranked among Entrepreneur’s Top 500 franchises (reportedly, at No. 208 on its 2021 list). Introduced in 2014 following the 2002 acquisition of Exertech, Fitness Machine Technicians was founded by Chief Executive Don Powers. The brand reportedly began franchising two years later, and operates in more than 100 markets across the country.
