METHODOLOGY: This Report represents the culmination of the programming process begun in September 2013 and contains the information collected through research, interviews, and analysis of the existing conditions and project requirements. An initial period of data gathering included review of site conditions and statistical data. Pertinent information was also compiled from record drawings of the existing facilities and client questionnaires. An in person interview was conducted at the project site. After the interviews and data collection, McAuliffe & Co. evaluated the results and developed Program Statements to summarize the nature of the project. A Program Report was issued and reviewed by all parties involved in the programming process. Comments and modifications suggested have been incorporated in the publication of the Report in its present form. DISCLAIMER: The Client and the Programmer understand and agree that this is a preliminary program document, and acknowledge that further design exploration may reveal additional opportunities or constraints which might necessitate adjustments in program requirements.

AS THE ARCHITECTURAL CHARACTER & CHARM OF THE MAIN LIVING SPACE ESTABLISH THE DESIRED ‘IDENTITY’ OF THIS HOME, A SIMILAR QUALITY MUST BE EXTENDED TO THE EXTERIOR OF THE EXISTING ARCHITECTURE AND THROUGHOUT PROPOSED IMPROVEMENTS/ADDITIONS.
AS THE STATED BUDGET AND LEVEL OF QUALITY ARE ESTABLISHED TO BE MODERATE, THE PROJECT IMPROVEMENTS MUST MAKE EFFECTIVE USE OF FINANCIAL RESOURCES AND BE CONSTRUCTED WITH LANDSCAPE IMPROVEMENTS FOLLOWING IN A SECOND PHASE.

SINCE THIS PROPERTY IS INTENDED FOR SHORT-STAY VACATION AND SEASONAL USES BY VARIED GROUP SIZES OF FAMILY AND FRIENDS, THE DESIGN MUST BALANCE HOSTING LARGE GROUPS (10-12 P.) AND COMFORTABLY ACCOMMODATE INTIMATE GROUPS (2-3 P.) IN A ENTERTAINMENT/RETREAT STYLED ENVIRONMENT.
AS ADA ACCESSIBILITY IS AN EXPRESSED PRESENT NEED AND AN ANTICIPATED FUTURE NEED FOR THE PROPERTY, THE DESIGN MUST MAKE PROVISIONS FOR READY ACCESS AND EASE OF USE FOR MOBILITY IMPAIRMENT THROUGHOUT EXISTING AND PROPOSED IMPROVEMENT AREAS.
SINCE VIEWS OF THE SURROUNDING MOUNTAINS FROM THE REAR YARD AND PORTIONS OF THE PRESENT HOME ARE AN IMPORTANT FEATURE OF THE PROPERTY, OUTDOOR LIVING AREA IMPROVEMENTS AND PROPOSED BUILDING ADDITIONS MUST PRESERVE AND TAKE ADVANTAGE OF EXISTING VIEW CORRIDORS.
AS THIS PROPERTY HAS BEEN PASSED DOWN THROUGH THE FAMILY AS A VACATION AND RETREAT OPPORTUNITY, THE DESIGN MUST ENHANCE, EXPAND, AND SUPPORT THOSE FUNCTIONS AND FOR THE PRESENT AND FUTURE GENERATIONS TO ENJOY.
