METHODOLOGY: This Report represents the culmination of the programming process begun in February 2015 and contains the information collected through research, interviews, and analysis of the existing conditions and project requirements. An initial period of data gathering included review of site conditions and statistical data. An in person interview was conducted at the McAuliffe & Co. offices. After the interviews and data collection, McAuliffe & Co. evaluated the results and developed Program Statements to summarize the nature of the project. A Program Report was issued and reviewed by all parties involved in the programming process. Comments and modifications suggested have been incorporated in the publication of the Report in its present form.

This is a preliminary program document and further design exploration may reveal additional opportunities or constraints which might necessitate adjustments in program requirements.

SUMMARY STATEMENTS:

SINCE THE EXISTING LOT FEATURES UNIQUE TOPOGRAPHY AND GRADE CHANGES THE DESIGN MUST TAKE ADVANTAGE OF THE TOPOGRAPHY AND USE IT AS A DESIGN FEATURE.

BECAUSE THE OWNERS REGULARLY ACCOMMODATE GUESTS AND GROUPS THE GREAT ROOM SHALL BE A FLEXIBLE SPACE WITH STRONG CONNECTIONS BETWEEN LIVING, KITCHEN AND DINING ROOMS.

THE ARCHITECTURAL FORM AND CHARACTER WILL BE PURPOSEFUL, SIMPLE AND CLEAN. THE DESIGN SHOULD ESTABLISH ITS CHARACTER THROUGH REFINED DETAILING AND SELECTIVE USE OF FEATURE MATERIALS

SINCE VIEWS OF THE MOUNTAINS FROM THE FRONT, SIDE AND REAR YARD ARE AN IMPORTANT FEATURE OF THE PROPERTY, OUTDOOR LIVING AREAS AND WINDOW LOCATIONS MUST TAKE ADVANTAGE OF VIEW CORRIDORS.

BECAUSE THE OWNERS PREVIOUS RESIDENCES CONTAINED DISJOINTED ELEMENTS THE ARCHITECTURAL LAYOUT, STYLE, FORM AND EXPERIENCE SHALL BE COHESIVE AND UNIFIED.

AS THE OWNER’S PARENTS ARE TO LIVE INDEPENDENTLY ON SITE THE DESIGN SHOULD INCORPORATE SELF SUFFICIENT APARTMENT WITHIN FOOTPRINT OF HOME.
