2021-2022 Financial Blakehurst Report Aaron Bird
A word from Aaron Bird Again it's been a rollercoaster year in terms of property. It may seem like a lifetime ago but the first part of the 2022 financial year we were actually in lock down. Despite the Georges River Council being categorised as high risk we were still able to market and sell homes during this period. Reflecting on this period it was actually a wonderful time as families had far more time to consider their situation and what was important. Many came to the conclusion they would like to upgrade their current home and what transpired was a buyer frenzy with demand sky rocketing, coupled with low supply meant a sharp incline in property prices.
Blakehurst reaped the benefits of the high buyer demand and we saw the median house price increase by an incredible 34% over the financial year. How quickly conditions changed and with the Reserve Bank raising interest rates to control inflation we have seen buyer sentiment fall significantly and the market enter into a correction phase. Just how much of a correction we will see over the coming year is still a topic of hot debate with the latest experts indicating 15% possibly 20%. Although this sounds like a lot, if you take into account the capital growth over the last few years most home owners will still be a long way ahead of where they were five years ago.
