he Block has continued to capture the attention of architecture and design enthusiasts across the nation. Through constant determination, masterstrokes of design and outstanding planning, this ‘Modern Lux Deco’ apartment by The Block contestants, Sara Tumino and Hayden Vale, has got all of Australia talking. “There is no other apartment or house on the market that is this big,” says Michael Townsend, principal of McGrath real estate. With 250 square meters of internal floor space, it is definitely one worth indulging in. We speak to Sara and Hayden to find out more about unique features within the apartment and what sets it apart from the rest.

Winning the opening challenge on The Block meant that you had first pick of any apartment. Was there a specific reason you chose apartment three? Sara: We picked apartment three because we wanted to work with the heritage aspect of the building that was part of the original Gatwick Hotel structure. Knowing that people in Melbourne appreciate history and architecture, we used existing Art Deco elements to inform our design concept, and gave it a modern lux twist in respect to the older-style features. Hayden: Absolutely, that definitely played a big part in our decision. I also have to add that the apartment is located at the back of the building, which not only means that it is private and secure, but it also has views of St Kilda and the city skyline. From my point of view as a builder, it was already heavily insulated. The double brick wall and concrete structure ceiling meant that the acoustic conditions within the interior were ideal. With increased ceiling heights and bigger internal square footage, we believe that we transformed apartment three into a luxurious bayside, exclusive home. For people who are thinking of applying to the competition, how does having renovation, construction and building experience help you at The Block? Sara: I’m sort of new to the renovation scene! But I have learned a lot and I think this will help us overcome future challenges and obstacles when we renovate our own beachside home. Hayden: That’s true, Sara’s just recently endeavoured into this scene. Having over 20 years’ experience as a construction and project manager means that I have worked on numerous projects with different layouts – both commercial and high-end residential. That also helped me understand the relationship between form and function to deliver valuable results for any buyer.

I can see how that would be helpful with specific design details and elements. Hayden: Yes, especially the experience I had collaborating with professionals from different disciplines, that was particularly useful for us on The Block. We successfully chose custom lighting features, door handles and the bespoke brass bath to add luxury into our space. That is very interesting because you guys come with a wealth of knowledge! What do you think buyers will be most excited about? Sara: Apart from the kitchen and all its stunning high-quality appliances, I’d have to say the coffered ceiling in the bedroom with LED perimeter lighting is very stylish. Also, the electronic fireplace in the living room adds that special cosy touch to the apartment. Hayden: Well, for me, there are lots of unique features I particularly love. Having underfloor heating in both bathrooms, integrated audio and lighting in the living, dining, kitchen and terrace all controlled through Alexa, and even the electronic blinds… the list could definitely go on! We’ve also considered sustainable aspects such as using LED fixtures for all our lighting and reverse cycle airconditioning throughout the whole apartment. Sara: Absolutely, we really wanted to make sure that apartment three was both cost effective and energy efficient. Is it because you’ve noticed buyers paying attention to these kinds of features? Sara: Yes, we’ve paid close attention to the area and buyer profile. But beyond that, the way we decided to combine the living, dining, kitchen

and terrace area will also really appeal to buyers. People will love the kitchen space; it’s elegant and timeless, fitted with ample storage and four ovens, a built-in coffee machine, a wine fridge, a Billy Tap with hot and cold filtered drinking water, and a huge butler’s pantry. There’s storage everywhere! Hayden: Like Sara says, these spaces can be used for entertaining and it is a big asset to have in an apartment this size to work with. Having all-yearround access to the undercover alfresco with all that natural light is definitely a charming feature. And what aspects of the suburb, St Kilda, appeals to you and buyers most? Sara: Personally, I believe that St Kilda pier has a very big culture and arts scene. There are loads of restaurants and cafes, some of Melbourne’s best bars and new boutique hotels. Even markets, parks and all kinds of entertainment are dotted throughout the area. Hayden: I’d have to say that easy access to both the city and coast is a very attractive feature of the location. There is also rejuvenation happening to the whole suburb bringing the area back to life. Apartment three is basically on the boarder of West St Kilda, and for the last couple of years, it has been the most sought-after suburb in Australia – with a top rating for capital growth!
