The Year in Review
Despite continued negative press surrounding the property market and the economic forecast, we are pleased to advise that local supply vs demand is still holding strong. The lifestyle that our area offers will always play a major role in the stability of our market, regardless of the external white noise you may read or see reported in the news.
Given that interest rates have remained stable for the past 12 months, buyers have been able to process the going rate and rationalise their outgoing costs without worrying about the uncertainty that we experienced in early 2022. The words that come to mind when talking about our current market is ‘price sensitive’. There is a consistent pattern forming in the marketplace that if the initial pricing strategy is perceived to be slightly too high by buyers, it can have a big impact on the level of buyer activity when it comes to open house attendee numbers.
When an agent can confidently substantiate price estimates to prospective buyers through proven recent sales evidence, it’s not uncommon for our open house attendance to be in excess of 10+ groups. This level of interest at open homes has instigated multiple buyers becoming involved with negotiations, and we have seen a number of our properties sell for a higher value than the upper limit of our original price estimate. With these case studies, our days on market have been known to be less than 20 days from going live on the market through to the exchange of contracts.
Lastly, for any owner looking to sell an investment property with a current lease term of 90+ days remaining, this may have a negative impact on the eventual sale price. Due to the position of interest rates, we’re finding that 90% of our buyers are owner occupiers and not investors. When we are dealing with highly motivated buyers looking for a home to move into, even if the property is exactly what they are looking for, the timing for taking occupation can be a deal breaker especially if the buyer is working with a short time frame.
