“I am writing this letter as a (former) tenant of a unit that was sold on behalf of our landlord by Alex Jordan. Primarily, I would like to convey just how appreciative I and my fellow housemates are to have dealt with someone as professional, courteous and helpful as Alex. After receiving the unenviable news that our place was hitting the market, we immediately had negative thoughts that we would be subjected to a total loss of privacy through countless inspections, open houses, valuations and various other appointments associated with the sale. As tenants, we realised that we had no control over these appointments and no real ‘rights’ other than to receive a letter in our mailbox 24 hours in advance, informing us of the ‘intrusions’. These thoughts were, of course, coupled with the knowledge that we would no longer be able to continue residing at a place we considered ‘home’. Our fears and concerns were immediately quelled upon my first contact with Alex. He was incredibly understanding and flexible, and made it obvious to me that he wanted to ensure that we were completely comfortable with every facet of the process. At that stage I also, very naively, took comfort in the assumption that Alex would have difficulty selling the unit. Not only was it considered a very tough market at the time, barely 6 months prior one of our neighbour’s had taken their unit off the market after being unable to sell. Alex’s constant communication was incredibly reassuring, as he kept us up to date with everything that was happening. At no stage did we ever feel inconvenienced in the slightest. Prior to this experience, I honestly had little to no faith in the integrity of real estate agents. While I generally resent perpetrating negative stereotypes, the number of terrible experiences I’ve encountered led me to buy into the assumptions. As tenants, we had always paid our rent on time and were meticulous in ensuring the upkeep of the property – suffice to say we considered ourselves good tenants. Alex’s honesty and communication not only swayed my opinion about agents, it led us to assist in ways that could be considered even beyond the expectations of ‘good tenants’. Where possible, we sought to help Alex in successfully ‘kicking us out’ so to speak. This included doing things like taking time off work to let in photographers and floor planners, to even changing our
cleaning routines to coincide with buyer’s inspections. Again, Alex informed us every step of the way. We knew when buyers expressed interest, we knew when an offer was made, and we knew when it was accepted. When we did finally receive word that an offer was accepted and seemed very likely to go through, we panicked a little bit. The reality of finding a new place set in and we felt like we would have no time to find a suitable place. It was at this stage that Alex, entirely of his own accord, offered to be a reference for each of our applications. He also assured us that, should he be contacted as a reference, ‘we would have absolutely no problem getting any place we wanted’. As is the nature of the rental business, we had more than enough time to find a suitable new place and, sure enough, we were accepted for the first place that we applied. That Alex went far beyond his duties required speaks volumes about his personality and professionalism. In the grand scheme of things, we, as tenants, are merely an inconvenience to deal with when trying to make the sale. The Brisbane Market - John McGrath I believe the South-East Queensland market will outperform the rest of Australia over the next three to five years. Property has been significantly oversold since the GFC and seachangers who have deleveraged are in a prime position to take advantage of some outstanding value seen in this market. Right now, the Brisbane market is stable with slowly increasing demand coming from all corners – upgraders, investors, first home buyers and seachangers. The diversity of demand is resulting in better sale prices, which in turn is raising confidence.
The strong macro fundamentals affecting all markets will also have an impact on Brisbane – our stable economy, low unemployment, a new Federal Government, a vast undersupply and home loan rates at their lowest in 30 years. The Brisbane market is on the cusp of its recovery and I believe 2014 will be the first year of good growth.
