Market commentary Most local residents are familiar with the benefits of living in this beautiful suburb. Indooroopilly is surrounded by two major golf courses (St Lucia Golf Links & Indooroopilly Golf Club), within the catchment of Queensland’s most reputable primary, secondary and tertiary education facilities, home to West Brisbane’s largest Shopping Centre, with exceptional public transport and borders the Brisbane River. 2018’s Global Liveability Report by The Economist Group, ranked Indooroopilly as Australia’s 8th most liveable suburb – interesting to note that this same top 10 list did not feature any Sydney suburbs. Indooroopilly’s current median house price is currently sitting at $870,000 (2019), down 1.9% in the past 12 months. The total number of house sales in 2018 for Indooroopilly was 122, down from the 136 sold in the previous year, a 10.3% drop in the total number of house sales. The uptrend in equities, job growth and retail spending has contributed to the incline in consumer confidence that’s supporting property prices. Whilst interest rates remain at historic lows (RBA cash rate 1.5% and most banks’ lending at under 4%), the stability in Brisbane’s prestige market is likely to continue as more buyers from Sydney and Melbourne recognise the lifestyle benefits and relative affordability of living in this great city. “Thank you for selling my house Alex! When I decided to sell I contacted you initially because you are the number one agent in Indooroopilly. When I met you I then signed up immediately, without speaking to other agents, because I could see you had integrity and you are a good person. I gave you a difficult assignment, a third generation home with emotion attached – always difficult for an agent to navigate. In addition it was a quirky property (affectionately known as the white whale), with a wow factor but would not appeal to everyone. The market was also limited because of the high end price, but I knew the right person would love it and so did you. You stood by me and held firm with price where most agents would have buckled based on self-interest and sold me out by pressuring me to reduce my price dramatically to secure a sale. But you are not like most agents and that is why you are number one! I had agents calling me nearly every day circling like vultures trying to take the property away from you but I stood by you because you stood by me. I knew you would get the outcome for me and you did. You and your team have largely contributed to the increase in house values in the Indooroopilly suburb. You sold two houses close to my property at Indooroopilly, prior to selling mine, which immediately increased my bank valuation by about $300,000. But you then sold my property for about $200,000 more than the bank valuation. Within 12 months my borrowing capacity increased by $400,000 ($500,000 x 80%). Got to be happy with that!
