Market Observations We have faced much uncertainty over the last twelve months with regulatory changes to the banking sector, a federal election and of course more recently, a global pandemic. Depending on what newspaper you pick up, it can be difficult to navigate what is actually happening in the real estate market, and what most industry professionals predict. The 4069-property market has been a tale of two landscapes over the past year. When we review the physical data, it does show a slight decline in property prices over the last financial year. This was partly to be expected as a cyclic change, following a seven-year growth period, however buyer confidence issues around a possible change of government slowed down demand for properties, and the number of property transactions eased. This was however, counter balanced with increased demand as confidence regathered towards the back end of 2019, resulting in more buyer competition and a decreased average days on market. We had high expectations for 2020, as most markets appeared to be experiencing some form of buoyancy. As we entered 2020, the rise of COVID-19 caused a short-term paralysis for both buyers and sellers, with the number of listings falling dramatically as owners withdrew their properties from market and buyers awaited a possible decline in prices. Certainly, forecasted economic conditions suggested that this could be the case.
Fast forward a few weeks, and the number of new COVID-19 cases started to fall and buyer activity started to rise, however the number of new listings coming to market did not. Demand started to exceed supply again, and the start of the new financial year appears as warm as we have seen it for many years, with a notable level of competition for buyers looking for quality homes. Acreage markets are also experiencing a new level of demand due to more consideration from passive buyers after spending plenty of time working from home, especially from young families looking for more space for their children to play. Recent announcements on government grants to stimulate the construction industry for new builds or renovations, has also created a higher level of enquiry on vacant land which we also expect to have a direct positive impact on prices. Whilst the final economic impacts from COVID-19 are yet to be seen, I believe our local market will remain resilient and buck the trend on what other more vulnerable markets may experience, given that we are primarily owner-occupied (as opposed to a majority of holiday or investment properties). Couple that with historic low interest rates, we expect buyer demand to remain firm.
