HUNTERS HILL WOOLWICH HENLEY HUNTLEYS COVE HUNTLEYS POINT LINLEY POINT EDITION
End of financial year report 2020 Tracey Dixon
Local Market Review With the close of another financial year, as I reflect on the 2019 / 2020 wrap up it certainly has offered the most interesting year of real estate in my 25 years of selling Hunters Hill property! Typically I have seen local real estate go through a period of growth roughly every 7 years, a period of price correction / a dip in the market then the cycle starts over; however in the last couple of financial years we have seen this cycle happening in 6 month periods. Last financial year started off with a sense of renewed optimism after the federal election result and Hunters Hill real estate continued to trade well through to December, I made my last sale for the year on Christmas Eve selling 3 Euthella Ave, a deep waterfront overlooking Tarban creek. We started 2020 with strength in the market; however early reporting of Covid-19 in the international and local media created uncertainty with buyers and we experienced a slight correction. The positive news is overall Hunters Hill and surrounding suburbs have performed better than this time last year! During the lock down of Covid-19 I sold a number of properties across all price points but my stand out sales were an off-market home on The Point Road, Woolwich selling for over $10m and setting a new suburb
record sale price with an off market waterfront home in Linley Point. Lock down created an opportunity for many of my clients to have the time to focus on their family and real estate needs. Dealing with serious buyers and sellers has resulted in many positive transactions this year to date. Australians continue to maintain a keen interest in property with both the realestate.com.au and Domain websites achieving a record high number of people searching for properties for sale and it’s continuing to climb each week. We currently have a lack of stock for many of our buyers and next year we see this changing. It’s predicted that there could be more listings and longer days on market so those owners considering selling in 2021 would be advantageous to consider bringing plans forward. I believe we live in one of Sydney’s best suburbs and it is always a pleasure to help my clients who often become friends, with their real estate needs. I welcome your call if you wish to discuss your next move or investment or simply want to be included in receiving our regular newsletter with our sales and off-market properties.
EOFY wrap & trends for FY21 by John McGrath It’s been a year of surprises that began with a returned Liberal Coalition Federal Government and falling interest rates, which injected new confidence into the market and a pivot back to growth.
A big test is coming in September when JobKeeper ends and mortgage repayments resume.
We’re ending the year in the midst of the world’s first pandemic in more than 100 years, with the first recession in Australia in three decades now underway because of it.
While the media continues its scare-talk of an ‘economic cliff’, remember that the Morrison Government has done a magnificent job managing this pandemic, so much so that we were the only advanced economy to receive an upgraded outlook from the IMF last month.
Yet property continues to demonstrate its magnificent resilience, with only slight falls in the median value of East Coast capital city homes and impressive price stability in regional areas since this all started. At a Glance:
Governments are already moving to soften the recession by fast-tracking infrastructure projects nationwide and introducing HomeBuilder to boost the crucial residential construction sector, which directly or indirectly employs about 6% of the workforce.
•
Capital city home prices have fared well despite the Australian economy slipping into a Coronavirus induced recession
As we wait to see how this all plays out, here are some trends I expect to see in FY21.
•
East Coast capital city homes went up by 13.3 per cent in Sydney, 10.2 per cent in Melbourne, 6.3 per cent in Canberra and 4.4 per cent in Brisbane
•
Turnaround from FY19 when values fell by -9.9 per cent in Sydney, -9.2 per cent in Melbourne, -2.6 per cent in Brisbane and went up 1.4 per cent in Canberra.
•
Over FY20, East Coast capital city homes went up by 13.3 per cent in Sydney, 10.2 per cent in Melbourne, 6.3 per cent in Canberra and 4.4 per cent in Brisbane.
This is a turnaround from FY19 when values fell by -9.9 per cent in Sydney, -9.2 per cent in Melbourne, -2.6 per cent in Brisbane and went up 1.4 per cent in Canberra. The property market is pretty stable overall but as expected, we have seen a shift in prices of about -5 to -10 per cent in many markets. Employment is the biggest economic macro affecting property and there’s been 835,000 job losses reported by the Australian Bureau of Statistics so far (likely higher but JobKeeper recipients are recorded as employed). We still have a general shortage of stock for sale and this has been a stabilising factor for prices. We’ve seen many sellers surprised and delighted by strong auction results. We’re not seeing distressed sales yet because JobKeeper, JobSeeker, early access to super and bank repayment holidays have kept people financially afloat.
•
Millions of Australians have already changed their living arrangements to save money and this will continue, particularly multi-generational households
•
More people will work from home permanently and relocate to lifestyle locations
•
Foreign investors and ex-pats are perceiving Australia as a ‘safe haven’ and returning. The lower dollar is also encouraging ex-pats
•
Renters will have great choice and negotiating power. No immigration and fewer international students will hit inner city and university areas hardest
•
With home loan repayments usually our highest monthly household expense, I encourage everyone to do a home loan health check ASAP to see if there is scope to reduce costs now.

Tracey and Nick delivered a great result.
Fantastic and Professional
From our first initial meeting with Tracey, we were impressed with her professionalism, ‘can do’ attitude and knowledge of the market.
Tracey and her team were totally professional and thorough. We were kept up to date and well advised throughout the sale process. It was seamless and we achieved a fabulous sale price.
Tracey and Nick ensured that everything ran smoothly; from the brochures, building & pest report, adhoc repairs, openings, etc - everything was considered and well executed. Throughout the campaign Tracey and Nick kept us informed, providing buyer feedback regularly - this was very useful, particularly when it came to the time to make a decision on the sale. We were very comfortable with Tracey’s final recommendations approach, price and the final terms. They were perfectly timed! Tracey Dixon and her team were highly recommended to us - and we strongly recommend them to you! Vendor
I highly recommend Tracey and her McGrath team. Vendor

Our sincere thanks to Tracy Dixon & the McGrath Hunters Hill team for what was literally a stressfree marketing campaign. Your team was selected as the preferred company; and were attuned to our needs and openly discussed and provided honest feedback throughout the entire campaign. The auction day sale was compromised in many ways due to COVID 19 and Tracey pulled through with a fantastic result. We would highly recommend Tracey and the team to anyone wanting to sell their home. Not only experienced in real estate, however honest in her approach and extremely efficient.
Selling your house can be extremely daunting. From decluttering, packing and styling, building inspections etc etc. So a huge shout out to Tracey Dixon and her team at McGrath’s Hunters Hill. Tracey was amazing. She provided so much advice on getting me prepared for sale months beforehand and put me in touch with all the right people so when the house went on the market it was smooth sailing all the way. My home sold before auction which was fantastic! Thanks Tracey!
