4069 MARKET REPORT 2021 QUARTER ONE


Market Observations 2020 will go down in the history books as a moment in time that will have redefined how we live and work. Fast forward into 2021, I doubt anyone could’ve predicted how our local property market has rallied into one of our strongest yet. So, what is actually happening out there? Essentially, it comes down to the simple economic equation of supply and demand. There is currently a record low number of available properties for sale through 4069 and surrounds, and buyer activity has nearly doubled since 2019. The low number of available properties for sale is the direct outcome of seller uncertainty over the last twelve months. The usual number of potential vendors either didn’t purchase a property to downsize or upsize into through 2020, or simply didn’t action pre-sale preparation and consideration during this time as most assumed it would be a bad time to sell. Then, combine that with a pent-up supply of downsizing vendors, due to the lack of development catering for empty-nesters and downsizers. Current market activity will also see an upswing in median price, and therefore capital growth. So, unless potential sellers have a pressing need to sell, most will opt to hold and ride the wave.

The notable increase in buyer demand has been driven mainly by historically low interest rates. Buyers are using this opportunity to take advantage of borrowing cheap money to upsize (our largest buying demographic), or for first home buyers, just to get into the property market. Couple that with an increased appetite for lifestyle changes from our southern state neighbours, property enquiry is as strong as I have seen for over a decade. Our prestige markets are also extremely active. Our local surrounds have recorded more sales over $2M in the last nine months, than were recorded over the last five years. Confidence and more transactions in the upper end of the market is also having a direct impact on the rise of median prices. Whilst no one can look into a crystal ball and predict the future, I believe strong market conditions will continue for the next six – twelve months (if not longer). The speed of market growth may slow as more sellers decide to take advantage of these conditions; however, all the fundamentals indicate further growth in our local property market. Some industry experts are even predicting property prices to rise by 20% over the coming two years. My advice: one way or another, you need to have/keep equity in the property market over the next two years.

He is also a key sponsor of the Kenmore Centenary Rugby Union Club with ‘grass-roots’ experience, having played at the club as a junior for many years.
