The Local Market What a year it’s been in both local and Sydney real estate. We have seen some truly amazing prices being achieved in the local area with buyer demand at unprecedented levels and properties selling far above reserve when positioned and marketed correctly. My team and I have had a wonderful year thus far selling close to 60 properties for our clients and we are not finished yet with some wonderful local homes due to auction in December. According to RP Data, Sydney house prices are up 12.1% for January-November, so the pace of growth in 2014 has not been far off the remarkable 15.2% growth we saw in 2013. Clearance rates have hovered around the boom-

time level of 80% for most of the year, although they have tapered into the 70% range this month – as expected, due to a huge amount of stock that has come onto the market in the traditional preChristmas rush to sell. We are now taking bookings for 2015 campaigns. A Word From John McGrath Instead of seeing marketing as an unnecessary expense, vendors are increasingly seeing it as an investment that is likely to generate a higher price for their home through increased buyer competition. It’s easy just to go for the internet, which is much cheaper than print advertising. I’m a big believer in internet marketing but it will only reach active buyers who are internet savvy. Granted, this represents a large proportion of buyers in the market today but to achieve a truly premium price, you need to maximise competition and that’s where a combination of online and print media works best.

A recent study showed that nationally: • 51% of listings using online and print sold compared to 39% of those using the internet alone • Properties using online and print sold 1 week faster than web-only listings

• The prices achieved for properties using online and print were 8% higher than web-only campaigns When looking at a proposed marketing schedule for your home, don’t focus solely on cost – consider the strategy too. (Source RP Data national study conducted between Feb and Oct 2013)

Gladesville Ravens Women’s Super League Win U13’s Super League Title! In a massive victory the under 13 girls who played the whole season undefeated took out the Grand Final 2 - 0 over the Bankstown Lions. The Women’s Super

League competition is a representative competition run by Football New South Wales. The competition is a pathway to greater representative honours. Club officials were ecstatic at the win with Rob Barbagello the Director of Ravens Women’s Football

saying, “I am so happy to see the girls win after being undefeated for the year, it contributes to the proud tradition of very strong women’s teams of the Ravens”. The Ravens veiled over 64 Football (soccer) teams this year with more than half the players being women!
