2012 NAREMBURN 2013 PROPERTY REPORT PETER CHAUNCY
Peter Chauncy
Peter Chauncy and his team at McGrath What a difference a year makes. Our last annual report reflected the challenges of lower buyer confidence and subdued prices - a contrast to the final two quarters of this financial year where our team led a strong local recovery. We have seen prices firm and supply depleted creating a distinct seller’s market, and a very clear trend of higher priced renovated properties being traded to buyers previously focused on more expensive lower north shore locations. Despite recent price increases, Naremburn is still being seen as a value alternative with excellent amenity. One thing that hasn’t changed from last year is our teams’ strong performance in this market; we secured the suburb’s five highest sales in the final two quarters of the financial year and continued to see excellent results for our clients who have sold. With a proven track record, the right skill set and years of experience, our team has all the tools and network to sell your home for its full potential. We don’t take our dominant market share of local sales for granted being involved in such a high percentage of sales underlines our obligation to support price growth in the area through broad marketing and focused negotiation. I firmly believe that who you work with in today’s market is critical to the outcome of your real estate sale or purchase. Engaging an agent who can leverage the full spectrum of buyers and up to date market intelligence - drawn upon in the sensitive final discussions that determine the maximum possible sales price - is vital. As much as it could be argued the Naremburn area should sell itself the reality is that our record prices are the result of a powerful combination of many unique factors that we bring to the table. As you can see in our Top 20 Sales we have successfully achieved numerous street records, as well as the highest suburb price. If you are considering buying or selling in the Naremburn or local market, I look forward to providing the experience, knowledge and resources needed to achieve the best possible result for you.

“Having sold a number of properties though Peter Chauncy of McGrath in the past, I gave Peter the difficult job of finding a property that I could purchase in Bongalong Street, Naremburn. This was a street that I had loved for many years and I knew homes in this street were tightly held. Peter of course came through and earlier this year, we were able to purchase our dream home. Over the years that I have dealt with Peter, both as a vendor and a purchaser, I have always had a great deal of confidence in him. I have no hesitation in recommending him. He is a remarkable agent who is most diligent, trustworthy and professional.” 12 Bongalong Street, Naremburn - Alex Stuart
“Is there anyone else you would choose to list your property with in Naremburn? I don’t think so. Seeing the record that Peter had in the suburb it was a clear choice to approach Peter and his team. We did speak to two other agents but Peter was by far the best prepared and gave us the confidence to fast-track the selection process. We found the communication throughout the selling period to be great. We looked forward to the follow-up calls within one hour of the open home which was shortly followed by a comprehensive written report. After a few offers Peter secured us a sale price which we were happy with which demonstrated his value and truth.” 69 Northcote Street, Naremburn – Andrea and Nick Martens

“It was an absolute pleasure to meet and then deal with Peter Chauncy and his team when buying our home in Naremburn. I fell in love with 11 Grandview Street, from the moment I walked into the property then proceeded to bring along my husband, mother and father. I never felt any pressure from Peter or his team and he was very conscientious and professional in dealing with my husband and I. I found Peter to be very open and honest in his communication with us regarding other interested buyers and his responsiveness to any of my questions was outstanding. We are very settled and happy in our new home and what I do know is that when we do sell- I will use Peter’s services again with no hesitation.” 11 Grandview Street, Naremburn - Ron and Georgia Charles
“I have no hesitation in recommending Peter Chauncy and his team from McGrath to anyone looking to sell their home. Peter has a comprehensive knowledge of the local market and as such gave an honest and realistic appraisal, which was achieved prior to auction. It was a pleasure to deal with all the staff throughout the entire sale process. I was constantly kept informed and regularly updated during the campaign. I felt I had placed my biggest asset in safe and capable hands.” 31 Garland Road, Naremburn - Diane Brissenden

“Peter Chauncy from McGrath Crows Nest was the only agent I contacted to sell my house. I didn’t consider anyone else. Peter kept me informed all the way. I left everything in his hands and he didn’t let me down. It was a stress free and positive time. Peter sold my house before auction for a price I was very happy with. I would use McGrath again and have recommended them to friends and neighbours.” 29 Martin Street, Naremburn - Judith Baird
“Just a short note to say a big thanks to you and your team for all your help over the years in helping us find, purchase and sell our home in Naremburn. Your extensive knowledge of the Naremburn property market allowed us to purchase off market, removing the pressure of an auction. When it came time to head south and sell our lovely little Naremburn home there was no question of dealing with any other agent. It was a pleasure to deal with you again as someone we know and could trust. True to your word, the whole team worked smoothly and swiftly to deliver a great result for us with only two opens. We really appreciated your professionalism and benefited from your attention to the details. Our home achieved a great result for us and we believe you really add value to the selling of any home. Thank you.” 13 Dalleys Road, Naremburn - Rod Cummings and Keri Andrews

“We found ourselves in a unique position with Peter Chauncy relative to other couples. From the outset of the purchase of our home, Peter was a diligent and courteous agent providing accurate information throughout the entire timeline of a home purchase. Five years later, it was a simple choice as to which agent to use with respect to the now sale, of the same family home. Again he approached the sale with the same professional qualities we had experienced previously. However when combined with his home presentation guidance, and realistic pricing expectations, it made a potentially difficult task a pleasure to execute. We have no reservations about recommending Peter Chauncy and his team at McGrath Crows Nest to anyone looking to either buy or sell a home, and wish him all the best in his future endeavors.” 34 Slade Street, Naremburn - Nicole and Andrew Bruce
“Choosing Peter Chauncy and his team to sell our home was an easy one. Peter knows and understands the Naremburn market extremely well and his sales record for the area shows this. He was sincere, professional and handled every aspect of the sale process with integrity. Throughout the sales campaign, Peter provided excellent advice and we were impressed with the high level of communication. We were able to sell prior to auction at a price we were happy with thanks to the team’s hard work, energy and marketing efforts.” 32 Grafton Avenue, Naremburn - Ken and Li To

“Choosing McGrath was a pretty easy decision for us. Peter’s professionalism and knowledge of the Naremburn market made the sale process a smooth and successful one. Throughout the whole listing Peter kept us up to date with all the potential buyers and any feedback they may have had on our place. I would highly recommend Peter and the team at McGrath to anyone looking for a smooth sale.” 261 Claire Street, Naremburn - Paul Rutkowski
“We would like to express our sincere thank you to Peter and his team. We were delighted with the sale result Peter achieved for us. The McGrath team communicated the realistic price expectation at the very beginning. Peter provided feedback to us every week after the inspection. The marketing plan was executed very effectively and our house was sold prior to auction well within the price range quoted to us during the tendering process. We have no hesitation to recommend Peter and his team to any prospective seller who expects the very best of service as well as the outstanding sales result.” 17 Francis Street, Naremburn – Mackie and Thomas Tan

He was energetic, enthusiastic, prompt and knowledgeable – nothing was too much of a problem. Further, Scott was very thorough in completing reference checks and was detailed with his recommendations. I think the most important (and refreshing) part of Scott’s performance was his regular communication with me – it was nice to get detailed, regular updates. The fact that he leased the unit twice in less than a week was obviously also very impressive!” Jeremy Robotham *Choose McGrath Property Management to secure a great tenant and manage your property before the 30th of September and receive complimentary marketing valued at $345.
