The Local Market Last quarter I reported that there was a shortage in properties available across the Lower North Shore. We have not seen this change especially considering we are now well into the Spring selling period. There have been some amazing sale results across all property types and price ranges which is being driven by the fact that buyers do not have much to choose from. I have found that many people have been holding off selling their properties because they are concerned that they will not have anything to find. However, I have had many clients take advantage of the strong market and sell now for a premium. They are then either renting while they take their time to look or we are matching them to one of our upcoming properties before it hits the market.

During times when there is a shortage of properties available, I would also recommend considering a Buyers’ Agent. These agents represent the buyer and will actively seek out properties that match the buyer’s wish list. Many of these properties are also sold off-market, so this is well worthwhile considering. A Word From John McGrath Spring is the busiest time of the year for our industry and an exciting time for buyers and sellers, as more properties come onto the market and sales activity increases. While many markets have experienced a shortage of homes for sale this year, hopefully Spring will end the drought. Stock shortages make life very hard for buyers and sellers because although sellers can usually sell at a premium, the trouble is buying

back in. They don’t want to risk having to rent and move house twice, so many hold off. My overall prediction for Spring 2016 is a strong season with early Spring sellers benefitting most from the shortage of stock that will probably still be felt in September. There will be a pause in the market over the school holidays in late September/ early October before the bulk of Spring’s new listings come onto the market.

We Love Community History – Milson Community Garden During the Spring of 2008, a group of residents who meet to exercise their dogs each morning and evening in Milson Park, Kirribilli, began to discuss the idea of having a community garden. To “test the waters” and to gauge interest, they planted some herbs. Gordon Howlett, his wife Jen, Denny Linker and Carole Baker planted these herbs. The next morning, they were removed by Council gardening staff. This happened again when more herbs were planted. Carole phoned the Mayor, who was at the Local Government Conference, and informed her of the above. The Mayor thought it was a great idea to try a garden and she instructed that the plants should remain. The locals then planted new herbs and

They work together as a co-operative to grow a wide range of seasonal vegetables, herbs and flowers, and they do not have allotments. The garden is a wonderful community activity in the picturesque harbourside setting of Milson Park, Kirribilli (behind Ensemble Theatre and Sydney Flying Squadron).

also arugula and radishes. Susan, who lives across the road came with some more herbs, and over the next few weeks more were added by various dog walkers. People stopped to ask about the herbs etc and were advised of the experiment. They were invited to pick anything that they wished.

Many residents used the salad herbs, other park regulars planted tomatoes. Milson Community Garden was officially opened on 8th November 2009 by the then Mayor of North Sydney Genia McCaffery.
