PETER CHAUNCY AND HIS TEAM AT McGRATH
Naremburn has weathered the turbulent 2015/2016 real estate market with the resilience that this strong performing suburb is renowned for. The spring season of 2015 saw one of the biggest property booms in Sydney’s history and while more recently the media have been reporting of a market crash, Naremburn has continued to rise over the first six months of this year with many top prices being achieved. Naremburn as a suburb last year experienced an average price increase of 14% to $2,006,179 yet there was a decrease in the number of house sales by 11%. We are achieving amazing results both by going under the hammer and selling prior to auction day. We even managed to sell seven properties off the market to buyers on our database, saving our vendors time and marketing expenses. For the past 10 years McGrath has been responsible for setting the benchmark for sales in Naremburn and this year has been no exception with a combined total of 50 houses, semi’s, townhouses and apartments sold by Peter and his team. We transacted 32 of the 53 houses and semi-attached properties in the suburb this financial year, which is a great achievement when you consider the next agency sold only three. In the process we set 12 street records including a new high price for a semidetached home when 19 Rhodes Avenue sold for $2,070,000, also setting a new record for the suburb. The big winner was the sale of a beautiful family home at 5 Dargan Street which set a new house price record of $3,104,000 - the first Naremburn residential property to break the $3 million mark. This year wasn’t all about business though, it’s great to give something back to the community that we live and work in. We opened the second Naremburn Community Garden in recent months on Station Street and it has been a great success. Community gardens help to bring the neighbourhood together, provide a space to grow organic produce, and give parents an opportunity to teach children how to grow and nurture. We also held several fundraisers with the Willoughby Community Preschool on Central Street including the Easter barbecue where we raffled a decadent hamper and the annual dinner where we auctioned off artwork and prizes and donated much needed equipment. These are just small things, but sometimes they can really help to bring the neighbourhood together. As we are well into 2016, I look forward to seeing you at these such community events and to help you with any real estate needs you may have in the local area.
