A Year of Firsts.
Completing the first full year of anything is worthy of celebration. It's a time to look back at all of the challenges that seemed impossible and the aftermath of the success. As we complete our first full year as a company, there is much to be thankful for - and so much more to look forward to.

The nature of a start-up means milestones and firsts can be accomplished rather quickly and frequently. Even so, what we have achieved this past year is more than incremental progress. We continue to build on the foundations we set up when we first began this journey - Creating Community, Delivering Better Architecture, Teaching the Next Generation, and continuing to pursue work in Emerging Market Sectors.
Creating Community
We more than doubled our staff count from last year's review. To ensure our employees can take care of their well-being, we established employee healthcare and dental plans, and the firm is dedicated to offsetting employee costs significantly. We were also able to distribute our first staff bonuses so that our employees understand their contributions to the firm's success.
Delivering Better Architecture
We completed and delivered some of our first projects over the past year, including a Creative Office Suite for a biotech start-up, wellness rooms for nursing mothers or a relaxing meditation, and an office break room refresh.
Teaching the Next Generation
Over the course of the year, we have had the opportunity to mentor six interns, including one high school intern. From the University of Houston, Prairie View A&M University, and the University of Texas at Austin to The John Cooper School, we have appreciated these young designers' fresh insight and willingness to learn their craft in a real-world setting.

As much as we enjoy creating community, it is equally essential to serve our surrounding communities. Therefore, we participated in local volunteer opportunities as a team, including Canstruction to benefit the Houston Food Bank and Helping Hands Christmas Trees to benefit Texas Children's Hospital. We were also humbled to be the selected architect on projects for many municipalities this year, including the City of La Marque, the City of Iowa Colony, the City of El Campo, and the City of Friendswood. Our charge is to create impactful designs that will transform their communities through architecture and interior design, and we are more than up for that task.

Creating Community
We started out to create a company where people want to work and a community for our employees to belong. Building a community is more than just writing policies and procedures. It's more like nurturing a seedling with daily attention and care. It's answering complicated questions about work and life balance, how we deal with flexibility in the workplace, and how we bring people together to create personal connections beyond those formed over a shared work goal. We didn't get everything right, but we know we are definitely on the right track. Twelve more people joined our company this year, and as a testament to our commitment to community, we were awarded one of the Houston Business Journal's Best Places to Work awards!

We celebrated our 1st Anniversary in 2022. To commemorate the occasion, we filmed interviews with principals, senior associates, and design professionals exploring different topics we encountered throughout the year. 2022 Interns
Interns are instrumental to our firm's success.
Our interns provide a new perspective on each project they are involved in, as many are either still in school or preparing to leave. Their unique position allows them to impart a far more speculative mindset removed from the conventions and expectations of the design practice. When put in tandem with grounded professionals, our projects achieve a level of interest and refinement on which we pride ourselves. Our interns are just as impacted by these collaborative moments. Many of the skills, ideas, and mentalities fostered within the office stay with them as they grow as designers. These opportunities not only create more successful academic work but also enhance prospective professional work.
Being fortunate to work side-by-side with the future generation of designers, we can give back to a community and mold the work of generations. But most important is the impact these individuals have on our firm and employees. Naturally, as each staff member is given the opportunity to mentor, they learn and refine skills. These skills range from leadership and management to presentational skills, which architects need to master. It is, as the great Roman philosopher Seneca put it, "If you want to master something, teach it."

The Creative Suite
Even the smallest of projects take time to complete. This year we delivered our first completed projects – a Creative Office Suite for a biotech start up, and a series of Wellness Rooms to be used for nursing mothers or meditation space. Both of these projects are part of TMC Innovation, an initiative which allows the Texas Medical Center to help form, fund, and promote healthcare companies from around the world that are changing the future of healthcare. McLemore Luong could not be more excited to be a part of that. Having the opportunity to work with fellow start-up companies as well as design spaces that promote women in the work place and mental wellbeing, are exactly the kind of projects that we love to do.

MULTIPLE LOCATIONS
The Community Impact
Serving our communities is a core tenet of McLemore Luong, and this year we were able to do this across multiple venues. From supporting the Houston Food Bank to working with our local furniture representatives in making holiday decorations for patients at Texas Children’s Hospital – our staff came through. Our largest 2022 project in public service was the award of the City of La Marque Public Safety Building project. Working in our communities to create impactful designs that can transform larger communities is a significant source of pride. We are thankful to be working with the City, its residents, its staff, and the dedicated men and women first responders. In addition to the City of La Marque, we had the privilege of working with other communities this year, including the City of Iowa Colony, the City of El Campo, and the City of Friendswood.

DBR OFFICE REFRESH
HOUSTON, TEXAS
The Central Hub
The newly renovated DBR office space features an open, communal setting, acting as a central social hub for the entire office. The open concept facilitates interaction and fosters team collaboration and mingling. The new adjacent huddle room with glass storefronts provides a breakout space for group activities while letting natural light fill the space.
At the heart of the workspace, the game room/breakroom provides an array of gathering spaces to support communal interaction. The space incorporates vivid accents of reds to emphasize the corporate identity of DBR Engineering. The modern theme provides a welcoming environment that includes a variety of seating and game tables. Additionally, the integration of two large islands offers ample counter space to ensure the breakroom is ideal for a large gathering, a mid-afternoon break, or an after-hour drink.

THE BEACH CLUB AT TROPICOS
TEXAS CITY, TEXAS
The Beach Club
The Beach Club is the anchor of the new Tropicos Development in Texas City, Texas. Building on the success of Lagoon Fest, The Lagoon Development Company is creating a transformative entertainment and leisure project that brings the excitement of resort-style amenities and services to the 22 million-gallon Crystal Clear Lagoon at Lago Mar. The next development phase includes the Beach Club, the Tiki Island Bar, the Cabana Bar, and a new administration building for the complex. McLemore Luong is providing architecture, interior design, FF&E design, and procurement services.
The Beach Club will be the heart of the development, featuring restaurants, bars, cafes, retail, a private club, and event space. The 8,000-square-foot central kitchen will be the backbone of the food and beverage service around the entire 12-acre lagoon area with phone ordering and beachside delivery services. The thirdfloor private club will have unparalleled views of the lagoon and beaches, offering a full menu sit down restaurant, private soaking area overlooking the lagoon, and a private feature bar.
A place to enjoy live DJ sets, house-crafted cocktails, and more, Tropicos will offer residents and guests a unique staycation opportunity full of entertainment.

THE COFFEE SILO AT CITY PLACE
SPRING, TEXAS
The Amenity Core
The Coffee Silo at City Place is one piece of a multi-building amenity development anchoring the new 4,000-home City Place residential development. In addition to the coffee silo, the overall development includes a total of 26,000 square feet of buildings, including a new home finding center, community center, party barn, and support buildings. The 8-acre Amenity Village will host a one-acre watering hole as a feature aquatic centerpiece unique to the Houston market.
The new Coffee Silo will be the go-to meet-up place for a diverse group of residents in the neighborhood. Located along the AMP (Alternative Mobility Path) and nestled within the walkable community, a resident can enjoy a grab-and-go coffee and breakfast on the way to work and settle in for a nightcap and snacks in the evening on the way home. The design features indoor and outdoor serving areas, a feature countertop, and an open serving area facing private seating booths nestled inside a steel silo structure filled with light.
As Architect of Record (AOR), McLemore Luong works hand in hand with WHA Architects from San Diego, California, to bring this project to life. McLemore Luong is also providing interior design and FF&E design and procurement for this project.
