It doesn’t require the wisdom of a soothsayer to foresee that insurance rates are going to go higher. A lot higher. State Farm, which is reported to have 20% of all homeowner policies in the state, has an approval from the Department of Insurance to increase policy premiums by 20% this year.

Expect other insurance providers to follow.

Many of the major home insurance

providers have exited the state or have refused to offer new homeowner policies. That’s not because of climate warming, poor forest management or the risk of catastrophic wildfires. It’s because insurance companies have been prevented from increasing rates commensurate with their risk of paying claims. Insurance Commissioner Ricardo Lara delayed and denied frequent requests from insurance companies for rate increases. It now appears the California Department of Insurance will allow faster rate hike approvals and big premium increases.

California’s war against mom-andpop landlords is beginning to pay dividends. The number of single-family rentals dropped 81,000 units in the last three years. I expect more landlords will dump their rentals this next year.

war on infl ation without putting the country into a recession. That victory will continue into next year. A positive job market will prevent a recession and the high amount of consumer debt will keep the breaks on overspending and a check against infl ation.

California flight of high-income earners and employers will continue.

Over the last two years, 750,000 more people left California than moved here. According to IRS information, the average income of people who left California in 2022 was $137,000.

The average income of people moving to California is $78,000. The state’s income is heavily dependent upon the high earners who are leaving. Future state budgets will be in serious trouble.

Expectations for 2024 is a better market for both buyers and sellers.

Mortgage rates will be lower and home appreciation rates will be higher.

The downside will be increased homeownership costs with big increases from utility and insurance companies. Tenants will have fewer choices of single-family homes to rent but multi-family rents have peaked for now. Regardless of the market nuances, owning a home remains a solid long-term investment for most Americans and El Dorado County remains a great place to live.

and each year landlords are subject to increased state regulations. Now the President Joe Biden administration has proposed using mortgage giant Fannie Mae and the Federal Trade Commission as rent police with investigation authority from tenants’ complaints. Landlords will continue to bail out of California and invest in more friendly states.

Builders should do well in 2024. The challenge builders have is building a new home that most folks can afford.

According to Home Builder Digest, the average building cost per square foot for a new mid-range home is about $500 a square foot and a luxury home will be closer to $600 a foot.

war on infl ation without putting the country into a recession. That victory will continue into next year. A positive job market will prevent a recession and the high amount of consumer debt will keep the breaks on overspending and a check against infl ation.

California flight of high-income earners and employers will continue.

Over the last two years, 750,000 more people left California than moved here. According to IRS information, the average income of people who left California in 2022 was $137,000.

The average income of people moving to California is $78,000. The state’s income is heavily dependent upon the high earners who are leaving. Future state budgets will be in serious trouble.

Expectations for 2024 is a better market for both buyers and sellers.

Mortgage rates will be lower and home appreciation rates will be higher.

The downside will be increased homeownership costs with big increases from utility and insurance companies. Tenants will have fewer choices of single-family homes to rent but multi-family rents have peaked for now. Regardless of the market nuances, owning a home remains a solid long-term investment for most Americans and El Dorado County remains a great place to live.

and each year landlords are subject to increased state regulations. Now the President Joe Biden administration has proposed using mortgage giant Fannie Mae and the Federal Trade Commission as rent police with investigation authority from tenants’ complaints. Landlords will continue to bail out of California and invest in more friendly states.

Builders should do well in 2024. The challenge builders have is building a new home that most folks can afford.

According to Home Builder Digest, the average building cost per square foot for a new mid-range home is about $500 a square foot and a luxury home will be closer to $600 a foot.

It doesn’t require the wisdom of a soothsayer to foresee that insurance rates are going to go higher. A lot higher. State Farm, which is reported to have 20% of all homeowner policies in the state, has an approval from the Department of Insurance to increase policy premiums by 20% this year.

Expect other insurance providers to follow.

Many of the major home insurance

providers have exited the state or have refused to offer new homeowner policies. That’s not because of climate warming, poor forest management or the risk of catastrophic wildfires. It’s because insurance companies have been prevented from increasing rates commensurate with their risk of paying claims. Insurance Commissioner Ricardo Lara delayed and denied frequent requests from insurance companies for rate increases. It now appears the California Department of Insurance will allow faster rate hike approvals and big premium increases.

California’s war against mom-andpop landlords is beginning to pay dividends. The number of single-family rentals dropped 81,000 units in the last three years. I expect more landlords will dump their rentals this next year.
